Dear Matthew, Thanks. is flexible but would like to visit as soon as possible. I know that is precisely NOT plenty of notice so could you just advise what the earliest reasonable day might be? He's modelling various aspects of our build currently and hasn't seen it in the flesh.
is good for Weds 28 at 12.
Also, do you have a plan that shows the area immediately south of that shown on the one I drew a ref line on. We just need to look at the bottom left hand corner of the red line area to understand appropriate fencing. Thanks for your help.

Dear Matthew, Good to speak to you earlier. I've mailed and asked him about Weds and will get back to you. I have someone associated with the design/build process called who would like to a visit to the building, having not himself been before (he's one of own 'crew' who will be heavily implicated in the work we do further down the line). Is there any way of us getting access now that the fence is up? best wishes,

Matt, I am sorry to hear you’ve not been well. But I’m glad it’s not a fundamental issue that cannot be worked out. I think I’m now at a stage where I have to enter into a contract for the value of works we’ll ask for from Squibb. I am trying to delay it until I have a reassurance of the costs being underwritten, but I obviously can’t risk delaying the process as we’re already at quite a risk of shortening the potential period of exhibition by a delayed programme. best,

Hi Unfortunately the signing of the lease is going to be further delayed as there have been on-going discussions between the council and Lend Lease about its wording. This has been resolved now but we will need to enter in to a deed of variation for the Lend Lease demolition contract in order to finalise the funding position. Our legal team do not want to sign the lease without the deed of variation being in place. It is just a process issue rather than arguing over final details so no need to worry on that front. Hi Well there is nothing that we can do about this now and hopefully there will not be too much fall out. Obviously we would have preferred to have an opportunity to see any communications before they are sent out especially as we are still unsure as to whether the CPO approval is being challenged and whether your proposal is deliverable. Can you confirm when the letters were distributed and also provide a copy of the letter that was sent out - our comms team would like this so that they can prepare a press statement in the event that they have a media enquiry. . It would be great if we could meet next week to discuss progress. are in our offices on Wednesday 28th - would you able to join us at 11.30 - 12.30? Regards Matt

Thanks for the meeting, good to see you looking so well, Matt. I heard you say you were off tomorrow, so I'm going to fire the questions I can think of in your direction. 1) it was mentioned that you/planning would like to advise on the wording for the planning application. I started with:
2) Can you double check the postcode, I can't find it on the Royal Mail! - SE171SX 3) We are applying for planning permission to construct this and for it to remain onsite until the end of May. Are we also asking for an associated change of use within the same application? - - Not change of use 4) We are undertaking demolition works on the basis of consent already given. Do you have the references so that we can include? - planning reference 12-AP-3203
I'll liaise with quickly Thanks.

Dear Dear Matt, Here is a copy of high level programme, showing relevant detail. What we will need to understand is whether SBC/LL can allow that we proceed with preparations to set up site as of next week. The programme at the moment is both behind where we had hoped and allows very little slack indeed, so one the one hand I
believe it is essential that we don't lose time. On the other hand, I'm aware that we can't do this without communicating appropriately with everyone who may need to know. best wishes,

Thanks Matthew, We’ll work on this — I know has already asked Squibb to action and I have reiterated this morning. If we are able to speak on the phone, there remain a few pressing matters: 1) License, where we are up to and how quickly we can formalise arrangements now 2) Your advice on one issue related to planning 3) Your advice/view on news lettering local contact I am in a meeting between 14:30 and probably 4pm, but otherwise I can try and reach you when it suits you.

Morning Apologies for any confusion yesterday / this morning. We are in the process of reviewing security arrangements on site but as it stands Keltbray personnel are only responsible for vehicles travelling to and from the demolition site and not the Southwark managed area of the estate. Security personnel from VPS are employed by Southwark are responsible for patrolling the non-demo estate area. The number of VPS staff is to be reduced from today onwards though. I suggest that all authorised artangel and squibb staff are collated on a list for the VPS staff purposes
. Therefore all authorised
personnel should be issued with this badge asap. I'll inform our security contractors today and hopefully these revised practices can be introduced from tomorrow onwards. Does this sound reasonable? I'm in and out of meetings today but hopefully will catch up on phone at some point

Dear Matthew, Thanks for your help last week during what was probably quite a stressful period. Your security this morning were, perhaps understandably, a litte confused as to who we were and what was going on. They asked, quite reasonably, that we formalise a system for access to our/Squibb site. Perhaps we can agree what this will be as soon as possible, ideally so that we are a bit clearer from tomorrow? We have asked Squibb to equip themselves with appropriate identification for both vehicles and crew. But this will only make sense if site security are briefed about the works going on, that it is a Squibb site, and are aware that they should admit only Squibb and Artangel personnel. I can supply a list of authorised Artangel personnel to be printed and to be held at the gate if that makes sense, and can equally
I would be comfortable — unless you feel it is beyond their remit — that they ask to see this so we have some confidence that people will be challenged. I think the idea of the main gate (ie the first on before the left turn into the Keltbray site) being manned by Keltbray seems not to be the case — if that’s the expectation from LL or SBC, I think that might need re-checking. Do feed back to me and let me know what you think of this proposal, and if we can pass this to the team onsite.
since this can only be a good idea, let's reinforce the need for clear ID for all

Dear Matt, We took it upon ourselves to deal with the problem of non-working toilets mentioned below directly. Apparently there was some prior damage to one of the pipes. I'm awaiting a report back but I wanted to make you aware. Did you receive my message yesterday, and can we speak on the phone today?

I've looked again at the plans. The redline on the site plan for the license is wrong. However, I believe the fencing plan shows the hoarding in the the right place, assuming it is intended to runalong the line of the existing fronts of the existing garages rather than to the front edge of the pavement. I can't see a strong reason why it should need to be at the front edge of the pavement, doing so creates a disconnection between existing structures and the proposed line of the hoarding, and it narrows the effective width of the access way (though trucks presumably won't regularly mount the pavement). I drew this conclusion from looking at the position of the column in the image and on the plan here where the curved section of wall is. The column is clearly on the pavement... Hope that's clear. New plans will follow.
