LOCATION

18 miles from Big Timber, Montana and then another 61 miles west to Bozeman. Billings is 81 miles to the east. Air Service Gallatin Field Airport services several major airlines including Alaska, Allegiant, Delta, Frontier, Horizon, United and US Airways. For convenience, it offers many direct flights to Seattle/Tacoma, San Francisco, Los Angeles, Las Vegas, Salt Lake City, Denver, Phoenix, Minneapolis, Chicago and Atlanta, making it easily accessible from all over the country.

LOCALE

The property is right in the Absarokee Mountains. The terrain consists of rolling hills and mountains throughout the property. The Lower Deer Creek is an exceptional fishery and runs north through the ranch for 4 miles. The stream is entirely private with no public access making it a truly first class fishery for brown and cutthroat trout. The ranch is an incredible horseback riding ranch with hundreds of various trails to ride and bordering national forest service for 7 miles. There are several springs and small creeks that feed into the Lower Deer Creek creating an excellent and varied drainages, including Cedar Creek, Cabin Creek, Silver Creek, Packsaddle, Tomato Canyon, and several others. The closest skiing is Bridger Bowl just out of Bozeman about 60 miles west of the ranch and Big Sky Ski Resort is only 2 hours away from the Ranch. Red Lodge Montana also has a great ski area and is only 1.5 hours away to the South East.

HISTORY OF AREA

The history of the Sweet Grass County area dates back to years when the Crow, Cheyenne, Blackfoot, and raiding Sioux all claimed the area as hunting grounds. William Clark and his party were the first white men definitely known to have been in the present area of Sweet Grass County. Clark followed the Yellowstone River back to rendezvous with Meriwether Lewis on their journey exploring the west in 1806. 'Rivers Across' in Clark’s journal refers to the spot on the Yellowstone River just below Big Timber where, directly across from one another, the Boulder River and Big Timber Creek empty into the Yellowstone. James Stewart followed the Clark expedition with his party in 1863, by the Bozeman and Bridger trains in 1864, and by surveying parties of railroad engineers under the protection of troops. The Bozeman Trail crossed the county taking miners to gold fields farther west. Horatio N. Gage, the first settler in the region, located at the mouth of Duck Creek in 1873. He was followed soon after by Al and Waborn Harrison, who drove cattle and horses to lower Sweet Grass Creek, and established a ranch. From 1873 to 1882, a few scattered settlers established homes within the area of the present county. Parts of Sweet Grass County were part of the Crow Indian reservation until about 1880. The advent of the Northern Pacific Railroad in 1882 brought settlers in larger numbers, and by 1892 the area was enjoying considerable prosperity.

On the journey home, Captain Lewis and Captain Clark split up at “Travelers Rest” near Lolo, MT. Lewis headed toward the northern part of Montana, while Clark took Sacagawea, 20 men and 50 horses through the Bitterroot Valley toward the Yellowstone River Valley. By the middle of July, Clark was traveling east on the North side of the Yellowstone. His experiences along the river include observations of the many plants and wildlife in the area. He also noted in his journal a place where two rivers flowed into the Yellowstone almost directly across from each other. “Rivers Across” is Big Timber Creek from the north and the Boulder River from the south. To visit the area mentioned go to the Otter Creek fishing access just 2 miles north of Big Timber. Big Timber is also home to the historic Grand Hotel. Built in 1890 and listed on the National Register of Historic Places, The Grand Hotel has been restored to her original dignity. Enjoy Montana's finest cuisine, stay the night

IMPROVEMENTS

Outbuildings The Ranch has extensive outbuildings:

• The original house built on the ranch was in 1953 and has been totally refurbished and sits right against the Lower Deer Creek. It has 2,000 sq.ft and features 3 bedrooms and 2 baths.

• The 6,000 sq. ft. hunting lodge contains 8 bedrooms and 5 baths. It is also located near the National Forest boundary.

• The ranch manager’s house was built in 1961 with 1,800 sq.ft, and has been totally renovated with 3 bedrooms and 2 baths. It has central gas heat system, concrete foundation and in excellent condition. It has wood siding and an asphalt shingle roof.

• There is a beautiful 3,000 sq. ft. guest house with 3 bedrooms and two baths overlooking a large pond and Deer Creek, built in 2003. It features many upgrades, cathedral ceiling and incredible views everywhere.

• The spectacular main house is about 7,000 sq. ft. with a detached garage and has 4 bedrooms, 4 baths, sits on top of a hill overlooking all the mountains to the south in the Lower Deer Creek Drainage.

• There is a 900 sq. ft. apartment attached to the utility shed in the barn and corral area, with two bedrooms and one bath.

• The Riding arena is approximately 13,000 sq.ft with storage, tack room, horse stall, office and restroom.

• A state of the art horse barn measures approximately 2,500 sq.ft • There is another utility barn for equipment storage and several other usable buildings for storage and

hay.

GENERAL OPERATION

The ranch has been primarily used as a recreational ranch by the current owners for 14 years. There was a fire in 2005 and the owners removed most of the burnt timber. There is approximately 6500 acres over lush grass, now. If someone wanted to run yearlings it would handle 600 yearlings from May until October. If you wanted to develop some hay fields and or buy feed you could probably handle 500 Animal Units (Mother Cows/Calf Pair) year round. There are approximately 16 wells on the property and plenty of water for the livestock on the entire ranch along with the creeks and springs.

WILDLIFE AND FISHERY

The Lower Deer Creek runs through the property for 4 miles and is an incredible dry fly fishing stream. It is all private with no public access. The ranch has a trout pond that has in excess of 7 lb Brown Trouts located right in front of the indoor riding arena. Of the four miles of Lower Deer Creek, the owners manager recently shocked ! miles of the river and produced 140 trout of which 12 brown trout were over 20” and one was 24”. The ranch has an incredible local herd of elk with a general population of about 150 to 200. There are many white tail and mule deer on the ranch. The bear, bobcat, mountain lion turkey and grouse populations are healthy as well.

RECREATIONAL OPPORTUNITIES

There are numerous outdoor recreational activities in the area including Hiking, Biking, Fishing, Hunting, Backpacking, ATV/Motorcycle Riding, Camping/Picnicking, Golfing, Horseback Riding, White Water Rafting, Wildlife viewing, Skiing and Snowmobiling. Cross country skiing is a favorite winter activity in Yellowstone National Park and one of Montana’s most popular ski resorts, Bridger Bowl, offers downhill skiing plus miles of cross-country ski trails and is less than an hour drive from the property. The famous Big Sky Ski resort is only an hour and a half drive. In the summer visit Yellowstone National Park, 35 miles away, for photography expeditions, wildlife viewing, fly fishing and the wonders of nature found nowhere else in the world.
