Our most successful business owners are those who educate themselves in how to run a great business. The only place earning comes before learning is in the dictionary. We all know that but how many of us actually really consider that principle when setting to work in our business each day? Isn’t it interesting that although we think we know something, we don’t act on it? I like to share with business owners the fact that when we say “I know”, we shut out minds down to learning new things. It’s only by keeping an open mind and really listening or observing, or reading, that we get what I call a “BFO” or a Blinding Flash of the Obvious. BFOs are the flashes of understanding or inspiration that can come to us when our minds are open to new learning. These BFOs might be only tiny but can make a huge difference in our business. It could be that you read a book on sales training years ago – “yeah! Read that. Know all that stuff” - but someone persuades you to re-read it with a more open mind. And suddenly, among all the pages, you realise the reason you haven’t been able to close the deal to your dream clients is because you give up the first time they say no. WHY LEARN NEW THINGS? People go into business for different reasons but many do it, either because they’ve been made redundant or because they thought they could do a better job of it than the idiot they used to work for. But many don’t do the essential learning about how to build a business. They go into business as a technician – someone who’s probably brilliant at what they do (baking bread, fixing cars, etc) but not an entrepreneur. When you start up your business, get learning! There’s so much more you need than just your particular skill, and that probably requires a high level of learning in itself. You need to know money mastery – how to manage your cashflow, what your

breakeven needs to be, setting a budget and reporting against it, knowing your numbers so you know the amount of sales and marketing activity required to hit your targets. What are your targets? You need to make the most effective use of your time – we all have the same 24 hours: what do you do with yours? How to keep your customers coming back, managing your margins, great sales and marketing, putting in systems, recruiting the best team for your business and then training, motivating and leading them … The list goes on. No wonder that so many businesses fail in the first 2 years. TIPS ON YOUR LEARNINGTake time to learn about each of the strategies you plan to implement in your business. If you want to use Facebook for marketing, take some time to find out how to use Facebook for maximum effectiveness. If you want to try out newspaper advertising, learn how to write one and then test it out in an inexpensive publication before splashing out a ton of money. Learn from mistakes. We all make mistakes. The most famous entrepreneurs have all made mistakes. The trick is to learn from them and move on without repeating the same mistake. Attend educational workshops and seminars for business owners – make lots of notes, ask lots of questions, listen carefully and expect some amazing BFOs! Above all, have fun with your learning and make sure you apply your BFOs into your business.

I recently saw this article in a blog on the website “OnTheMarket.com” , the new agent owned property portal of which we are members. Check it out, it will definitely be worth your while.We try to get this sort of information to our clients whenever we speak to them so it was interesting to see how another agent put it across and I thought you would be interested too. This was from Edward Church, Strutt & Parker in Kent.“When it comes to selling your home, negotiating the right price is a task that can require experience, expertise and precision.Follow these tips to help achieve your home’s maximum selling price:Choose your agent carefully: “Not all agents are the same. They offer different reach and coverage, in different ways, with different people. Choose one that you can work with and who sells property like yours all day, every day. They will have the best list of buyers.”Establish a strategy: “Your chosen agent should work with you to try to achieve your goals. So work out what is important to you. Is time of the essence? Or do you need to achieve a particular price to deliver your goals? Do you need to be moved quickly? Or is the end of summer more convenient?”Give yourself realistic time frames: “Typically, the most interest from buyers comes in the first month of being on the market. If you haven’t had an offer, listen to your agent to work out if you need to drop the price. Don’t do this too soon, but similarly, don’t wait too long or the property might seem stale. Deals can fall through because sellers don’t adapt to a changing market.”Do the maths: “Ultimately, a house is worth what someone is prepared to pay. However, know the value of your property. Selling a house should be the same.”Consider your tactics: “The first offer might not be the best one. Always ask for an increased offer and wait. You have the property they want to call home. If the buyer is in a rush, use this to get the very best offer for your home. This is where a good agent really steps-up. But don’t be afraid to accept the first offer – make your decision based on the circumstances and on facts, not on your preconceived opinions.”Let the agent negotiate: “Sometimes getting personally involved becomes just that – personal. The agent will have done this hundreds, if not thousands, of times before and will have your best interests at heart – to achieve a good selling price with the best possible purchaser. You should have appointed an agent that you trust and respect, so listen to their advice and make sure to ask for it.”Find the right buyer: “Your agent has to inform you of all offers and will personally vet them all to measure their strength. They would have found out everything about the buyer and built up a rapport, even before negotiating. What they determine to be the strongest offer may not be the highest bid, but from a more committed buyer, such as a cash buyer not in a chain. You ideally want to avoid feeling let down by someone who is not in a good purchasing position.”Expect the unexpected: “Be prepared to constantly review your expectations. I sold a house earlier this year that had been on the market for three months with no offers. When we dropped the price by five per cent it went to sealed bids that week and it actually sold for the original guide price. Donkey Trod Ghosts

On a misty winter’s night, one of the creepiest parts of Whitby is surely St Mary’s graveyard at the top of the 199 Steps. Both the stone staircase and the steep Donkey Trod which runs alongside it suffer their own fair share of sinister spooks.As mentioned elsewhere, the Trod and the churchyard are a favourite haunt of The Barguest Hound. The infamous Barguest Coach is also known to clatter down the cobbled hill. The coach is an old fashioned covered carriage drawn by a team of headless horses, bearing a cluster of strange passengers ‒ the animated corpses of dead seamen, summoned by their drowned fellow sailors to join them beneath the sea. The ghostly carriage is raced down the winding hill at break-neck speed, takes a hair-raising right onto Henrietta Street then crashes along on past Fortune’s kipper house. The horses race on and plunge over the cliff tops, dragging the carriage with its freshly claimed souls into the foaming sea below. Another, slower moving crew, also bearing the dead, is sometimes sighted working its way up the steep trod from the direction of the two taverns at the foot of the hill. The Donkey Trod was made originally for the sole purpose of getting coffins up the hill to the church for funerals and a safe burial on hallowed ground. In the early 1800s, outbreaks of deadly diseases, including cholera, were common in Whitby. Cholera was a strange and rapid acting sickness, claiming many lives. People would be fine on an evening, stopping for a chat and a cup of tea with their neighbours but by next morning they would be stone dead, having suddenly dropped ill and perished in the night. The strangeness of this disease is recorded in Shaw Jefferey’s wonderful, archaic book, ‘Whitby Lore and Legend’. Jefferey comments:“People dying on the west side of the river were often ferried over for burial; others were carried by strangely clad and cloaked men smoking long clay pipes, fortified within and without against the plague. These funerals mostly took place at night. The coffin was taken up the hill on a cart pulled by donkeys. A man named Underwood is said to

have been buried alive in the graveyard there. The bearers, when asked why they did not stop and open the coffin upon hearing movements and cries within as they ascended the trod, crossed themselves and replied, ‘Because he was already gone and nailed down safe. Once safe in he weren’t not to be never let out.’ Underwood’s death was a grim tragedy of primitive superstition.”Underwood’s ghost is said to have tormented the coffin bearers thereafter, frightening them to death or driving them to suicide. They too have become spectres, ever condemned to wander on the cobbled hill with their coffins, carts and donkeys.These strangely dressed, pipe-puffing ghosts are most frequently sighted on chilly February nights, for it was in this month that Underwood was ‘ascended’. It is said that if you pass the bearers while making your way up the hill they will offer you a lift on their slow moving cart. But despite the burning pain in your legs or your shortness of breath, you must refuse them. If you do accept the lift you will gradually be overcome by the sweet, pungent fumes that coil from their pipes. You’ll find yourself light-headed. You’ll drift and be drawn away into a pleasant, dreamy sleep. Sometime later you’ll wake suddenly right there in the church yard, lying paralysed in a wooden box beside a freshly dug grave. The lid will descend. Blackness will envelop you. Your cold, dark coffin will be lowered into the silent earth. Like poor, pitiful Underwood, you too will be buried alive! Your destiny thereafter will be to haunt The Donkey Trod until Doomsday as yet another one of the legion of Whitby’s un-dead.Mark our words now - if the coffin-bearers do offer you a lift, just pass them by in silence with a polite smile. Make your own way up that steep, winding hill. Hurry on up to safety, no looking back. Hurry your way up there, just as fast as you can...
