AUDI DELIVERS FIFTIETH NEW GENERATION R8 LMS TORONTO - Audi Sport customer racing handed over the fiftieth Audi R8 LMS to a customer team in motorsport last week. The squad of Yaco Racing based in Plauen took over the GT3 race car at Audi Sport's Böllinger Höfe site. Audi is one of the most popular suppliers of the new generation of GT3 race cars. Only half a year following the production launch at Böllinger Höfe, Chris Reinke, Head of Audi Sport customer racing, handed over the fiftieth car of the new generation. "We achieved the mark of fifty race cars sold in clearly less time than with the predecessor model," says Reinke. "This is a result which all employees of Audi Sport customer racing can be proud of in the fiercely competitive global GT3 market." Audi is represented in all renowned national and international GT3 racing series on four continents with the Audi R8 LMS. The company produced 137 cars of the preceding model, combined with the fiftieth R8 LMS of the new generation now totaling 187 GT3 models having been made in Neckarsulm. The R8 LMS is based on the high-perfor- mance sports car for the road with which it shares 50 percent of its components, including the production V10 engine. Audi says the new Audi R8 LMS surpasses the safety requirements of the GT3 regulations that was introduced this year thanks to a modified structure of the front end and a CFRP crash element at the rear that is being used for the first time in a GT3 race car. As a matter of fact, the R8 LMS meets the crash test requirements that apply to the much lighter Le Mans prototypes (LMP) such as the Audi R18 e-tron quattro. TORONTO - Toronto Real Estate Board President Mark McLean an- nounced that TREB Commercial Network Members reported year- over-year growth in total commercial leasing activity reported through TREB's MLS® System for the first quarter of 2016. Lease agree- ments were signed for a combined 6,381,533 square feet of indus- trial, commercial/retail and office space. This result represented a 6.9 per cent increase compared to the first quarter of 2015. The amount of space leased was up for all three major market seg- ments. Industrial space accounted for approximately three-quarters of total leased space. The average industrial lease rate, for properties transacted on a per square foot net basis with pricing disclosed, was $4.93 - down from $5.40 in Q1 2015. The commercial/retail lease rate was also down from $19.30 in Q1 2015 to $19.08 in Q1 2016. In contrast, the average office lease rate was up to $14.18 compared to $12.54 last year. It is important to note that year-over-year changes in average lease rates can result from shifts in market conditions and from changes in the mix of properties leased from one period to the next. "The uptick in the amount of commercial space leased in the first quarter is a promising sign and may follow along with the strong result for Canadian economic growth recently reported by Statistics Canada for January 2016. What was interesting from the most recent GDP release was the fact that goods producing sectors were key drivers of growth, which is obviously a good news story when it comes to industrial-focused properties," said Mr. McLean. The total number of combined industrial, commercial/retail and office property sales through TREB's MLS® System amounted to 222 in the first quarter. This result was down from 287 sales reported during the same timeframe in 2015. Sales were down for both the industrial and commercial/retail market segments and up for the office segment. Average selling prices on a per square foot basis for transactions with pricing disclosed held up well compared to last year. Industrial and commercial/retail pricing was up annually, while the sale price for office properties was down.

Impulsive? You may be prone to substance abuseNEW YORK, (IANS) Individuals who are prone to seeking inspiration and impulsive in nature may havedifferences in the structure of their brains, says a new study, adding that those differences may inclinethem to substance abuse. The results of the study revealed that changes in brain structures lead to thetendency to act on impulse as well as heighten the use of alcohol, tobacco, or caffeine."The findings allow us to have a better understanding of how normal variation in brain anatomy in thegeneral population might bias both temperamental characteristics and health behaviours, including sub-stance abuse," said Avram Holmes, psychologist at Yale University in US.Individuals, who repor ted increased impulsivity and sensation seeking, had reduced cortical thickness,or gray matter-- the brain regions involved in decision-making and self-control. The strongest links wereseen in the anterior cingulate and middle frontal gyrus -- brain areas related to the ability to regulate

emotions and behaviour. For the study, published in the Journal of Neuroscience, the team examined the variability in brain struc-ture among 1,234 males and females aged 18 to 35 with no history of psychiatric disorders or substancedependence. Using magnetic resonance imaging (MRI), the researchers measured the size of par ticularregions of the brain for each par ticipant. The par ticipants also completed questionnaires assessing traits associated with sensation seeking andimpulsivity such as their need for novel and intense experiences, willingness to take risks, and a ten-dency to make rapid decisions. The par ticipants also reported alcohol, tobacco, and caffeine usage.

EAT WALNUTS TO KEEP AGE-RELATEDHEALTH ISSUES AT BAYLONDON, (IANS) Daily consumption of walnuts can help in healthy ageing, while also improvingthe blood cholesterol levels and maintaining good gut health, finds a new study. The findingsshowed that intake of walnuts, especially by the elderly, can boost the good fats and othernutrients as well as lower obesity and blood cholesterol levels.Initially found to increase body weight, the study's preliminary results demonstrated that dailyconsumption of walnuts for one year by a sizable cohor t of older adults had no adverse effects ontheir body weight. "Given that walnuts are a high-energy food, a prevailing concern has been thattheir long-term consumption might be associated with weight gain," said Emilio Ros, director of theLipid Clinic, Endocrinology and Nutrition Service at the Hospital Clinic of Barcelona, Spain. For the study, the team instructed 707 healthy older adults to add daily doses of walnuts (ap-proximately 15 percent of caloric intake) to their typical diet or to consume their usual dietwithout nuts. The par ticipants were not given advice on total calorie and macronutrient intakeor food substitution for walnuts. After a year, both groups showed similar results for weight gain, triglycerides and HDL (or'good') cholesterol, but those eating walnuts experienced significant LDL (or 'bad') cholesterolreductions. "We will fur ther assess how walnut consumption may affect, among other out-comes, cognitive decline and age-related macular degeneration, conditions that were majorpublic health concerns," Ros added.

Choir singing boosts immunity to fight cancerLONDON, (IANS) Choir singingcan be useful in fighting againstdeadly diseases, reveals a studyadding that the group activity canhelp put people in the best pos-sible position to receive treat-ment, maintain remission and

suppor t cancer patientsAccording British researchers, singing in a choir for an hour is asso-ciated with significant reduction instress hormones -- cortisol -- and in-crease in quantities of cytokines -- pro-teins of the immune system -- which

can boost the body's ability to fight seri-ous illness."We have been building a body of evi-dence over the past six years to showthat singing in a choir can have arange of social, emotional andpsychological benefits and now

we can see it has biological ef-fects too," said study co-authorIan Lewis from Tenovus CancerCare in Britain."This is the first time it's beendemonstrated that the immunesystem can be affected by sing-ing. It's really exciting and couldenhance the way we suppor tpeople with cancer in the future,"Lewis added in the paper published inthe journal ecancermedicalscience. Many people affected by cancer canexperience psychological difficul-ties such as stress, anxiety anddepression. The study tested 193members of five different choirsand found that those with the low-est levels of mental wellbeing andhighest levels of depression experi-enced greatest mood improvement, as-sociated with lower levels of inflam-mation in the body. Choir members gavesamples of their saliva before an hourof singing, and then again just after, which were analysed to see whatchanges occurred in a number ofhormones, immune prote ins, neuropeptides and receptors.

Meditation may help teens eathealthy, exercise moreNEW YORK, (IANS) A team of US researchers has found thateasy mediation lessons can help adolescents combat obesityby raising their awareness of healthy eating and exercising. The findings showed that mindfulness-based eating aware-ness training encouraged teens to eat healthier and exercisemore and marginalised their tendency to gain weight."This gives us a safe, inexpensive intervention that couldbe translated into a real-world program for overweightkids," said Vernon A. Barnes from Medical College of Geor-gia at Augusta University in the US. "If you can make apractice of keeping the awareness with you at every meal, this could benefit you throughout your life," Barnes addedin a paper published in the International Journal of Comple-mentary and Alternative Medicine. The study of 40 adolescents looked at the impact of mind-fu lness approaches on the d ie t , exerc ise and eat ingbehaviour of ninth-grade adolescents, which continued 12-week sessions of mindfulness intervention. The majorityof the adolescents were overweigh; most had bad eatinghabits and most were black.Intervention star ted with easier techniques such as breathingawareness meditation, where students focus on the move-ment of their diaphragm as a way to learn to pay more atten-tion to their bodies. The sessions also included researchersusing chocolate to increase awareness of taste and taste sa-tiety, explaining how emotions can trigger overeating as wellas the benefit of mindful movement, including using pedom-eters and walking meditation.

Treating depression can lowerheart disease riskNEW YORK, (IANS) Depression is a known risk factor forcardiovascular disease. However, a team of US researchershas found that effectively treating depression can reduce aperson's risk of cardiovascular problems - stroke, hear t fail-ure, hear t attack or death. The researchers found effective treatment for depression canreduce a patient's heart risks to the same level as those whonever had shor t-term depression. "Our study shows thatprompt, effective treatment of depression appears to improvethe risk of poor hear t health," said Heidi May from Intermoun-tain Medical Center Hear t Institute in US."With the help of past research, we know depression affectslong-term cardiovascular risks, but knowing that alleviatingthe symptoms of depression reduces a person's risk of hear tdisease in the shor t term, too, can help care providers andpatients commit more fully to treating the symptoms of de-pression," she added."The key conclusion of our study is: If depression isn't treated, the risk of cardiovascular complications increases signifi-cantly," May stated. The team compiled information from 7,550par ticipants, who completed at least two depression ques-tionnaires over the course of one to two years.
