Seller Insight This attractive detached home, which has five double bedrooms and a detached double garage, is set in gardens adjoining

farmland at the end of a short cul-de-sac on the outskirts of the village of Colne.

The current owners bought the property when it was newly built in 2006. As well as being attracted by the external appearance of the house, its quiet location and south-facing garden, they were also taken with the size and proportions of the rooms and their high ceilings, with the quality of the finish including the solid ash doors and staircase, and with the beautifully fitted kitchen. It was also wired for internet and telephone and benefited from underfloor heating on the ground floor. The flexibility of the spacious accommodation, particularly the four reception rooms, also negated the need for the owners to make any alterations or extend further. There is an open square arch between the dining room and the kitchen, which they find is particularly helpful when holding summer barbecues, as access to the rear garden is via French doors from the dining room and from the lounge. The lounge also features a gas-fired stove set in a large brick inglenook with a bressumer beam over, while a second sitting room or family room at the front of the house has a decorative fireplace with a gas fire. The owners fitted the fourth reception room with bespoke units to make a study and upgraded to wireless thermostats in all rooms.

Externally, the owners had the gardens landscaped; at the rear, curvy planted borders were established, while the patio was enlarged and pillar lights were installed at its edge and on the rear boundaries.

The house is well-located at the southern end of the village within easy reach of amenities in both Colne and the closely connected village of Bluntisham, which share a primary school. Nearby Somersham provides a wider range of amenities including a post office, a Tesco, doctors and dentists, while the market town of St Ives is only four miles distant and Cambridge approximately 15 miles.
