CHIPPEWILL COMMUNITY NEWS A newsleer of the Chippewill Condominium Associaon August 2020 Update on Property Maers & Construcon The past several months have been very busy, with construcon projects started, and issues for the good of the com- munity proposed, discussed and decided upon. Below is a summary of these maers: The proposed Declaraon Amendment giving the Associaon borrowing authority (informaon and a ballot to vote on this was provided to unit owners earlier) passed with 199 Yes votes — more than the 75% unit owner votes required to approve the amendment. The Associaon gives a big Thank Youto David, Maria and Stacy for the me spent canvassing the community to make sure all owners turned in their ballot. This team worked diligently in support of the Amendment and spent several nights collecng ballots for the Board. We are waing for a recorded copy of the amendment that was filed by our aorney,but been advised that there is a delay due to COVID-19. Once the recorded document is received by the Board, a copy will be sent to every owner to keep with the Declaraon & Bylaws everyone receives at their closing. Roofing The roofing company started work replacing roofs last week on Smoketalk Lane, and as addional units are scheduled for the work, Muth Roofing will place a door hanger on each unit advising of the date and me work will begin on that building. Residents must do the following to protect exterior belongings before the roofers arrive: - Remove any wall hangings or decoraons. - Move furnishings or valuables away from the walls. - Remove any yard decoraons or other personal items to protect them from damage. - Please MOVE ALL VEHICLES from the garage and outside work area while the roofing crews work on and around your unit and building. Siding a noce indicang date and me of siding replacement will also be given to owners advising when the crew will begin work on their building. Unit owners (or tenants) must do the following before the work begins: - Remove everything off the building exterior and outside around the units to allow crews to perform the necessary work. This includes taking down satellite dishes, awnings, string lights, security cameras, special light fixtures, etc. It is recommended that owners also remove items from the interior walls to protect them from falling/breaking during the roofing and siding installaon. NOTE: The roofing and siding warranes state that nothing is permied to be aached to the new siding or trim, or to the roof. Doing so will void the Associaons warranty. When the work is completed, satellite dishes must be in- stalled on a pole inside each units limited common area — and owners will need to contact their cable company to arrange for this. If anything is reaached or hung on the siding, trim or roof, any violang unit owner will be charged the removal cost (and incur any replacement charge) for such items. Mailboxes and addresses will be reaached to the buildings by the siding contractor so that the warranty is not void. Security cameras may not be reaached with- out Board approval in order to be sure the installaon is performed properly and does NOT void the warranty of the new siding. Other items may be aached using 3M Command strips — and may not penetrate the new siding or trim. Owners who disregard these rules about aaching items on the exterior using nails, screws, or other fasteners will be held responsible and must remove the items, and will be charged for the replacement siding and labor charges. Its been a hot summer but fall and beauful foliage at Chippewill is not too far away! Message from the Board Its been a difficult and challenging year so far — and we are all ready for a return to life as we know it! The Board encourages everyone to connue to wear a mask and social distance — and otherwise remain healthy and safe as together, we wait for the coronavirus to get and stay under control. Like you, we hope for an end soon to the issues COVID-19 has brought to our community and state, enre country and the world.

Update on Property Matters & Construction The past several months have been very busy, with construction projects started, and issues for the good of the com-munity proposed, discussed and decided upon. Below is a summary of these matters:

Update on Property Matters & Construction (cont.) There are a number of other considerations that unit owners/tenants need to be aware of and adhere to during the roof and siding work, and these include:

Parking during the renovations … We know parking away from your unit could be an inconvenience; however owners must not ignore existing parking regulations because of the construction. Continue to follow the Associ-ation’s parking rules — for yourself and any guests. Some of the guest parking areas will be used to hold con-struction materials and will limit availability of those parking spots. Tell guests to instead park on Blue Jacket, especially during the day when the crews are working and using additional equipment. Pay attention. One of the crew workers was nearly hit by an owner who was driving and not paying atten-tion. We have also received complaints about vehicles speeding through the construction areas. It would only take one incident that turns into a serious injury or fatality. PLEASE OBEY ALL PARKING RULES AND THE SPEED LIMIT OF THE COMMUNITY.

A project board is under construction and will be available soon. This will be situat-ed at the pool on Smoketalk Lane, and will provide information on current and upcoming projects for everyone to see.

Please do not interrupt or otherwise disturb the crew members doing the work. If you have an issue or concern, call Case Bowen at (614) 799-9800 ext. 31 or contact the Board by email to [email protected].

Remember, owners are asked to remove their vehicles from the work areas during the hours the crews are on site working — you can return vehicles to your garage or assigned spaces when the workers leave for the day.

Contractors will provide magnetized sweeps during the day and each night before they leave to pick up any nails, staples or other type of fastener that have fallen to the ground.

Your cooperation is appreciated during the time when these construction projects are underway — and we apologize for any temporary inconvenience. Please remember that this work is being done for the benefit of ALL 250 unit owners whether you voted "yes," "no" or didn't return your ballot. The construction projects will increase your property val-ue, lower utility bills, and give a fresh new look to buildings throughout the community.

Other Pertinent Matters It’s again worth repeating that when walking your dog(s) on the property, dog waste must be im-mediately picked up and properly disposed of. Pets must also be leashed and kept under control at all times — do not leave pets tethered and left unattended. Remember that trash cans go out for pick-up the night before trash is collected and should be re-

turned to your unit by the evening of collection. The annual board meeting when owners are invited to attend was cancelled for 2020 due to the state mandate that restricted gatherings of more than 10 people. However, the board continues to work on behalf of all unit owners and the community, and conducts monthly business remotely. Recent board updates include: The Board will revisit the purchase of new playground equipment after roofing and siding work is completed. In accordance with the Association Bylaws, nominations are submitted by mail. This year, there were three board

terms expiring and the Association received three nominations in the mail. The nomination forms returned were from Chris Campbell-Acosta, Kelly Castle and Trish Morrow. This allowed the Association Board to move forward and fill the three expiring positions. Congratulations to Chris, Kelly and Trish.

Chippewill Handbook The Chippewill Condominum Unit Owners Association provides a Handbook to all unit owners — this is your guide to information and regulations about the Board, the units and other important aspects of the community and condo own-ership. This handbook is also available online to view or download. There have been a number of updates made to the handbook recently, which are shown below.

Violations and Enforcement Fines, page 10 … Owners in violation of the rules will be sent an initial letter to correct or cure the violation. If the owner contin-ues to be in violation, the owner will be sent a second letter, which is an enforcement assessment with a right to a hearing with the Board. Enforcement fines of $100.00 will be charged to the unit owner’s account.

Modifications Allowed Without Board Approval, page 11 … Free-standing and hanging potted "live” plants are encouraged (no plastic plants please!) along with planting of annual and perennial flowers in any existing bed. Cooperation with neighbors is encouraged. Please note that any creation of new beds requires Board approval. Natural wood (cedar or redwood) planter boxes on deck rails are approved. Caution should be taken to ensure that no damage is done to the unit or rail, as the unit owner is responsible for repairing any damages. All types of outdoor feeders (including bird feeders) which dispense seeds, nuts, corn, bread, suet, etc. to birds or other animals are prohibited. Residents are permitted to have one free standing hummingbird feeder which dispenses sugar water. Front doors to units (doors only, not the frame) may be painted black or dark brown in color. Storm doors have been approved by the Board. They must be black, bronze tone or dark brown in color, and they must be attached to the existing door frame.

Modifications Not Permitted, page 12 … Owners may NOT attach/secure items to the new siding installed in order to maintain the 50-year warranty provided by the manufacturer.

Feeding of Wildlife Animals is Prohibited (raccoons, squirrels, possum, duck, geese, etc.) page 14 … The community contracts annually with a licensed trapper to have animals caught and removed from the prop-erty, in accordance with the laws of the state of Ohio. The Association contacted ODNR in regards to the proto-col for removing animals and is following proper procedures. The Association was also informed that feeding of the wildlife animals or leaving pet food outside overnight will attract them up to the units. Therefore, the Association is prohibiting unit owners from feeding the animals to decrease the need to trap and remove animals from the Association property. Any resident found feeding the animals will be assessed an enforcement fine per occurrence.
