1.   Internet  Exposure.      With  Google,  Yahoo!,  Bing,  Facebook,  Twi_er,  &  Realtor.com,  Zillow,  and  even  Pinterest,  it’s  easier  than  ever  for  buyers  to  research  and  scope  out  homes  they’re  interested  in  without  even  speaking  to  an  agent.  Be  certain  that  your  home  is  well  presented  on  the  most  popular  real  estate  sites  for  your  area!    2.  Photos:  (at  least  10-­‐25  photos  &  always  use  aerial  photos  for  waterfront  homes).    Descrip-ve  text  is  good,  photos  are  great!  Homes  with  more  photos  in  their  lis-ngs  are  preferred  by  buyers  as  it  gives  them  the  opportunity  to  see  what  the  layout,  condi-on,  and  overall  sense  of  your  home  is,  before  taking  the  step  to  schedule  a  showing.  Highlight  the  great  features  of  your  home  in  the  photos  and  if  you’re  selling  a  waterfront  home  ALWAYS  use  aerial  photos!
