Before the world economy tanked, fractional
ownership developments and destination clubs
were gaining traction, offering consumers new
ways to experience luxury vacations. Now, these
options and others like it are returning.
new alternatives provide innovative options for luxury
vacations, but a few also represent a way for property
owners to make even better use of an investment in a
resort home. All are finding favor with value-conscious
upscale consumers.
Second homes are costly assets, requiring 12
months of expense without 12 months of use. Their
owners will frequently journey to the same destination
to justify their investment, rather than exploring new
places, observes Wade Shealy, CEO of 3RD HOME,
an exchange program for luxury properties, which he
founded in 2010. We created 3RD HOME to fill a need
expressed by the most discerning individuals to find a
desirable, safe and trustworthy way to expand the use
of these residences.
Unlike other exchange programs, Shealy main-
tains, 3RD HOME is ideally suited to the luxury sec-ond-home owner. We only accept well-appointed luxury
second homes. We dont require direct or simultaneous
exchanges, alleviating the need to find a willing trader

economy caused a multitude of second-home owners to
consider new opportunities to optimize the potential of
their real estate asset. These second homes are costly
to maintain, and in many cases are worth much less
now than when originally purchased. Owners have lost
the motivation to sell, and at the same time are looking
for new ways to get value from their investment. They
feel increasingly guilty when they choose to travel tonew destinations and leave their home empty. At the
same time, the evolution of the Internet created new
opportunities to share assets and what has been coined

the collaborative consumption movement.
The current economy also has sparked new models
of fractional ownership. Like the second-home market in
general, the fractional sector has been in the doldrums
as special events and custom travel opportunities.
Although some clubs are equity-based, a majority are
not. Most offer an avenue for members to leave the club
and recoup part of their initial fee, which can run well
better than Brent Handler, who founded Exclusive
Resorts, which is now run by Steve Case. In early 2011,
Handler introduced a new club, Inspirato, which cir-
cumvents the financial burden of owning a portfolio of

with transactions in recent years hovering in the $500
million range, down from a high of $2.3 billion in 2007.
The one bright point has been the introduction of tworental-based Destination Clubs; in a short time each has
generated more than 2,000 members.
Destination Clubs offer memberships, which
guarantee exclusive access to a worldwide network of
vacation homes, typically owned by the club, as well
over $100,000. Properties generally are very high-end,
and in prime settings in the best locations. For example,
Quintess Collections residences average $4 million invalue. Exclusive Resorts options include sailing aboard
The World.
In the last couple of years, Destination Clubs also
have undergone reshuffling, with the bankruptcy of a
major club kindling consolidations. Currently, Ragatz
Associates, a consulting firm that has been tracking the
industry with an annual survey since 1999, identifies
six Destination Clubs. Two are based on a new model,
which developers are hoping will be the next generation
in luxury vacation clubs.
Few people know the Destination Club concept
high-cost real estate. Instead, Inspiratos properties are
leased, usually for a long term, to be used exclusively
by their members. Katherine Strauss, vice president ofmarketing for Inspirato, describes this as the secret
sauce that enables the club to pass along savings to
members in the form of lower fees. The initial mem-
bership cost is $15,000, and yearly dues are $2,600.
Additionally, she says, leasing, rather than owning,
means we can be more nimble and add destinations
in response to member demands.
Another new club, Portico, which is an offshoot
of Exclusive Resorts, debuted in 2012. Here, too,
properties are rented rather than purchased by
the club. Like Inspirato, members pay an initial fee,
currently $2,500, as well as yearly dues and nightly
rates for property stays. Justin Halloran, Porticos CEO,
says the rates are on average 30 percent to 50 percent
below market norms for comparable villas and for luxury
hotels. Members save on average $400 a night and can
travel as much, or as little, as they want, thanks to an
innovative pay-as-you-go model.
Both clubs integrate the high level of individualized
service and attention to detail that are hallmarks of
both Private Residence Clubs (another high-end, equity-
based form of shared ownership) and Destination Clubs.
Members are assigned to a travel specialist who works
a 24-hour concierge at each location. Porticos plan-
ners and support staff are called Escapists, and Halloran
says they handle everything down to the groceries in
your fridge and the wine in your cellar. Having an on-

ity or that you really like a certain artist. Our advisors
really go over the top, making sure its the best vacation.
We are not just a vacation service. We really do unique,
special things that make our members proud to be part
of the club, explains Strauss, underscoring the essence
of Inspirato. A private club is first and foremost how we
describe ourselves.
Today, luxury is about having things the way you
want them, when you want them. Our members want
more personal and authentic vacation experiences that
we deliver by learning about their interests and craft-
ing custom experiences to suit their needs, observes
Halloran. Our villa list changes in response to mem-
ber demand swapping out homes in Barbados,
say, for some in St. Barths, because that is what
members want.
Like Destination Clubs, Portico and Inspirato have
location concierge also means guests are not left to cope
with unexpected glitches, even if they involve, say, a
middle-of-the-night problem with the air conditioner.Properties also are scrutinized to ensure they meet

Inspirato invests in properties, often outfitting
them with premium linens and other furnishings. Since
Inspirato rents these properties for a long period of time,
we control and manage them. One of the benefits of
the club is that no matter where in the world you are,
you get a consistent experience and consistent level of
quality, comments Strauss.
3RD HOME also bills itself as a club. Currently,
there are over 1,100 members who pay a two-year mem-
bership fee, which is $495 at the moment, and an addi-
tional fee of $495 per week when reserving a property.
To ensure the highest quality of both members and
their residences, the club does extensive prescreening,

While the answers to some questions remain to
be seen Once the resort market heats up, how manyhomes will be available to rent? Will these clubs be
able to maintain low membership fees? all three
clubs have gathered a good number of members in a
short time.
Looking ahead, Dick Ragatz, founder of Ragatz
Associates, expects demand for all fractional products
to follow and eventually outpace the resort market.
Surveys show shared ownership receives a high level
of approval from consumers. In addition to Destination
Clubs, many Private Residence Clubs offer the flexibility
of 3RD HOME with options to use homes in a range of
locations through established exchange programs with
other residence clubs. Also, most are structured to pro-
vide opportunities for use beyond the time allotted by
the share. In the future, this flexibility will be important
to consumers.
Shealy is equally positive about his model:
Regardless of the economy, when it comes to luxury
second homes, I believe it will become the standard that
second homes will not be sold without a 3RD HOME exchange-type
program included.

ties. And its no surprise that two of these new companies found their
inspiration in London, in anticipation of a boost in demand from the
Olympics. However, their sphere of influence is no longer limited to
the United Kingdom. Onefinestay, which bills itself as the unhotel,
teaming the character of real homes with the services of a hotel, has
more than 700 homes in its London portfolio. Acceptance of the
concept in New York has been even more positive. Just five months
after launching in the Big Apple, their collection numbered a hundred
residences. Services include a welcome to the property and a 24-hour
help desk. Guests can determine what level of services they want to

The world of ceramic tile is experiencing a renais-
sance period in design, and opening more design
avenues than ever before. More and more people
are taking notice and incorporating ceramic tile into their
homes in unique and interesting ways.
Manufacturers are discovering that customers anddesigners are intrigued by bold tile choices and the chal-
lenges, and opportunities, they present. Todays top tile
trends include mixed patterns, new neutrals, texture and
bright accents.
I think that tile choices are getting bolder due to
optimism in the economy, explains Lori Dolnick, who
represents Tile of Spain. There is a trend towards person-
alization. The combination of bolder options with person-
alization or customization, further pushes design limits in
the home.
Another contributing factor to the bolder trends
is a smaller world, according to Dolnick. In Eastern
Europe and in Asia, colors have been popular for a while.
And now, with everything being easily accessible online,
people can research and see whats out there and put it
into their homes.
At trade shows, manufacturers often highlight the
mix-and-match trend, to show designers and consumers
the possibilities of design opportunities.The mix-and-match trend is sort of a transitional
style element it can include medieval-inspired geomet-
ric shapes and colors, with newer elements such as bright
accent colors.
The most popular of the trends are the new neutrals
and textured tiles. The new neutrals differ from the old
neutrals in color scheme. In the new neutrals, there are
more grays, blacks and deeper, richer neutral tones.
New neutrals are on trend now, explains Dolnick,They are the most popular kitchen color. Gray was popu-
lar in Europe two years ago, and now the trend is reaching
the American market.
Bright accent colors go hand in hand with new neu-
trals, as a pop of color to add a spot of interest or to draw
attention to a design element.
Texture tiles are also popular because they are more
refined and defined, states Dolnick, compared to when
they first came out.
Textured tiles are gaining in popularity because it
presents designers and architects with a challenge, but
are highly customizable for the client.
Texture allows the designer freedom to create. For
instance, states Dolnick, if there is space behind the tex-
tured, tiled wall, lights can be installed behind to create an
interesting look.
The 3-D printers used to create the tiles have
improved so much with technology over the past few years
that the tiles not only look, but even feel like the materialthey are designed to look like.

marble faade being removed because it was deterio-
rating from the elements. And, when I walked inside,
the marble flooring was so slippery from the rain and
everything on peoples shoes, so I tried my hardest to
just stick to walking on the carpet. And now, with all the
advances in tile construction, I think of how you could
have had the marble look with a non-slick surface,
says Dolnick.
Ceramic and porcelain tile is itself a long-lasting
flooring option, but with advances in technology and
construction, tile flooring can be made non-slick so it
can be placed on stairs, in high traffic areas like anentryway and even outside, around pools and on decks.
Tiles can be used as an exterior covering on
houses and buildings, and possess technology that
cleans the air as it passes through into the home.
Other advances include glowing tiles that absorb light
and can reflect it back during power outages. These
glow tiles are being utilized in hospitals, so if a power
outage occurs, people can see well enough to exit the
building safely, explains Dolnick.
As evidenced in designs throughout Spain, tile
can be utilized as a design element anywhere on
floors, walls and the exterior of buildings.
There is a preschool in Spain that I had the
opportunity to visit and its all tiled exterior. It is three
separate buildings, done in variants of primary colors
and it is just stunning, states Dolnick.
Ceramic and porcelain tiles are the main con-
struction materials in Spain. Comparatively, tile is not
used that often in the United States, but Tile of Spainand the Spanish Ceramic Tile Manufacturers Asso-
ciation (ASCER) have collaborated with the Harvard
University Graduate School of Design on conferences,
workshops and research projects with students to
change that.
The Cersaie Trade Show in Italy occurred at the
end of September, highlighting current trends and giv-
ing designers a look into future trends. The trends con-
tinue to evolve as gray neutrals made a big showing.
I predicted seeing a lot of distressed wood,
which I did, but also some polished woods, which was
a surprise. Stone looks are still very strong, and design-
ers are creating new looks in tile that arent found in
nature, says Dolnick.
Another trend for the upcoming year is vintage
and distressed looks, like distressed wallpaper, for
instance, explains Dolnick.
Porcelain and ceramic tiles are continuously
growing and changing in styles and designs. The vari-ous textures, palettes, colors and combinations provide
many opportunities for the designer and customer to
create a high-end, one-of-a-kind look.

High Profile DesignA Look at a Renowned Architectural Icon

You can only build a skyscraper so
tall before zoning codes, a clients
demands or gravity puts a limit
on its design. Through an innovative yet
practical approach to architecture and
interior design, New York City-based
architect Ismael Leyva is challenging
whats possible, and reshaping some of
the most famous skylines in the world.
From Central America to New York City, to
China and beyond, Leyva is redefining the
limits of high-rise design.
Born in Mexico, Leyva attended
school in Veracruz, graduating from theFaculdad de Arquitectura in 1977. An
opportunity to help his fathers friend
build a hotel brought Leyva to Acapulco,
where he met his first wife, an American
from New York. Upon completing the
construction of the hotel, Leyva travelled
to America with her, finding himself in the
city that, according to him, is an archi-
tects paradise.
New York is where everything is
happening, Leyva says. As an architect
its a dream to be able to contribute to a
city like New York.
At the start of his career, Leyva
hardly spoke English. He worked at vari-
ous firms that dealt mostly with residential
high-rise buildings, but the young archi-
tect recognized the potential to grow his
career independently as the leader of hisown firm.
Every time in my life that I de-
cided to do something, especially some-
thing related to my profession, I decided
to be the best or one of the best. That is
my policy as a person. When I went out
on my own, I had people tell me I was
taking a risk, dont do it, youre doing well
the way you are. I didnt listen. I knew I
could contribute better as an architect of
my own firm.
Leyva rented a desk in a friends
office and began contacting past clients
until he was commissioned by global
real estate company Related Companies.
Working in association with Robert A.M.
Stern on The Chatham, a 32-story luxurycondominium on East 65th Street, Leyva
began to assert himself as an indepen-
dent architect. In 1996, Ismael Leyva
Architects PC was born, now recognized
internationally as a leading architecture,
interior design and urban planning firm.
Leyvas success didnt just flour-
ish from his personal drive, but also
from an innate ability to see the poten-
tial in building sites that are considered
challenging and limiting. Downtown in
Hells Kitchen on 48th and 8th, Icon, a
43-story luxury condominium, exempli-
fies the architects vision.
Considered a redefinition of the
New York City skyline because of its unique
proportions built on a 24-foot-wide lot
Leyva designed Icon on a site where other
builders and architects didnt think con-struction was possible. After its completion
in 2009, Icon fostered the development
of the lower 8th Midtown area, according

to Leyva. The way his design took into account the existing
feel of the area ignited a transformation while preserving
the vibe of the neighborhood.
Other developers didnt think something could
be built in such a small space, but we were able to get
the aesthetics, as well as function.

tion for Leyva. He takes the culture and lifestyle of the
people using his structures into consideration, as well as
the surrounding environment.
Torres Paseo Colon the tallest building in San
Jos, Costa Rica, completed by Leyva in 2012 show-
cases this contextual approach to design.
The way people live in Costa Rica is very differ-
ent, Leyva says. They spend a lot of time outdoors, so
we designed every unit with a balcony and terrace. You
adapt the design to the lifestyle, customs and culture.
Back in New York, Leyva is currently working onThe Charles, a 31-story luxury tower on the Upper East
Side. Instead of taking advantage of a tropical climate
with balconies and terraces, Leyva designed The Charles
with a glass faade, adding windows to maximize views.
I show clients the possibilities of their visions,
but I always look out for the interests of the architecture
and the interests of the people who will be living in the
space, he says.
Leyva has also incorporated a commitment to
the environment into his career. Ismael Leyva Architects
is built around a philosophy that is ecologically respon-
sible and functional. The firm utilizes a network of part-
nerships to connect clients to resources that will foster
environmentally responsible, cost-efficient building.
As an architect, I feel like I have more responsi-
bility then other professions because we are responsible
for things like materials and conservation of energy. To me,
its a very serious problem we have in our world, and I try
to apply some of the systems that will preserve our planet.
According to Leyva, seeing his designs transform
from scraps of metal to soaring structures is the most
exciting part of his job, while talking to the people living
in and using his buildings is the most rewarding. Leyvaand his firm plan to delve into markets in the Middle East,
Central America and Asia to diversify business and con-
tinue challenging the possibilities of architecture.
