o Population and housing growth = Undeveloped area shrinking o Recent housing growth rates range from 5-9% per yearo From 2,000 to about 6,500 residents in past 10 years

What are the Key Trends?
o Retail SF / person is very higho Pressure for commercial development along major road corridorso Retail sales tax supports public services
o Traffic volumes will continue to increase as development occurs (in and around Bee Cave)
o Compared to Travis County, Bee Cave has a higher proportion of retail and finance jobs, but fewer in health care
o Relatively high percentage of telecommuters / work from home

Purpose:
• Collect input for creation of a 15- to 20-year Vision, that will lead us to 2037 and guide the formation of policies for the Plan.
• Collect input on areas for future study
• Identify areas of consensus through group discussion and prioritization

Community Forum 1: Issues & Aspirations
• Held June 24 at City Hall
• Over 50 Participants worked in groups to discuss how they see Bee Cave todayand how they imagine it in the future
Meetings in a Box:
• 7 Groups with a total of 52 participants
• Held in July and August, with one in September
Stakeholder Interviews:
• WRT team interviewed 24 experts from a variety of backgrounds
Vision Survey:
• Online and mailer: 80+ responses
Preparatory Comp Plan Survey:
• 2014 survey to kick off the process – 377 residents completed the survey

Of those respondents:
• Majority are residents, (50% have lived here less than 5 yrs, 25% 5-10 years, and 25% 10+ years)
• When asked about how Bee Cave will be regarded in 20 yrs, top responses are:
– Award Winning School District, Low Property Taxes, Convenient / Diverse Shopping
• Overall support for Vision Elements
– 80-90+% “strongly like” or “like” the Vision Components

o Property tax rates are very low ($0.02 per $1)
o Sales tax revenue made up 83% of city’s total revenue (2014) due to city’s large retail base serving region
o Gov’t Expenses include (2014):– General Admin: 27% – Public Safety: 26%– Economic Development: 20%– Planning and Development: 17%– Culture & Recreation: 8%

o Nearly 1/3 of Bee Cave and the ETJ is Conservation Land
o Vibrant, attractive retail base
o High quality schools are fueling some of the population growth
o Value of Housing is high ($500,000+ median, nearly 90% of homes are $300,000+)

center, & mixed use
o Current Future Land Use Map increases areas of rural / low-density residential
o Current transportation conditions are a concern:
– Connectivity through Bee Cave is limited (other than SH 71)– Neighborhoods are not easily connected to each other via roadways– Congestion from commute to work (82% drive) and surrounding communities
travel = poor level of service on roads– Bike / Trail infrastructure is currently limited (but plans are in the works to
improve)
