LANDLORDSwho rentout residentialproperty in the Cotswolds and Wilt-shire are being warned to put theirhouse in order as they are targeted byHM Revenue and Customs (HMRC) ina bid to recover the £500 million it be-lieves is being underpaid each year.

Roger Mills, who runs TaxAssist Ac-countants in Bourton-on-the-Water,said: “HMRC has begun writing tolettings agents, demanding details of rents collected on behalf of landlordsfor the tax year ended 5 April, 2013.

“Some Cotswolds and Wiltshire land-lords may not even realise that theyare landlords, or that tax may be due,but that won’t stop them facing heftyfines or even criminal prosecution.”

Headded:“If they come forward nowunder the Let Property Campaign, they will get the best possible terms tosettle any tax and interest owed.”

However, Mr Mills also had a warn-ing for landlords: “If they don’t,HMRC will come down hard.

“It is vital local landlords grasp thislifeline to get their own house in or-der,” he urged.

The campaign applies to all resi-dential property landlords, includingthose with just a single rental, studentor holiday letting.

According to the Council of Mort-gage Lenders there are now 1.57 mil-lion buy-to-let mortgagesin theUK,anincrease of 120,000 in the past year.

HMRC estimates that landlords inthe residential property sector couldbe underpaying up to £500 million inUK tax every year.

old brights nd textures re in

Keep in mind that some changes like your dream bathroom may not be to everyone’s taste

CLASHING block coloursand plenty of texturesthrough the home are set tobe the top trends in interiordesign for autumn/winter2014, according to TaylorWimpey designers.

The housebuilder worksclosely with top interior de-signers toensure thevery lat-est styles areshowcased in itsshowhomes up and down theUK– andpredictsthatfrostedglass and cold bright coloursare expected to feature heav-ily this coming season.

As the nights draw in and

we all spend more time in-doors, Taylor Wimpey is in-viting homeowners to takeinspiration from the follow-ing trends and give theirhome a seasonal makeover:l Expect to see lots of tex-tures, which interior design-erssayoffera designantidoteto counteract all the smooth, glossy, flawless perfection of the i-world we’re now livingin.l Tapestry and bark effectswill appear prominently insoft furnishings such as rugsand cushions.

l Ornaments are set to fea-ture a hammered or crum-pled appearance to createtexture.l Bronze is expected to bepopular for its versatility, while adding a touch of glam-our without the flamboyanceof gold.l Hot pink will feature heavi-ly, either as a contrastagainstwhite and black or as part of a palette of cooler brightssuch as watermelon. Don’t beafraid!l It’s all about colour block-ing this season, with vivid

chlorophyll green clashingagainst hot pink, vibrant yel-low and bright turquoise.l A key trend for autumn/winter 2014 is ‘life’, which isall about capturing momentsin nature’s evolution.

This means we’ll see lots of crystal effects, frosted glass, soft fur textures and coldbrights.

Nikki Gibson, associate re-gional sales and marketingdirector for Taylor Wimpey, said: “Autumn/winter is theperfect time to give yourhome a new lease of life with

a makeover – and you don’tneed the artistic flair of Law-rence Llewelyn-Bowen to doit!

“You can inject some styleinto your place with a touchof paint in this season’sclashing block colours orcool brights, or add somecushions, curtains or rugs in2014’s fashionable textures.

“Andif you’re stillstuck forstyle inspiration, you can al-ways come and visit a show-home at one of our develop-ments for more ideas on howto transform your home.”

New central heating could make a property more attractive to buyers

ork now to sell high l ter

THE right improvementscould add more value to yourhome than they cost, accord-ing to a Nationwide guide.

Renovating your home notonly makes it more enjoy-able to live in, it may alsoaddthousandsto thevalue of your property.

Whether you’re addingan extension, updating thekitchen or bathroom, or even just adding a new coat of paint, investing in improvingyour property can add signif-icantly to its value when youcome to sell.

Choose the right improve-ments and the value you addmay outstrip the cost — andprovided it’s your main resi-dence, you won’t pay capitalgains tax on any increase invalue.

When you’re consideringwhat home improvements tomake, you’ll need to find theright balance between mak-ing your home somewhereyou want to live, and makingit attractive to future buyers.

If your property is old orin poor repair, then main-tenance should be your pri-ority, rather than improve-ments.

Make sure the wiring andelectrical system is sound, and that any appliances thatuse gas are safe and serviced.

At the most basic level, consider installing centralheating or a new, efficientboiler if your home’s got anold-fashioned system.

You’ll be more comfortable, and a new system is one lessthing for a future buyer to

useas a bargaining tool whenit comes to price.

Review your home’s insu-lation and energy efficiencytoo, and check whether anyfinancial help is available:for example, your energysupplier may contribute tothe cost of loft or cavity wallinsulation, and there aregovernment grants availablefor some large energy-savingprojects such as solar panels.

What counts as a home im-provement can be a matter of taste. If your heart is set ona whirlpool bath or a land-scaped garden, the amountyou pay might not be reflect-ed in a higher value, becausenot all future buyers will ap-preciate the changes.

Likewise, if you’re repaint-ing, tiling or choosing newappliances, neutral colourslike white or magnolia willappeal to a larger proportionof buyers.

Generally, pale colours, alack of clutter and space fora new buyer to impose theirown tastes will go down well.

Imagine you were buyingyour home and looking outfor work that needed doing. What would make you askfor a discount on the askingprice?

Examples might includerepainting, rewiring, a newboiler, new carpets needed, draughts or leaks.

A buyer seeing several of these items could quickly

come up with a high-cost es-timate for ‘work that needsdoing’.

As a seller it will probablycost you less to do the workbefore you put the propertyon the market.

Some properties will havea ‘ceiling price’ that’s de-termined by factors outsideyour control, like transportlinks, plot size or neighbour-hood area. Home improve-ments won’t raise the valueof the house above this level,no matter how much you do.

One of the best things to dois talk to a local estate agentfirst to find out what theythink could add value andhow much.

A new lick of paint could add value to your home
