New Hampshire Residential Home Sales Climb Again

New Hampshire residential home sales saw a second consecutive significant monthly increase compared to the same period a year ago, according to data released this week by the New Hampshire Association of REALTORS (NHAR).

And while NHAR President Tom Riley continued to stress that all comparisons are still influenced by the 2010 home buyer tax credit and its subsequent expiration last June, he said the last two months have been a welcomed change.

"We don't consider these large monthly increase to be quite as substantial as they might appear at face value, but we continue to believe that there is stabilization underway in the housing market," he said.

There were 1,120 residential home sales in New Hampshire in August, a 14 percent increase from the 979 that were sold in August 2010. That came on the heels of a 29 percent increase in unit sales for July.

Meanwhile, the median price of those homes remained relatively stable at $210,000 in August a 2 percent drop from the $215,000 median price of August 2010.

That news from NHAR came shortly after a report from the New Hampshire Finance Authority which said August delinquency and foreclosure indicators showed "improvement," adding "This could mean that we're beginning to trend toward recovery in the housing market."

While noting that future housing market improvement is dependent on broader economic conditions, Riley said he is pleased with the recent news in as much as it will help potential buyers and sellers breathe a little easier.

"We continue to believe that fundamentals are sound in terms of home ownership being an excellent long-term economic and social investment," he said. "Being that perception is reality, though, we hope that the recent news will help to move that broad perception more in line with what we believe to be the continued reality of the housing market."

In local markets, August unit sales increased in eight of 10 counties (while remaining the same in Coos and decreasing in Sullivan), while four of 10 counties saw an increase in median price, including a 27 percent jump in Carroll and 23 percent in Grafton.
