Surge in demandfor rental homes

Leading exampleTenant demand for rentalproperties is on the increaseon the South Coast, accordingto the latest research by Coun-trywide, the UK’s largest let-tings agent and propertyservices Group.

A record 48,332 new tenantsacross the UK registered forrental accommodation in the firstthree months of the year, accord-ing to Countrywide.

Countrywide Residential Let-tings took part in the UK-wide re-search which revealed applicantsin the first three months of 2010rose by 48 percent with Marchseeing the single largest numberof new tenant registrations sinceCountrywide records began .

Countrywide’s lettings divisionsurveyed its UK network of morethan 200 branches to track keymarket trends, which help morethan 50,000 landlords and ten-ants every year.

The findings of the survey also

revealed that there is now an av-erage of 4.9 tenants vying forevery property compared to 2.9tenants in January 2010, which ishaving a significant impact onthe housing market and the

property register of lettingagents as demand outstrips sup-ply.

Rising demand and the lack ofsupply has led to an increase inrental prices with the UK average

monthly rate up 2.5 percent to£683 per calendar month.

Properties are being snappedup much more quickly, with aproperty on an agent’s books foran average of 17 days before theyare occupied – a fall of three dayssince Q4 2009.

Countrywide is reporting anincrease in demand for proper-ties along the whole of the SouthCoast.

Leon Betchley, Regional Direc-tor said: “We are seeing a grow-ing demand from tenants acrossthe area, which is seeing proper-ties being snapped up.

“Demand for rental propertieshas rocketed over the last fewmonths and the shortage of prop-erties is pushing up demandacross the country.

“Homeowners looking to letout their property should contacttheir local Countrywide Residen-tial Lettings office to discusswhat options are available.”

Leaders congratulatelocal vet Mark Maltmanon his achievement incompleting the LondonMarathon on 25thApril.

Leaders, who spon-sored Mark when he ranhis first full marathon in2008, were delighted tolend him their supportonce again.

“This is great news for anyonelooking to move this year” saysGemma Rice.

“Getting a mortgage has clearlybeen a major stumbling block forbuyers over the last couple of years aslenders previously reduced the num-ber of mortgages they offered and in-creased their loan-to-values.

“Whilst mortgage providers still re-quire at least 10 per cent deposit ona property, the number of productsavailable has increased so buyershave more options when it comes togetting their dream home.”
