The Foyer3D Render

The Foyer SuggestionsThe foyer currently is dark due to wood door, molding and heavyfurniture. It needs balance to make the space feel well appointed.

My suggestions are as follows:

•Lighten all wood work and front door into white (see color on lastpage)

•Minimize amout of things in foyer and simplify it by only having asimple design element on the wall with a little greenery and /oraccessories.

•Change current lighting to more comtemporary fixture.

•Lighter more airy rug.

•New Flooring

The Office SuggestionsCurrently you have a Dining space that is never used,

so my suggestions are as follows:

•Utilize space as an office by adding built in cabinet.

•Desk

•Two Chairs and /or Sofa

•Rug

•French Doors in entry way and by kitchen

to add flow and balance

•Add a simple window on wall between living room to allow

light to flow into living room.

Kitchen Suggestons Con'tThe kitchen layout is a little tight however, in order to create a lighter feel it is necessary to put all the right elements in place ofthose making the space feel “heavy” and cluttered. The wall color and flooring will create lightness to the space, but I recommend painting all the cabinets white to lift the heavinessof your exsisting cabinets. By adding light and airy backsplash up against your black counters, and new lighting will bring yourspace more current and create a more contemporary feel. Recreating the bay window with a nice built in bench will help with your spacing issue by moving seating closer to the windowand away from the exsisting island. I recommend removing the wet bar walls, relocating the wetbar outside to offer a nice flow to your space and the light to from theexsisting window will offer even more natural light into your home as well as open up the space. I also recomment thinning out your current island and extending out to end of fridge to offer more cabinet space as well asseating. Recess Lighting above all cabinets will offer additional lighting resolutions. Creating a custom bulkhead with molding will not only customize your kitchen, it'll create a finished look that will be timelessand beautiful. (See examples on next page)

This look creates customization, which is a huge in the sale of any home.This isn't a huge cost, but well worth evey penny.

Currently the master bathroom lacks lighting, flow and function. My suggested designaddress's the flow, the function, storage as well as design aestheics. My recomendations are as follows: •Remove first vanity on left when you enter the space.•Take out current shower to open up wall for larger vanity and storage.•Move toilet into a water closet.•Remove bath tub and recreate a space for a glass enclosed shower.•Add recess lighting around entire bathroom.•Flooring•Paint•Wallpaper•Vanity Lights

The Master Bedroom “Now”

Master Bedroom Suggestions When you walk into the master, the first thing I noticed is lack of lightingcoming into the space, along with layout of furniture, curtains and blinds. My recommendations are as follows:•Remove current blinds and replace with a nice 5”plantation shutters whichallows a signifigant amount of natural light in the space.•Paint, and Flooring will impact this space signifigantly.•New Bedding-Light and airy•Add “to scale” chairs in the window area to create a nice seating area•Reposition the furniture to help lighten the “feel” of the room.•Add nice light over bed to add a contemporary look.

Kids are fun, and the space thatthey stay in should be fun too.
