Housing,, hostels, apartments

Designing for `Group-Accommodation’ facilities poses a different kind of challenge, as an architect does not know the specific user. He has to use all his experience to come up with designs which most people will like to live in, if not all. Socio-cultural aspects of the likely user group has to considered. Community activities and interactions have to be encouraged through design. Maintenance, Security, Child Supervision etc. are crucial aspects to be considered.

Houses, farmhouses

A house is one of the most challenging design excercise for any architect. He has to interact, understand and interpret each client’s sense of space, requirements, beliefs and aesthetic preferences. From giving quality spaces and services to the intricate finishing such as flooring patterns, fixtures, wardrobe details, to manicured gardens, it’s a continuous endeavor to give the best.

JNPT Township, Mumbai

•This Township was developed to meet the housing needs of the newly built Jawaharlal Nehru Port in New Bombay. •The Township, one of the largest ever built, occupies over 300 acres of land and houses about 2,500 dwelling units in four categories. •The Master Plan has three Neighborhoods with provision for the fourth. Each of these is organized around a Neighborhood Green and together they form the Town Centre at the middle of the Township.• All the central facilities like Shopping Centre, Clubs, Sports etc, are located here. •The Plan was developed in a `Garden City’ concept with ample open space and greenway. •Houses in the form of low-rise apartments are tightly clustered around pedestrian spaces. Vehicular roads have been kept to the minimum and are totally segregated from the pedestrian movement system.

Page 25: Upal Ghosh

JNPT Township, Mumbai

Page 26: Upal Ghosh

Shopping Centre at JNPT Township

•The design of the Shopping Centre is a combination of both traditional extrovert and contemporary introvert shopping forms. Strategically located in the Town Centre, it faces the approach plaza with `open arms' of visible shops. •At the other end it connects to the cultural square of clubs and community facilities through a two storied mall with an impressive vaulted ceiling with skylights.   •Being the only commercial facility in this large township, spaces of various sizes and types have been provided to cater to the different needs of small shops, department stores, restaurant, bank, post office etc. A separate area has been allocated for vegetable, fish and meat market. •The architectural character has been kept simple with designated spaces for signboards and hoarding. The entrance has been emphasis with a tall arch at the middle which intern becomes the vaulted roof over the Mall.

Administration Building, JNPT

•Located at the highest point on top of the Sheva hill, the building enjoys a commanding view of the Port and the sea beyond. The structure dominates the landscape by it’s location not by its’ size.• Although over 6000 square meter in area, the building is basically a low rise structure, sprawling into the undulating terrain hugging the slopes with a split level design .•The objective was to create an unconventional working environment different from the usual Bombay high rise offices.• Versatile office spaces have been created in a modular form where each module is a building block with a courtyard surrounded by offices. •The beautifully landscaped courtyards bring nature within the building. The office spaces are suitable for both large open offices and small cabins for officers.

Housing at Jawaharlal Nehru Port Township, New Mumbai  •Creating attractive housing for the staff of JNPT in this isolated location far from Mumbai City, was a challenging effort. Everything had to be `different’ from typical Mumbai high-rise apartment housing. •As land was not scarce, low-density low-rise development option was adopted. Small blocks of houses are layed out in a `garden city’ concept, where `greenery’ subdues the buildings and pedestrians have their right of way.   •There are four types of dwelling units provided in this township of over 2,500 families. The smallest ones of about 45 sqm each (Type-A) are grouped in four-storey walk-ups with 16 units in each block. •The Type-B houses of 60 sqm are places in three storey blocks with six units in each and the Type C houses of 75 sqm are in two-storey blocks with only four units in each. In each one of these dwelling types care has been taken to ensure ample natural light and ventilation. •Parking garages, sit-out balconies, drying places etc. have been provided in all units. The type D unit is designed for the high officials of JNPT. Each is a three bedroom duplex unit having individual plots with car porch, gardens and terraces.

Ferns Club, Bangalore Fern city club is essentially a residential club i.e it is basically meant to serve the recreational interests of the inhabitants of residential layouts developed by Fern Builders and Developers.

Salient features•Fern city club reflects an aesthetic, functional and cost effective design with an essence of local architecture. •Private parties or functions are the revenue generating activities of the club. Hence, the layout has been planned for twin functions in a manner they do not interfere with each other. •Facilities provided also include- Swimming pool, Indoor badminton courts , Billiards and snooker room , Squash court , Banquet hall , Restaurant and bar etc. •Land area available for the club being very less, ground coverage has been minimized to allow maximum area for the soft landscape areas, swimming pool and deck areas.

Page 38: Upal Ghosh

•As a cost effective energy efficient solution, all the slope roofs are Mangalore tile roofing on ms trusses with under tiling. •The walls have been cladded partially with sira gray y granite a local material to give a feel of traditional construction method of the region.

Sanskriti Kendra Anandgram, Delhi

The Kendra accommodates a varied range of activities connected with art and culture both in traditional and the contemporary sense. It is spread over 3 hectares on the foothills of the Aravalli range. Salient fretures•Developments on the site are basically organic. The natural features on site – the rainwater channel that ran down the center and the existing clump of trees were the major structuring elements of the layout plan. •A basic movement pattern together with the entry points was defined with activity zoning to regulate the location of buildings and other structures according to function. This explains the absence of an articulated complex.•The buildings are semi-rustic in appearance and very scaled down in proportions. •They have been sited in a manner as to leave plenty of breathing and strolling space between them, but not so far apart as to create a sense of cold isolation.

Page 41: Upal Ghosh

•Although generously proportioned windows possibly admit a lot of sunlight, the orientation of all the buildings has been planned so as to have minimal dependence on cooling systems. •The rich earthen colour incorporated in a cement paint coating, applied to coarse-surfaced cement, is redolent of unspoilt natural landscapes and the ubiquitous, mud-plastered Indian village. •Landscape – a judicious mix of formality and informality both in plant and hard landscape characterizes the Kendra. •Geometric forms, pavements, paths and hedges intersperse the lawns, vans, the nahar and meandering paths. •Approx cost: 30lacs
