SITUATION AND AMENITIESThe Leighon Estate is situated in a Conservation Area on the eastern edge of Dartmoor National Park in a picturesque and peaceful valley location with a magical setting looking up to Hound Tor with the Becka Brook meandering through the Estate.

Dartmoor National Park itself is renowned for the diversity of its countryside as well as the many various sporting and recreational activities available within its vicinity. The ancient granite rocky outcrops of Haytor are just to the south of the estate with spectacular views across Dartmoor and the South Devon coast. Adjacent Yarner Woods is part of a wonderful National Nature Reserve and has a Western Oakwood that is internationally important.

The popular and sought-after market town of Bovey Tracey is just over 5 miles to the east and boasts a wide range of conveniences along with a church, restaurants, cafés, and pubs. Bovey Castle has a superb 18-hole golf course and extensive leisure facilities and lies about five miles to the north. Okehampton lies 20 miles to the north and has a large Waitrose supermarket.

Exeter (22 miles away) is the main regional centre and has the widest range of facilities. Dartmoor National Park itself is renowned for the diversity of its countryside as well as the many various sporting and recreational activities available within its vicinity.

For the yachtsman there are first class marina facilities in Plymouth to the south west and Dartmouth to the south east. The A38, which is 4.2 miles away, provides good, quick access to Exeter and the M5. Exeter St Davids provides regular Intercity rail services to the Midlands and London Paddington and Waterloo. Exeter Airport has a growing number of national and international flights, including daily flights to London City Airport.

The Cathedral City of Exeter has a good selection of private schools, including Exeter College and The Maynard. Also nearby are Mount Kelly at Tavistock, Blundells at Tiverton and Stover at Newton Abbot.

HISTORICAL NOTEThe Leighon Estate is steeped in history with records of people living at Leighon and the now ruins of Greator Farm from as early as the 1200s. The Nosworthy family are believed to have lived at Leighon from the 1500s until the late 1800s when The Rev R.R. Wolfe bought the estate and it was he that transformed the previous Devon long house in to the house we see today.

He sold the estate to the Singer family of sewing machine fame in 1902 and despite the family briefly selling the estate, they re-acquired it in 1952. The current family bought the farm in 1977.

Legend has it that Hound Tor situated at the west end of the farm were originally a pack of hounds that were turned to stone by a witch. It is also said by some to have been the inspiration for Sir Arthur Conan Doyle’s book ‘The Hound of the Baskervilles’.

THE LEIGHON ESTATEThe Leighon Estate is situated in the most magical and secluded Dartmoor Valley with its diverse countryside of beautiful formal specimen gardens, extensive mature woodland, lakes and moorland.

The estate is entered off a very quiet country lane close to the Becka Brook. The beautiful drive meanders through mature woodland gardens with specimen trees. The Becka Brook follows one side of the drive whilst passing an ornamental pond on the other and the gardens

The house is entered through a double front door into a small entrance lobby and larger entrance hall beyond. The house is extremely well laid out for both large-scale entertaining but also family life with a number of spacious reception rooms with high ceilings.

Off the hall is the well-proportioned sitting room with larger drawing room beyond and dining room across the hall linking through to the open plan kitchen and breakfast room along with a large larder. There is also a utility room, downstairs loo and cloak area. There is a back hall with further stair case and study.

From the main hall, stairs rise up to a spacious first floor landing off which are the well laid out bedroom accommodation.

The principal bedroom has lovely views over the gardens and a large ensuite bathroom. In addition there are seven further bedrooms and three bathrooms.

THE ESTATEThe land is wonderfully diverse with the Becka Brook running through the stunning valley along with a series of magical lakes making it a wonderful area for walks and riding. The land would also lends itself to a family shoot if desired.
