WHAT IS BIM?
• A phrase coined by Autodesk to
describe processes that were
not possible using regular CAD
systems
• A “Single Building Model”

WHAT IS BIM?
“Building Information Modelling (BIM) is a
collaborative way of working, underpinned by
the digital technologies which unlock more
efficient methods of designing, creating and
maintaining our assets. BIM embeds key
product and asset data and a 3 dimensional
computer model that can be used for effective
management of information throughout a
project lifecycle – from earliest concept
through to operation.”

WHAT IS BIM?
“It's about information use, reuse, and
exchange, of which electronic documents are
just a single component.”
“Making the right information available to
the right person at the right time.”

WHAT IS LEVEL 2 BIM?
• “Level 2 BIM is a series of domain
specific models (e.g. architectural,
structural, services etc) with the provision
of a single environment to store shared
data and information” http://www.bimtaskgroup.org/bim-faqs/
• NOTE: It’s a graded wedge!

PAS1192-2 LEVEL 2 BIM REQUIREMENTS
• Discipline-controlled models, sourcing information by reference, federation or direct exchange
• Employers Information Requirements (EIR)
• Pre-contract capability assessment
• BIM Execution Plan (BEP)
• Provision of a single environment to store shared data
• Processes & procedures in Table 1*
• Some form of enabling tools (PAS1192’s list is not exhaustive)
* Basically says the same as the BIM Maturity Wedge © Bew & Richards

PAS1192-2 LEVEL 2 BIM REQUIREMENTS
• NOTE 1: Coordinated model via a single point of responsibility (lead designer)
• NOTE 2: COBie, PDF and native files
• NOTE 3: Level 2 BIM defined in PAS1192 may not be the definition of Level 2 BIM you use!

PAS1192-2:2013: LOMD
LOMD1
PREPARATION & BRIEF
• A model
communicating the
performance
requirements and site
constraints
LOMD2
CONCEPT DESIGN
• A conceptual or
massing model
intended for whole
building studies
including basic areas &
volumes, orientation,
cost
LOMD3
DEVELOPED DESIGN
• Generalized systems
with approximate
quantities, size, shape,
location and
orientation.
LOMD4
TECHNICAL DESIGN
• Production, or pre-
construction, “design
intent” model
representing the end of
the design stages.
• Accurate and
coordinated, suitable
for cost estimation and
regulatory checks.
LOMD5
CONSTRUCTION
• An accurate model of
the construction
requirements and
specific building
components, including
specialist sub-contract
geometry and data.
LOMD6
HANDOVER
• An “as built” model
showing the project as it
has been constructed.
• The model and
associated data is
suitable for maintenance
and operations of the
facility.

PAS1192-2:2013
• Roles & Responsibilities • Information Management (General & Task)
• Project Delivery Management
• Task Team Management
• Interface Management (Lead Designer?)
• BIM Authors
• This is required to be specific individuals

PAS1192-3:2014
• Asset Information Model • Not usually the same model as BIM
“The PIM used as the basis for the AIM should include only the objects or elements representing what has actually been constructed, which shall replace those objects or elements representing design intent.”
• To be acceptable at Gate 6 the checks that should be carried out are: • model suitability check;
• technical content check;
• information exchange;
• drawings extract checks along with any additional documentation that is shared as a co-ordinated package of information.

COMMON FAILURES
• Terminology • Zone (BS1192) = Volume (PAS1192)
• LOD(efinition) = LOD(evelopment) =
LOMD
(not forgetting Level of Detail)
• LOD400 = LOD4 = Stage 4?
• LOD4 ≠ 4d modelling
THE PRACTICAL IMPLICATIONS OF LEVEL 2 BIM
BIM REGION SOUTH 11/11/2015
COMMON FAILURES
• Employer Information Requirements don’t exist
• EIR is unreasonable / unfeasible / unrequired • Make BIM Level 2 workflows your “business as
usual” activities
• BEP template?
• “We can’t do level 2 unless everyone is” • Working to the intentions of BIM Level 2
• Make BIM Level 2 workflows your “business as usual” activities
THE PRACTICAL IMPLICATIONS OF LEVEL 2 BIM
BIM REGION SOUTH 11/11/2015
COMMON FAILURES
• Contractor dictates different information
requirements at later date
(especially at novation) • BIM ≠ PIM ≠ AIM
• When was the BIM Execution Plan defined?
• There is no BIM Execution Plan • The BEP is a collaborative response to the EIR
• Understand your deliverables
(Model Responsibility Matrix)
• LOI!
THE PRACTICAL IMPLICATIONS OF LEVEL 2 BIM
BIM REGION SOUTH 11/11/2015
• A challenge to “traditional ways of working” • More data-centric, less drawing-focussed
• EIR vs “educate the client” • What will the model / data be used for?
• Who is responsible for what?
• What is beyond the scope of expected BIM production?
• More lead in time • Pre- and post-contract BIM Execution Plan
• Preparing the project data (esp. coordinates & data exchange)
• Training
COMMON FAILURES
THE PRACTICAL IMPLICATIONS OF LEVEL 2 BIM
BIM REGION SOUTH 11/11/2015
THE REAL SOLUTIONS
• “BIM is not a competitive advantage over your
competition; delivering better projects is.”
• Strategy • Have a plan
• Avoid knee-jerk reactions
• Do not cut corners (time, cost, technology)
• Get educated • “Just because you don’t understand it,
doesn’t mean it makes no sense”
THE PRACTICAL IMPLICATIONS OF LEVEL 2 BIM
BIM REGION SOUTH 11/11/2015
THE REAL SOLUTIONS
• Know your business • EIR / BEP / decisions based on business, not BIM
• What will the model / data be used for?
• Sensible programme
• Plan the time you need
• Right people leading • Not just a BIMvangelist
• Certainly not a “power user”
• Top-down, bottom-up
• Collaborate
THE PRACTICAL IMPLICATIONS OF LEVEL 2 BIM
BIM REGION SOUTH 11/11/2015
THE REAL SOLUTIONS
• Level 1 BIM • Address common digital production standards
– Layers
– File naming
– Folder structures
• Processes & procedures
• Quality, validation & approval
• Level 2 BIM • Business as usual
