The WALLS: SIPs PANELSStructural Insulated Panels (SIPs) are a high-performance building system for residential and light commercial construction. The panelsconsist of an insulating polyurethane (PUR) foam core sandwiched between two structuralfacings, typically oriented strand board. The resultis a building system that is extremely strong,extremely energy efficient and cost effective. Our Garden Studios achieve a U-Value of 0.27 (W/m²K)
TechnicalspecificationThe FOUNDATIONS: The PLINTH PLUS SystemThe Plinth system is suitable for heavy-dutyapplications up to 2.5 tonnes per plinth andspans greater than 2 metres between plinths. This makes it ideal for Garden Studios and meansthat customers have flexibility with what they can use their studio for – hot tub / gym / dancestudio / etc.
The CLADDING: WESTERN RED CEDARThe exterior cladding plays a key role inprotecting the Garden Studios from theelements, so we choose the highest qualitymaterials available to us. Western Red Cedar issmooth to the touch, it is exceptionally durableand stable but also astonishingly light. Quality

Western Red Cedar is a natural wood and as suchwill silver off and stain over the course of time,gradually changing to a light grey colour. Thespeed at which the wood silvers is dependent onits exposure to the effects of weather, individualvariations in the timber and the frequency withwhich it is treated with UV Protection Oil.
If you want to preserve the original colour of yourGarden Studio, it is recommended that the cedar istreated with UV Protection Oil by the customerwithin one month of installation and every sixmonths thereafter.

That said, should you wish to build a Garden Studio thatwould surpass the permitted guidelines, we would takecare of all of the building regulations for you.
The guidelines are as follows:
If the Garden Studio is less than 15m2, building regulationswill not normally apply. If the Garden Studio is any biggerthan this, there would be certain aspects to consider suchas that the building would need to be at least 1m from anyboundary, or would need to be constructed ofsubstantially non-combustible materials.
All of our Garden Studios comply with the 2.5mmaximum height requirements.
Studios up to 15m2 (internal floor area (>5.5m x 3m)must be installed 0.5m from any boundary. The fittingteams require a minimum of 0.5m around the gardenroom to physically construct the garden room on-site.
Garden Studios over 15m2 and up to 30m2 must beinstalled 1m from any boundary.
In all cases, building regulations or building control will be required if the building contains any sleepingaccommodation. Build

Yorkshire Garden Studios, even ones up to 30 square metres, are generallyexempt from building regulations. All of our Garden Studios are specificallydesigned and installed to meet the requirements of the permitteddevelopment regulations and building regulations.

PlanningPermissions
Permitted Development GuidelinesOutbuildings are considered to be permitteddevelopment, not needing planning permission, subject to the following limits and conditions:
No outbuilding on land forward of a wall forming theprincipal elevation.
Outbuildings and garages to be single storey withmaximum eaves height of 2.5 metres and maximumoverall height of 4 metres with a dual pitched roof or three metres for any other roof.
Maximum height of 2.5 metres in the case of a building,enclosure or container within 2 metres of a boundary of the curtilage of the dwelling house.
No verandas, balconies or raised platforms.No more than half the area of land around the "originalhouse" * would be covered by additions or other buildings.
In National Parks, the Broads, Areas of Outstanding NaturalBeauty and World Heritage Sites the maximum area to becovered by buildings, enclosures, containers and poolsmore than 20 metres from house to be limited to 10square metres.
On designated land* buildings, enclosures, containers and pools at the side of properties will require planningpermission.
Within the curtilage of listed buildings any outbuilding will require planning permission.
*The term "original house" means the house as it was firstbuilt or as it stood on 1 July 1948 (if it was built before thatdate). Although you may not have built an extension tothe house, a previous owner may have done so.
*Designated land includes national parks and the Broads,Areas of Outstanding Natural Beauty, conservation areasand World Heritage Sites.
Please Note: The permitted development allowancesdescribed here apply to houses not flats, maisonettes or other buildings.
In most cases you can have a Yorkshire Garden Studio built in your propertysoutside space without seeking planning permission, as long as the below guidelinesare adhered to. However, should you wish to build a Garden Studio that wouldsurpass these guidelines, we would take care of all of the planning for you.

Q. What Parking and Access To The Site AreaDo You Need?
A. Ideally, we will require parking for one of ourvans and a clear access to the site area. This couldbe via a side access, gate, garage or possiblythrough the house depending on the layout ofyour home.
Q. What Space Do You Require Around TheGarden Studio For Construction?
A. All our garden rooms are built on site and assuch the installation teams require a minimum of 0.5m (500mm) from any obstacle (boundary,fence, trees etc) for construction purposes.
Q. Can I have electricity in my GardenStudio?
A. Yes. We can fit a complete electrics packageincluding: Consumer units, electrical sockets,internal lights, heating, external lights, etc. Oncompletion of the Garden Studio, everycustomer will be provided with an electricalcertificate.
Q. Does the External Timber Need RegularTreatment?
A. Yorkshire Garden Studios use externaltanalised timber cladding as standard. Tanalisedtimber offers ultimate long-term protectionagainst wood decay and insect attack. It is notnecessary to regularly treat the external timbercladding. Over time the cladding will eventuallyfade to a light grey colour. However, if requiredyou can stain the cladding with a clear orcoloured exterior wood stain or paint.
Q. Are The Doors And Windows Secure?
A. All our PVCu doors and windows are suppliedwith a secure operating mechanism for ease ofopening and locking. Each individual door andopening window has a high security galvanisedsteel reinforced locking system on both themaster and slave door comprising a system ofhook locks, shoot bolts and deadlocks. Each dooris fitted with the award-winning Yale highsecurity multi-point anti drill locking system toprovide maximum security. Each openingwindow has lockable handles. All doors andwindows are insurance standard approved.
Q. Can I Have A Bespoke Building Made ToMy Requirements?
A. Yes you can. We will build your Garden Studioto any specific size and incorporate any specificideas you have to suit your individualrequirements.
Q. Can I Have Different Doors And Windows?
A. We can supply a variety of colour profilesincluding: White, Cream, Anthracite Grey, Blue,Red, Chartwell Green and Woodgrain. In additionwe can supply a full range of Aluminium bi-folding doors sliding doors, patio doors andwindows (Available in all RAL colours). You canalso specify a specific door or window size to suityour requirements. Please contact us for furtherinformation.
Q. Can I Have Internal Walls, Doors, WC, StoreRoom Inside my studio?
A. Yes, we can construct internal partition wallsand timber doors. The location of the internalwalls and doors can be decided by the customerwhilst the installation team are on site. We canalso supply a store room or WC room inside thegarden room.
Q. What Heating Options Do YouRecommend?
A. All our garden rooms are thermally efficient,including double glazed doors and windows. Theheat retention properties of our garden roomsmean you will not require any heating for themajority of the year. That said, we can install avariety of electric heating methods includingunderfloor heating and fixed wall heating.
Q. What Guarantee Will I Get?
A. Yorkshire Garden Studios are a reputablecompany who stand by the quality of ourgarden rooms. As such we offer a 10-yearguarantee against any structural defects. The 10-year structural guarantee is available to all our customers as standard policy subject to our terms and conditions.
Q. Do I need planning permission for aGarden Studio?
In most cases you can have a Yorkshire GardenStudio built in your property's outside spacewithout seeking planning permission, as long as certain specific guidelines are adhered to.However, should you wish to build a GardenStudio that would surpass these guidelines, we would take care of all the planning for you.
