WELCOME TO WEST COBB

MBAMarietta Business Association

I t is my pleasure to serve as 2014 President of the Marietta Business Association (MBA). MBA Is a member of the Cobb County Coalition of Business Associations and the Cobb Chamber of Commerce and a proud supporter of the Keep it in Cobb initiative.

At MBA, “We Mean Business”! Each week MBA holds a free weekly networking opportunity affectionately called MBA N.O.W. (Thursdays 3:00 p.m. – 4:30 p.m.at the Cobb County Library, at 266 Roswell Street, just off the Square). This is a great opportunity for members of the local business community to share about their business and learn about others in effort to build relationships and ultimately exchange referrals. On the second Monday of every month, MBA holds a networking expo (free to attendees) called NetEx. It runs from 10:30 a.m. – 11:30 a.m. at the Mansour Center at 995 Roswell Street (just off the 41/Cobb Parkway and Roswell St./Rd. intersection, by the Big Chicken). For just $25, members can get an exhibitor’s table. This event is followed by the Monthly Luncheon ($15 for members) from 11:30 a.m. – 1:00 p.m. and both are highly attended. Each month we also hold a free After Hours informal networking event from

5:00 p.m. – 7:30 p.m. (locations and days vary). Often these events are in collaboration with other neighboring associations to provide an opportunity for our members to meet new people. On the 5th Thursday of the month (locations and times vary), we hold Business and Biscuits, a free morning open house networking event where continental breakfast is served. This program is held at member’s places of business and gives our members an opportunity to showcase their business. MBA, in partnership with the City of Marietta, conducts Ribbon Cutting Ceremonies for new businesses. This is another great opportunity to network with fellow members of the business community. In addition to all these events we are involved with Art in the Park, Golver Park Summer Concert Series, Art Walk, Summer J.A.M./Cobb Chamber Expo., Marietta Mutt Strut, October Haunt, C.C.C.B.A. Golf Challenge, Center for Family Resources Thanks For Giving, Santa on the Square and other community events.

I hope you will take advantage of all that MBA has to offer and come out to visit some of our events. I look forward to getting to know you.

To your success!

WELCOME TO WEST COBB

Located outside Atlanta’s northwest city limits, Cobb County is connected to the surrounding metropolitan area

via four different highways - I-75, I-285, I-20 and I-575 – and through more than 2,000 miles of roads and commercial rail lines, including CSX, Norfolk Southern Georgia Northeaster Railroad and Cobb County Transit. Cobb County has invested more money on transportation than any other community in Georgia, with nearly $1 billion spent on local highway, road and street improvements during the 1990s.

As for county-run public transportation, Cobb Community Transit manages a fleet of 101 full-size buses that operate on 16 routes, carrying almost 3.6 million customers per year. Cobb County is significantly rooted in rail transportation. In fact, many manufacturers in the area rely on rail service to get their goods to other parts of the country, including Georgia’s deep-water ports in Savannah and Brunswick. The Metropolitan Atlanta Rail and Transit Authority (MARTA) provides access to venues throughout Cobb, the City of Atlanta, and its major airport (Hartsfield-Jackson).

Hartsfield-Jackson Atlanta International Airport is the busiest airport in the world. It is located approximately 10 minutes south of downtown and only 20 miles away from the center of Cobb County. Getting there from Cobb is simple, as convenient access is provided via I-285 and I-75, with an average commute time of 25 to 45 minutes. There is also Kennesaw’s McCollum Field, a secondary airport owned by Cobb County, and it hosts an average of 475 corporate and pleasure aircraft operations daily. Finally, nearby is Dobbins Air Reserve Base, which accommodates most U.S. Presidents upon their visits to Georgia. The base serves as the home station of the 94th Airlift Wing and its fleet of Hercules C-130 aircrafts, and is also the headquarters for the Twenty-Second Air Force.

The fairly new term “West Cobb” began as an easy way to describe the area west of I-75 and now the moniker is used as widely as East Cobb to describe a thriving area of growth and prosperity.

Interstate 75 is a highly accessable highway throughout Cobb County

Located approximately 35 miles northwest of Atlanta, Acworth affords residents a small-town experience but with a certain proximity near enough to enjoy Atlanta’s

big-city sports and entertainment. It offers convenient access to both Interstate 75 and Highway 41, and is home to more than 20,000 people. Acworth sits comfortably in the peaceful foothills of the North Georgia Mountains, along the southeastern banks of Lake Acworth and Lake Allatoona, on the Etowah River. Fittingly, it is nicknamed “The Lake City” and, in 2011, was used by Hollywood to film several scenes for the Footloose movie remake. GOVERNMENT: The city of Acworth has a board-manager government structure, with a five-member Board of Aldermen filling the primary policymaking role and executive functions of the City. The Board adopts City ordinances, determines City policies, approves budgets, sets mileage rates, and employs and supervises the City Manager. In Acworth, both the Mayor and Board of Aldermen are elected at-large to four-year staggered terms. To be eligible, one must be a qualified municipal voter as well as an Acworth resident for at least one year immediately prior to the date of the election. While Cobb County provides all water services and fire protection, the City of Acworth provides its own police protection on an independent basis. Georgia Power supplies electricity to most, but not all residents. RECREATION AND SPORTS: Numerous lakes surround the City of Acworth providing residents ample opportunity to fish, boat, water ski, camp and hike. Those who love nature can also explore any of Acworth’s 15 parks, while the more athletic sort can enjoy Cobblestone Golf Course, which Golf Digest recently rated the top overall public golf course in all of Georgia. The City is also home to nine softball/baseball fields and two football fields, and brings the MasterCraft Pro Wakeboard tour to Acworth beaches annually.

Acworth is part of a program committed to preserving the historically significant buildings and locations around the city. The community also funds and fosters numerous annual events and celebrations, including an Acworth Art Festival, which takes place over two days in April each year. The City of Acworth offers a wide array of options for those with history on their minds. The Kennesaw Mountain Battlefield

Park commemorates the Atlanta Campaign and stages Civil War reenactments, while the Southern Museum of Civil War & Locomotive History is a Smithsonian affiliate that features a reproduction of a 1900’s locomotive factory as well as depiction of the Great Locomotive Chase. Elsewhere in the Acworth area, the Rose Lawn Museum showcases the beautifully restored Victorian mansion of the renowned evangelist Samuel Porter Jones, while

the Weinman Mineral Museum features the site of a real fossil dig where visitors can find sharks’ teeth, trilobites, real and replicated bones, and more.

AUSTELL

The small, but beautiful community of Austell covers a 5.7 square-mile area, and is home to roughly 7,000 residents. It is located at the western end of metro Atlanta, near the

southern border of Cobb County and the northern border of Douglas County, and lies on Sweetwater Creek. The City’s economy is largely tied to the rail depot, offering efficient transit opportunities to both its people and goods. Located just north of I-20, Austell is in close proximity to Atlanta, making a commute to the big city rather easy. Over the last four years, its median household income has hovered right around $44,583. GOVERNMENT: The City of Austell currently employs seven elected officials, including a Mayor, representatives from four wards, and two representatives at large. It has its own Public Works Department and it is responsible for maintaining the City’s

streets and for providing water to its residents. The Public Works Department also provides a bi-annual collection service, weekly limb and leaf collection and a variety of other services at no charge to its residents. In addition to a Public Works Department, Austell also has its own private Police Department, as well as the Austell Fire Department, which has

been recognized for having among the fastest response times in the state. Additionally, water and wastewater services are provided to all residents within city limits.

Page 9: West Cobb Guidebook 2014-2015

RECREATION AND SPORTS: Austell may be small, but offers residents many different forms of entertainment. From a sporting perspective, nearly 500 residents participate in citywide baseball/softball leagues. Five lighted fields accommodate baseball enthusiasts as well, while Collar Park and Washington Street Park both feature well-lit tennis courts and host civic organizations and local gatherings. The tranquil and often relaxing Dogwood Golf & Country Club also calls Austell home. The Austell Parks and Recreation Department oversees five recreational facilities and seven parks including Berry Park, Collar Park and Legion Park. The South Cobb Recreation Center, a 21,000 square-feet facility, offers a gym, two multipurpose rooms, a caterer’s kitchen, six offices, a conference room, three restrooms, and an inviting lobby.

In addition to its parks, Austell is also widely known for its community-minded functions and events – like its annual Fourth of July fireworks celebration – as well as for its numerous historical sites.

KENNESAW

Selected by Family Circle as one of the nation’s “10 Best Towns for Families”, Kennesaw ranks among Atlanta’s most desirable cities. It’s an area with impressive job

growth and a more than favorable location, offering convenient access to I-75 and US Highway 41 and a wide array of housing options across a broad economic spectrum. The city is the ninth largest in the metro area, according to population, and is a relatively young one as well. The city’s local college, Kennesaw State University, has also experienced rapid growth, and represents only a fraction of the quality educational opportunities offered in Kennesaw. Kennesaw is also a desirable community for those who cherish both nature and history alike. In 2008, the City was designated a "Tree City USA Community" by the Arbor Day Foundation, a designation that recognizes the cities and towns that plant and care for community forests. GOVERNMENT: The City of Kennesaw employs a City Manager method of governance, with residents electing both a Mayor and five City Councilmen to staggered four-year terms. A full-time City Manager operates under the Mayor and Council and is responsible for day-to-day City operations. The Kennesaw Police Department is a full service municipal police agency committed to providing high quality law enforcement to those who live, work, and travel throughout the city. The City’s 911 Center is a 24-hour, 7-day a week operation serving both the Kennesaw and Acworth communities. SPORTS AND RECREATION: The City of Kennesaw is an extremely active one, with a multitude of community-funded sporting leagues, nature parks and annual festivals. The City’s Parks & Recreation Department hosts a number of annual general interest programs for all ages. Kennesaw’s significant community spirit and pride are also manifested in its numerous yearly events. Longtime locals cherish both the Pigs and Peaches BBQ Festival and the Big Shanty Festival. The former features a Kansas City Barbeque Society sanctioned BBQ competition, live music, a family entertainment stage and a kid zone, while the latter attracts more than 60,000 people each year with its more than 200 arts and crafts tents and 20 food booths. Kennesaw is also well known for its many recreational parks, most notably the Swift-Cantrell Park, considered one of the City’s premier locations for recreation and relaxation. Consisting of 42 acres, it is Kennesaw’s largest community park, and features two playgrounds, a dog and skate park,

three picnic pavilions, two restroom buildings, multiple walking trails, drinking fountains and acres of open land. Adams Park, a 33-acre community park, accommodates six lighted baseball fields, four lighted softball fields, concession buildings, indoor and outdoor batting cages, two lighted tennis courts, a lighted soccer field, and multiple walking trails.

Kennesaw residents also welcome the chance to experience both the culture and beauty of their city, with the Southern Museum of Civil War and Locomotive History and the Smith-Gilbert Gardens, respectively. The Museum offers the chance to immerse oneself in the drama and heroics of the great Civil War and to take in The General, the locomotive made famous in the Great Locomotive Chase. As for the Gardens,

one can visit the 16-acre wonderland and bask among all the vibrant foliage, flowers and original sculptures. SHOPPING AND DINING: Town Centre at Cobb, a wonderful climate-controlled indoor mall featuring over 175 stores, is a shopping mecca for residents and visitors alike.Kennesaw also features a culinary scene that can satisfy anyone, but is probably best known for the top-notch Barbecue prepared at Big Shanty Smokehouse, which, according to the Atlanta Journal Constitution, “produces some of the best barbecue” in Georgia.

MARIETTA

Located in the center of Cobb County, Marietta functions as the county’s seat and largest city. With a population greater than 56,000, it is one of metro Atlanta’s biggest

suburbs. The National Civic League judged it one of the 10 best communities in the nation, a community honor as established and respected as any in the country. And, in 2011, CNNMoney.com called Marietta one of the "Top 25 Places to Retire". Marietta’s 23 square miles aren’t only inhabited by adoring residents, but by some of the country’s major industries. The south side of town is home to Dobbins Air Reserve Base and a prominent Lockheed Martin manufacturing plant. The LGE Community Credit Union is based in Marietta, and so is the headquarters for the major dental company Kool Smiles. GOVERNMENT: The City of Marietta is considered a full-service municipality, operating departments in economic development, police, fire, parks and recreation, public works, environmental services, power and water in an effort to better serve its citizens and businesses. Residents elect a Mayor and a City Council – made up of representatives from each of the City’s seven districts – while serving on various boards and commissions.SPORTS AND RECREATION: The City’s Parks and Recreation department offers programs in basketball, golf, softball/baseball and tennis. Locals with a flair for the artistic have plenty, too, including three stages of live theater producing Broadway-caliber shows throughout the year. Marietta is home to a number of art festivals, including the 2 Rules Fine Art Festival, which seeks to bridge the gap between fine art and modern creativity.

Marietta is also filled with beautiful parks, peaceful and perfect for both activity and relaxation. The City boasts 18 parks in all, offering everything from a perfect place to rest to a spot for exercise. Monarch Parks is smaller, serene and contains a butterfly garden; Laurel Park features

tennis, volleyball and basketball courts, in addition to a mile track, and Glover Park is a popular location for concerts, festival and weddings. And, not far from it all, there’s the Kennesaw Mountain National Battlefield Park, where visitors can experience a preserved Civil War battleground from the Atlanta Campaign.

SMYRNA/VININGS

Nestled in the northwestern suburbs of Atlanta, the Smyrna/Vinings area has quickly become one of Cobb County’s most sought-after communities in which to live. The

Vinings community is located alongside the Chattahoochee, ten miles northwest of downtown Atlanta. Combined with the much larger city of Smyrna, the two are home to roughly 60,000 residents. Widely considered among greater Atlanta’s most beautiful cities, Smyrna is popularly recognized as the “Jonquil City”, named after the thousands of jonquils that flourish in gardens along its streets in the early spring. The Smyrna/Vinings neighborhood offers residents a comfortable climate in which to live, with excellent weather – warm summers and moderate winters – and an average temperature of 61.4 degrees. It is also strategically located near three major interstate systems: I-75, I-20 and I-285. Downtown Atlanta is just 15 minutes away, and Atlanta’s Hartsfield International Airport is not much farther. In addition to its undisputed natural charm, Smyrna is very much considered a pro-business and service-oriented community. It has been an integral part of Cobb County’s recent growth and development and is recognized as one of Atlanta’s most desirable places to live as a result. Major companies such as the Atlanta Bread Company and IBM have large offices in Smyrna, while the City was a winner of the prestigious Urban Land Institute’s Aware of Excellence honor.

GOVERNMENT: Vinings is technically unincorporated, and is therefore under the jurisdiction of Cobb’s County Commission and other public services. As for Smyrna, its residents elect a Mayor and seven Council members, who represent the city’s seven wards. The aforementioned governors are elected to four-year terms and appoint a City Administrator to serve as the City’s Chief Administrative Officer.

POWDER SPRINGS

Incorporated as Springville in 1838 and renamed in 1859, Powder Springs is now home to approximately 14,000 residents. With a mild climate and inviting springs,

the city offers a comfortable lifestyle as well as a wide range of entertainment and activities. One of its proudest achievements is a citywide trail system that connects the City to the regional Silver Comet Trail as well as to various neighborhoods, facilities, downtown, and commercial and employment centers.Powder Springs is also convenient to major Interstates 20, 75 and 285, and is also served by a network of multi-lane highways, including the Richard Sailors Parkway, James Parkway, East-West Connector, West Cobb Parkway and Powder Spring Road. GOVERNMENT: Powder Springs is governed by a mayor and five council members and is protected by the Powder Springs Police Department (PSPD). The PSPD features multiple programs that incorporate community efforts with public safety, including the Neighborhood Watch Program, the Police Explorer Program, and the Explorer Ride-Along opportunity. The City is also in the midst of completing a number of government-sanctioned projects, including recent renova-tions to the Ford Center, a four-building complex that serves as a community center for important meetings, performances and exhibits. The Powder Springs government has also worked hard to execute significant renovations in its downtown area, local roads, sidewalks and bridges. SPORTS AND RECREATION: The city’s fascinating history and diverse landscape combine to offer residents and visitors a vast array of entertainment options. In downtown Powder Springs, there’s the Seven Springs Museum, which offers a glimpse into the region’s local history and affords visitors the chance to see one of the original seven springs, located just across from a neighborhood park. The Museum also houses a unique collection of artifacts and photographs chronicling the Powder Springs history. Powder Springs is home to a large collection of scenic trails, including the Silver Comet Trail, the Wild Horse Trail and the Lucille Creek Trail, and each offers running, biking, walking and sight-seeing opportunities for residents and visitors alike.

The City also plays host to a number of exciting commu-nity-oriented events each year, including the Powder Springs Day Festival, a family-run event filled with food, arts and crafts, games for children and a parade. Additionally, Powder Springs hosts an annual Independence Day Celebration downtown, fea-turing food, various forms of entertainment, fireworks and more. SHOPPING AND DINING: Consistent with Powder Springs’s small-town charm is its dining and shopping opportunities, with the City’s eclectic downtown quarters serving many of both.

The council provides an effective municipal government, fulfilling the city’s needs within the boundaries of its budget. It appoints a City Attorney, City Administrator, City Clerk, Municipal Court Jude and Solicitor. The Mayor and Chief Executive Officer ensure that all laws, ordinances, rules and regulations are executed. Smyrna is also home to four fire stations and one police station, which features an “R.U.O.K” program for homebound citizens, child safety seat education, drug and alcohol awareness programs, and a traffic school program. The Fire Department offers CPR and first aid training, disaster preparedness, fire safety education, and a child safety seat inspection. And, with the environment in mind, the City also funds a City of Smyrna Recycling Education Center and a Biodiesel Program.SPORTS AND RECREATION: Though it’s on the smaller side, Vinings is filled with noteworthy sites and attractions, some of the historic sort. The Pace House offers the remains of what was once a 17-bedroom antebellum mansion, first home to the City’s founder, Hardy Pace, and later rebuilt (between 1865-1874) by his son, Solomon Pace. It is now a three-bedroom house and pavilion that accommodates

visitors as well as those looking to host a party/ceremony. Vinings is also home to the historic Silver Comet Trail, and the state of the art Cobb Energy Performing Arts Centre, Atlanta’s premier performance venue. In part by its close proximity to the Chattahoochee River, Vinings also hosts several outdoor festivals, parades and concerts, and is also well known for its farmers markets. Smyrna is an equally outdoor-driven community, with a sprawling collection of parks, jogging trails, pools, lighted tennis courts, and public golf courses.

W hen, in 2013, the Atlanta Braves decided to leave their downtown stadium for

greener pastures in Cobb County, most were caught off guard. The Braves, however, won’t be the first professional sports franchise to relocate from the city to the ‘burbs. And, in this case, the team is actually moving closer to a vast majority of its fans.

Of course, landing the Braves doesn’t come without a cost. Of the project’s $672 million budget, Cobb County has agreed to pay roughly $372 million, and with good reason. During the construction process alone—from its start in 2014 until its finish in 2017—the new stadium will support more than 5,200 jobs and generate $235 million in earnings.

From a long-term standpoint, the stadium’s economic impact will be equally profound. It will provide an estimated $35.8 million in annual earnings for more than 3,000

employees, with more than 1,600 of those jobs residing in Cobb County alone. Additionally, visitor spending is expected to create another 873 jobs and $25 million in earnings, with $8.9 million of that earned inside Cobb County borders.

The new stadium will have tremendous ancillary affects as well. Surrounding restaurants, hotels, shops and other forms of entertainment stand to see a huge spike in annual revenue. For

example, out-of-town Braves fans are said to spend 110,000 nights each year in local hotels, a fact that’s far from lost on local vendors.

“The real win for Cobb is the resulting investment by the Braves around the site,” confirms Cobb Commission Chair Tim Lee. “They have purchased more than 80 acres and plan for commercial and retail development worth $400 million that would generate $3 million in annual revenues for the school system, $489,000 to the county fire fund and $1.2 million towards county government operations.”

With this all in mind, it’s easy to understand why Cobb County has been so committed to making the team’s move a new reality. After all, from local businesses to county residents, Cobb in its entirety stands to benefit from the historic project.

Cobb County, home to approximately 690,000, flaunts one of Georgia’s healthiest economies. Most of the county’s residents reside in the always-growing West

Cobb, and they’ve helped the region become one of the most vibrant, flourishing ones in the state. The U.S. Census Bureau calls the County “one of the Top 100 Wealthiest in the U.S.”, with a median household income of $66,187, and it is home to more than 350 international firms. In 1995, Cobb County received a Triple-A credit rating for exceptional economic growth and strong fiscal management, and it has held on to that status ever since. It is part of a group that includes less than 1% of all counties nationwide.

Most jobs in Cobb County fall into the service industry, with retail and manufacturing close behind. The county's largest single employer, The Home Depot, employs 20,000 people, while Cobb County Schools are second with 15,240 employees. The Home Depot is not, however, the only major business to find roots in the Cobb area. The list is lengthy, in fact, and includes the likes of GE Power Systems, MBNA, the Russell Corporation and Lockheed Martin Aeronautics Company. In West Cobb alone, there’s three Fortune 500 companies – Home Depot, CocaCola Enterprises and Genuine Parts – in addition to numerous successful smaller and local businesses.

Cobb residents are also happy to have the lowest tax rate in the five-county metro Atlanta area, and the taxes that are paid fund county operations and school systems. College-educated residents make up more than 42 percent of the population and seven Colleges and Universities serve the area along with numerous private schools and two top-ranked public school systems. And with so much to offer its many different residents, Cobb features a uniquely diverse real estate market, with homes ranging from those listed on the National Historic Register, to starter homes in the low $100Ks and executive style homes starting at more than $500K.

A key to Cobb’s all-around success has been the SPLOST (Special Purpose Local Option Sales Tax), an $860 million package that nearly 61% of voters approved. The money will carry school systems through the end of 2013 and is being spent on new school additions, renovations, maintenance,

curriculum, technology, safety and support. The County also recently redeveloped several shopping and dining districts and created world-class performing arts venues in the process. For example, the Cobb Galleria Centre, along with more than 13,000 hotel rooms throughout the county, regularly attracts conventions, trade shows and business meetings to the area’s lively streets.

Senior Care and Home ServicesAnother major focus in West Cobb’s healthcare industry is the importance of senior care. Heritage of Brookstone in Kennesaw has created a living environment for active older adults that is unrivaled, with boutique style senior living. This senior living center offers life enrichment classes and activities, day excursions, card and art room, a theater and bistro, a fitness center, an elegant dining room, 24 hour staff, and planned transportation to medical appointments. For senior care at home, Visiting Angels offers bonded, licensed and insured caregivers to provide care part-time or full-time care, respite care, in-home care, or care at an assisted living facility. Visiting Angels also specialize in improving the quality of life for dementia sufferers and their families. BrightStar Marietta also provides families with home care all over Cobb County. Offering services 24 hours a day, 7 days a week, BrightStar has services for not only seniors, but for adults, children and infants as well. They offer everything from dementia care, respite care and newborn care to nanny services, housekeeping and transportation services. Located on the campus

The services here have been accredited by the Joint Commission on Accreditation of Healthcare Organizations. Residents of Atherton Place also receive a free health club membership at WellStar’s Health Place, which is just a few steps away. Similarly, Presbyterian Village in Austell is a nonprofit organization offering continuing care to retired seniors, complete with the Morris Health Services Center for 24-hour skilled nursing care and therapy services. Presbyterian Village staff also pride themselves on their specialized treatment in memory care.
