You signed a contract with a real estate agent and the ‘FOR SALE’ sign is staked on your front lawn. As your agent begins his or her work, so should you. Remember, when it comes to a house, the suit makes the man... in other words, the appearance of your house affects how quickly your agent will fi nd a buyer.

A potential buyer must have a good impression of your property on the fi rst visit. For this to occur, your house must inspire confi dence. Of-ten, the small details make all the difference.

It is suggested that you put yourself in the shoes of a potential buyer as you visit your own property. What are the things that you dislike about your house? Start your visit with... the sidewalk. What

do you think of the exterior of your property? Is the paint on the doors and windows in good shape? Does the ve-randa look tired? Is your lawn littered with bicycles, equip-ment, and remnants from your last weeding session?

If a good impression of the exterior is important, the interior look of your house is critical! Continue to examine your home with the same critical eye.

When you receive potential buyers, be sure to eliminate all cooking, disinfectant, and strong perfume odors. If you own pets, pay attention to the litter boxes. If you smoke, it is best to hide the ashtrays and thoroughly air out the house.

Preparing your home for winterWinter is coming and homeowners had better get busy before the weather decides to give them a hard time!

Here’s a reminder list of a few important jobs to do: • Have your chimney swept by a professional once or twice a year, especially if you use a wood stove. • Inspect the outside of the foundation and any brickwork. Seal any cracks to prevent water infi ltration. The freezing and thawing cycle can cause concrete to break-up. • Exterior water pipes should also get some attention. They should be drained, shut off and wrapped to protect them from freezing and bursting. • Clean the gutters and make sure they’re in good condition and fi xed fi rmly to the house. • Have a look at the roof. Are there any shingles missing? Are some of them damaged? Applying tar may be necessary to avoid water infi ltration. • Check the draught proofi ng around doors and windows and replace any if necessary. Seal air leaks around all openings — such as light switches, for example. • Inspect smoke and carbon monoxide alarms. Check the batteries and change them, if necessary. • This is also the time of year when temporary car shelters start to invade the streets. Before installing yours, ensure that it conforms to municipal regulations. It’s also time to sign a snow removal contract if you feel like taking a break from shovelling this winter.

Do you remember Advent? Is starts in November. Naturalfibres and light tones are suitable, all while accentuating a feeling of relax-ation. Opt for monochrome paint in neutral colours, such as light grey, cream,or mocha. This choice of colours will allow you to combine different styles andcolours of bedding and amaze your visitors with different decorative acces-sories according to the season. Take advantage of the Christmas holidays toadd fur covers, candles, or a vase filled with sparkling Christmas tree balls.
