Overview1. West Bengal Housing Board (WBHB) will construct 9 separate HIG Housing Projects

on 9 separate plots, adjacent to each other, in Action Area – IIC of New Town, Kolkata.

2. The projects are POOJARINEE, KRISHNAKALI, ANJALI, SHANKHO, BNASHEE, MUKTI, MANASHEE, PATRALEKHA and ABHISHAR.

3. The township of New Town is already vibrant with residential complexes, individual houses, shopping arcades, entertainment, recreation, sports facilities, healthcare facilities, banks, offices, business facilities, IT Hub, etc.

4. The flats are expected to be ready for occupation by allottees by the end of 24 months from the date of commencement of construction work and after full and final payment by the allottees to WBHB.

5. The Common Areas and Facilities (CAF) will be maintained jointly by the Apartment Owners’ Association comprising of all 4 flat owners, of each project, at their own expense.

6. There is an additional open land area of 600 sqft. more or less in front of the Poojarinee where no construction shall be undertaken. The said land shall be maintained jointly by the flat owners of Poojarinee.

7. All areas of flats are on the basis of Standard Built Up Area.8. Difference in Standard Built Up Area of flats is due to difference in Common Areas.9. The furniture layouts shown in the floor plans are suggestive and for presentation

purpose only. WBHB will not provide the same along with the flats.

LocationLocated in Action Area – IIC of New Town, Kolkata, adjacent to Moonbeam Housing Project of WBHB. The projects are about 3 kms from Kazi Nazrul Islam Sarani (VIP Road). Netaji Subhas Chandra Bose International Airport is about 5 kms away. The projects are located very near to Bishwa Bangla Sarani (Major Arterial Road) and the New Town-Garia Metro Corridor. Street (Number - 0689) in front of the projects is 40 meter wide. Just behind these projects lies Moonbeam Housing Project of WBHB where 560 families live in peace and comfort. All necessary facilities like Schools,

Scheme• WBHB will construct 9 separate HIG housing projects POOJARINEE, KRISHNAKALI,

ANJALI, SHANKHO, BNASHEE, MUKTI, MANASHEE, PATRALEKHA and ABHISHAR on 9 separate plots, adjacent to each other.

• All the projects are south facing.• The road in front of the plots is 40 meter wide.• Each housing project will have one G+4 storied residential apartment building consisting

of 4 HIG flats, 4 covered car parking spaces and one elevator. • All flats will be of (3BHK+ I Study) type. There will be only one flat on each floor, from

1st to 4th, of the building. • 2 bedrooms and the hall of every flat will have the advantage of the south facing

the building.

Maintenance and Services• Management Room :

The Common Areas and Facilities (CAF) will be maintained by the Apartment Owners’ Association comprising of all 4 flat owners of each project, at their own expense. For overseeing the maintenance of common areas and facilities (CAF) for each project, on a day to day basis, a room will be provided on the

ground floor of the building wherefrom they can operate. The Apartment Owners’ Association of each project, shall be responsible for operation and maintenance of all common services of the project, at their own expense.

• Electricity :Each flat will be wired for electricity connection. The allottees or the owners

of the flats will have to apply to the local power providing authority for getting electrical connection through individual meter for individual flat. Expenses for operation and maintenance of compound light, pump, lift, etc. of each project, are to be borne by the Apartment Owners’ Association of each project. They will also have to apply to the local power supply authority for common electric service connection through meter. WBHB will have no responsibility in this regard.

• Water : Each flat will be provided with water connection through water line grid.

Source of water supply will be available from NKDA water supply system. The water will be stored in the semi-underground reservoir from where water will be pumped through centrifugal pump to rooftop tanks and ultimately will be distributed to individual flats. The pump room, water line grid within each project will be operated and maintained by Apartment Owners’ Association of the project, at their own expense. After taking possession of a flat of a project, the concerned allottee/owner of the flat along with the allottees/owners of the other three flats of that same project, will be jointly responsible to pay charges/fees and make all necessary correspondences with concerned authority in connection with supply of water. WBHB will have no responsibility in this regard.

• Sewerage :Sewer lines will be laid and connected to each flat. The sewage will be disposed

through the system of NKDA. Kitchen waste water and storm water will be discharged through underground drains into the system of NKDA. Sewerage and drainage of the township will be maintained by NKDA whereas the sewerage and drainage within each project will be maintained by Apartment Owners’ Association of the project, at their own expense.

and the Time of Lottery will be uploaded in WBHB Website.

The successful applicants in lottery (Allottees) are required to pay the GST (as applicable) on the application money at the time of payment of the Allotment money in addition to the GST (as applicable) on the Allotment money. The GST (as applicable) on the amount payable in 1st, 2nd and 3rd installments will have to be paid as usual by the allottees (successful applicants in lottery) along with such installment money.

• Mode of Transfer : On free hold basis through execution and registration of Deed. Execution of Deed will be made as per execution notice to be issued soon after full payment is made by the allottee.

• Income Eligibility: Monthly gross family income of the applicant(s) for HIG category is Rs. 80001 and above.

**Note: The Terms and Conditions as laid down in book of General Terms and Conditions (G.T.C.) effective from 17.02.2021 shall be applicable. The applicants are requested to consult the Book of General Terms and Conditions carefully before submission of online Application with Application Money.

The WBHB reserves the right of scrutiny of application forms of successful applicants after the lottery and if any information in the application form is found incorrect or misleading and if suppression of any material fact is found, the allotment will be cancelled and no refund of application money shall be allowed in that event.

The WBHB reserves the right to interpret all the terms, conditions and clauses finally.

• Standard Built-Up Area: Of an apartment/ flat/ dwelling unit constructed by WBHB, shall consist of the following:

1. Carpet Area i.e. the covered area of the usable rooms at any floor level (excluding the area of the walls and columns, if any).

2. Areas of all internal partitions/ walls and columns, if any.3. Areas of all external walls and/ or columns (common external walls

between any 2 units to be considered as half width).4. Apportioned share of all common areas, outside the unit but within the

building/ block, like stairways, lifts, all lobbies, stair-cover/ mumty rooms, lift machine rooms, common toilets etc. (these are to be apportioned amongst all units within the same type of building/ blocks only). Apportionment to be done as mentioned in SI. No. 6.

5. Apportioned share of all common utility and facility area outside the building/ blocks, but within the complex/ gated community area, other areas for common purpose like electrical meter room, pump room, etc. (these areas to be apportioned amongst all units of the project). Apportionment to be done as mentioned in SI. No. 6.

6. Apportionment shall be done on the basis of summation of areas mentioned in SI. Nos. 1,2 and 3 above.

7. All car parking spaces along with their vehicular access driveways, shall be exempted form these calculations, as car parking spaces shall be sold out separately to allottees of the project. Further any open to sky spaces within the project shall not be considered as Standard Built Up Areas for the purpose of these calculations.

• Disclaimer:1. In case of any discrepancy regarding payment status, applicants will be

identified by her/ his Application ID and they will be required to submit Transaction ID and any other documents to confirm their payment status.

2. Convenience charges (if any) payable on account of payment of Application money is on account of prospective Applicants only.
