ACCESS STATEMENT Introduction Ryelands is a detached house on the edge of the village of Carkeel in a rural location, which is approximately 2 miles from the main town of Saltash. We are on a level road after an approach from Carkeel on the A388 and it is the perfect place to stay either for business or pleasure. There is the supermarket of Waitrose just outside of Carkeel, along with a petrol station and other services nearby. The nearest places for a meal are a 5 minute drive away. We offer three bedrooms, all on the first floor. Two have ensuite shower facilities and the largest room has an ensuite bathroom with large shower and bath. Currently, none of our rooms are suitable for wheelchair users as the door openings are not wide enough and they are accessed through the main porch and up a flight of stairs. For breakfast, wherever possible, we offer locally sourced ingredients and cater for varying dietary requirements if notified in advance.

Introduction

We are on a level road after an approach from Carkeel on the A388 and it is the perfect place to stay either for business or pleasure. There is the supermarket of Waitrose just outside of Carkeel, along with a petrol station and other services nearby. The nearest places for a meal are a 5 minute drive away.We offer three bedrooms, all on the first floor. Two have ensuite shower facilities and the largest room has an ensuite bathroom with large shower and bath. Pre-Arrival

For full details and maps of how to reach us, please see the direction section of our website. Please be aware that our postcode PL12 6PH will direct you to Pinkhams Terrace, further down the road from us. The exact location of Ryelands is accurately pinpointed on Google Maps.

The nearest railway station is Saltash, which is 2 miles away. Taxis are not available at the station but can be arranged through Delta4Taxis on 01752545545 – ask for the owner, Carl David and if you mention you are a Ryelands guest, get 10% off your fare!

Car Parking and Arrival

Car Parking and Arrival at Ryelands B&B.

There are 5 parking spaces at Ryelands B&B with generally level access to the main house. The car park has a gravel surface and there is a generally level, concrete path which leads to the

main house entrance. The surfaces are uneven in places. The driveway is well lit in the evening by an automatic sensor light. This area is the fire evacuation point – full signage on display. Guests may be dropped off in the car parking area directly outside the B&B. There is a walk of approximately 14 metres / 46 ft along the path to the main house entrance which

is 73cms / 28ins wide. There is one step into the main porch area, which is 14cms / 5.5ins and another small step down

once you are in the porch area measuring 2.5cms / 1ins. The step into the main house measures 15cms / 6ins. There are no hand rails.

The inner house door is 77cms / 30ins wide. The main door into the reception/breakfast room is 69cms / 27ins wide and is a fire door. Assistance can be given with luggage.

Welcome Area

Guests are welcomed in the Breakfast Room, which is level throughout, where they are asked to register and offered a drink and cake if appropriate.

Seating is available with 6 upright chairs (all without arms) and a 5 seater sofa. The flooring is wood effect. The area is evenly and well lit with both overhead lighting and wall lights. A magnifying glass, pen and pad of paper are available on request. Guests are advised about the area, places to visit and to eat if required/requested. A large

selection of leaflets and brochures are on display for guests to take. If required, guests’ ID is photocopied and kept in a secure, locked cabinet. Guests are shown their bedroom.

Bedrooms

Room 1 The Tamar

This deluxe master bedroom in on the first floor. The door way is 70cms / 27.5ins wide and is a fire door. The room has a king size bed and a 5 seater sofa that can be made into a double bed (can be used at an additional cost).

The height of the king size bed from the top of the mattress to the floor is 60cms / 23.5ins. The height of the double bed settee is 43cms / 17ins.

The room is bright and evenly lit. There are also bedside touch-lamps. This bedroom offers the following: lighting as above, short pile carpet, all our bedding is non

feather, digital television with remote control, sub titles and audio facilities, dressing gowns and slippers, free toiletries, hairdryer, tea and coffee making facilities and luggage rack. An iron and ironing board are available on request.

The room is fitted with a smoke alarm and low level lighting should the power fail. There is a good colour contrast between the walls and floors.

Room 2 – The Lynher

This superior double bedroom in on the first floor. The door way is 71cms / 28ins wide and is a fire door. The room has a double size bed.

The height of the double size bed from the top of the mattress to the floor is 55cms / 21.5ins. The room is bright and evenly lit. There are also bedside touch-lamps. This bedroom offers the following: lighting as above, short pile carpet, all our bedding is non

Bathrooms, Shower-rooms & Toilets (Ensuite)

Room 1 – The Tamar Ensuite

This deluxe room has an ensuite bathroom accessed through a doorway which is 71cms / 28ins wide.

There is a small step 10cms / 4ins into the large shower. The toilet height is 44cms / 17ins. The wash basin height is 95cms / 37ins and has a lever tap. It is well lit with overhead spotlights and a fluorescent light in the mirror over the basin. Tiled

flooring. Non slip shower mat, bath mat and floor mats are provided. The bath has a small grab rail. The top of the bath is 59cms / 23ins and has a lever tap. There is a good colour contrast between the walls, floors and doors.

Room 2 – The Lynher Ensuite

This superior room has an ensuite shower room accessed through a doorway which is 72cms / 28.5ins wide.

There is a small step 6cms / 2.5ins into the square shower cubical. The toilet height is 42cms / 16.5ins. The wash basin height is 85cms / 33.5ins and has a lever tap. It is well lit with overhead spotlights and a fluorescent light in the mirror over the basin. Tiled

flooring. Non slip shower mat, bath mat and floor mats are provided. There is a good colour contrast between the walls, floors and doors.

Room 3 – The Tavy Ensuite

This superior room has an ensuite shower room accessed through a narrowing from the dressing room measuring 60cms / 23.5ins wide.

The main doorway into the ensuite is 71cms / 28ins wide. There is a small step 14cms / 5.5ins into the quadrant shower cubical. The toilet height is 43cms / 17ins. The wash basin height is 80cms / 31.5ins and has separate hot and cold taps. It is well lit with overhead spotlights and a fluorescent light in the mirror over the basin. Lino

flooring. Non slip shower mat, bath mat and floor mats are provided. There is a good colour contrast between the walls, floors and doors.

Public Areas – Halls, Stairs, Landings, Corridors

The public porch area is well lit with overhead lighting. There is a tiled floor. The public hall area is well lit with overhead lighting. There is a wood floor. The stairs are carpeted. The stairs have a hand rail on both sides. The landing and corridor is carpeted. Low level soft lighting is provided throughout the areas and is on 24 hours a day.

Dining Room

The lounge/breakfast room is situated on the ground floor and has already been described in the welcome area section of the access statement as this is where guests are greeted.

There are 3 Oak tables, able to accommodate up to 6 people. A larger table and additional seating can be added when families with children stay.

The crockery is white.

Gardens

There is a non-slip treated decking area, which is accessed from the breakfast room by French doors. These doors are 78cms / 30.5ins single opening wide or 156cms / 61.5ins wide with both open. Bench seating is provided in this area.

The step from the breakfast room onto the decking area is 13cms / 5ins. The step from the decking area to the pathway leading to the main gate is 11cms / 4ins. There are two steps down from the decking area to the main gardens. Step one is 13cms / 5ins and

step two is 12cms / 4.5ins. There is more seating with a table and 4 chairs on the patio area at the bottom corner of the main

garden.

There is a more private seating area with bench seating at the rear of the annexe area of the garden, accessed through a gate measuring 91.5cms / 36ins. Smoking is permitted in this area – please use the ashtray provided.

The main access to the gardens is through the double width gate to the right of the main house which measures 216cms / 85ins.

We have a set of evacuation procedures – should you require it, someone will come to your room and assist you with evacuation.

We welcome trained assistance dogs. A water bowl can be supplied for bedrooms where necessary.
