two weeks leading up to the Bowling Bash. Food items will

Open floor plans, energy-efficientfeatures, and lots of closet space areamong the elements that todays homebuyers are seeking in newly-constructedhomes, according to industry experts atthe 2011 International Builders Show.The research and trends presented atthe show offer valuable insights andinformation to home builders so thatthey can build homes that appeal to themodern consumers preferences.

Once-popular features such as largeliving rooms, soaking tubs and second-floor laundry rooms are now out of

favor. Home buyers found that theconvenience of not having to carrylaundry to another floor wasoutweighed by the noise thatinterrupted their sleep.

Home buyers are looking for smalldetails in their new homes, such as abuilt-in desk under a stairway, or acourtyard tucked between twodownstairs bedrooms. Successful homebuilders create memory points, said

design trends seminar speaker KateBrennan of the Chicago design firmMary Cook and Associates.

According to the U.S. Census Bureau,the average size of a new single familyhome decreased from 2,438 squarefeet to 2,377 in 2010. This fact madedesigning to maximize space a populartheme at the show. One sessionfocused exclusively on new ideas inhome design for floor plans measuring

2,500 square feet or fewer.Open floor plans are now in high

demand because they are not onlymore practical for entertainingthehosts can interact with their dinnerguests in a spacious kitchen while theyare preparing foodbut the lack ofwalls and closed-off spaces make thehome seem much larger.

The kitchen is now the hub of thehome more than ever. Even if busy

families are bringing home takeout,they want the kitchen island to be largeenough to serve a multi-taskingpurpose as a place to do homework,crafts, and pay billsas well as to enjoycoffee on a Sunday morning.

Natural finishes are also morepopular. Recycled flooring, using a mixof wood grains on the cabinets andarchitectural details that reflect theindigenous building of the regionsuch as using stucco in theSouthwestare more important tobuyers.

Session panelists also shared thathome builders should pay attention to agrowing group of home buyers:WINKsWomen with No Kids. Thesewomen have distinct preferences thatdont quite fit into the usual categoriesthat home designers talk about: first-time buyers who tend to be singles andyoung professionals, move-up buyerswho usually have children, and empty-nesters.

A survey of 20,000 home buyers inthe United States and Canada pointsout that there are a number of featuresin new homes that are considered non-negotiable across almost all

demographic groups, said Paul Cardisof AVID Ratings Co., who spoke at aseminar on new design preferences.

The top five features include walk-inclosetsmentioned by 66 percent offirst-time buyers as a must haveenergy-efficient appliances, linenclosets, a large kitchen and the overallefficiency of the home, Cardis said.

The Mortgage Interest Deductionis Under Attack

American voters have a clear message

for Congress: Dont touch mymortgage interest deduction!However, a recent draft proposalreleased by the co-chairs of the NationalCommission on Fiscal Responsibility andReform (NCFRR) threatens thisdeduction that often providesthousands of dollars of tax savings eachyear to American home owners.

A recent nationwide survey of 800

likely voters commissioned by theNational Association of Home Builders(NAHB) shows that no matter theirpolitical party affiliation orhomeownership status, Americans dontwant their mortgage interest deductionto be taken away.

Here are some important results ofthe survey:

Even people who arent able to claima mortgage interest deduction supportit. Eighty-two percent of renters and72 percent of owners think taxincentives to promote homeownershipare reasonable.

Sixty-nine percent of Republicans,

83 percent of Democrats and 70percent of Independents think it isreasonable for the federal governmentto provide tax incentives to promotehomeownership.

An overwhelming majority ofAmericans81 percentfeel that themortgage interest deduction shouldremain in the tax code. This comparesto 82 percent for medical expenses,

76 percent for state/local taxes, and66 percent for charitable deductions.

Critics of the deduction argue that itfavors high-income taxpayers overlower to moderate income earners whoneed it most. But according to the JointCommittee on Taxation, 89 percent oftaxpayers benefitting from thededuction make less than $200,000annually.

Any change to the tax code thatlimits or eliminates the deduction willnegatively affect homeownership inAmerica.
