YOU WANT TO CHARGE ME HOW MUCH?
I’m at the point in my career where I’ve listed a few businesses. Big ones, small ones and others. Ones with more potential than business; some that probably should have been advertised as a good block of land. Many that have had some of the Goldilocks feel about them. Just right! And when listing, each one of them has come to the crunch time of, ‘What’s your commission?’ It can be a religious experience. A common reply is ‘Jesus Christ, that much! Yes, you’ll probably find that most brokers specializing in the sale of accommodation businesses, are certainly charging more than your local agent. But you could get lucky. Some are operating on the smell of an oily rag. I would argue their commercial services and abilities to attract interest and ultimate sale reflect their business model. Not so lucky. I recently had a conversation with one seller who is already listed with a ‘local agent’. Has been for twelve months – not one call, not one inspection. Not a flicker of interest anywhere. You know that agent – the one in the High Street – the one at the pub on Friday night – the one whose business success is dependent on all his residential listings – the one who’ll take the job, probably whack it in the front window and promptly forget about it - until you see him in the pub again. And if he runs to an internet advertising program, your agreement will probably say that if you sell elsewhere, or don’t sell at all, you owe him the cost of the advertising. I’m not saying that the local guy is not a good agent. But let me make an analogy that we would all understand. The heir to your dynasty has woken up with a terrible sore throat. A trip to your GP proves the tonsils have to come out.

Who’s going to get the gig of taking them out? Your GP, or an ear nose and throat specialist? A specialist business sale has little in common with a general residential sale. So, when you come to deciding who you’re going to trust with one of your most valuable assets, this quick check list might just help you in finding a broker dedicated to the task of producing a result – for you!
• Does the broker have a background in the accommodation industry?
• Can he read a Profit and Loss Statement (sometimes called the Financial Performance)?
• Does he have a good working knowledge of the state laws affecting retail tenancies and leases?
• Can he provide comparable sales of like businesses throughout Australia?
• Does he have a network of lawyers and accountants who are familiar with the intricacies of a business sale?
• Will he charge anything for advertising – now or in the future – and how many sites will he use?
• Is he working on a ‘no sale, no fee’ basis?
• Does he have a record of successful motel sales?
• Does he have references?
