HEART OF THE HOME: INFUSED WITH FUNCTIONALITY AND LIGHT For a family who loves to cook, TQ explored the functionality of the space and gave the kitchen a whole new pulse. Its U-shape allows two chefs to work their magic while family and friends gather at the L-shaped center-island or take a seat at the eating bar. The contrasting dark and white cabinets look fabulous with their high-tech gloss finish and an abundance of roll-out drawers which makes it easy to access everything. Rather than typical raised window sills, modern sill less windows frame the stove, and ingenious electrical plugs integrated into the island’s countertop. An innovative barn-door conceals the stacking laundry station which is prewired for TV, and incorporates a work station.

Astride TQ’s in-house designer, the homeowners realized their vision for a chic grey-on grey color palette in the living area which takes its cues from the home’s original handsome stone hearth fireplace.

Removing the typical Special hallway resulted in an extra 70 square feet. The revitalized design combines two bedrooms into a stunning master retreat with walk-in closet and spa-like ensuite featuring an integrated rain shower with polished concrete and linear floor drain. The main floor bath features playful graffiti-inspired tile and a sumptuous soaker tub. Completing this Vancouver Special reno is the new two-bedroom rental suite with modern finishes and comfortable open floor plan.

This modernized and functional space was named as a Finalist in the National SAM Awards contest for Best Kitchen 2013

IN HOT ROD TERMS, THIS VANCOUVER SPECIAL IN A QUIET EAST VANCOUVER NEIGHBORHOOD IS A REAL SLEEPER. Outwardly just another stucco and brick-faced home built in the early 70s with ground-level entrance, low pitched roof and slim second-floor balcony, yet inside there’s a big turbo hiding under its hood.

“It might look like a Chevy but it really goes,” describes Ralph Belisle, President of TQ Construction who undertook the recent interior makeover. “The homeowner’s intention wasn’t to impress people driving by, but rather to create an entertainment space inside that’s all about the wow-factor.”

Today when friends come for dinner they certainly swoon over the home’s transformation.

“During the total renovation of our original Vancouver Special, TQ Construction was able to bring the house into the modern day and beyond,” says the enthusiastic homeowner. “They listened to all our needs and wants and have made our vision come true!”

IDEAL COMBINATION: SPECIALS OFFER MASSIVE FLOOR AREA, ADAPTABILITY AND AFFORDABILITYVancouver Specials materialized during the building boom between 1965 and 1985 as an inexpensive and easy-to-acquire design plan that maximized the standard Vancouver lot and was easy to build. Families then liked them for the same reason modern families like them today, explains Belisle. The large interior space (about 1300 square feet on each floor) and at-grade basement level is ideal for multi-generational living.

TQ Construction recognizes a niche in the renovation of Vancouver Specials, and for Belisle who grew up in a similar home and has been in the construction business for over 30 years, this style provides the opportunity for original homeowners with modest budgets to not only stay in the neighborhood they love, but to create a stunning, contemporary living space.

“Some of our clients choose to stay close to the original floor plan and simply update finishes and fixtures, while others go all out and make them beautiful examples of luxurious modern design by removing walls to create open floor plans, changing out windows and doors and installing the latest energy-efficient appliances and mechanical systems,” says Belisle.

No matter how long the winter, spring is sure to follow

CHARLES DICKENS WROTE IN GREAT EXPECTATIONS, “It was one of those March days when the sun shines hot and the wind blows cold: when it is summer in the light and winter in the shade.” Many homeowners in BC who live in older houses can often relate to this scenario. Homes can be drafty and cool when the spring wind blows, but windows need to be opened and fans turned on when the sun shines bright and warm.

However, spring is also “the time for plans and projects”, as Leo Tolstoy wrote, and making energy effi cient upgrades to your home this spring can make your house healthier and more comfortable to live in, and more cost effective. Heating can account for close to 50 per cent of an average household’s energy consumption, and if your heat is escaping out of the corners and crevices of your house, you might as well throw money out your door year after year. Therefore, consider upgrading your home’s insulation and building envelope, and replacing your old windows with ENERGY STAR® windows. ENERGY STAR windows will not only keep the cold air out, the warm air in, and reduce outside noise; they can also cut your annual energy costs by up to 20 per cent.

The good news about these spring projects is that if you complete your upgrades before March 31, 2015*, you can apply for a variety of rebates that are available through the BC Hydro Power Smart Home Energy Rebate Offer, developed

in partnership with FortisBC. Some of the rebates available include up to $3,250 insulation upgrades, up to $500 for draftproofi ng upgrades, and $800 for a ductless heat pump. If you complete three or more eligible upgrades, you can receive an additional $750 Bonus Offer.

If renovations aren’t your thing, and you are considering purchasing a new home, consider an ENERGY STAR qualifi ed new home this spring. These Power Smart new homes meet strict energy effi ciency standards, and use up to 20 per cent less energy than standard homes on the market – resulting in savings on utility bills every year. Typical features of an ENERGY STAR home include:

• Effi cient heating and cooling systems that use less energy, reduce indoor humidity and improve the overall comfort of your home.

• High-performance ENERGY STAR windows, patio doors, and skylights keep the heat in during the winter and out during the summer.

• Walls and ceilings insulated beyond what is required by the building code.

• A variety of ENERGY STAR products, which use less electricity by meeting strict technical specifi cations.

• A heat recovery ventilation system (HRV) that ensures your home has controlled ventilation.

Once you are settled into your newly renovated home, or your ENERGY STAR new home, you can save more money by tracking your electricity in real-time with a Home Energy Monitor Device. This device allows you to look for additional opportunities to reduce your energy consumption. BC Hydro is currently offering $35 off the cost of the monitor until March 31, 2015.

REFINANCING FOR A RENO?CONSIDER A “REFINANCE PLUS IMPROVEMENTS” MORTGAGE

WITH MORTGAGE INTEREST RATES STILL

AT HISTORICAL LOWS compared to lines of credit or other credit sources, it makes sense to use the equity in your home to fund your renovations. However, with the current lending rules, homeowners can only refinance up to 80 per cent of the value of their home. For example, if your house is worth $400,000 and has a mortgage balance of $315,000, by refinancing you can take out an additional $5,000.

If your mortgage is less than 80% of the value of the home, or if you need more money for the renovations, then you can consider using a refinance plus improvement mortgage. This program is not offered by all lenders and guidelines vary from lender to lender. The amount that you can borrow is determined by the “as improved” value of the property rather than the existing market value.

Under the refinance plus improvement program some lenders will only consider certain renovations and allow you to refinance up to 80% of the new, as improved value of your home. Depending on the lender they will allow up to 10% of the initial value of the home (to a maximum of $40,000) to your mortgage. The renovations must be non-structural changes and don’t include major renovations. Some of the improvements could include: • Update or renovate kitchen or bathrooms • New flooring • New paint • Finish or renovate the basement • New energy windows or doors • New deck or patio Let’s say the current market value of the house is $400,000 and your current mortgage balance is $315,000. The cost of the renovations will be $35,000 but the as improved value of the property will increase by $40,000. That means the as improved value post-renovation value would be $440,000 so you could borrow up to 80% of the as improved value.

LET’S SEE THE MONTHLY SAVINGS:

Straight mortgage with $35,000 line of credit:

- Current market value of home $400,000- Current mortgage of $315,000- Improvements using line of credit $35,000- $1,443.12 mortgage + line of credit $269.79 per month- Total monthly payments: $1,712.91*

Refinance plus improvements:

- As improved value of home $440,000- New mortgage amount of $350,000- Total monthly payments $1,492.30**- Increased the market value of your home- Improved cash flow and lower interest costs- Enjoy and stay in your current home

To qualify, you have to provide a quote from a contractor or a quote for materials at the time of submitting the application to the lender. An appraisal will be required to confirm the as improved value of the home. Once the lender approves the improvement amount, then it’s added to your mortgage loan. However, you don’t receive the funds until the improvement is complete and after confirmation from an inspector or appraiser of the completed work. This means you will need a short-term line of credit or come up with the funds ahead of time.

Line of credit with interest payments only at an annual interest rate of 9.25% with no payments towards principal amount. ** Mortgage payments include mortgage default insurance (required by some lender), based on fixed term of 2.99%, 5 year closed with 30 year amortization.

AT HISTORICAL LOWS compared to lines of credit or other credit sources, it makes sense to use the equity in your home to fund your renovations. However, with the current lending rules, homeowners can only refinance up to 80 per cent of the value of their home. For example, if your house is worth $400,000 and has a mortgage balance of $315,000, by refinancing you can take out an additional $5,000.

If your mortgage is less than 80% of the value of the home, or if you need more money for the renovations, then you can consider using a refinance plus improvement mortgage. This program is not offered by all lenders and guidelines vary from lender to lender. The amount that you can borrow is determined by the “as improved” value of the property rather than the existing market value.

Under the refinance plus improvement program some lenders will only consider certain renovations and allow you to refinance up to 80% of the new, as improved value of your home. Depending on the lender they will allow up to 10% of the initial value of the home (to a maximum of $40,000) to your mortgage. The renovations must be non-structural changes and don’t include major renovations. Some of the improvements could include: • Update or renovate kitchen or bathrooms • New flooring • New paint • Finish or renovate the basement • New energy windows or doors • New deck or patio Let’s say the current market value of the house is $400,000 and your current mortgage balance is $315,000. The cost of the renovations will be $35,000 but the as improved value of the property will increase by $40,000. That means the as improved value post-renovation value would be $440,000 so you could borrow up to 80% of the as improved value.

Straight mortgage with $35,000 line of credit:

To qualify, you have to provide a quote from a contractor or a quote for materials at the time of submitting the application to the lender. An appraisal will be required to confirm the as improved value of the home. Once the lender approves the improvement amount, then it’s added to your mortgage loan. However, you don’t receive the funds until the improvement is complete and after confirmation from an inspector or appraiser of the completed work. This means you will need a short-term line of credit or come up with the funds ahead of time.

AMBITION PERMEATES BRYAN BAEUMLER. He had his fi rst job at age 10 driving a tractor during hay season, by 14 was juggling school and a neighbourhood handyman business, and in his late teens was opting between a career as a lawyer, a pilot or a homebuilder.

Today, HGTV personality Baeumler can’t grab a sandwich at Subway or a jug of milk from the corner store without being probed for his trusty renovation advice.

“I think most Canadians from the East Coast to the West Coast have some confusion when trying to prioritize the things they want to do around the house and the things they should do around the house,” says Baeumler as he takes a break from drywalling a bathroom during the fi lming of Leave it to Bryan, now in its fourth season.

Bryan is a Canadian megastar without pretense – a homegrown boy with honest charm who has stayed close to his roots and built a legacy simply by putting in an honest day’s work. While he did earn a dual degree in Political Science and Business, his innate enthusiasm for building led him to create his own contracting company, Baeumler Quality Construction.

“We’ve been in homes where the roof is leaking and the kitchen is from the 1950s with cabinets falling apart, yet the owners want a man cave, a backyard oasis or a spa-like bathroom,” discloses Baeumler.

on Thormanby Island, off the Sunshine Coast of BC, they realized that there were no roads, and limited access to skilled trades to build their dream home. The property was also perched on a rock face metres above the water line with very little beach access. So they turned to AJIA Custom Prefab Homes to make their dream of building a home on this remote waterfront property.

To accommodate the request to turn a den into a home office, millwork was installed and painted a putty grey. A custom desk was designed reminiscent of an architect’s trestle table to view large plans. The black and white photograph of a prominent project of the client’s was blown up to personalize the space. We decided on a large linen drum light to add character and ample light when needed to this distinguished masculine space.

A chic update to a traditional home

LOCATED AN HOUR’S JOURNEY OUT of the urban jungle through green mist covered pastures, in a picturesque community surrounded by lush acres of grasslands and forest, sits this craftsman-inspired traditional home. The homeowners, young successful business owners with three children, are upbeat, friendly and have the kind of casual disposition that sets anyone at ease, so when I took on this design project I knew we’d work well together.

The family is invested in the equestrian lifestyle of the community and equally invested in their home, which they had built six years prior. The home’s structure had very good bones, like a supermodel yet to be discovered. However, rushed decisions in the building process and furnishings that were outfitted for their previous home left the interior somewhat dismal. As I was shown around for the first time, we were all in agreement on the areas in need of attention and the plan to preserve the existing architectural features that give this home its charm.

With a plan in hand to balance the traditional with bold shouts of eclectic glamour, we began to roll up our sleeves

at the studio. With any good design plan, function follows form, so be sure if you’re working on your own to establish the sequential order of things. Construction plans were set to install new millwork, paneling, and lighting throughout. It’s always tempting to start the with the fun aspects of a project, like choosing a dramatic sofa and hoping it works, but this approach can backfire if we don’t do the homework first.

Once the foundation is looked after, including a thoughtful lighting plan, you can work in the furniture plan, only then move towards choosing your furnishings, fabrics, area rugs and window treatments. This later stage is were you really want to focus on introducing soothing and homey repetition of some sort throughout the house so that it flows seamlessly from space to space. Look to doing this through color, texture, finishes, and line.

We used symmetry, contrast and scale to bring a sense of striking formality to the entryway. A custom black console was designed with gold leaf detailing. Edgy lamps with black shades flank an 18th century inspired Venetian mirror with an aged patina, bringing warmth to the formal vignette.

Your Wood Flooring: The right environment can keep your floors like new

THE WINTER SEASON CAN BE A CHALLENGE FOR NEWLY

INSTALLED FLOORS or even hardwood fl ooring installed decades ago. Products manufactured of natural wood fi bre or composite materials have one thing in common, expansion and/or contraction (shrinking or bulging). This may rear its head as a squeaky or ugly looking fl oor.

Squeaky fl oors are caused in most cases by shrinking or bulging taking place. With real wood fl oors the fastening nails or brad staples are being forced out of the sub-straight that it is fastened to allowing the wood to squeak as the fl oor moves up and down. Most laminate fl oors (fl oating fl oors) as well as engineered hardwood fl oors move with seasonal weather changes and moisture levels inside the home. Bulging seems to be the biggest concern with fl oating fl oors due to expansion, as the expansion causes the fl oors to tighten up against walls and cause the fl oor to bulge up. It is very important to allow for this when originally installing the fl ooring.

The amount of moisture in the air of the home is the cause for both the shrinking and bulging concerns. How do you correct this? The answer is to maintain the relative humidity in your home during the colder months.

Here are some points you should be aware of:

• With new fl oors all boxes should be open inside the home for at least 48 hours prior to installation.

• It does not matter if the fl ooring runs the same way as the fl oor joists.

• If there is a crawlspace under the main sub fl oor a moisture protection vapour barrier is required over the area that the new fl oor is being installed.

• If the crawlspace has a dirt fl oor it must be covered with plastic and sealed.

• If you have a new high-effi ciency condensing furnace always keep the continuous fan running 24/7 to keep the air moving and air quality and temperature consistent.

• Keep in mind the more upgrades to your home such as new windows, doors, draft proofi ng, basement fi nishing and/or crawlspace insulation the more exhaust ventilation your home will require in order to maintain a controlled relative humidity level.

• Before any wood, laminate or composite fl ooring is installed, it is important to check the moisture levels in areas under the fl oors and between the fl oors to insure that your new fl oor is not going to be susceptible to moisture or lack thereof.

FROM YEARS OF EXPERIENCE, we can tell you: the more trendy the bathroom you want, the less chance the job will fall under the DIY category. You do really need a professional to be honest with you if your ideas simply won’t work, or won’t be allowed by your local building codes.

It’s important to keep in mind, getting permits for plumbing changes can get fairly complicated. You would need to know exactly what you are doing and how you will be doing it, or the process through City Hall can be fairly frustrating. Moving plumbing nearly always requires permits, and getting in trouble with City Hall will absolutely ruin your day.

A professional construction firm, such as Level One, will always get you the correct permits. Our experience in working with city hall for over fourteen years means we submit the applications correctly the first time, and ensure all work is done to legal building codes.

Bathrooms must have correctly installed ventilation that will handle the square footage of your bathroom.

Otherwise moisture build-up will make quick work of your hard efforts and ruin everything from the walls to your floors.

In addition, the removal of the old bathroom, disposal (recycling whatever possible), and the installation of all the new tiles, floors, showers, tubs, and fixtures can quickly overwhelm even the most dedicated DYI homeowner. But what to do? Adding space to an existing home can be time consuming and costly. That’s why many Metro Vancouver homeowners are turning to their own backyards.

The studio shed or garden studio takes the backyard shed and turns it into a freestanding, customizable, single-room living space. Today these sheds can be found across the lower mainland with fi nished interiors, fully equipped with utilities and built with sustainable materials and production techniques.

Over the last few years, there has been a large trend towards bigger and better bathrooms that exude an at home “spa” look and feel, making you instantly relax upon entering. There are a number of ways in which to achieve this. Some of our favourite bathroom must-haves include: large and luxurious soaker tubs as well as seamless steam showers that are big on size, and equipped with all of the state-of-the-art fixtures.

SOAKER TUBS:

Soaker tubs have come a long way. Instead of just your standard school cast iron claw foot tubs, or massive jetted corner drop-ins, we are seeing a big demand for tubs with technology.

steamily! The power lines, waster pipes, and the generator must be cared for on a regular basis. Lastly, all grout and seams must be cleaned, sealed, and maintained to reduce cracking, which can be an issue with moisture.

Take note that creating a steam shower is not an easy DIY project. Steam is much more invasive than water, so it requires more care to construct than the average shower.

When renovating and installing a steam shower, there are a few important considerations. To ensure that it is effective and doesn’t turn into a DIY disaster, it is always best to connect with a professional who will be able to construct a shower that can be used and enjoyed for many years to come. The bathroom is one of the most important rooms in your home, and many people don’t see it as just a functional space anymore. Over the last few years, there has been a large trend towards bigger and better bathrooms that exude an at home “spa” look and feel, making you instantly relax upon entering. There are a number of ways in which to achieve this. Some of our favourite bathroom must-haves include: large and luxurious soaker tubs as well as seamless steam showers that are big on size, and equipped with all of the state-of-the-art fixtures.

SOAKER TUBS:

Soaker tubs have come a long way. Instead of just your standard school cast iron claw foot tubs, or massive jetted corner drop-ins, we are seeing a big demand for tubs with technology.

Whether it is using the centuries old concept of Chromotherapy, which uses colour lighting to help you relax, detox, and get energized for that late evening event, or simple add-ons such as heated back rests, the opportunities to bring your favourite spa into your home are endless. There are also some really innovative tubs, some of which have vibracoustic technology. This allows you to listen to music when taking a bath, while your body feels the vibrations and sonic rhythms pulse both above and below the waterlineWith Kohler’s VibrAcoustic Hydrotherapy, you can choose one of several original compositions, or you also have the choice to listen to music on your own personal device. Either way, the experience results in a relaxation and calm that’s about as close to a spa session as you can get.

Is a soaker tub for every home? If upkeep is an issue, rest assured that updated styles such as bubble tubs have forced air that removes all waste from jets, and reduces the issue of still water in the pipes, making the experience cleaner, and less labour intensive to maintain.

STEAM:

Ahhhh, there is nothing that exudes the spa feeling more than a steam shower, especially after an intense work out, hectic day with the kids, or just a way to detox after a night on the town.

A steam shower is definitely a luxurious item that is growing in popularity as a coveted addition in residential homes. However there are a number of things to consider. For instance, a steam shower needs care and maintenance to ensure long use. It also relies on electricity and continuous supply of water in order to run

steamily! The power lines, waster pipes, and the generator must be cared for on a regular basis. Lastly, all grout and seams must be cleaned, sealed, and maintained to reduce cracking, which can be an issue with moisture.

Take note that creating a steam shower is not an easy DIY project. Steam is much more invasive than water, so it requires more care to construct than the average shower.

When renovating and installing a steam shower, there are a few important considerations. To ensure that it is effective and doesn’t turn into a DIY disaster, it is always best to connect with a professional who will be able to construct a shower that can be used and enjoyed for many years to come. THE NEVER-ENDING WISH LIST:
