BOARD BRIEFS
Dear Villas Residents ,
It is so fun to be able to reach out and send a note to our Villas Residents who at this moment are
scattered all over the United States and, in some instances, the world. It appears the weather in
Arizona has changed rather quickly from the nice pleasant days to the intense heat.
The Villas keep moving, even when the residents are traveling and the heat is rising.
---The painting of the Villas for the 2018 season has been completed. This year 38 villas
were painted.
---The trees were trimmed in late May. This included trimming 145 trees, as well as
removing one dead tree in 35A.
---Gravel/Rock has been installed in the back of lots, where needed. This entailed 30 tons of
rock in 17 lots. In addition, another 16 lots were raked to cover bare spots.
--- The Social aspects continue – Mah Jongg, Canasta, Happy Hours, Cinco de Mayo,
Memorial Day Celebration, etc.
Three very important REMINDERS for Villas residents:
---Please keep garage doors closed. There are a lot of snakes, as well as pack rats, that would
like that cool area to relax.
---Please make sure to check to see if a permit is needed and secure a permit before doing
any work on the outside of your Villas.
---Please remember that the Villas Association maintains your lot, including planting and
removing plants. It is very important to read and follow the ALC Guidelines regarding any yard
work that you would like to see completed.
CADDEN MANAGEMENT closes their switchboard from 12 – 1 p.m. for lunch. If you call
during this time, you will have to leave a message. Or better yet, you will get a live person if you
call before noon or after 1:00 p.m.

Communications Committee
Our committee will be looking at a variety of ways to enhance communications with you, the Villas owners. We encourage you to continue to use the SaddleBrooke Villas website. We are regularly adding to it. There is now a section called Useful Forms. We know you will find this very helpful. We also have updated our New Owner Handbook. This is the book our Unit Reps give to each new homeowner they visit. If you have recently moved to the Villas and have not met with our Unit Reps, please contact Shirley Schoof at 825-7704.

Paint and Exterior Committee Maintenance Report – June 2018
Villas Paint and Exterior Committee Report – June 2018 APPROVED PAINTING has completed painting on the 36 Villas in the 2018 cycle. Work on the 2019 cycle will start in late October or early November to accommodate possible weather delays and to complete the work while the winter residents are present. Committee members Sandy Huble and Tom Moffat are handling the work orders during the summer. Please remember that a contractor can only be hired if there is a work order, so please submit your work orders to Cadden Management on their website.

ATTENTION PART TIME VILLAS RESIDENTS
We need your cooperation. Many of you who are here for just part of the year do not make arrangements for the care of your property while you are away. The Villas Association dues provide for exterior maintenance but they do not cover day to day care. While you are away, someone needs to be in charge of checking your home on a regular schedule. This person can oversee the well being of your home, both inside and out. This will prevent a small issue from becoming a major problem. The upkeep of the exterior (for example, picking up flyers from the tubes and removing newspapers, phone directories, etc. from the driveway and walkway) prevents an appearance that may alert a would-be vandal that your home is presently unoccupied. The Villas Association does not patrol the community to determine the well being of each home. We count on homeowners or their representatives to alert us about leaks, broken windows, malfunctioning irrigation systems, etc. If you are not here to perform these checks, someone needs to act on your behalf. There are a number of residents who offer home watch service for a small fee. They will do a routine check of your residence, both inside and out, on a regular basis and alert you when problems arise so they can be corrected immediately. Please be proactive about your responsibilities for the care of your home. Prior to leaving, please fill out the Resident’s Vacation Information Form (included in this issue) and turn it in to the
receptionist at the HOA2 Administration Building. She will give it to the SBHOA2 Patrol. ALSO. PLEASE REMEMBER TO BLOCK YOUR MAIL TUBE WITH A ROCK OR SOME OTHER MEANS SO FLYERS WILL NOT BE LEFT WHILE YOU’RE AWAY.

Landscape Committee Report Planting or replacement of plants by Owners
As a reminder, the Villas Architectural and Landscape guidelines specify: ‘ V.CC. Plants Added at the Homeowners Expense: Homeowners may add additional plants to their lots providing all of the following conditions are met.
1. The type of plant and the location of the plant must be approved in advance by the Villas Landscape Committee. 2. The plant must be purchased from and installed by the Association's landscape contractor to ensure that the drip irrigation system is not damaged and that the plant is warrantied.’ As well as: 3. Replacement/Removal of Plants and/or Trees: – Villas Landscape Committee Approval is Required.
In keeping with the master landscape plan, and understanding that certain existing trees and plants may not be replaced in identical locations or with identical species. A homeowner can request the replacement of missing or dead plants and/or tree(s) by completing a Villas Service Request Form. These forms are available on the wall kiosk at Mountain View Administration Building, and are to be turned in to Cadden. The forms are also available online at www.cadden.com or www.sbhoa2.org under the appropriate link. Online forms are submitted directly to our management company. In either case the homeowner receives email confirmation of their request, and of work completion. Homeowners should NOT contact members of the Board or Landscape Committee for these requests nor should they call the Villas landscaping contractor directly. Work orders are to be used in all cases except for an emergency.’
Our Landscape contractor, Northwest Landscaping, provides a landscape design service (for a fee), which Owners may use. Any design or re-design must be submitted to the Landscape Committee for review and approval prior to commencing any work.

Important Villas Permit Information
The Villas Association oversees and pays for the care of much of the exterior of our homes plus the maintenance
of the landscaping and irrigation. Because of this, NO WORK MAY BE DONE TO THE OUTSIDE OF ANY VILLA
OR VILLA PROPERTY WITHOUT A VILLA PERMIT. If you are re-doing a project, you will need a new permit!
You each have a copy of the Villas Architectural Rules , Landscaping Regulations and Guidelines. Please read
AND follow them. You are responsible for the contents of this document. If you have questions or concerns, feel
free to contact Frank Motley or Ted Johnson
Many permits will need to be issued by HOA2. Their ALC meets every Thursday morning, at 9:00, in the Catali-
na Room of the Mesquite Building. They only process permit applications that have been stamped and signed by
the Villas representative (Frank or Ted). The HOA2 ALC charges $10 for a permit that is valid for one year.
Do not hesitate to call us. It’s always easier to do things right the first time than to correct them later.

Dryer Vent Maintenance
Several of our homeowners have recently reported problems with slow-drying clothes
dryers . In each case, the slow performance was caused by a clog in the dryer vent. Our
oldest villas are now 20 years old while those built the most recently are 13 years old. Fire
experts say the vents should be cleaned every five years. Many of ours have probably
never been serviced. Lint is highly combustible so a clog can pose a major fire hazard.
The Villas Association does not provide dryer vent cleaning. It does, however, recommend
that you have this done on a regular basis, just as you would have your furnace / air
conditioner serviced regularly. There are a couple of cleaning options that are
recommended as well as one that is prohibited.
1. The dryer vent can be cleaned via the attic. The serviceman will cut the vent, clean it
completely, and then fit it back together, using duct tape to secure it. Typically, an HVAC
company does this type of work – they have very high powered equipment and can do a
thorough job. This technique may cause lint to build up on the joint surface, so vents
should be cleaned regularly after using this procedure to clean your vent.
2. Vents can sometimes be cleaned from the bottom of the vent stack by a technique
using motorized brushes and a vacuum. This procedure works best if done prior to the
vent being completely plugged.
3. Most technician will not guarantee that a vent is cleaned without going onto the roof to
run a flow test. Thus, a technician may suggest that he climb up and clean it from the roof.
THIS PROCEDURE IS PROHIBITED! No one is permitted on a villa roof except the
Villas Association’s roofing contractor.
If your dryer is taking more time to dry the clothes than it once did, chances are, you have
a dryer vent that needs attention. Please be safe - call an expert in to check on the
problem immediately. Dryer vent fires are generally considered to be the third leading
cause of fires in the United States. Follow the recommendations of the fire experts and
have the dryer vent cleaned every 5 years.

Joyce and Greg recently moved here from Long Beach, California where they lived their entire married life.
While Joyce was still in school she worked part time at Lake Tahoe for various restaurants. She and her helper
would load up a gondola with food to take to a restaurant up the hill. After delivering the food they would ski back
down the hill ready to deliver food to another restaurant the same way. This job she continued for 15 years. Dur-
ing the 34 years they lived in Southern California she worked as an Executive Chef and Nutritionist in Health Care
for several Southern California hospitals. For 8 years before she retired she worked in the long term care areas in
hospitals planning all of the meals for patients. Since she can no longer enjoy her long time passion of skiing, she
swims every day and will return to playing pickle ball as soon as she can.
Greg originally served as a combat medic during the Vietnam War and quite naturally worked as a paramedic for
nearly 10 years after that. For the past several years he has worked from his home as a medical coder. Greg has
always been an avid tennis player and now loves to play pickleball every chance he gets. Other players often call
him a maniac player and/or the “kitchen king”.
They are full time residents and are ready to get into the swing of things here in SaddleBrooke and especially in the
Villas.

Allan calls himself a “west coast kid”. He grew up in Vancouver, Washington where the Columbia River enters
into the Pacific Ocean and spent most of his college days in Bellingham, Washington.
For 34 years he worked as an Air Traffic Controller in Seattle, followed by assignments in Pennsylvania, Hawaii,
Oklahoma and Denver. He also taught an air traffic controller class for a short time.
After he retired he was hoping to find a sunny, warm locale near a smaller town, rather than a big city. When he
looked at our mountains and enjoyed the desert scenery with “just the right altitude” he decided on SaddleBrooke.
He chose a Villa over a single family home because he loves to travel and has no pets or plants to tie him down.
With his early retirement he will continue to travel all over the world and will return to playing tennis, a game he
loves. He also loves to sing and is interested in our vocal groups here and plans to attend many of our ILR classes
for the continuing education opportunities.
He is energetic, very sociable and as a full timer he is looking forward to meeting more of his neighbors.

After Sandra’s very early years she moved to Southern California where, after losing her husband, she raised her 3
daughters and worked for 35 years as a realtor. During some of those years she was the CEO for Keller Williams
Realty Co. in Pasadena. She continued to work as a realtor after they transferred her to Tucson. An interesting
note: the villa she has just purchased is the 34th residence she will have lived in during her lifetime!
One of her many moves took her to the Dallas area where her 3 daughters and 11 grandchildren all currently reside.
She recently lived there, but soon found that she missed the life and the friends she had here in Tucson and decided
to return. She is currently working full time with Long Realty and is also very busy “overseeing” the building con-
tractor who is completely renovating the inside of her villa.
She will definitely take up her favorite game of golf when her work schedule changes. Table games are another
favorite of hers. She will be playing both Mah Jongg and Canasta soon! She also likes to crochet and completes
many projects for her daughters and grandchildren.
She is one very busy lady and someone we are very happy to welcome as a new neighbor!

Jim and Shirley hail from a small town near La Crosse, Wisconsin and originally spent several winters in Florida.
They soon found that too many of those winter days were too cold for fishing or doing anything outside they had
expected to do. One day when the high temperature in Florida was in the 40’s they saw that Arizona was in the
80’s. They had many friends and family who lived in Arizona who they decided to visit. They loved the warmer
winters and after renting here for a while decided to purchase this Villa.
Jim worked as a financial consultant while Shirley was a stay at home mother and worked part time as a social
worker.
Now that they are retired with more spare time they both plan to play bridge, a game they have recently learned to
play and greatly enjoy. They also love to play golf and enjoy casual hikes with friends. Shirley is particularly in-
terested in reading and plans to join a book club not only for her interest in books, but also as a social outlet.
They have already met several of our Villas residents and look forward to meeting more of their neighbors.

Since Charly has only recently moved in to her Villa she is still busy getting unpacked and settled. She and her hus-
band lived mostly in California and New Hampshire. They were living in Novato (Northern California) for several
years before he passed away. Charly then began looking for a comfortable place for her to call home. She visited
several places in California but found too much traffic and too many people. Many places were too cold and she
did not like the Phoenix area. Finally she visited SaddleBrooke Ranch, loved the desert and the weather, but found
the houses not to her liking. This is when she discovered her Villa here in HOA2.
Because they made so many moves during their married years she not only was a homemaker raising 2 kids but she
worked at many different jobs mostly in the teaching area as an aide and also teaching English as a second lan-
guage. In her spare time she loves to read and is very interested in taking some scenic trips to Northern Arizona and
New Mexico as a way of learning more about the Native people in our areas. She also loves to play Canasta, Mah
Jongg and Scrabble. She has already met several SaddleBrooke residents and is anxious, as a full time resident, to
become better acquainted with her Villas neighbors.

Social Committee
For those of us still living in our Villas, the monsoon season is almost upon us, and
do we ever look forward to it to help cool down the desert. Several events have taken
place since our last publication.
Red and Black Tax Day came off very successfully in the street between the Tattars’
and the Motleys’ with help from the members of the Social Committee as well as vol-
unteers. The sandwiches from Beyond Bread were as good as some of us remember,
along with the potato salad from Sam’s and the cold slaw contributions from commit-
tee members. We had over 70 attendees and the following were winners of the raffle:
Vicki Eller, Jim Tattar, Janice Motley (twice), Bob Peltier, Mike Stadick, and Ted
Johnson, - congrats to all.
Our ladies luncheon at Ragazzi’s proved to be quite successful with over 12 gals at-
tending. Food was very good and the ambiance a pleasure. Our last event took
place at Mi Tierra’s for a Cinco de Mayo celebration with good southwestern food,
terrific margaritas, and approximately 20 attendees. Good time was had by all.
The Committee takes the month of June off for restoration. At our next meeting we
will plan further social events.
Our gals and guys continue to meet for Saturday breakfasts at the Mesquite Grill –
7:00 a.m. for the guys and 8:00 a.m. for the gals. Weekly happy hours will continue
as scheduled. Stay cool, and we’ll see you in the neighborhood.
