Doing our bit for localcommunities, Keyline employeeshave been involved in a widerange of volunteering projects aspart of the Travis Perkins Group’s‘1000 Projects in 1,000 Places in1,000 Days’ programme.

This initiative enables our employees to givetime and talent to their local communitiesin 1,000 places – reflecting the more than1,000 sites that the Travis Perkins Groupoperates from across the UK.

Keyline projects to date have includedtreating underprivileged people to a day outat Marwell Zoo including lunch andspending money, support for the Harwichand Dovercourt Rotary club pageant, andproviding work experience within a Keylinebranch in support of the ‘Dare to Care’campaign, an initiative of the company’snominated charity, NCH (the children’scharity).

Another example is Keyline’s Greenockbranch, which together with suppliers andcustomers, supplied the materials andlabour to replace a driveway for a disabled

gentleman who lives locally to the branch.Keyline’s Colin Clement, Regional Directorcommented: “We are delighted and proudthat so far nearly 250 projects have beencompleted across the Group. It is importantto us at Keyline, and indeed the TravisPerkins Group as a leading UK company,that we are an integral part of thecommunities in which we operate and thatwe make a positive contribution.”

Keyline’s Kilmarnock branch is cele-brating its recognition as KeylineBranch of the Year. Explains Peter Thring, Keyline’s RegionalOperations Manager, who oversaw theintroduction of “Project Quantity”

stocking: “We regularly review our coreproduct range through sales analysis andstaff and customer feedback. This helpsus identify that our customers’ priority isthe range of stock available in projectquantities”.

Says Peter: “We piloted the new “ProjectQuantity” stocking last year. As a

consequence, we have shown thatcustomer service and satisfaction levelsincreased, and customers can now haveeven more confidence in us as their 'firstchoice supplier' because we will be ableto service their requirements in full, firsttime.”

Our first theme is how our industry itselfis changing.As I write this letter, BalfourBeatty has lately announced itsacquisition of Dean & Dyball in a £45mtakeover. At Keyline we believe that thetrend for consolidation in theconstruction industry is set to have abig impact on the way we’ll all bedoing business in the future. Wediscuss how that will affect everyonein changing markets in our industry(page 2).

Our second theme is environment andsustainability, subjects which are simplynot going to go away. On page 4 we’rehighlighting the work of Marshalls, theUK’s biggest paving manufacturer.Marshalls not only talk aboutsustainability, they’ve been matchingwords with actions for a number ofyears now. For instance, many of youwill be aware of the work they’ve doneto draw attention to the use of childlabour in the sandstone quarries ofRajasthan, western India.

We’ve also been talking to the Centrefor Timber Engineering, the UK’snational research and education facilityto encourage more widespread use oftimber in construction (see page 4).Given wood’s innate environmentalcredentials, timber in all its forms islooking like the construction material ofthe future. Keyline is committed tobeing part of that change and wecontinue to challenge all of our timbersuppliers to improve their ownperformance so that in 2008, 85% ofthe timber we supply will come fromsustainable sources.

“Project Quantity” stocking rolled out across Keyline

Keyline supplying prestigious stadium buildKeyline is currently involved insupplying a range of Fosrocwaterproofing membranes toa prestigious new sports facilityon the site of the Chris AndersonStadium in Aberdeen.

The £28million first phase of thedevelopment will provide the only full-sizeindoor artificial grass football pitch northof Scotland's central belt, as well asindoor and outdoor athletics trainingfacilities and a large multi-sport gameshall, fitness suite and performance gym.

Contractor Barr Construction and subcontractors Les Taylor needed a combinedwater/gas barrier membrane for thetanking of the floor slab and chose

Fosroc’s Proofex Engage. This is a pre-applied waterproofing membrane with aunique mesh system which mechanicallybonds to poured concrete and offers gasprotection from methane, radon and CO2.Explains Lyndsay Ross, Keyline’s CivilsKey Account Representative for NorthernScotland: “There’s a lot of oilcontamination of the ground in Aberdeen,so we are being asked to supply thesemembranes more and more as they savea lot of work for contractors”.

Lyndsay is now handling the ordering of15,000m2 of Proofex Engage. In additionKeyline has also supplied 700m2 ofProofex 3000MR, a methane resistantself-adhesive membrane, and ProofexSheetdrain, a geo-composite HDPEdrainage sheet. These are being used on

the back of the 200m x 3.5m highretaining wall which runs the length of thebuilding. The Proofex 3000MR completesthe waterproof envelope linking the lowerand higher level Proofex Engagemembranes where they join the retainingwall. The Proofex Sheetdrain is addedprotection at the back of the retaining wallproviding a drainage plane and thusavoiding the possibility of a build up ofhydrostatic pressure.

Says Lyndsay: “This project is a significantorder for us and to date is going verysmoothly. The walls are done and thetanking is now in progress. The stadium isdue to be completed by the beginning ofnext year.”

According to Scott McMurray, Keyline’sRegional Sales Manager “The clearesttrend we see is consolidation at the majorcontractor level. Carillion for instance hasacquired Mowlem and now McAlpine, andsome European contractors are looking toacquire smaller sized regional operationsin the UK.”

The result is lower cost bases fromleveraging scale and more focus on drivingprofitability. Adds Scott, “Contractors areincreasingly looking to streamline theirsystems, rationalise purchasing and workwith sub contractors and suppliers who willbe adding value and who understand theirculture, so that the cost of service isreduced.”

Understanding culture comes down todemonstrating that you can meetcontractors’ standards in terms ofaccountability and efficiency, and can alignwith contractors’ systems like electronictrading, invoice matching and shared stockvalues. Sub-contractors should also beable to demonstrate that they have thingslike robust health and safety, continuity,environment and supply chainmanagement systems in place.

Purchasing will be moving up the chain, sosuppliers will be involved much sooner, andwill succeed when they can add valuethrough efficiency and service innovation,as well as having the ability to interpretlegislation early and deliver innovativeproducts. Says Scott, “The good news isthat this isn’t price led, it’s about over allcost and building long-term sustainablerelationships which will be much moreintegrated and stable. And there is a hugeamount of work available to everyone whocan respond.”

Marshallsdelivers‘green’with integrity

As our industry becomesincreasingly aware of itsgreen responsibilities,Marshalls, a leading supplier,is making the point thatsustainability is about a lotmore than talk.

ImpactsThe UK’s largest manufacturer ofnatural stone and concrete hardlandscaping products has beenmeasuring its environmental impacts interms of energy, water usage, transport,waste reduction and packaging since2002. Research has also led Marshallsto introduce a higher content ofrecycled materials, reducing their CO2

footprint in the concrete block pavingportfolio by up to 39% - an impressivefigure which is independently verified.

Likewise Marshalls has usedindependent verification to developproduct life cycle carbon calculations.Consequently, all of the CO2 emittedduring production of raw materials,manufacture, and transportation ofproducts has been carefully measuredand minimised. The company is alsoworking with the Carbon Trust to carbonlabel all its products.

Ethical tradingAs a member of the Ethical TradingInitiative, Marshalls works withsuppliers to ensure their supply chain isindependently audited as free ofexploitative labour practices. This ledMarshalls to highlight the use of childlabour in India in the production ofnatural stone bound for the UK market,which has had a huge impact on the UKindustry.

Concludes Chris Harrop, MarshallsDirector of Marketing: “For us, deliveringon environmental and ethicalcommitments is a matter of proof, notpublicity. It demands constant vigilanceand regular auditing, and a genuinecommitment to sustainable landscapes,rather than just ‘greenwashing’ theissues.”

Let’s not get carried away. Theuse of timber in construction inthe UK is considerably behindthat of Continental Europe. Thatsaid, timber is now becomingmuch more popular, and quickly,according to Alastair Stupart,Assistant Director of the Centrefor Timber Engineering (CTE).

CTE, a part of Napier University in Edin-burgh, is the UK’s national research andeducation facility to encourage morewidespread use of timber in construction.It started life with industry funding andprides itself on maintaining close linksacross the timber industry. Says Alastair,“Not so long ago many people thoughttimber was un-environmental: the woodmight be coming from unsustainablesources and cutting down trees was seenas a bad thing.” Now it’s well recognisedthat wood is a flexible, beautiful, warm,natural material, and from sustainablesources has considerable environmentalattributes (see box: It’s a green thing).

A growing confidence in the enviromen-tal credentials of timber and a parallelgrowth in awareness of the need for sus-tainable construction are driving the up-swing in its use. Another driver is theCode for Sustainable Homes (in Englandand Wales). To achieve a high rating onthe scale of 1 to 6 (the highest), Alastairsays: “It’s typical that a timber framestructure is required and large amountsof timber are used elsewhere in thebuilding.”

Timber frameCurrently one fifth of all the houses beingbuilt in the UK are timber framed and it’sthe country’s fastest growing form of con-struction. If you haven’t seen any nearyou recently it’s because you’re not inScotland. North of the border, the figure iswell above 60 per cent, in the rest of theUK the average is about 12 per cent. Thisis mainly because there is a stronger tra-dition of building with timber in Scotlandand because of timber frame’s other in-trinsic benefits.

What are they? As well as its excellentacoustic and thermal performance, Alas-tair explains: “Timber frame is also par-ticularly useful for small sites, say in citycentres, which are being utilised moreand more – because it can just be deliv-ered and assembled.Timber frame is alsoideal for many contaminated sites – it’slighter than the alternatives, so founda-tions don’t have to be so deep. And ofcourse structurally, timber is just asstrong.”

But mainly, timber frame wins handsdown on predictability. As Alastair puts it:“Timber frame can be delivered to a cer-tain timescale, the structure can beerected quickly and then it’s watertightsooner. In strict cost terms it can beslightly more expensive, but you get thatback because it’s quicker – a house will

be weather-tight within days – a particu-larly important attribute in Scotland!”

EurocodesEven as the future for wood inconstruction looks good, a possible threatidentified by CTE is a not-so-little thingcalled EC 5, which will replace BS 5268when Eurocodes become mandatory (byMarch 2010 at the latest). Alastair pointsout that the British standard invokes‘permissible stress’, while EC 5stipulates ‘limit states design’. SaysAlastair: “There is a fundamentaldifference in design philosophy – the

main implication being that it makes thetimber design process much morecomplicated – but also more flexible. Ithink people are aware that that EC 5 issignificantly different from BS 5268,although most probably don’t fullyappreciate exactly how different it is andhow many different standards they willneed. But the main problem is that somepeople still don’t see it as something theyneed to urgently understand”.

The future for timberAlastair Stupart notes that timber is nowbeing used increasingly in ‘added-valueapplications’ – where once wood wentinto only floors and skirting boards, the

timbertrend is for its use in what he calls “excitingengineering applications”.

Glulam – glued laminated timber – ispopular on the Continent and likely comingsoon to a construction site near you.Mainly used in structural beams andcolumns, glulam’s strength-to-weight ratiois superb: a structural steel beam may be20 per cent heavier and a concrete beamas much as 600 per cent heavier than anequivalent glulam beam.‘Massive timber’ products will alsobecome more common. Sometimes calledBrettstapel, small pieces of timber areglued or pegged to make wall, roof andfloor panels in a factory, to be slotted intoposition on site.

Glulam and Brettstapel themselvescontribute to MMC – Modern Methods ofConstruction. This basically meansfabricating as much of a structure aspossible in a factory, not on a building site.The intrinsic benefits of MMC are that it’sless weather dependent, the quality ishigher and it’s predictable. Alastair notes:“There are always issues around gettinggood quality labour on site because therearen’t enough skilled personnel in the UKindustry. Where prefabrication happens ina factory, the quality of labour and theassembly environment make the finalproduct better. MMC delivers assuredproducts to a known timescale, so the costbenefits are considerable.”

Currently 85 per cent of the timber used inthe UK is imported, a situation which theCTE is working to change.As Alastair says,“The Scandinavians have always supplied

the UK with good quality, reasonably pricedtimber whenever it’s needed.That said, theprice of timber is going up. China andRussia are now consuming huge amountsand there is an increasing demand forwood as a biomass. So we would certainlylike the amount of home-grown timber torise above 15 per cent.” UK timber hastraditionally been of variable quality, and attimes not as strong as Scandinaviantimber. CTE is addressing this and is alsoat the forefront of training engineers andothers to be educated and skilled in usingtimber. It seems then that for a whole hostof reasons, the growth in the use of timberin construction is assured.The question is:Are you ready?

It’s a green thingEurope’s forests are growing by 3,500 square miles every year, so timber fromsustainable sources is not hard to come by. A typical tree absorbs 0.9 tonnes of carbon forevery cubic metre of growth and produces 727 kgs of oxygen. Once harvested, trees continueto store carbon for the remainder of their lives as wood, keeping CO2 locked away and out ofthe atmosphere. Moreover the ‘substitution effect’ of using wood instead of concrete or steelwill save a further 1.1 tonnes of CO2, creating a total saving of around 2 tonnes per cubic metre.Wood is also thermally efficient, so there is little or no heat transfer from outside faces to inside,and highly recyclable. For all these reasons, trees and timber are essential in the fight againstglobal warming.

What are the biggestchanges that you’ve seen inyour time in the industry?

I’ve worked for myself for the last 25 yearsrunning a civil engineering business. Thebiggest change is the emphasis on safetyand training, and in client’s expectations.The attention to quality has improved andstandards are higher.

Also we’re producing more in a quickerperiod of time for our clients. Technologyis helping everyone in the office, butthere’s certainly more paperwork than everbefore. As a result it’s harder to get out ofthe office. More recently the amount ofconsideration given to the environment is

having a bigger impact.We don’t producea lot of waste other than removingexcavated material from the site and that’snow much more regulated and controlled.

What gives you the mostprofessional satisfaction?

I get the most satisfaction from makinga reasonable profit, to be honest. Thatand securing a big contract, whichhappens regularly: we work in thecommercial sector and that seems tobe holding up very well despite whatthe papers say. However you’resqueezed a lot more on tender pricesthese days and the client’s budgetseems to have a bigger influencenow that it did 5 or 10 years ago.

Recognising the increasing demand for sus-tainable paving, Marshalls, the UK’s leadinglandscaping transformation company, hasintroduced Grassguard for domestic hard-standing areas.

Stocked by Keyline, Grassguard provides a sus-tainable alternative to traditional concrete blockpaving. It has an open grid pattern that allowsgrass to grow through the blocks. The grasscan be cut and maintained like a conventionallawn, enabling water to drain, and giving a‘green’ option for driveways and hardstandingareas in front gardens. Root growth binds theslabs and the base materials together, pro-gressively improving their load-bearing capa-bility and providing the structure with strength.

Keyline have recently worked withWavinPlastics, the UK’s leading manufacturer ofplastic water-management and drainagesystems, to install a pioneeringunderground drainage and stormwatermanagement system – which is thebiggest in the country to date.The surface water attenuation system was installed atJennets Park, Bracknell. It comprises over 29,000individual polypropylene AquaCell infiltration modulesand can cope with the drainage requirements of up to1,500 homes.

Wavin developed the specification in tandem withThames Water and then turned to Keyline to supply thesystem. Says Alan Perrin, Keyline’s England and Wales
