Comments and Recommendations
Price right and avoid . . .
. . . Never-Never Land!
One of the most important aspects of successfully selling your home is to avoid
overpricing. Many sellers, and unfortunately, some real estate licensees, will initially
overprice a home with the belief that the price can always be adjusted downward at a
later date with little or no penalty.
WRONG!
Experienced agents are quick to point out that the best and most active period of a
listing is the first few weeks on the market. At no other time will the interest of
fellow practitioners, both within and outside of the listing company, be at a greater
level. But let's examine the inevitable reaction of the potential buyers who see this
new, but overpriced listing.
It is crucial to understand that buyers are looking at multiple properties and making
decisions to purchase a particular property based on various factors, one of which is
comparable price. A buyer who is pleased with the amenities of two or three
properties may then make a decision to purchase based on listed price. If two of the
properties are properly priced, and considerably less than the overpriced one, which is
least likely to receive an offer?
On the other hand, suppose a buyer is looking at houses in a particular price range.
The over-priced listing is being shown with similar listed prices, but the amenities of
the property are considerably less than those of its well-priced counterparts. Which
of the properties in this category is guaranteed not to receive an offer?
An overpriced listing does not fit the market and is banished to Never-Never Land
only to be appreciated by Peter Pan and the Lost Boys!
A "market worn" or stale listing will not sell at as high a price as it would have had
it been priced with the market in the beginning.

I need to develop a solid understanding and appreciation of what your home will offer to a
prospective buyer. It's your home; no one knows its features better. So please know that I
will be soliciting your input to develop a superior and effective marketing plan.
Prepare a first class, comprehensive Competitive Market Analysis of your home
We will professionally determine the most likely selling price range for your property, within
a reasonable time period, in today's market. When applicable, we will review potential
problem areas, and suggest improvements that will enhance the salability of your home.
Review properties that will be in direct competition with you
All homes are unique. We will review how each home is similar - and how it is dissimilar -
to your home so that we can factually evaluate your market position.

1. Submit Your Home to both Metro Atlanta Multiple Listing Services
We are members of both the First Multiple Listing Service and the Metro Listing Service,
which gives you the maximum industry exposure to over 20,000 agents metro wide.
2. Develop a Colored Feature and Fact Sheet
Will be placed in your home to provide detailed information about your home including
Special Features, Subdivision Details, a Colored Photo and Directions to your home.
3. Provide and Install Our Selling Enhancement Tool Package
This includes: Posting a KELLER WILLIAMS “For Sale” sign, a computerized
lockbox, along with a copy of your Seller’s Disclosure for prospective buyers to review
while at your home.
4. Have Your Home’s Exterior & Interior Photographed
Your home will be photographed & pictures will be added to our website plus additional
web sites. In addition, my Team will take several exterior and interior shots that will be
included as additional photos on your FMLS listing and virtual tour. These photos may
also be used to create an additional colored flyer as appropriate.
5. Prepare a Detailed Marketing Plan
You will be mailed, periodically, a report on the status of the progress to date on your
listing, as well as a continuing log of all agents who have shown your home, including
their comments, as well as a log of the powerline calls that have been made on your
property from signs and ads. The same process takes place when your home goes under
contract. You will be kept informed throughout the whole process until and through
closing.
6. The Involvement of My Team
Ensure that my personal Client Care Managers, plus my licensed Sales Associates, are
thoroughly familiar with your home so that they can effectively communicate its details
to prospective Buyer’s inquiries. My personal Team will preview your home during an
agent caravan and deliver flyers within the first week of your listing. All of my Team
will participate in the administration and sale of your home.
7. Follow Up on All Showings
We will be contacting all agents who have shown your home, by soliciting your help in
providing us the necessary information for each showing. In this way we can better
advise you of any changes we feel will enhance the sale of your home. This information
will prove vital in this very important step. If the property is vacant we will monitor your
showings directly through my office.
8. Our Voice Response Voicepad Number
Our most interactive and trackable marketing tool we have available for our prospective
Buyers is our 24 Hour Voicepad #. Your home will be assigned its own unique ID# to
be used on the yard sign as well as in all my advertising. By dialing the # and entering
your own personal ID#, a prospective buyer will get a voice guided tour of your property.

A. Receive a fax of the flyer of your home, complete with directions in case they
have accessed this information from a magazine or the web.
B. Connect directly to my office for more personal assistance.
C. Leave me a voicemail request to return their call.
D. And the best part of all….each time a buyer calls this number the system will
capture their number and page us directly so that we may follow up with their call
to ensure they have complete information and to hopefully arrange a personal
