Builders are showcasing quality, value and affordability in the 2010 Central Oregon Builders Associa-tion (COBA) Tour of Homes™, ac-cording to Tim Knopp, executive vice president of the Central Or-egon Builders Association, which sponsors the annual event.

“This year’s Tour is a great oppor-

tunity to highlight that homes are a great value in Bend right now,” he said. “Prices have come down a long way since the highs of 2007, but the quality is outstanding and the amenities in these homes are wonderful.”

There are 37 homes featured on the 22nd annual Tour, ranging from six homes less than $200,000 to one priced at $1.8 million.

“We have 17 homes priced un-der $300,000,” said Knopp, add-ing that this is the best price point on the market these days. “In past years, these homes would have been priced in the $500,000 range. And they still have all the extras you expect in a Tour home. This is the best opportunity for builders to showcase what’s possible.”

Another central theme to the 2010 Tour of Homes™ is environmental-ly friendly designs and amenities he said.

“We have more homes than ever before that are Earth Advantage certi! ed and High Performance Homes,” he said.

This is important not only for the immediate grati! cation found in using sustainable materials and in-stalling energy-saving systems, but also in the long-term cost of main-taining the home.

It all feeds in to the sharp focus on the value and affordability of housing now, explained Knopp.

Tour goers will also notice the diversity of housing in Central Oregon. Size ranges from a 728-

square-foot accessory dwelling unit (ADU) converted from a ga-rage to a ! ve-bedroom, six-and-a-half-bath home in Sisters that cov-ers almost 7,000 square feet.

Locations range from the golf-ing community of Tetherow to Powell Butte to downtown Bend, and styles range from six popu-lar craftsmen homes on Tour in Northwest Crossing to a hip home built by Bend Trend Homes.

Knopp also pointed out a few special homes.

Habitat For Humanity’s three-bedroom, two-bath home in Park-way Village has some of the most innovative green features on the Tour, giving it the honor of scoring the best on the High Performance Home scale.

He also invites people to stop by the one-bedroom apartment in Discovery Park Lodge, the afford-able senior housing complex in Northwest Crossing.

“It’s the type of housing you’d see in a more urban area,” he ex-plained, showing that leasing or

renting are viable alternatives to owning a home in Central Oregon.

While builders like SunWest Builders, PacWest Homes, SolAire Homebuilders and Pahlisch Homes are regulars on the Tour of Homes™, it’s also exciting to welcome new-comers, including the Olsen Broth-ers, HiLine Homes and Neil Kelly.

Finally, the Tour is a great way to explore Central Oregon, said Knopp.

“A home on the Tour creates a great sense of excitement and momentum for a neighborhood,” Knopp said. “This adds a lot of value to that neighborhood and bene! ts other sellers there, too.”

“Despite the economy, people are still trying to ! nd a way to call Central Oregon home,” he contin-ued.

In fact, people plan vacations around the Tour of Homes™, Knopp said, calling months in ad-

vance to get the dates.“And I continue to be amazed at

how far away some of them are … calls from New Jersey and Florida, as well as those from people in Ne-vada and Arizona.”

Builders are “very optimistic” about the Tour this year, sensing that a turn in the market is just about here.

“As I said, prices have come down quite a bit and existing inventory is

shrinking,” said Knopp. “As a re-sult, we’re seeing multiple offers on homes selling right now. We’re also seeing a lot of custom contracts be-ing signed this summer, which will mean even more homes on the Tour next year.”

The 2010 Tour of Homes™ is scheduled for two weekends: July 16-18 and July 23-25. Hours are Fridays and Saturdays from 10 a.m. to 6 p.m.; and Sundays from noon to 6 p.m.

The client approached our Neil Kelly Design Consultant, Michael Mahoney, to help find a permanent home for her elderly parents as they were relocating to Bend. The ultimate plan was to design a two car garage with living space above. This would require dissemblance and recycling of the client’s existing older garage as well as cutting down a huge, old Ponderosa Pine. This tree was used to create lumber, rather than firewood.

The design of the new structure was centeredon the need for safety, comfort and independence. Wide pocket doors were installed in the bedroomand bathroom to make it more accessible. All door hardware was specified as lever handles rather thanknobs. Plumbing fixtures with large levers were also used. An accessible shower was specified with awrap around grab bar. A stair lift was installed tohelp them navigate their new home with ease.
