Once they have walked down the aisle and re-

turned from their honeymoon, the next step many

newlyweds look forward to is buying their own

home together. Though there are deals to be had

in any real estate market, the cost of home own-

ership is something many newly married couples

cannot instantly afford. That’s especially true for

the increasing number of couples who pay for their

weddings without any help from family.

Such couples still harbor the dream of home own-

ership, but realizing that dream can seem like a

daunting task. But the task grows easier when

couples begin to exercise some fi nancial restraint.

There are many cost-cutting measures newlyweds

can take that will help them save money for what-

ever their next big purchase might be.

* Learn to cook. Learning to cook is not only a re-

warding lesson, but also one that can help newly-

weds save a signifi cant amount of money. Contrary

to popular belief, cooking isn’t terribly diffi cult.

Gourmet meals might require some natural culi-

nary inclination, but more standard fare can be as

simple as following a recipe. For those who have

never stepped foot in a kitchen, it might be a good

idea to take cooking lessons. Such lessons are

typically inexpensive, and the cost of the lessons

will be recouped once couples start cooking for

themselves and stop relying on costly meals out

on the town. Couples who learn to cook together

might also fi nd it strengthens their relationship.

* Downgrade the apartment. Non-married couples

who live together commonly prefer two-bedroom

apartments, using the second bedroom as a guest

bedroom/home offi ce. The cost of a two bedroom is

more than a one bedroom, but nonmarried couples

often feel it’s worth the extra money. No matter

how negligible that extra cost is, newlyweds saving

for a home should consider downgrading to a one

bedroom (unless one person works from home).

This can help save some money on a monthly ba-

sis, enabling newlyweds to inch closer to the day

when they will have enough money saved to make

a down payment on their own home, which can

then have as many rooms as couples prefer.

* Furnish the home piecemeal. One advantage to-

day’s newlyweds have over those of yesteryear is

that many live together before walking down the

aisle. This means they’re not really starting from

scratch once they get married. A typical modern

couple already has enough furniture and other

household items to get by once they have moved

into their new home. For those concerned about

how they’re going to furnish a home once they’ve

signed on the dotted line, one way to cut those

costs is to hang on to what you currently have, and

steadily buy new items one-by-one after you’ve

moved in. Rather than facing the hefty bill couples

can expect if they buy everything at once, new-

lyweds who go the piecemeal route will fi nd it’s

much less stressful to furnish a home piece-by-

piece.

* Find ways to make home own-

ership work. First time home

buyers are typically shocked

at the cost of home owner-

ship. However, communities

might offer a class that ex-

plains the home-buying

process and how best

to navigate it. Some

lenders even offer a

to prospective

Roughly half of all homes have hard-

wood fl ooring, and industry profes-

sionals suspect more and more ho-

meowners are looking to hardwood

fl ooring for their homes.

When surveyed, 90 percent of real

estate agents have said that hard-

wood fl ooring is a desirable feature

in a home. Those agents also say

property with hardwood fl ooring sells

faster than one with carpeting or an-

other fl ooring option.

With hardwood fl ooring so prevalent

in homes, protecting those beautiful

wood fl oors is a major priority for ho-

meowners. Caring for hardwood fl oors

only takes some common sense pre-

cautions and minimal maintenance.

Today’s hardwood fl oors are often

produced with durable sealants that

protect the wood underneath or are

comprised of composite or reclaimed

wood products. But that doesn’t mean

precautions should be taken to further

protect against potential damage to

the fl ooring.

* Place area rugs or mats at the doorways entering the home. This way sand, dirt and other debris can be wiped off at the entryway and not carried onto the wood fl ooring where it can cause abrasions over time.

* Pay careful attention to which types of shoes are worn on the

fl oors. High heels or cleats can damage the wood. Removing shoes prior to walking on the fl oor is a safer bet.

* Choose the right type of cleaner for the fl oor. Do not assume just because a particular cleaner is ad-equate for wood cabinetry or fur-niture that it is also fi ne for wood fl ooring. Check the label.

* Use area rugs and carpet runners on areas of the fl oor that tend to be high-traffi c areas. This will pre-vent these areas from being worn down unevenly from other areas of the fl oor.

* Do not allow water or other liq-uids to stand on the fl oor for a long duration. This can cause degrada-tion of the wood and staining.

* Use felt or plastic protectors on the “feet” of dining room chairs or other furniture to prevent against scuffi ng or scratches.

Wood fl ooring can be an expensive

addition to any home, but one that is

sought after for its aesthetic appeal.

To ensure a fl oor remains in good

condition over the long haul, take ac-

tion to protect hardwood fl oors as

soon as possible.

Fence EtiquetteFence etiquette prevents disputesPeople fortunate enough to own their own plots

of land often choose to fence in their pieces of

paradise. Fences serve many purposes: to des-

ignate property boundaries, keep pets or chil-

dren contained in a safe environment, corral

livestock, offer privacy or add aesthetic appeal.

Although installing a fence may seem like the

right idea for you, going about it the wrong way

may lead to problems among neighbors, par-

ticularly if you live where the houses are rela-

tively close to one another. Some homeowners

fi nd fences become the fi nal point of contention

among disagreeable neighbors or create ten-

sion with a neighbor with whom you previously

had a good relationship. Being courteous with

fence plans is the way to avoid any animosity

along the way.

There are certain things you must do and should

do if you plan to erect a fence. Most people fi nd

neighbors appreciate being informed of any de-

cisions you are thinking of making to the prop-

erty that can affect their views or their adjoining

property. Before drawing up fence plans with a

contractor, talk to the neighbors on either side

of your home and gauge their receptiveness to

a fence. At this point, you may want to consider

offering to make the fencing project a joint deal

to save money should the neighbors decide to

install a fence as well. Contractors will often

discount if they have several customers doing

an installation at the same time. Property own-

ers can save by splitting the costs of the shared

walls of the fence where their property lines

meet.

Explain your case for the fence. Most neighbors

are receptive to the idea if they know the rea-

soning -- especially if the desire for a fence is

not to keep them at bay. It’s hard to protest a

fence that is a safety precaution for children. If

your neighbor already has a fence, you must ask

whether you can connect your fence panels into

the support post on your shared side.

Once you notify your neighbors as a courtesy,

there are certain steps to take that will prevent

any legal disputes down the road. Even the most

easy-going neighbor could grow aggravated if

the fence is put up carelessly or ends up par-

tially on his property. The best way to prevent

this is to apply for a new, professional property

survey and have property lines indicated with

paint or wood markers.

Each town or city has different regulations with

regard to fencing, so it is important to learn the

ropes or hire a contractor who is familiar with the

rules. It might be illegal to install fences directly

on the property line. The law might require the

fence be installed a few inches inward. There

also may be rules about how high fences can be

in the front of the home, sides and back. Cor-

ner lot properties may have added regulations

depending on whether the fence could prove a

visual obstruction to drivers.

If you live in a planned community, or one with

a homeowners’ association, it is your job to fi nd

out the guidelines for any home improvements.

The HOA may dictate the style, size and main-
