Based on commercial rents from the F+B and office, and subsidized rents from events and craft retail / workshops

A designed approach to minimize negative environmental impact, both in construction and operational phases
FINANCIALS – HOW TO INVEST
• Charitable donation to overall project – target $1.5m
• Sponsor a space or activity– target $600,000
• Social Investment (~10% IRR) – target $3.9m
• A Special Purpose Vehicle (SPV) is being set up which has ‘charitable objects’
• A The SPV will be governed by a Board of Directors who represent the interests of the SPV
• The SPV can raise international or domestic capital, investment, debt or donations
• The SPV will be granted a long lease on the building from the government
• The development phase of the project would be led by Turquoise Mountain
• Once complete the building would be managed by a management company which will report to the SPV Board
