Since price is most often the driving factor in your decision, once you have an idea of what your budget will be, see what’s available and compare what you’ll get in the locations that interest you most. If you’re a first-time buyer with a limited amount to spend on a home, consider living a little outside your area of choice. It will mean getting a lot more home for a lot less money until you’ve built up enough equity to make a strategic move to your preferred neighbourhood.

Do your homework and don’t fall victim to “over-analysis paralysis.” If you’ve found what you’re looking for, remember the “here today, gone tomorrow” scenario. Chances are if you’ve found the perfect home, others could be seriously considering it too.

Protecting the environment is an important concern for consumers and businesses alike, but many don’t realize that moving can have a positive impact on the environment.

Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home or office. Both sources can be extremely taxing on the environment if not properly managed. Here are some suggestions on how to make your move a cleaner, greener process.

{01} Plan ahead: Waiting until the last minute to prepare for a

move often makes environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items in the garage, kitchen and basement for delivery to recycling depots prior to moving day. Typically your garage, basement and attic contain the highest concentration of recyclable waste so start the sorting process there first. Consider holding a garage sale or donating gently used tools or small appliances to a charity rather than have them end up in a land fill site.

{02} Research: Survey local recycling options to find the most

convenient solution for recyclables. Many cities offer curbside pick-up or “sort and drop” depots. Visit earth911.com for a list of local organizations that can dispose of all types of recyclable materials.

{03} Organize: Prepare recyclables by organizing into categories:

plastic, glass, aluminum, paper, cardboard, etc. Look up

the requirements of the local recycler to see if there are any additional steps needed to prepare recyclables beforehand.

{04} Care for hazardous material: As you clean out your garage

and basement in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Make a list of your Monthly fixed essential expenses. The bills that you have to cover every month, like your mortgage and car payment, your minimums on your debt and your childcare expenses. Total it up.

Make a list of your Monthly Variable essential expenses. The costs that you simply can’t avoid, like food and gas. Be careful now, we’re not talking fancy food and lots-n-lotsa gas – we’re talking the bare minimums to get you through the month. There’s no clothing, no movies, no shopping at all on this list. Total it up. Subtract these two totals from your income. How much do you have left? Clearly you’re not allowed to use your Credit during this proCess. You’re, in essence, having a ‘no shop month.’ When you get to the end of the month, add up how much you’ve got left after all your bills have been paid. Is it enough to cover your overdraft? If it is, then you’ll have to live through this belt-tightening horror for one more month to build up the buffer you need to never go into overdraft again. If it’s not, you may have to feel the pain for a couple more months until you’re in the clear. From here forward, you want that buffer stored in an account that’s linked to your primary transaction account so that if you see your account running a little low, you can transfer some money from your buffer account to keep you afloat.

While they’re not overdrawn as far as the bank is concerned – so there are no fees – they’re overdrawn in their own eyes and go without until the next paycheque hits the bank.
