Residential Properties What would you consider a reasonable price for the property you wish to purchase?

Do you know what defects exist within the property?

Valuation or Survey?

We can provide a valuation for you, your mortgage company, or your housing association. Our clients range from private individuals, to lending institutions, and Local Authorities.

A mortgage valuation is for your lender, not for you, it answers your lender’s questions, not yours!

The Consumers’ Association Which? Magazine and the Council of Mortgage Lenders both advise and consider it prudent for you to arrange for your own surveyor to inspect the property. A mortgage valuation answers the lender’s questions about the appropriate security for your loan. You cannot rely on it to answer the questions which concern your personal interests.

If you require something more detailed and require a survey specifically designed to help the homebuyer there are two options, a Homebuyer Survey & Valuation or a Building Survey.

Commercial Properties

Do you intend to take on a full repairing, insuring lease.

Do you know of existing defects?

Are your proposed works feasible?

Have you considered a Schedule of Condition?

Is your lease coming to an end? Do you need a Schedule of Dilapidation?

Condition/Dilapidation Surveys

Many prospective tenants are not aware of the liabilities when taking on a full repairing lease and quite often when they vacate are liable for substantial repairs. Often the law requires the buildings to be put in the condition on its initial construction and has no relation to the condition when the tenant took on the property. We are able to provide schedules of conditions which can be attached to leases so that the buildings condition is highlighted at the start of the tenancy.

Peter Maksymuk Surveying act for both landlords and tenants in dilapidation claims, particularly at the end of the lease, and are able to advise on improvement repairs, provide specifications and undertake contract supervision for any works which are needed. Homebuyer Survey & Valuation (HSV) Building Contract Supervision A HSV is in a standard format providing an economical service. It is intended for houses, bungalows, and flats less than 150 years old and of conventional type/construction and seemingly in reasonable condition. This survey focuses on essentials: defects and problems which are urgent or significant which may have an effect on the value of the property. A HSV includes a valuation and reinstatement cost assessment as an integral part of the service.

Building SurveyFormerly known as a structural survey. A building survey is suitable for all residential properties, providing a full, detailed picture of the propertys construction and condition. This type of survey is particularly suitable for dwellings of unusual construction, is dilapidated or has been extensively altered – or where a major conversion or renovation is planned.

Building Contract Supervision Quite often the fees which are charged in supervision of building works are more than covered in savings obtained in the design, drawing up of contracts and the supervision of the works. In the present economic climate many contractors are entering estimates at cost and hoping to make profits on additional extras which are charged through the contract, which the employer is quite often unaware of at the start or during the contract works being carried out. This can lead to contractual disputes and legal claims. Peter Maksymuk Surveying are able to provide specifications, obtain drawings and supervise the signing of JCT contracts or similar, issue certificates for payments during the contract procedure. We are also able to provide CML certificates for residential work for mortgage purposes, particularly with regard to self-build extension works, on residential work.

RICS Condition SurveyThese are in a standard format to provide a report for the owner of a property which is to be marketed. It is a limited inspection only and highlights any major issues.

Energy Surveys We are qualified to carry out commercial energy surveys to provide certificates for the sale or letting of property. We are also qualified to do display energy certificates for Local Authority buildings, which are required to have certificates on a yearly basis measuring the energy consumption and providing a display certificate for the general public.

Party Wall Negotiations and Boundary Disputes Many people are not aware that any works carried out within 3 metres of a property may attract a party wall award under the 1996 Party Wall Act. Failure to comply and to issue proper notices and to issue an award may result in suspension of the works or a claim for damages by the neighbouring property owner. Often, when a property is sold where works have not been carried out under a party wall agreement there are problems in the sale of that property.

Expert Witness Defects Report Quite often works are carried out to buildings which have been poorly undertaken and we have acted as experts in a number of contractual disputes. We have also been able to carry out individual defect reports on specific items and advise on repairs and supervise the works which are necessary.
