INTRODUCTIONThe Down has been farmed by the current family since 1951. It is an exceptional high quality arable and stock farm situated in beautiful unspoilt south Shropshire countryside. It is close to Offa’s Dyke and approximately 5.5 miles from the Welsh Border. There are approximately 242 acres of arable, 139 acres of permanent pasture and about 21 acres of woodland. The Vendors have always had the reputation for producing top quality Texel cross and Suffolk cross Lambs with a small Pedigree flock of Blue Faced Leicester Sheep, together with Limousin and Charolais cross store and fat cattle. This has been due to a combination of their expertise and the quality, productivity and habitat of The Down.

SITUATIONThe farm is situated in beautiful south Shropshire countryside with easy access to livestock auctions in Bishops Castle, Ludlow, Shrewsbury, Knighton and Welshpool.Bishops Castle, 3 miles away, is an historic market town with a lively livestock market. There is a good mix of independent shops, cafes, pubs and two microbreweries. Communications in the area are also good with the A49 and the A458 leading to Shrewsbury and the North. The Down is situated in wonderful riding country over some of England’s prettiest countryside. The farm also has its own all weather manège Within the farm is an ancient Norman fortification called Motte Castle, one of only 100-150 examples in Britain, and it is adjacent to “Bury Ditches” a well known beauty spot in South Shropshire, with its Bronze Age Camp and an extensive network of bridleways and footpaths through the Forestry Commission Woodland.

THE DOWN FARMHOUSEThe Down Farmhouse is a most attractive and appealing period farmhouse believed to date from about 1790 with later additions. At present the house is divided into separate portions, with the Vendors living in the main portion. FARMLANDThe Down lies within a ring fence served by a small public road which runs from the hamlet of Brockton to Clunton. The farm is universal in nature, well suited to a mixed arable and livestock enterprise. The soils are all of a good quality, classified as Grade 3. The lower land is of the Conway series, being a clay over a well bodied loam, the balance being a reasonably heavy loam over shale.

FARMING SYSTEMThe farm has been largely run as an arable farm, with sheep and beef. The arable activities extend to about 241 acres, with approximately 138 acres in permanent pasture.The arable cropping is based around winter wheat, winter barley, spring barley and winter oats, with some stubble turnips.A cropping schedule for the last 5 years will be available on request.

TENURE AND METHOD OF SALEAt present the farmhouse is informally divided. The Vendor lives in the main portion with his mother in the annexe, which will be offered with vacant possession on completion.

BASIC PAYMENT SCHEMEThe current entitlements are held by the owners and are available for the vendor to transfer to the purchaser. At present there are 155.29 entitlements.

LISTINGOn the Local Authority listing, The Down is not listed, but the adjacent farm, Lower Down Farm, is listed. Furthermore, the pin entry on the plan distinctly relates to Lower Down Farm. However, the narrative within the listing would appear to relate to The Down. Purchasers should therefore assume that The Down is listed, but may wish to make their own enquiries.

STEWARDSHIP SYSTEMThe farm is within an Entry Level plus Higher Level Stewardship Scheme which commenced on 1st November 2010. The understanding is that a purchaser will continue with these two schemes until they cease in 2020.
