Westbourne Library to ClosePopular local resource, Westbourne Library, is to close for a major refurbishment in July. In addition to new furniture, carpets and shelving there will be a new and improved layout including a much needed, comfortable reading area. The new reading area will make use of the natural light from the front windows. “Hopefully the new decor will be brighter and lighter and more welcoming. More people should use the Library.” says local resident and regular Library user Edward.Work starts on the 9th July and is due to be completed by the 29th July, during this period the Library will be closed.

Westbourne Traders NewsDespite inaccurate rumours of a second Tesco opening in the old Milliner Bros unit, work continues at the old Methodist Church site. As we went to print, boards were going up around the building. Tesco have previously advised us of a July/August opening. No new businesses have opened or closed since our last edition.

Goodbye to the Westbourne Arcade Scaolding! The much hated scaolding is due to be removed in mid-July as work to the Westbourne Arcade roof is completed. During the last few months, essential repairs to the structure of the Victorian glass roof has been underway. The supporting scaolding

created a dark and obstructive passage way and many traders in the Arcade reported a downtown in business during the work - despite the signs at either end letting everyone know the Arcade was still open. As one of Westbourne’s key attractions, the Arcade is vital to the local ecomony and home to many independent traders.

The unique approach of NHS Bournemouth and Poole Community Health Services to dementia care has attracted international attention. Professor Tsuneo Inoue, who is researching dementia treatment at Doshisha University, Japan was attracted by the work undertaken with Westbourne businesses to help with early intervention and signposting to services.

Local businesses have been central in establishing best practice procedures for dealing with customers who suer with memory loss.

HSBC in Westbourne has been involved in developing techniques to identify customers with potential memory loss. Jenny Carter, Branch Manager said, “The training we received from the NHS sta allows us to identify signs of memory loss in our regular customers and how to intervene in an appropriate way. Oering customers information about where to go for help, means we can help our customers manage their accounts and transactions”. Another local business, Piggies Café hosts the ‘Memory Café’, which allows suerers to socialise in a public setting.

Prof. Inoue found his visit very informative, “I am very interested in the impact the coordination between health and social care can have and am looking for models of good practice to take back to Japan. Early intervention helps diagnosis and treatment, so it is very pleasing to see businesses such as the bank getting so involved here.”

If you would like more information about the project, please contact the team on 01202 261991.

Buying & Selling Tipsthe top 5 tips for buying and selling homes

Top Five Buyers Tips1. Don't be afraid to make a low oer. Just because the guide price on a property is set high, it doesn't mean that's what it will sell for.2. Don't get ooded. Remember you can check for free with the Environment Agency whether or not that shiny new property has been built on or near a ood plain before making an oer.3. Where's The Money? You’ll need cash up front for: the deposit, valuation fees, surveyor fees, mortgage fees, solicitor fees, stamp duty.4. What did next-door go for? When you nd something you'd like to make an oer on, check out websites such as www.nethouseprices.com5. Visit after hours. Pay your potential property a visit at night to see if the neighbourhood is everything you would hope for.

Top Five Sellers Tips1. Get kerb appeal. People form their rst impression

within 30 seconds. The front of your house is a good place to spend a little extra time and

money. Plant owers, trim bushes, weed, pick up leaves & repaint your front door.2. Jim won’t x it, you’ll have to! Got a dripping tap or a cracked tile? These will send the wrong message to potential buyers.

3. Neutralise and de-personalize. Neutral colours sell. Potential buyers walking through

your home want to imagine themselves as the owners. If you use styles or colours they would never

select, you've just lost them. Remove objects that your potential buyers won't be able to identify with. Buying a home is an

emotional decision, and you want potential buyers to make an emotional connection with your home by being able to "see" themselves in it.4. Dene areas. Buyers need to know what each room is for, so that they can decide where they will place their own items. Sell the lifestyle.5. Decent lighting. Make sure you have adequate lighting in every room, use subtle mood lighting to create the right atmosphere in each room and check all your bulbs work.
