Chinachem has used BIM either directly or indirectly for various on over 9 projects. Implemented on the advice of Joe Wu of our Quality and Cost Control section, we have 4 major projects outsourced to BIM consultants at the moment. • Asian House, Hennessy Road new office

building.• 3 MacDonnell Road, luxury apartments.• University Heights, high quality apartments.

• TW5 Cityside, MTR project of 949 units and

commercial podium.

How we use BIM

It would be good if all consultants had BIM and the implementation and management could be through the lead architect. As our projects have been implemented quickly we were not able to determine if this could be done in a cost effective manner

As a result we use BIM consultants for the task. Currently we are using WSP on three projects and Construction Virtual Prototyping Ltd on another.

• This animation is at least the 5th version• The 1st version was built from BD Submission (Structural)

Drawings but it was seen infeasible when the animation is shown• Issues were identified when watching each version and revisions

were made afterwards• If the exercise is NOT carried out, BD Submission (with an

infeasible scheme) can be made earlier but Approval is useless• Similar exercises in other projects have 8 revised Programme

and/or Methodologies in 2 weeks just because it is seen infeasible

• Issues were identified when watching revised versions and changes made before submission

• If the exercise had not been carried out, the BD Submission could have been earlier, however a rejection may have happened, then after resubmission the time would have been longer.

MAJOR BENEFITS• Visualization. Easier for all types of people which

helps understanding.• Verification. Design can be checked and before

tender is out, reducing risk of clashes, rework and variations.

• Measurement. Quick check of quantities can be used for cost planning and cross verification.

• Time management. Programmes and sequencing of works can be developed in 3D to test the logic and timeframes.

• Handover procedures can be improved.• Sales. BIM for input for the sales brochure

information for presale consent.

CHALLENGES. Lack of knowledge and understanding of the

usefulness of BIM. Input/output knowledge? Fear of the unknown! Why do we need BIM, the consultants will

coordinate the drawings? Why have a BIM consultant, give it to the lead

architect? Why spend money on BIM? Design changes.

SUGGESTIONS We need to have consultants input earlier to

avoid a reactive approach. We need to try to minimise changes, manage the input quality and process better.

Educate and encourage Project Teams to learn about and understand BIM to add to their skill sets.

As management, we need to ensure we are getting value for money. Fees are approx 0.10% of the contract cost but when the lump sum is viewed it is considerable. We therefore need to ensure the BIM consultant is proactive and helps with quality output.
