THE FUTURE OF WORKSPACE TODAYThe world of work is changingand facilitating better workspace management is key.

  • Technology is the central nervous system of the organisation that enables everything to function

Challenge what you think you know about work and its landscape, because the workplace of tomorrow, in the enterprise space, will look completely different. From reduced corporate footprints to more mobile forces in order to achieve organisational goals, embracing the digital transformation with technology is key.

As enterprises have become more global, real estate decisions have become an essential element in determining not only how staff work, but how the offices interoperate.

Employees continue to utilise mobile technology to enhance their daily tasks. Enterprises must embrace continued adoption of going beyond office boundaries and cater to this mobile workforce.

By 2025, millennials will comprise of 75% of the workforce, and with this, a growing number of organisations have been forced to sit up and take into account the fact that these millennials want to work in ways that reflect the evolution of the world we live in.

The “Internet of Things” has introduced new ways for employees to go about their day. People and technology need to work together to implement this change successfully, and in order to implement these changes, it is the consumer-minded employee that will influence how enterprises deploy technology across their environment.

Successful organisations are those that are changing their behaviours and mind sets to adapt to this changing workplace culture.

Organisations, regardless of their size and space available, need to create an environment where employees want to work, rather than creating a space where they are required to work. Key objectives of workplace strategy should include1:

Creating agile organisations involves taking decisive actions designed to pre-empt scarcity, while rebalancing productivity, effectiveness and cost controls, all while seeking targeted and innovative approaches to the workplace. Organisations need to be able to respond to a variety of workforce desires4:

  • Employee engagement positively correlates with workplace satisfaction.

Engaged employees are empowered employees - with a greater degree over where and how they work, including access to privacy when needed, enabling them to concentrate easily and work with teams without disruptions.

Introducing flexible workspace technology assists employees in finding and securing a desk, an office, or a conference room on the go, at anytime.

  • WHY IS COLLABORATION SO IMPORTANT?

Better collaboration with customers, colleagues and co-workers results in combining skills and disciplines; while increased innovation equates to top workplace strategy implementation and delivery.

According to the Steelcase global report 20167, 66% of employees are able to easily and freely express and share ideas; while 76% of employees feel a sense of connection with their colleagues8.

SO HOW DOES AGILITY FIT INTO THIS?

As mentioned, presumed space needs are challenged and according to the HOK Co-working report 20169, 66% of Corporate Real Estate leaders are being charged with increasing portfolio flexibility. Through agile working, collaboration is improved, and you stay competitive in a fast-moving business environment – an environment in which you want to stay ahead of the competition.

    9. HOK. (2016) Co-working. A corporate real estate perspective. http://www.hok.com/thought-leadership/coworking-a-corporate-real-estate-perspective

“Agile, flexible working is an opportunity for organisations to provide choice to workers, whilst taking a more flexible and efficient approach to managing their space.”

~ Peter Otto, Product Strategy & Design at Condeco

  • › Cost reduction › Short term space › Increased flexibility › Acquire satellite space

› Attract and retain talent › Promote networking

    and collaboration

    › Promote innovation

Co-working is on the rise. Pioneered in freelancing and start-up hotspots, co-working spaces have been entering the mainstream and are increasingly becoming part of corporate real estate portfolio strategies. Some 60% of CBRE survey respondents thought that serviced offices would play a moderate to substantial role in meeting their accommodation needs in the next three years1. Central London has been seeing a growth from 2-3% in 2006, to 9.5% in 2015 in the take-up of serviced offices10, largely driven by the co-working revolution. As an option for corporations, “Workspace-as-a-Service” (WaaS) is growing in popularity, providing shared flexible conference and meeting spaces in multi-occupant buildings.

The desire of organisations to leverage co-working spaces as part of an agile portfolio strategy is driven by a number of objectives10:

THE EVOLUTION OF THE CO-WORKING SPACE

The networking and innovation effect is in particular worth highlighting. Many organisations hope that co-working spaces will help them break up organisational silos and foster collaboration and innovation, by creating serendipitous encounters between workers that otherwise would not happen.

WHERE NEXT?A new world of flexible working is redefining how we work, collaborate and communicate.

Workers are expecting flexibility and choice at the workplace, and organisations have a unique opportunity to foster employee satisfaction, engagement and productivity by embracing this change. At the same time organisations can become more agile and efficient in the way space is provided. The next generation of smart buildings will give real time feedback using smart sensors and indoor positioning, enabling organisations to understand usage and constantly adapt services and spaces to user needs.

This profound transformation of the work environment generates a plethora of benefits:

› Employee choice of control of their workspace

› Increased worker satisfaction › Improved productivity › Talent attraction and retention › Enhanced collaboration

› Improved space efficiency › More flexibility in space provision › Reduced energy consumption › Integrated service infrastructure › Real time insight and informed

    data-driven design
