The pub and village is steeped in local history and is more commonly known as being used as an American Airbase during the Second World War and today still attracts many visitors from far and wide.

For those wishing to dine, the designated restaurant area which is a more recent addition to the pub, is ideal for those memorable family gatherings, or for those wishing to enjoy a romantic meal for two. The high vaulted ceiling, gives an extra special wow factor when entering, and the new installed log burner, becomes the centre of attention during those cold winter months.

Anyone wishing to watch their favourite sport, or take part in a game of pool or darts, there is a further third area, which is placed away from the main restaurant to ensure minimum noise disruption.

On the ground floor is a landlord’s office which provides access to further living accommodation on the first floor, which in the past has been used by the “live-in duty manager”. This comprises of a bedroom and a lounge/second bedroom and a bathroom.

Off the main kitchen is a private staircase, giving independent access to the main family accommodation, which comprises master suite, a further two double bedrooms, family bathroom and lounge with kitchen area.

For those wishing to derive a further income, there are two further ground floor bedrooms, with full ensuites which have individual and independent access from outside and are currently used and Bed & Breakfast accommodation.

Seller Insight The pub has been owned by the current family since 1985, and has provided them with both a thriving business and a

much loved home.

“It was actually my parents who bought the property thirty years ago,” says Stuart. “They had both worked in another local pub and were quite happy there, then one of the Woodman’s regulars brought my Dad here to have a look and simply said ‘you have to have it’. He was so impressed that they did decide to go ahead and buy it. It’s in a really beautiful location, with lots of trade from the affluent towns and villages in the surrounding area, and although at the time the pub and accommodation were in need of some TLC, they could both see that it had great potential.”

“There’s a huge inglenook where we have an open fire roaring away in the wintertime, and the ceilings are quite low and have lovely exposed beams so it’s very cosy and characterful. The restaurant area, on the other hand, is a large, bright and airy space, and serves what I’d describe as traditional pub food.”

“The pub has built up quite a reputation over the past three decades,” says Stuart, “so we have a large group of regulars, some of whom first met me when I was a baby. We also get lots of walking groups stopping off during their hikes through the countryside as well as people who have heard about the pub and those just passing by. We’ve also recently expanded the wedding and events side of the business by installing a marquee, which so far has been extremely successful.”

Another wonderful feature of The Woodman Inn is the unusually expansive living accommodation. “We put in new carpets and flooring and decorated throughout. It’s now a lovely blank canvass waiting for the new owners to come in a really put their stamp on it. And because it’s so spacious there’s the potential to use a section as B&B or even staff accommodation.”

“The decision to leave The Woodman Inn has been a tough one,” says Stuart. “I’ve grown up here and so it holds an awful lot of memories. The pub has been a great business and a fabulous home, and the location is just stunning. It’s very rural, so great for walking and cycling, but we’re only ten or fifteen minutes from Royston and just over half an hour from Cambridge. In my mind it couldn’t be better.”

It’s a very traditional pub, and the main bar is in the oldest part of the building, so there are some lovely

features that give it a really welcoming feel.”

The gardens are set away from the main car park, which allows children to run round in a safe and secure environment. For patrons with younger children, there is a designated and enclosed children’s play area with climbing frame and slides.

Included within the sale is a standalone, events marquee which has successfully accommodated numerous weddings and family gatherings, catering for up to 200 people. The marquee has its own bar and reception area with a further dining area.
