INTRODUCTION

abstract

INTRODUCTION At the heart of San Francisco’s theater, arts, tech companies, shopping and financial district, 166 Hotel combines the old historical building with a contemporary innovative interior. The 166 Hotel is a distinction for sophisticated travelers in the heart of downtown San Francisco. The objective of this proposal is to transform the way guests enjoy hotels by creating a memorable, exceptional experience for guests that translates into a range of spaces that are rich, varied, and unexpected. This begins with integrating the historical building with innovative technology. Starting with a lobby that has technological features, from the moment guests step into the hotel, individualized service commences. The host provides a self check-in tablet so guests can give their personal preference. There is also an interactive wall, so guests are not only welcomed by a real concierge, but also a virtual one. It offers immediate access to information on local attractions, weather and flight details. Moreover, it can give guests a walk through of San Francisco and see everything outside all at the same time. The lobby is designed as a communal space with a business lounge

area and gallery. On the second floor is a social café and bar where guests can interact. There is an interactive screen so people could add their profile so guests can know whoever visits the hotel and who is available. The hotel also provides exceptional customer service to guide and greet the guests. The goal is to offer a convenient atmosphere instead of waiting in line. Guestrooms feature smart technology. The gym offers guests with Jawbone trackers in order to offer them an optimal workout. A one of a kind restaurant offers the best vantage point for a breathtaking view from the 16th floor.

PROJECT GOAL

Integrating the old historical building with today’s innovative technologies creates a harmony between the history of the space and modern day activities. My goal is to create a high-end dynamic environment that synchronizes with our clients’ needs. The project is inspired by how every little creation is interconnected in the world and how humans hold the key to our future. The goal also is transforming the way guests enjoy hotels in the future. It is a technological revolution that characterizes our life nowadays and whether it is negative or positive movement, technology is here to stay. We believe that the future will have a new universal technological revolution, and these new technological developments are usually interconnected. As a result, there is a heavy pursuit to incorporate more technology into a hotel design.

BACKGROUND

Not only is San Francisco one of the major tourist destinations around the world but also many IT companies have played a significant role in reviving the area which became “The new San Francisco”. This makes San Francisco the technology capital of the world and also has a higher density of tech founders than any other city.

The hotel’s goal is to adapt to the guests’ needs and to create a real human connection through technology.

The building is located at 166 Geary Street across Union Square. It is conjoined with the 171-175 Maiden Lane building. This building has spectacular views of downtown San Francisco.

166 Geary Street is directly across the street from Neiman Marcus and lies between Chanel and Gucci. This building has an array of office space units, but primarily general office units and medical office units. The units include break rooms, plenty of storage, and open floor plans. This building is just blocks away from Powell Street BART and the multiple Muni lines that attend Union Square and Market Street.

The location couldn’t have been more perfect, right on Union Square with the cable cars. There are nearby car rental places, and the BART train station and MUNI stops are just a block away. While its convenience for business travelers and tourist is unrivaled, San Francisco’s newest 166 hotel is also within easy walking distance to Union Square, premium shopping areas, a diverse collection of trendy and upscale restaurants and bars, and a number of major San Francisco tourist attractions

SITE LOCATION

Geary street is a commercial neighborhood located near Union square which is one of the largest collections of retail stores, department stores, boutiques, tourist shops, art galleries, and salons in the Western United States, making it one of the world’s premier shopping districts. Hotels and various performance halls help contribute to the area’s cosmopolitan, 24/7 vibe. Most stores are open until 8 pm, and some even later. Although it has nightlife options, the area is not exactly saturated with bars. It is, however, a safe and vibrant area to walk around at night, as hordes of tourists and locals shuffle from restaurant to theater to cab.

Many galleries are closed Mondays, and some are closed on Sundays. Some small boutiques are also closed Sundays, though most of the stores are open.

NEARBY ATTRACTIONS

The building is one block from Union Square which is the general shopping, dining, and theater districts within the surrounding blocks. It is at the end of Powell Street two blocks south, where the cable cars turn around beside Hallidie Plaza at Market Street, is a growing retail corridor that is connected to the SOMA district. Nob Hill, with its grand mansions, apartment buildings and hotels, stands to the northwest of Union Square. Directly northeast is Chinatown, with its famous dragon gate at Grant Avenue and Bush Street.The city’s historic French Quarter is northeast of Union Square and centers on the Belden Place alleyway, between Bush and Pine Streets, and Claude Lane off Bush Street. This area has many al fresco restaurants and cafes.

PEDESTRIAN AND CAR MOVEMENT

Through a series of one way streets, traffic is controlled in the neighborhood. It is a very busy area with lots of cars but clean cross walks, stop lights and traffic flow make the area safe to walk.

TRANSPORTATION

San Francisco is a compact city with an extensive public transportation network that makes getting around without a car the preferred method of seeing the city. The Bay Area does not have an integrated transit system, and most visitors will use services operated by more than one agency during their visit.

Public transportation includes one heavy rail/commuter rail system, one commuter rail line, two light rail systems, Amtrak inter-city rail service, and four major overlapping bus agencies, in addition to dozens of smaller ones. In addition to rail and bus systems, there are multiple public and private ferry services, such as Golden Gate Ferry, which are being expanded by the San Francisco Bay Water Transit Authority. Most of the larger agencies accept the Clipper Card, a reloadable contactless smart card, as a universal electronic payment system.

The location of the Hotel is perfect, right on Union Square with the cable cars. There are nearby car rental places , and the BART train station and MUNI stops are just a block away. Aside from its convenience for business travelers and tourist is unrivaled, this area is easily accessible from the San Francisco airport by using Bart, muni or taxi service.

CLIMATE

For the most part, San Francisco’s weather is temperate and, within limits, predictable although it has its own micro climate. San Francisco temperatures seldom dip below 40°F, or exceed 90°F. Its summers are famously foggy; but for the summer visitor who hasn’t heard, it’s important to know about The City’s “natural air conditioner” - the fog. But it gives tourists the excuse to buy a souvenir SF sweatshirt or scramble to buy a windbreaker. It can be in the 80s downtown, and then the fog rolls in in the afternoon, shaving 30 degrees off the top. It can be in the 50s after the fog comes into The City, even as it’s still in the 90s in the surrounding counties to the north, east and south. In winter, the ocean and Bay tend to keep The City from getting as cold as other parts of the Bay Area. It frequently can go below freezing in the surrounding counties, and be 50F in San Francisco. Even within the city limits, the temperature can change from one block to the next.

HISTORY

This property is called Whittle Building. It was under construction when the 1906 earthquake hit, and its steel frame on a deep foundation stood tall while the blocks around it burned. After talk of finishing it with fireproof steel walls, workers switched to brown brick with a jaunty peaked roof. This is an oddity among the Beaux Arts temples that soon rose. 166 Geary is a modest tower that was still under construction when the 1906 earthquake hit. It rode that out, and all of downtown’s changes since.

EXISTING BUILDING CONDITIONS

This San Francisco building is located at 166 Geary Street. This building is two connected retail buildings with 51 tenants on 16 floors totaling 48,406 square feet available to rent office space. The height of the building is 228.64 ft and the current owner is Hk Grace Building Llc. 166 Geary Street is a classic steel and timber building with large portrait windows on all floors, a neutral color landscape, and a simple lobby.

NEW YORK CITY’S YOTEL

The hotel offers a robot that manages luggage storage. The huge machine is behind a glass wall where guests can watch it work. Using a touchscreen, guests enter the number and size of their bags. The robotic arm, named Yobot, then brings a container to a drop off area where the guest places the luggage and enters a pin number and last name. The hotel also features a bed that transforms into a space with just a touch of a button. It also features a self-check in\out with computers.

YOTEL New York, has created a first-class hotel experience at a great value price. There are crew members to assist people. After checking in, guest can enjoy fourth-floor space that includes bars, the East & West restaurant, lounge areas.

ANDAZ HOTEL, NEW YORK

What make Andaz hotel unique is skipping the traditional check-in desk by providing a host who greets people to check them in on a hand-held tablet computer. Also, guests can use the touch-screen computer in the lobby to check themselves in or out of the hotel, or to print boarding passes. Guestrooms are complete with a complimentary mini-bar and 11-foot ceilings. They have stunning 345-square-foot rooms, so guests can enjoy modern conveniences such as LCD TVs, walk-in showers and exclusive bath products.

HOTEL- ZETTA, SAN FRANCISCO

The hotel is located on the borders of San Francisco’s SoMa, Mid-Market and Financial Districts just a few blocks from San Francisco’s Moscone Center, the shopping and world-class restaurants surrounding Union Square, Powell Street BART station, and the famous cable-car turnaround. Originally built in 1913, the building has recently undergone a dramatic, $12 million dollar transformation. Formerly known as Hotel Milano, the Hotel Zetta opened in late February 2013 celebrating the 100th year of the building’s existence.

The lobby has a comfortable lounge. There are recycled and reused materials, interactive wall art, a chandelier made of old sunglass lenses, uniquely revitalized sculptures, and a beautiful new lobby bar as well. There is also a meeting space which is called the Lumen room. It is a 448-square-foot space that’s perfect for

conferences, board meetings, presentations and blue-sky discussions.

Located on the second floor is the room called DEMO. It is ideal for presentations, corporate strategy meetings, and workspace, It is 640- square-foot wide. It features everything for business meeting needs and can accommodate up to 50 people.

Hotel Zetta has a program in place called Second Nature. They do recycling and compost program, energy and water conservation program; and will be working to become an official electronics recycling drop off point. Once they are fully operational, they will strive to become Green certified.

HOTEL DIVA, SAN FRANCISCO

Hotel Diva is in the hub of Union Square, surrounded by San Francisco’s best shopping, theaters, and just a few blocks from Chinatown and the Embarcadero. It is located on 440 Geary Boulevard San Francisco, CA 94102.ProgrammingThe hotel area is 56,064 sq. ft. It has116 units in 7 stories. The building has just one main door and no emergency doors, and 3 fire exits. It has one stairs and two elevators.The lobby has a reception desk, a main office for executives, and two retail stores. Guestrooms are of different kinds and sizes. The Deluxe room has King, Queen or 2 double beds with an Average 205 square feet. Executive rooms feature leather sleeper sofas and beds with plush, desks, tv screen. Guestrooms range in size from 325 to 375 square feet and can accommodate up to three guests. Junior suite has King or Queen beds, and feature an additional Queen Murphy bed. These accommodations are 2 unit rooms. It is approximately 360 square feet and can accommodate up to four guests. Suite Atelier suite is a two room suite that has a bar and fireplace. The suite also features a large whirlpool bath. It is approximately 500 square feet. The Business Center is on the 4th floor with 100 square feet. The Salon Room is 700 square feet and can accommodate 20 people.Hotel Diva is in the hub of Union Square, surrounded by San Francisco’s best shopping, theaters, and just a few blocks from Chinatown and the Embarcadero. ORCHARD GARDEN HOTEL, SAN FRANCISCO

Located at the heart of San Francisco near the Financial District, Union Square, and the Chinatown gate New Construction 2006, Opened March 2007. The third hotel in the U.S. and the fourth hotel in the world to earn LEED® certification from the U.S. Green Building Council. General Construction, Construction Management, LEED AP: Swinerton Builders and managed by Portfolio Hotels and Resorts.Hotel FacilityBoutique Hotel has 86 Rooms in 10 Stories including a restaurant, Rooftop Garden, Business Center, and Fitness Room.Target MarketThe building has 55 Employees. It is located in downtown San Francisco, near Chinatown, Union Square, & Financial District.Fitting location for group business, business, and leisure & ecotourism markets. Building ProgramThe building has10 stories and is 56,000-squarefoot tall. It has 86 guestrooms and a 56-seat restaurant and bar. On the basement floor, there is a laundry room and a conference room. On the first floor, there is a restaurant and bar, business center, fitness room, storage, two bathrooms. The building has three accesses, two emergency accesses, and the main entrance. Each floor height is 8 feet except the first floor which is 14 feet.

INTERNET OF THINGS

Internet of Things (IoT) is a computing concept that de-scribes a future where everyday physical objects will be connected to the Internet and be able to identify them-selves to other devices. The IoT is significant because an object that can represent itself digitally becomes something greater than the object itself.

The concept of Internet of Things (IoT) has the potential to make some significant changes to the space, interior de-sign and the way that people interact with the space they live, work, sleep in.

CAN SELF SERVICE TECHNOLOGIES WORK IN THE HOTEL INDUSTRY?

According to Dr. Clark Kincaid Associate Professor, Tour-ism and Convention Department, College of Hotel Admin-istration University of Nevada, Las Vega: The proliferation of self-service technologies has changed the way customers interact with service employees and technology. More consumers are now valuing the conve-nience, consistency, and the control they have over the self-service technologies. Self-service technologies pres-ent opportunities for hotels to improve on service stan-dards, and the wide variety of technology applications available allow hotels to choose an application that suits the customers and the hotel’s needs. To enable hotels to seamlessly adopt self-service technologies in the services cape, this paper proposes a conceptual framework that systematically guides hoteliers through the decision pro-cess of implementing self-service technologies.

Originally from St. Louis, Jack’s early fascination for mass-transit and how cities function led him to Manhattan and programming real-time messaging systems for couriers, taxis, and emergency vehicles. Throughout this work, Jack witnessed thousands of workers in the field constantly updating where they were and what they were doing. Twitter is a constrained simplification designed for general usage and extended by the millions of people who make it their own every day.Jack was recognized as one of Time Magazine’s 100 most influential people and was named an “outstanding innovator under the age of 35” by MIT’s Technology Review. In 2010, Twitter had more than 105 million users who together tweeted some 55 million times a day. Dorsey, however, had set his sights on other projects. He became an investor in the social networking company Foursquare and launched a new venture, square, which allows people to receive credit card payments through a tiny device plugged in to their mobile phone or computer. Twitter may have already revolutionized the way that people communicate, but Dorsey isn’t done yet. “In terms of technology, we’re going to see a better and more immediate experience around the everyday things we do in life,” Dorsey said. In

November 2013, Dorsey saw his personal fortune grow tremendously thanks to Twitter’s initial public offering. The company’s stock had a starting share price of $26, but the price quickly rose to $45 during its first day of trading. Within hours, the value of Dorsey’s approximately 23.4 million shares made him a billionaire. He already began discussing the possibility of an IPO for his other company, square, in 2014. He now wants to invest in a hotel that expresses his passion and interconnects people in a positive way.

The primary users are considered social mediaist. They socialize with people in and outside the market of interest. This is done both online and offline. The secondary users are lo-cals nearby for example, local community who is interest-ed in technology and tech companies that are looking for meeting space.Jeffrey DeanA junior Google executive, he has lived in lots of places such as the Philippines, Boston, Uganda, Bo ton, Hawaii and currently Palo Alto, CA.He joined Google in mid-1999, and currently a Google Se-nior Fellow in the Knowledge Group. His areas of interest include large-scale distributed systems information retriev-al, microprocessor architecture. He worked on project “de-sign and implementation of the initial version of Google’s advertising serving system” He found the hotel the ultimate place to meet, connect and relax. Technology enhanced his experience in the hotel specially the wall screen that allows him to easily choose the space he is looking for in

San Francisco. He felt that the hotel uses the suitable and practical ethnology features which save time and make a convenient space. Technology changed his experience in the hotel, He did not wait in a line to check in and the lobby had all what he was looking for such as the screen shows things to do in SF, the library, the cafe and the convenient lounge with Wi-Fi . She liked the restaurant design and en-joyed the top view of downtown SF.Jasmin AliA human resource manager, she was born in Saudi Arabia and obsessed with social media. Also she is interested in traveling and tourism and she believes traveling allowed her to observe the beauty all around the world. Concept

INTERCONNECTION

Every little creation synthesizes the space and also the hu-man activities with the environment. The human brain now holds the key to our future. We have to recall the image of the planet from outer space. We do need to interconnect with people, environment and even memories.

The concept is based upon an interconnection. Yet I interpret the concept into three meanings. First, as a function to connect two or more things with each other. Second, as an interaction which is to connect with one another. Finally, with technology which means interconnecting the network with facilities.

The philosophy is it will encourage people away from

In the king room, the wall is made of mirror and black panels that are connected with LED light. The TV hangs on the bed and can be rotated.

woven into the wall. The room also has a voice control to change the

temperature and and light. You can say “sad” and the

restaurant The restaurant has a contemporary design with Vertical LED lines. They are filled with potential energy. They suggest stability, and calmness which is the objective of being people in the restaurant and also pulling the eye up to the view. In each table there is a tablet that set for a payment and to order a dessert. The tablet has some apps and games that join guest together.

Since childhood, I have been curious about how things are beautiful, what makes thing beautiful, why people get so attracted to literature, music , painting, buildings and so on. I grew up reading in my father’s library I found so many enriching books that broadened my knowledge. I got interested to anything that is relevant to beauty, but I thought in my early years that the best expression of beauty is in literature. After getting my Bachelor of Arts in Literature, my knowledge evolved, my understanding evaluated, and my passion became clearer. I discovered more about myself firstly when my father told me that we have to do construction for the house and suggested that I redesign my room. It was so simple but I found another way to express my perspective about beauty . I’m a visual person as well as an abstract individual and that was the turning point in my life to be an architect.

In San Francisco, freedom can’t be missed everywhere which gives the city that special identity. I chose San Fran-cisco for its diversity, climate, architecture, gravity, location and the general public attitude. And Academy of Arts is a remarkable school to study because it is made for the art-ists by artists.

My own cultural identity, values, beliefs, privileges and assumptions are all about making a connection to society putting forth our knowledge. I believe that if I have the abil-ity to accomplish something, then I should do it. I should be strong and have faith in people, in the environment, and in the society. If something is wrong, we must take action and try to solve the problem. We also have to express our feelings and thoughts so we can all help one another and feel the satisfaction. My beliefs and values are to help our fellow citizens and international students by constructing a fun and meaningful learning environment. I believe that if we want to be creative in this life, we have to create new strategies and build on our skills.
