H awkesbury’s newest housing develop-ment, Redbank, has commenced sales with

savvy home-buyers snapping up lots within the estate’s fi rst two stages.

Redbank, North Richmond is a 180-hectare picturesque site, with undulating hills and uninter-rupted views to the Blue Moun-tains. It off ers a rare combination of serenity and convenience, which is steeped in the region’s rich history: overlooking heritage-listed parklands.

Zac and Lisa Dugan, and their four children, plan to upgrade from South Windsor and build a new home for the family at Redbank.

“I grew up at Grose Vale, we love the area and what is on off er at Redbank in terms of open space and parklands. The standard of quality within Redbank is some-thing that appealed to us,” said Zac.

Hawkesbury City Council and the Joint Regional Planning Panel approved NRJV’s Development Application for Stages 1 and 2 on Thursday, March 12, 2015.

Civil construction work for Redbank’s fi rst two stages will commence after Easter.

Future plans for the estate include a community centre, childcare facilities, shopping centre and cafes with water views.

In addition to infrastructure within Redbank, the developer has committed a further $55+ million towards local infrastruc-ture.

The works include construction of a second bridge access at Yarra-mundi, enhancement to Peel Park and improvements of local roads and pathways.

their children to buy their first home have been warned to carefully consider how they provide these funds, to ensure they are best protected.

Smartline Personal Mortgage Advisers suggests that parents need to be cautious about written confirmations that funds are a gift, if in fact there is an expectation the funds will be repaid in the future.

Smartline’s Executive Director Joe Sirianni said that if parents were looking for the funds to be repaid at some stage, a better option might be to assist via a family equity guarantee.

“Putting anything in writing obviously carries with it the assumption that what is stated is completely true and correct,” Mr Sirianni said.

“It’s dangerous and dishonest to advise a lender that funds provided to your child are a gift, if in fact you want that money repaid at some stage.”

Seeking advice is a must.

Bits&Pieces Greenland Group Australia has

appointed Brookfi eld Multiplex to build its $800 million Green-land Centre Sydney residential tower (pictured). Construction activity is expected to be seen onsite as soon as April with the project’s programme of works on track as per schedule. Greenland Centre Sydney is the group’s fi rst landmark tower in the heart of Sydney’s CBD. Located at 115 Bathurst Street, it will be Sydney’s tallest residential tower, comprising 478 apart-ments, a 172-room boutique hotel, 275 square metres of retail space and 2,000 square metres of fl oor space dedicated to Council’s creative hub. Only 12 apartments remain available after an unprec-edented pre-sale period with one of the penthouses selling last week for over $10 million.

Generous yields of almost nine per cent, along with commercial real estate aff ordability and changing perceptions about the erstwhile steel city’s economic outlook, are combining to attract

Sydney money to Wollongong. “It’s almost impossible to fi nd yields of nine per cent in Sydney thanks to a surge in the construc-tion of new commercial assets in the capital,” said Josh Kersten, Co-Principal of Raine & Horne Commercial Wollongong. “Low interest rates are also working in favour of local investors, with banks and fund managers strug-gling to compete with the yields generated by Wollongong’s commercial real estate market.” The growing number of out-of-town investors also refl ects the changing perceptions of Wollon-

Analysis of data collected by BMT indicates that construc-tion of granny fl ats in western Sydney has increased by 24.1 per cent over the past two fi nancial years, compared to just 2.8 per cent across greater New South Wales and 9.3 per cent across Australia over the same period. BMT believes that this increase has been driven by a range of factors, including falling rental yields across the state and the NSW Government’s decision to loosen restrictions on who these properties can be rented to. “Much of the Australian property market has recently experienced a period of strong capital growth, however this has been off set for many investors by a fall in the indicative yield of their portfolio,” said Manag-ing Director of BMT, Brad Beer. This has led many investors to consider creative means to boost their portfolio’s yield, such as building a granny fl at.

W hile wooden furniture, fl ooring and accessories around the home

are generally regarded as aestheti-cally pleasing, more so now than ever with the popular scandi trends, a newly released report says that wood around the home actually has health benefi ts as well.

Planet Ark, a non-profi t environ-mental organisation, has released a report called Wood – Housing, Health, Humanity as part of its Make It Wood campaign, that explores the benefi ts that wood has to a person living, working, learning or receiving treatment in wood-focused interiors.

“An emerging body of research is beginning to show that being surrounded by wood at home,

at work or school has positive eff ects on the body, the brain and the environment and can even shorten hospital stays through reduced recovery times,” said Chris Philpot, Make it Wood Campaign Manager at Planet Ark.

The report suggests that the presence of wood has a positive eff ect on a person’s physiological

“The technology used in this nano house is both cutting edge and widely available. Anyone will be able to download these plans online and make it themselves,” said designer Daiman Otto.

According to Planet Ark, certi-fi ed wood has wider benefi ts for the environment, too.

Household cleaning tips

Toilet smells: Air freshener not quite doing the trick? When it comes to toilet smells, try lighting a match and letting it burn just for a few seconds. You will be surprised at the outcome!

Microwave: Cleaning the microwave is never an easy task. To help, add four tablespoons of lemon juice to one cup of water in a microwave safe bowl. Boil for five minutes in the micro-wave, allowing the steam to condense on the inside walls of the oven. You will then be able to wipe the microwave down with ease.
