Life on Long Island can be hectic, fast-paced, exciting and loud, which is the way Long Islanders like it…most of the time. But when those overwhelming moments leave you longing for a quiet, peaceful getaway, Kuplen Properties and Douglas Elliman Real Estate have the ideal destination— e Legends on Tanzman Lake.

An exclusive, 38-parcel, gated waterfront community with a private lake, e Legends on Tanzman Lake is set in the heart of the Sullivan County Catskills, Just minutes o Rte. 17, near Parksville, this bucolic escape is so convenient that every weekend can be a vacation.

As Richard Kuplen, owner and CEO of Kuplen Properties, puts it, this community gives buyers the opportunity of “building their own oasis away from home.”

“We want to give families a place where they can escape from the hustle and bustle of the city,” says Kuplen. “Here, they have the feeling of being in the country, with

plenty of amenities to keep them entertained.”

e moment you arrive at the log-cabin-style guardhouse, you know that e Legends on Tanzman Lake is a di erent place.

“We own the entire lake,” Kuplen says of the spring-fed waters, which are teeming with bass. “So it’s not a place where just anyone can come and use their boats. Our guests can use rowboats, sailboats, kayaks and

electric motors up to 10 horsepow-er.” Kuplen underscores that there are no loud, fast boats creating a disturbance. Quiet and private are the key words when describing the lake.

On site, there are private beaches and shing docks, and nearby is everything from outstanding hiking to championship golf courses to exciting ski hills. In fact, Bethel

Woods Center for the Performing Arts, with its year-round calendar of concerts and activities, is just a short drive away.

“You can relax in the privacy of your own home, see all the wildlife and step outside to enjoy all the activities,” said Kuplen.

As for the home, that is totally up to you, as you can give your home away from home a distinctive character. Kuplen will build a home to your speci cations, or you can use the architect and contractor of your choice.

Fifteen of the sites are lakefront, but every parcel is unique. With prices ranging from $299,999 to $499,999, you have the option of purchasing the land now, and waiting until a later date to begin building.

“We are very buyer-friendly,” says Kuplen. “Many developments require owners to build a home within a certain time frame, but we didn’t want so many restrictions on our property; we wanted to welcome a wider range of customers.”

e Legends on Tanzman Lake has been in development since 2004, and Kuplen hopes to complete the subdivision this year.

Multiple water sources can be tapped at each parcel, and if there is not already a pond on your property, you can have one made, increasing the value and introducing more ways to spend time with your family and friends.

Kuplen Properties recommends using geothermal heating and air conditioning in all homes.

“When we do this, we eliminate the need for

fossil fuel, and the price of electric and heating is the same every month, whether it is negative 13 degrees outside or 75 degrees,” says Kuplen. “ e Legends on Tanzman Lake is also the only subdivision in Sullivan County that has under-ground utilities, and all the sites are equipped with cable television and high-speed internet.”

For a rsthand feel of the property, Kuplen recommends spending the weekend. “We o er model houses to stay in so guests can see if it’s a good t,” he says. “ is way, they are not rushed into buying. ey can enjoy their stay, go out to dinner and not have to worry about rushing home.”

To schedule a weekend at the community or to get further details on e Legends on Tanzman Lake, visit the website, www.elliman.com/other/the-legends-on-tanzman-lake. VACATION & TRAVEL - ALL ANTON COMMUNITY NEWSPAPERS - MARCH 8, 20138

Spring is coming and soon we’ll en-joy going out and exploring gardens and other natural environments. Here are some of my favorites:

Old Westbury GardensI’m fortunate to be only two miles

from Old Westbury Gardens, built in 1906 for the Phipps family. I’m a mem-ber, visiting throughout the seasons and bringing houseguests to see what’s in bloom when they visit. e four Phipps children gave the house and gardens to the public in 1959; the Phipps’ daugh-ter, Peggy Phipps Boegner, remained in a private house on the southern end of the property, taking a special interest in maintaining the historical integrity of the place where she grew up. e story goes that once she saw a swath of day lilies blooming in a side garden. “ at wasn’t there when I was a child,” she declared, and o came their heads.

Children love peering into Peggy’s playhouse, a cottage built for her when she was a little girl. Nearby are three other log structures built for the three Phipps boys. Old Westbury

House is certainly worth a visit to get a glimpse of how the Phipps family lived.

e walled garden is a special treat—this two-acre expanse contained by

an eight-foot-tall brick wall is a lesson in balance and symmetry. Paths cut the garden into four neat squares and from spring to fall it is in bloom with a succession of owers that includes tulips, zinnias, peonies, iris, roses and honeysuckle. A look at the web site will tell what is in bloom when.

My husband says that one of his favorite spots in the world is at the top of the steps by the house next to the giant American beech, overlooking the re ect-ing pool and the blazing trees of autumn.

Entering this garden is like walking into a serene brush painting of hills, lush vegetation and pathways. As the name implies, this is a place to enjoy at a leisurely pace.

Although only four acres, the garden feels larger due to its artful design, fol-lowing Buddhist principles that utilize the “borrowed scenery” of the gentle, green hills of the North Shore. Visitors are pulled through the garden, one step at a time, by strategically placed pathways and stones. ere are wide, shallow steps that force you to move slowly. Small stepping-stones, placed wide apart, encourage you to pass quickly; then a large stone says “stop and look.” And listen, too. You can hear water from a nearby, but unseen, pond. ere’s the barest glimpse of the roof of the teahouse.

Western tradition encourages centering and symmetry. e Japanese garden nds balance and dynamism through asymmetry and opposition: light and dark, coarse and ne textured, horizontal and vertical, hard and soft. us dark evergreens are planted against light moss. Such contrasts maintain interest and keep the eye moving.

It is possible to participate in a tea ceremony at the garden. Call rst.

The Chinese Scholar’s Garden, Staten Island

Another type of Asian garden awaits in Staten Island: e Chinese Scholar’s Garden. Scholars’ gardens, rst developed in Suzhou, China, in the 15th century were sanctuaries for the best and brightest in society who sat at the pinnacle of China’s ruling class.

 ere is nothing random about

a scholar’s garden. It is designed to mirror the natural world and every tree, rock and pebble is where it is for a reason.

On a visit to China I was taken through a Suzhou scholar’s garden. My guide urged me to look through a little window built into a wall, where, perfectly placed as if in a picture frame, was a lone pine tree. I was told it was a “leak window,” making a small space seem much larger by allowing the view to “leak” through.

A visit to a Chinese garden takes time and requires patience. Unlike many Western gardens, which can be taken in with one sweep, the Staten Island garden is separated into galleries con-nected by winding paths and pavilions.

Jamaica Bay Wildlife Refuge e New York metro area is a

tame place when it comes to nature. Fortunately, we have Jamaica Bay Wildlife Refuge within the environs of New York City.

A refuge is a haven for animals. Rather than just setting aside a piece of land and leaving things up to nature, humans make the area as hospitable as possible for the ora and fauna that live within it, such as creating arti cial ponds and planting marsh grasses that wildlife enjoys.

Jamaica Bay is one of the most important urban wildlife refuges in the world. Encompassing 9,155

acres, it is comprised of diverse hab-itats, including salt marsh, upland eld and woods, several fresh and brackish water ponds and an open expanse of bay and islands.

Given all the concrete of the city, Jamaica Bay is truly an oasis for birds during migration. It is a stopover for thousands of water, land and shorebirds and a wintering site for northern birds. Sometimes it is magical. Once, walking toward the marsh, I heard the whirr of something overhead and looked up, thrilled to see two snowy white swans, their huge wings spread wide and apping as they headed toward the marsh.

This Riviera is nearby and well priced

My recipe for an easy vacation is to take a nonstop ight of under four hours to 75 miles of ne pow-dered beaches and beautiful pools. Mix in good food, great service, spas and fun. Place it all in a safe and warm environment for a week (or long weekend), and the result is the beautiful Maya Riviera.

A region on the Caribbean Sea that starts south of

Cancun, the Maya Riviera con-tinues along the coast to Tulum. While you y into Cancun Airport, the Maya Riviera has a calmer, less crowded style.

While those on a budget can book very simple cabins and rooms, and condominiums are available as an alternative to ho-tels, most travelers opt for a three- to ve-star all-inclusive resort or

one of a dozen top luxury hotels spaced out along the coast. Family resorts keep both parents and children happy with food and programs geared toward each. Couples hotels o er candle-lit dinners on the beach, dancing and in-suite or on-balcony hot tubs for two. Almost all resorts have spa packages at all levels.

Understand that the luxury and quality of the food are commen-surate with the price and star rating. It takes a lot of experience with this area—or a travel agent who’s tuned in—to beat the general rule of “you get what you pay for.” But right now, you do get a lot for your money.

With the peso at 13 to the dollar, so many competitors and scary news reports about Mexican drug cartels, there are many good deals to be had. As for those who are fearful of Mexico, from what I can see, the headline-grabbing events are far from the Maya Riviera. Remember, Mexico is a very large and diverse country.

Just about all resorts o er activities such as cooking classes, Pilates, various sports and even tequila tastings. You can book o -premise adventures such as diving and snorkeling in fresh wa-ter caverns and on the coral reefs, visits to eco and archaeological

parks, and golf and shing. In all of my visits here, the food

has been good and plentiful. Since all of the better hotels and restaurants purify their water for drinking and ice, I’ve never expe-rienced the famous Montezuma’s revenge. When eating in simpler places, drink bottled beverages and stay with the better sipping Tequila that doesn’t require ice. And the simple places can be quite good. I’ve had wonderful meals at cheap beachside taco bars and food counters in small villages where $25 buys dinner with beer for two.

When planning your trip, a good place to start is with a Fodor’s guidebook and a stop at www.rivieramaya.com.

Flying there is easy with Jet Blue, Delta and American Airlines o ering daily ights.

For information on a good group of all-inclusive resorts catering to either families or cou-ples, go to www.amresorts.com. e site helps you sort out resorts by price and type. I’ve never been disappointed with Dreams for families or Secrets and the Zoetry hotel for couples. For a top non-inclusive with wonderful spa facilities, visit www.maromahotel.com, a resorted owned by the luxury brand Orient Express. Easy searches for condo rentals are at www.vrbo.com.
