LOAN SUBMISSION The system is compatible on a PC or a MAC, and the following browsers are supported:

Follow the steps below to import an .fnm file, with no prior Quick Lock, from your broker LOS, and submit the loan application via Union Bank Wholesale system: STEP ACTION

1 Click APPLICATIONS from the STARTPAGE on the HOME Tab.

2 a. Click Choose File from the IMPORT LOANS window. b. Browse to the .fnm file to be imported. c. Double click on the file.

Note: File should appear in the IMPORT LOANS window. d. Click Import. e. Click OK at Social Security Number Check.

Note: Upload only one file at a time, maximum file size is 64MB.

3 Click Ok at Import Loan.

4 Locate the loan you just imported: a. Use the Search By drop down to search by Borrower Full Names or other filter(s).

Note: A portion of the borrower’s name is sufficient to return search results. Use the % for a wildcard search if using partial loan number.

OR b. Click on LOAN NUMBER column header twice to sort and bring the most recent loan imported to the

top of the list. c. Click on the loan number to be accessed.

5 a. Register the loan by inputting the Broker Loan ID (any identifier of the broker’s choice is acceptable) and Confirm.

b. Click Save.

6 Click Move to Full Submission. Note: Do not select any other Registration option, as the loan will not be recognized by Union Bank.

7 Click Ok at Change Workflow.

8 Property Information

a. Hover over the Pricing tab. b. Click on Pricing Information sub-tab. c. On the Product Parameters sub-tab, click on the Look Up ZIP Code button to populate the County.

Note: If there is more than one city in the ZIP, select the correct one from the pop-up.

9 Pricing Information a. Enter the Value fields that are applicable to the property type and loan request.

The following guidelines will provide more accurate pricing and product selection: Value Best practice Occupancy Code Always Property Type Always Loan Purpose Always Cash Out Purpose If Cash-Out Refi (HMDA tracking) Documents Type Always Mortgage Insurance Options Optional Lien Position Always First Lien Refi of Existing UB Loan? If Refi Compensation Model Always Property Listed for Sale in Last 6 mos. If Refi Refi – Property Acquired If Refi

b. Enter the Credit Score. c. Check the Escrow Waived boxes ONLY if escrows will NOT be collected. The system defaults to

collecting escrows. The red check mark selects all and clears all.

Notes: Employee Loan refers to a Union Bank Employee. DO NOT check this box, unless the borrower is an employee of Union Bank. Do NOT click Prepayment Penalty - No product options will be available.

Click Save.

10 Loan Information a. Click on the Loan Information sub-tab and update Loan Information, as needed

Note: Data populates from the .fnm file. b. Verify the Application Date is correct and if needed select a Closing Date. The Closing Date and Date

of First Payment will be updated by Union Bank, accordingly. c. If the borrower has subordinate financing, click on the Credit Line Worksheet icon next to Other

Financing. 1. Click on Loan Information Sub Tab from within the Pricing Summary

2. Click the Credit Line Worksheet Icon and click the Green to add a worksheet 3. Scroll right to select:

• Account Type - “UB Flex Equity Customer Request or Non-UB” • Loan Type - “Existing” or “New” from the drop down menu • Input the loan amount “Outstanding Balance” or “New Total Credit Line”

d. Enter estimated Cash-out Amount, if Cash out Refi. e. Click Recalc to verify the LTV/CLTV/HLTV, if any changes made.

Note: Assessed Value should remain as $0.00.

Click Save.

Note: For the 2nd Transaction;

No additional action is needed. Union Bank will copy and create the 2nd transaction based upon the information provided here.

11 a. Hover on the Pricing icon. b. Click Run All to display all Plan Types available for the parameters entered.

12 a. View the available plans (as indicated by a check in the AVAILABLE column). b. Click the Compress button to display only available products. c. Double click on the Loan Plan requested,

OR d. Click on the Loan Plan requested and Click OK. Note: Contact your AE before selecting a plan that is not available.

Note: The plan selected is indicated by the black arrow to the left of the available indicator.

13 a. Double click the Points for the lock period and rate you want to select, OR

b. Click on the Points and Click OK.

14 a. Click on the Pricing Information sub-tab. b. Scroll down to view the pricing selected, any adjustments, and the Fully Adjusted Rate/Points.

Note: I/O pricing adjustments and lender paid compensation adjustments are included in the base pricing.

Note: The loan can be locked at this point. However, once locked, changes to the loan amount or product will require an Urgent Change Request form completed and uploaded to the GDR. It is recommended that you wait until just before submitting the loan to lock. Refer to step # 33.

15 a. Hover over the Fees tab. b. Hover over the Fees sub-tab. c. Click on Fees to display some Union Bank default fees in read-only screens. d. Double click on column headers to sort, as desired.

Note: The Broker is not responsible for inputting any fees. Union Bank will input fees from the estimated settlement statement/Loan Estimate provided.

16 a. Hover over the Borrowers tab. b. Hover over the Borrower Information sub-tab. c. Click on Borrower Information from the drop down. d. Update General Information, as necessary. e. If the borrower elects to have their disclosures and appraisal delivered through Secure Document

Exchange (SDX): i. Ensure the borrower’s E-Mail is entered. ii. Click on the Consent to e-mail documents box.

The Consent Given To field is auto-populated. iii. Provide the Borrower with the SDX job aid, located in the Broker Resource Center.

17 a. Scroll down to Current Address. b. Click on Zip Code Look Up button to populate the county,

OR c. If Owner Occupied Refi, click on Copy Property Address Information icon to update from property

address.

18 Repeat steps #17 and #18 for subsequent borrowers. Note: Current Address for subsequent borrowers may also be populated by clicking on the Copy Previous Borrower button.

19 Click on the Assign Applicants sub-tab, if there are multiple applicants. • The DESIGNATION for joint applicants should always show Borrower and Co-Borrower, and have

the same APPLICATION NUMBER. • The DESIGNATION of a borrower that is not joint with another borrower should always show as

Borrower and have a separate APPLICATION NUMBER.

31 Before uploading your loan documentation, refer to the Broker Disclosure and Broker Submission Packages for submission requirements. The Disclosure Package and the Loan Submission Packages are located in the Broker Resource Center. Note: Maximum file size is 64MB, and file must be .pdf format.

a. Click on the Global Document Repository (GDR) icon. b. Click on the Broker Disclosure Package folder.

o Please upload all items on the Broker Disclosure Package Checklist as one combined PDF. c. Click the Browse icon to browse to the location of the document. d. Click on the document. e. Click Upload. f. Repeat steps a-f for the Broker Submission Package Items.

o Please upload all items on the Broker Submission Package Checklist as one combined PDF. o If the Submission Package is larger than 64mb it is ok to have multiple uploads

g. Click X to close the Document Upload window
