Fall is here and I am certainly enjoying the cooler weather and I’m sure that others are as well. Can’t wait for those crisp cool mornings with a hot cup of coffee on the back porch early in the morning when things are quiet and the whole day is in front of me. Favorite time of year!

Oh, and I hope everyone had a happy, safe, and lucrative (lots of candy?) Halloween!

As usual, I write this almost a month before it is actually published and mailed out to our residents so some of the things I cover here are old news but in an attempt to keep you informed I’ll cover some of these activities anyway.

The fence project for 2012 was completed on October 10th. The fence was completed in September but the seal/stain was just finished on the 10th. The fences are looking very good but we have had a problem with several of the stone columns on Creek Bend that were leaning. We attempted to have them leveled but several broke off or cracked in the middle and were shimmed with rocks as a temporary measure to get them level. I just want to assure home owner’s in “The Park” that we will engage a vendor (probably in early 2013) who can repair the footing and rebuild the columns.

It’s common knowledge that the stone columns and wall that fronts FM 3406 were installed with less than ample foundation support by the original builder when the neighborhood was first developed. Over time, the ground has settled or shifted a bit and columns are out of plumb and walls are cracking. As a result, repair work on these assets is trending upward and represents the single largest potential expense the Association faces due to the length of the wall that we own and the cost for repair which is now approximately $145.00/linear foot.

The same thing applies to the wooden fences that the Association owns which is well over 9000 feet and the current rate for replacement is approximately $28.00/linear foot for the style of fence that we have adopted. We do use metal posts and thicker cedar pickets than what is available in home supply stores but our estimates are that this type of fence lasts years longer so money is saved in the long term.

We are in the process of repairing a cracked and leaning wall at the corner of Plantation Dr. and Wood Glen Dr. in mid-October and a cracked and leaning column on the east side of the entrance to the neighborhood. Creek Bend still has over 2400 feet of wooden fence that will be replaced in 2013.

We recently discovered that we have a defective buried electrical cable at the tennis court that needs replacing (requiring 340 feet of open trench, new conduit, and cable) and we are going to have to place a card reader at the tennis court gate because the security key provider went out of business and we can no longer duplicate lost keys or keys for new residents.

Another project is underway to replace and repair the lighting and electrical cabling at the neighborhood entrance.

Finally, our landscaper is repairing the irrigation system and re-sodding the area along the sidewalk on Creek Bend Dr. between FM 3406 and Falkirk Dr. That area has been neglected for some time now and it is time to get it back in shape.

I go into this detail to make a point; our neighborhood assets are now approaching 15 years old and maintenance costs are trending upward. This should be expected because things break down with age but it sure makes it difficult to keep tight reins on the budget when things break unexpectedly.

I think it’s important that our residents understand where their money is spent and why certain financial decisions are made. The simple truth is that maintenance bills are coming due and I expect that trend to continue for the next few years. Once our wooden fences are all replaced we shouldn’t have to worry about those again for maybe 15 - 20 years. The same thing applies to the lights we’ve replaced and the electrical cables we are replacing at the Amenity Center. In the end, these things are cyclical; repair, replace, or rebuild assets and maintenance costs level out for several years but when they approach their end of life maintenance costs increase tremendously

and peak for a 2-3 year period. Well, we’re now in that peak period and I expect to stay there for a while. The key is managing operational costs rigorously and building up reserves during non-peak years so that we can plan for replacement costs and react to non-planned maintenance issues.

I will give a bit more detail at the Annual Association meeting on October 23rd but it’s important that folks understand that we are well into an extended maintenance phase and it represents a significant portion of budget outlay.

We did not have a quorum during the September meeting so I have nothing to report in terms of the Board officially acting on any decisions.

I need to inform you that it was necessary to cancel Octoberfest this year. We simply did not have enough volunteers to pull off an event of that size. I realize that I’ve asked for volunteers to support our events before but this is the first time we’ve had to actually cancel an event because we didn’t have enough help. Again, on behalf of the Social Committee, I ask that residents consider volunteering to support our community sponsored events. We can’t pull off these things without your help.

We are planning on having an expanded “Cocoa with Santa” event on December 9th (tentative date). We will communicate more details

through email notifications as we get closer to that date. The November “Neighborhood Garage Sale” is being planned for

November 3rd from 8:00 a.m. - noon. This is yet another event that the Social Committee plans and coordinates.

I’d like to thank all residents who participated in the Ant Bait program in September and to encourage those who haven’t participated in the past to consider doing so. It has made a big difference in the number of fire ants in our neighborhood. It takes five minutes to pick up the free bait and maybe 10 minutes to spread it in your back yard. Can’t beat the price considering we provide it free of charge. Special thanks, by the way, to Leslie Myers and Wizzie Brown who have been managing this program for a number of years. They do a great job and have made a difference!

I will try to fill you all in on the high points of the Annual meeting during the December newsletter. I’m hoping that we have good attendance this year. The more owners that get involved in discussing the issues and participating in the decision making process the better as far as I’m concerned.

One last note folks. We have gotten two complaints about feral hogs that have done some minor damage in the area around the north end of the greenbelt. That area is not fenced and borders land owned

RED HEADED CENTIPEDES

Centipedes have a head with one pair of antennae and a long segmented body. The body is wormlike and flattened with one pair of legs per body segment. The first pair of legs have become modified to function as claws used to capture prey. These claws are sometimes called fangs since they are connected to poison glands that can inject venom to subdue captured prey.

Most centipedes found in Texas are relatively small, the red headed centipede, Scolopendra heros, can reach over nine inches when full grown. The bite of larger species of centipedes may cause discomfort and pain.

Tips to prevent centipedes from moving into homes:• move objects providing harborage such as compost piles,

firewood and stones away from the structure• create a band of gravel, or similar material between the

foundation of the home and any landscape beds that touch the structure

• occasionally turn the mulch near home to allow it to dry out• seal cracks or pipe penetrations • repair weather stripping as needed• properly ventilate crawl spaces or areas under the home to

allow for air flow through the area• use perimeter sprays around a building’s foundation• inside the home treat crack and crevice areas as well as

baseboards, and other hiding places• treat wall voids with boric acid or diatomaceous earth

by the City of Round Rock. For the time being, I’d recommend that residents notify Animal Control if they experience damage from these animals. At present, we don’t have any evidence that feral hogs are residing in our greenbelt, rather, they appear to be making their way in from the open area on the northeast side near the railroad track right of way. If the incidents and/or numbers increase we will work with the city or wildlife officials to find a resource who can help remove the animals. Just keep an eye out for now and let us know if these incidents increase.

As the holiday season approaches I would like to wish everyone a fine Fall season and a very Happy Thanksgiving. On behalf of the Board, all the best from our families to yours! We have much to be thankful for!

Thanks,Eric

We Care Calendar for Wood Glen. What is it: The Care Calendar is an online calendar. If you have a special need (for example, you have a new baby and a few meals would be very helpful) you would contact me either by phone (617-8467) or my email [email protected]. I would then set up the calendar with your needs (meals) and the times/dates that the meals would be needed. Families in our neighborhood would be made aware of your need. Families who are able to help would then go online, pull up the calendar and fill in the date and the meal they would be providing. Or you could call me with the information and I would be happy to fill in the calendar with the information. Very easy! If you have any questions please call me. Denise Ferguson

We will be posting signs around the community one week before the event and placing an ad on Craigslist, in the Round Rock Leader and the Statesman. If you are having your own garage sale, please do not start earlier than 7am. We are looking forward to a fun event with a great turnout!

Cocoa with Santa: Please join us on Sunday, December 9, from 2pm to 4pm as Santa pays a visit to Wood Glen! We will have fun activities for the kids, hot cocoa and you’ll want to make sure to bring your camera for pictures with Santa!
