SBA’s Visit to Wyndridge Farm

Eastern PA Director Tony Leta visited York County’s, Wyndridge Farm, to promote shopping local for Valentine’s Day and all month long, at the district’s annual “Sweet on Small Business” event. Wyndridge Farm is owned by Dr. Steven Groff and his wife Julie Groff.

On their 77-acre farm they have a winery, brewery, brewpub, tasting room and special event space. The Groffs received an SBA 504 loan to start the business, and benefited from a second SBA 504 loan when they undertook an expansion. SBA financing was provided by Fulton Bank and the EDC Corporation.

The Shippensburg University Small Business Development Center (SBDC) joined the Pennsylvania SBDC Network in 2007 and serves Adams, Cumberland, Franklin and York

counties. The SBDC works collaboratively with YCEA providing information, education and confidential, no-cost consulting assistance to entrepreneurs and small business owners to help them “start, grow and prosper.”

SBDC consulting services and educational programs are provided utilizing partner locations, such as YCEA and the Hanover Chamber of Commerce, in order to be convenient and accessible to clients. Consulting is provided by experienced professionals at “no-cost,” thanks to funding support from the Small Business Administration, the Commonwealth of Pennsylvania, the PA Department of Environmental Protection and Shippensburg University

The Pennsylvania SBDC Network also includes several specialized consulting programs to support small business in PA, including the Environmental Management Assistance Program (EMAP), the Government Marketing program, International Business Services, Technology Services and Business Continuity Services. Below are a few examples of York-based clients assisted by the SBDC:

Business Start-up Assistance: Esaan Thai Restaurant

Jai Delp was an SBDC client several years ago who utilized SBDC consulting assistance to open a Thai restaurant in York. Jai, an incredibly disciplined and hard-working entrepreneur, was new to the restaurant industry and utilized the expertise of the SBDC to help with the myriad questions and regulations involved in opening and managing a full-service restaurant. With good planning and hard work, Jai opened Esaan Thai Restaurant at 30 North Beaver Street in 2009. Unlike many restaurant start-ups, Esaan survived the early years and is now a popular feature in downtown York.

Esaan serves authentic Thai food made with special care and when available, you’ll find fresh, colorful produce hand-selected by Esaan’s chefs at local farmers markets. They offer gluten-free and vegan options and a house-made gelato with locally sourced dairy. Esaan was recently voted as the Best Ethnic Food Option & Best Vegetarian Option during York Restaurant Week 2016!

Zanelli’s Italian Restaurant & Pizzeria

Joan Milner embarked on an endeavor to own and operate a restaurant and, to do so, she needed a solid business plan with a clear start-up and operations strategy and data-based financial projections. After working with resources found on the internet, she realized she needed professional assistance. Joan reached out to the SBDC for consulting assistance and says her consultant was “highly responsive and very knowledgeable and helped her create a business plan I was able to present to the bank.” She further notes, “I really believe that I would not have been able to obtain financing without the SBDC’s help.”

In early 2016, Joan and her brother Dan opened Zanelli’s, an Italian Restaurant at 48 West Canal Street in Dover. Founded on a time-honored tradition of good food and family, Zanelli’s food is freshly made, never frozen.

Business Expansion Assistance: Maggie King MakeUp Artistry

Maggie King started her York-based business a mere two years ago as a mobile service providing high-quality make-up applications and dry-hair services for bridal parties and special occasions of any kind, including proms, homecoming celebrations or for video/film or print. She also offers make-up lessons and parties. Maggie’s business quickly took off and her work has received media recognitions and a peoples’ choice award. So, Maggie recently turned to the SBDC to help her develop a plan and secure financing to open a studio and retail space with services and products to grow her Beauty/Cosmetics business.

Maggie notes that the experience with her SBDC Consultant, who “is particularly helpful with the details of a business plan and developing financial projections for her business expansion, has been wonderful.” If Maggie is successful in securing the needed financing, she intends to lease space in York’s Royal Square District, an emerging art-scene neighborhood, where she hopes to contribute to the renaissance occurring there. Maggie anticipates a growing demand for a beauty studio where women can go for a big-city experience in York, Pa.

Government Marketing Assistance:Krall Contracting Inc.

A family-owned and operated business, Krall Contracting Inc., was established in 1997 and provides premium screened topsoil, as well as clean fill dirt, stone and aggregates. After years with a focus on commercial customers, Krall recently decided to explore entering into the government marketplace. They sought assistance from the SBDC through the specialized Government Procurement program to help them navigate the government certification and contracting process. Rebecca Polulak, Krall’s Director of Contracting and Business Development, noted that “the sheer volume of information about government contracting is staggering,” and the SBDC Consultant “was key in identifying the areas in which we needed to focus and those that would not provide value for us.”

The SBDC provided sample documents that prime contractors require and assisted Krall in developing a Capability Statement, provided sample marketing tools/information and helped Krall develop a marketing strategy and reviewed and provided feedback on their certification application. Krall is off to a great start in 2016 and now poised to generate more business via government contract opportunities in the near future. Krall is committed to supporting the local community and the success of their business has enabled them to give back to local youth and sports programs.

Environmental Management Assistance:

A York County Manufacturer

(Name withheld to protect client confidentiality) contacted the SBDC to seek assistance with installing an air cleaning device at their facility. While the company selling the equipment could install everything, no one was familiar with Pennsylvania’s air quality regulations. So, the manufacturer contacted the SBDC’s Environmental Management Assistance Program (EMAP) to help them understand and navigate the regulatory process.

EMAP staff first performed a site visit to understand the manufacturer’s specialized operations and to identify any potential issues/pitfalls. Then EMAP helped coordinate a Plan Approval application, basically an installation permit. The company also utilized EMAP services to obtain a written exemption for a new research and development area, to review storm water regulations for industrial sources, and to coordinate and review their air quality operating permit renewal application. The company and the York county environment both benefitted!


Workshop for Making the Go, No-Go Startup DecisionBy: Gregory Bachman, Susquehanna SCORE

Do you know anyone who is dreaming of starting their own business? They can test their idea during a five-part weekly workshop series starting June 2 – 30. This proven Go, No-Go course is taught by the business start-up

specialists of Susquehanna SCORE, the area’s leading provider of business start-up mentoring and education. All sessions are 6 – 9 p.m. in the Leader Building at the HACC York campus at 2101 Pennsylvania Avenue, York, PA 17404.

Week One: Introduce your business ideas (Note: confidentiality is always respected during the sessions); learn about the professionals useful during the startup phase; and consider the appropriate business entity for your business (S Corp, C Corp, LLC, sole proprietor). Week Two: Draft your 30-second elevator pitch; review pricing strategies; and define target markets.

Week Three: Learn about all the possible funding options, from traditional to emerging; and cover the financial basics (P&L, Cash Flow, Balance Sheet, etc.).

Week Four:Lay out a sales strategy for your product or service. Draft a management plan for your business: operational, administrative, HR, including hiring part-time and full-time employees.

Week Five:Put it all together with a panel of subject matter experts; share Q and A time with experts and peers; and receive a certificate for workshop completion.

The Value of TrainingBy: The Manufacturers’ Association

Learning, as the old adage goes, is a life-long process. That’s the approach we take at The Manufacturers’

Association – where we offer nearly 500 courses and a variety of apprenticeship programs.

Why is it, that so many of us fail to take advantage of additional ‘learning’ (i.e., training), as we move through various levels and opportunities in our career experience?

In today’s global marketplace, advanced training – both for companies as well as employers – is a must in order to remain competitive. Whether advancing the production process to create new goods and services useful and desired throughout the world, or to develop people as the best productive tools to help local business fend-off overseas competition, training offers advantages for all.

It improves the quality of not just the human employee but the actual product; it adds to each individual’s value to the overall mission of the organization, and it also (both directly and indirectly), maintains the quality of life in the local communities in which we live.

Both the Commonwealth and the Federal Government are now partnering more closely than ever in providing new training programs and grants. This is evident in the fact that The Manufacturers’ Association recently received a $200,000 apprenticeship grant through the Pennsylvania Department of Labor and Industry to support our training and outreach efforts for the program. This grant will expand our skilled trade offerings, recruit new manufacturers to offer apprenticeships, and train more apprentices. (Note: The Association’s program currently offers courses in Tool and Die, Machinist, Maintenance Mechanic, Maintenance Technician and Sheet Metal Worker).

We want to see manufacturers and logistics companies in our region continue to grow and succeed, and to have easy access close-by to trade and skills training that will allow them to expand operations, add team members, and together contribute to our quality of life in southcentral PA and northcentral MD.

Meet the Ambassadors:Dave Cook

As the Director of Business Development at Block Business Solutions, one of the things Dave enjoys is the opportunity to wear multiple

hats. His primary responsibility is managing and directing the sales team, which also includes himself (that is the most difficult part of his job). Dave is also responsible for driving the majority of the marketing efforts, which include community engagement, sponsorships and social media. Other responsibilities include washing the dishes, helping out on deliveries and cleaning out the refrigerator.

With the exception of one year working as the Director of Membership Development for the York County Economic Alliance, Dave has spent the past 25 years in the Office Equipment/Office Solutions industry, helping companies manage their business equipment and streamline their document-related processes. While helping his customers solve business problems has been extremely rewarding, the greatest blessing has been all of the wonderful relationships Dave has established with his clients over the years. That is the reason he loves being in sales so much.

Dave represents the YCEA at events, including Ribbon Cuttings, Business After Hours, Economics Club and signature events such as the Annual Dinner, Golf Outing and the DrawDown Dinner. Dave’s role is to welcome new members and make sure that all members are engaged in the organization and understand how their membership can help their business and impact the community. His role at the YCEA also intersects quite nicely with his role at Block Business Solutions. When meeting with clients in the normal course of business, Dave attempts to raise their awareness of the YCEA and the resources they provide that can help their business succeed.

Dave attended the Community College of Baltimore and received an Associate’s Degree in Business Administration. He then went on to attend Lancaster Bible College and graduated with a Bachelor’s Degree in Bible and Christian Ministry. After considering ministry as his full-time vocation, he decided his true “calling” was in the business world where he could best serve his community.

Dave enjoys working out, reading, listening to music, spending time at the beach and riding bikes on the York County Rail Trail with his lovely wife, Pam (thanks Tim Fulton!). Having been an avid baseball fan his entire life, he also enjoys attending Revolution games and Oriole games at Camden Yards to watch his beloved Yankees play. He is also a huge fan of history and spends a lot of time walking/biking the battlefield at Gettysburg. A new interest of his has been travelling the country to visit his son who entered the United States Air Force last August. He sure does miss him but also loves the perks of being an “Air Force Dad.”

Meet the Ambassadors:Tricia ZeltwangerAs a Job Developer/Career Counselor, Tricia identifies and creates

potential employer relationships to understand their needs for a career opportunity for a job applicant. She evaluates essential job duties and requirements to insure a successful job match is identified. She also performs an in depth evaluation of the job applicant through an exploration and discovery process in order to determine if a successful match will qualify.

Once the job match is identified, the potential employer is contacted and an interview is scheduled. Tricia supports the job applicant to conduct and present themselves with professionalism and the tools necessary, such as, a resume and presenting appearance and conduct when meeting with a potential employer.

After a job match and employment is created, support systems are put into place that include on the job trainings and implemented until the job applicant and employer deem successful. Following supports are maintained and evaluations are implemented to insure continuous success for positive outcomes.

Since 1991, Tricia has been dedicating her life to working with individuals with a disability to achieve their full potential. She started out working as a Production Supervisor at Penn-Mar which led into multiple positions and ended up where she is now as a Job Developer/Career Counselor since 2012.

As an Ambassador, Tricia enjoys meeting new businesses and establishing relationships that result into a partnership, participating in ribbon cuttings and celebrating achievements.

Tricia’s credentials are earned with the growth of her employment with Penn-Mar Human Services. She has gained National Certificate of Achievement in Employment Services through the George Washington University.

After raising her two wonderful children, in her free time, Tricia and her husband have come to love the sport of boating.

In May, we celebrate National Small Business Week with the Small Business Administration and communities

like ours all across the country. Every year since 1963, the President of the United States has issued a proclamation announcing National Small Business Week, which recognizes the critical contributions of America’s entrepreneurs and small business owners.

More than half of Americans either own or work for a small business, and they create about two out of every three new jobs in the U.S. each year.

As part of National Small Business Week, the U.S. Small Business Administration takes the opportunity to highlight the impact of outstanding entrepreneurs, small business owners, and others from all 50 states and U.S. territories. Every day, they’re working to grow small businesses, create 21st century jobs, drive innovation and increase America’s global competitiveness.

The theme this year is “Dream Big, Start Small,” which is so fitting for our downtown community of small business owners and Main Street Hanover too. The best small business owners will tell you “it all started with a big idea”. Those big ideas have to be nurtured and supported.

Resources are available from the Chamber and Main Street Hanover that can help take those big ideas and turn them into the small steps to get started. From business planning, location scouting, and marketing assistance, we can help you start on your journey to being a small business owner.

Main Street Hanover is no different than many foundling small businesses. Our initiative started with a big idea to collaboratively work together to improve the economic capacity of downtown Hanover. Through support from important local groups, the Hanover Area Chamber of Commerce and the Borough of Hanover, and assistance from the York County Economic Alliance and PEDYC, we have been able to do some incredible things in the past three years, making big strides in moving the downtown forward into a time of renewal and growth. Keystone Community Façade Grant ProgramMain Street Hanover’s Design Committee is happy to present a user friendly update of the downtown design guidelines. As a designated Keystone Community, Main Street Hanover was awarded a $40,000 Keystone Façade Grant from the Department of Community and Economic Development (DCED). Main Street Hanover is looking to engage property and business owners downtown to use these funds to update their facades or make necessary improvements to their storefronts.

The MSH Downtown Improvement Program is designed to help revitalize our main streets and downtown areas. In communities across the nation, maintaining, preserving and enhancing our architectural heritage has fostered community pride and helped establish healthy business environments. Historic architecture in Hanover and surrounding communities is one of our strongest assets.

Working to restore and improve these buildings in a sensitive manner will be key to future community revitalization. These updated design guidelines have been developed to respect the original features of historic buildings and their streetscapes and at the same time, encourage creativity. We encourage you to learn more about this program by visiting our website.

Hanover Geo Trail launches new cachesOver 300 visitors were on a hunt over these past two years to find all of the caches on the Hanover Geo Trail. You may have been one of them! Main Street Hanover is excited to be launching another set of caches on the second Hanover Geo Trail.

What is Geocaching you may ask? Modern adventurers can use their GPS devices to navigate the path to elusive ‘caches’, which are hidden containers holding a logbook for the hunters to sign. Geocaches are hidden in landmarks, public parks, and even parking lots and businesses. All geocaches are officially registered with www.geocaching.com. Participants will need to register on the website to retrieve coordinates and other location information. Registration on the geocaching website is free.

A Geocache app can be downloaded on smart phones, enabling the cacher to navigate to caches, and find additional caches nearby. Before setting out to find the caches, you will need an official passport booklet. Passports are free and can be downloaded from the Hanover Chamber’s website, or by visiting the Hanover Chamber/Main Street Hanover office.

Each cache will contain a unique code to be used in your passport as proof of finding the cache. Cachers who complete 85 percent of the trail or more will receive a commemorative coin, made specifically for the geo trail, which features the Main Street Hanover logo. There is no set deadline for completion and participants may collect their coin until the supply runs out.

available for $150 and $300 an ad.

Main Street Hanover is again organizing this year’s Downtown Beautification Program. Spring is here and we are looking forward to beautifying Hanover’s downtown with professional planters and hanging baskets.

Please consider helping make Downtown Hanover more beautiful and inviting by purchasing hanging baskets, planters and/or making a general donation. Please note that all baskets and planters will be located in Center Square. This program also includes maintenance so that your flowers will look beautiful throughout the season.
