Guidelines for moving out.

Apartment viewingWhen you have ter mi nated the lease we need your help showing the apartment to those who are interested of moving in. Mostly the viewings are held within two weeks after the notice. If you can’t attend, please make sure someone you can trust will be there in your place.

InspectionBefore moving out, your apartment has to be inspected. Book an appointment with your caretaker as soon as you have given notice. Don’t forget to choose a date when you can attend. Inspection is held at two different occations. First the caretaker makes a pre-inspection, which means you look through the apartment together so that you can discuss possible faults or ab-normal wear that needs to be taken care of. This can prevent you from getting remarks from the final inspection.

At the final inspection, which takes place at the end of the period of notice, the caretaker will check if faults are re-stored and that the apartment is orderly cleaned. We recommend that you are present at the final inspection as well, to discuss possible issues or doubts. If there are any remarks you will have to take care of them before the contract runs out. Note that you have the possibility to fix minor items yourself, in a profes-sional way, as long as the contract runs, and in that way save money. Otherwise you will have to pay for the restorations.

Final cleaningYour successor has the right to demand that the apartment is clean and tidy when he or she moves in. If it is clutte-red or poorly cleaned you will be char-ged. Please use the attached checklist for final cleaning to be sure you don’t miss anything.

TIME TO MOVE OUT?We hope that you have enjoyed your stay with us and that you will be happy with your new home. Before you move, we ask you to leave the premises in good condition so that the next tenant can get a nice start too. To facilitate the moving process for all parties concerned, we have compiled some information and good advice.

KeysAll keys must be returned to KBAB – apartment, laundry room and possible extra spaces like garage or storeroom. You also have to return copies that you have ordered yourself or by KBAB.

Time to move outUnless otherwise is agreed, the follow-ing applies: When the rental period has expired, you have to vacate the premises no later than 11.30 am the following day to make it available for the person who is moving in. If your apartment has more than one room plus kitchen it also applies that half of the premises has to be available for the new tenant at

8 am. If the day of moving out falls on a Saturday, Sunday or a public holiday you may vacate on the next business day. Avoid parking tickets Most of KBAB’s areas are free from car traffic, but of course you are allowed to load your belongings. As long as there is activity at your car every ten minutes you will not receive a parking ticket. Take your car away as soon as you’re done. If you need more time to carry some items please call EuroPark, 054-212780. Tell them that you are moving out, what time, what address and your car’s licence number.

Book time for pre-inspection Make an appointment with your caretaker as soon as you have given notice. Don’t forget to choose a date when you can attend.

Restore the apartment If you have removed things that belong to the apartment it is important that you restore them before the inspection. Don’t forget that all electric lights also have to be in order.

Cancel direct debit service You can cancel direct debit payment of your rent by your internet bank or by contacting your bank office.

Notify change of address Register your new address at skatteverket.se/flyttanmalan. Also email it to avi@kbab.se. If you wish to forward your mail you can buy this service from adressandring.se.

Electricity 30 days before the contract runs out, you need to notify Karlstads Energi that you are moving. If you forget to do this you may be charged for the next tenants electricity consumption. If you have individual metering, KBAB will read the meter the same day your contract ends.

Move subscription for phone, surf and TV To move or cancel these services please contact your suppliers in good time.

Grovsopor och skräp You can recycle most waste at our recycling facilities, but if you need to dispose of furniture, TV-sets or other bulky objects, you have to leave them at any of Karlstad’s municipal recycling centers. Please contact your caretaker for more information about the best ways to get rid of your garbage.
