can’t remember a spring with so much yellow. Driving through Tatum Ranch main corridors has caught my eye more than usual, it looks lush and mature. It has been just beautiful. Our landscapers along with the guidance of Scott Flanery, our community manager, deserve kudos for a fine job. We have a neighbor, who has lived in Tatum Ranch since 1993. They say, “Tatum Ranch looks better than the early days”. It was still a pleasant neighborhood back then. It has more to do with 26 to 30 years for the landscape to mature and establish the rich Sonoran Desert look which was the plan from the beginning. Be assured that developing the beautiful common areas is an ongoing process of attention to maintain the standards held by Tatum Ranch. Tom Callahan, Board President T atum Ranch is slowly working towards modernizing how we do things. We are looking at new software for the office that will effect everything that we do in the office and with our contact with the homeowner. That is one reason why, we are moving slowly to advance the process of how we do things in the office modernization. By keeping things simple we have been able to keep your homeowner assessments low. We are looking at software that will allow us cost savings in how we do things that will pay for the additional cost of new software. Finding savings around the Tatum Ranch Office can take many forms. Last year our landscapers started using a chipper when any the trees or large shrubs were trimmed. We then took the chipper material directly to the City of Phoenix composting program at the Deer Valley Transfer station. This one change saved us $10,000 from the previous year in our waste hauling costs. Maintaining the common area on Tatum Ranch is our largest single expense category. Examples of what we have done to find saving is to add liquid fertilizer to many areas of Tatum Ranch so the plants will be healthy and need less water. Water from the City of Phoenix has increased in cost by 16% over the last four years. Everything we do to save water just maintains the expense against the cost increases over the last few years. These are examples of what we do to help keep Tatum Ranch looking great and stay on budget. You may notice the main monument at Tatum Boulevard and Cave Creek Road is currently looking a little thin on plants. We are in the process of changing over its landscape design. It has been more than eight years since we have done any changes on plants for the monument. You will see things being added in stages until we have it finished by the fall. In the end, we hope to have a Sonoran Desert plants featured monument and new lighting to show off the plants at night. The next community-wide garage sale is scheduled for October 12-13-14th. Just a reminder that the City of Phoenix views “Estate Sales” as any other Garage Sale. It has no distinction. If you have any questions regarding the

FOOTHILLS FOOD BANK

We see various people come into the office to donate food and we enjoy speaking with them. The Foothills Food Bank and Resource Center provides emergency food, financial assistance and other life resources to individuals and families in the desert foothills,

which encompasses a 180 square mile area. They would like to THANK YOU for all of your support. Residents donated 108 pounds of food in January, February and March. If you would like to donate, please drop off your donation at the office. If you would like to contact the Food Bank, you can call (480) 488-1145 or go to www.foothillsfoodbank.com

Don’t forget we have a drop box at the office for those times when you don’t have time to come into the office or the office is closed. You can use the drop box for payments (NO CASH), forms, correspondence, etc. The drop box is located right next to the Admin.

TATUM RANCH, AT YOUR SERVICE…..COMMON AREA TREES

If overhanging common area trees present a problem in your yard, contact the Association Office at480-473-1763. We will assess the situation and have our landscapers respond appropriately when necessary. Please DO NOT attempt to cut common area trees. Homeowners will be subject to costs

associated with the destruction of the tree(s). We do our best to take care of these requests within a ten (10 business days) day window. Typically our landscaper fulfills these requests on Fridays, however, there are times when they get behind because of weather conditions, or special projects/unforeseen assignments which prevent them from keeping to the schedule. We thank you, in advance, for your understanding and patience.

THE 2019 HOMEOWNERS APPRECIATION EVENING

WAS A SUCCESS!

We had quite a few homeowners who came into the office and expressed how much fun they had at the event.

We had approximately 130 residents and guests who attended this year. Every year our numbers increase, it’s becoming a popular event. The Association sponsored the event as an expression of appreciation to our many homeowners and residents. Each attendee was provided two tickets for two glasses of wine or beer, a variety of appetizers and live back ground music. The Tatum Ranch Golf Club provided an attractive setting and a comfortable atmosphere for those who attended to converse with old friends, neighbors or reached out to others and made new friends. We would like to thank all who attended in making the event a success, our Board, Architectural Committee, Community Manager and Jack. Hope to see you next year at this event!

NO PALM TREES

If you are changing your landscape, say NO to palm trees. Tatum Ranch was established as a Sonoran Desert Community. That means

NO Palm trees allowed in Tatum Ranch. The agreement with the city and state was to make a community that was in harmony with the Sonoran Desert that it was established in. Make use of the Tatum Ranch Approved Plant List to find the plants that will make your yard look its best.

I am so lucky that I get to live and work in Tatum Ranch-every day. I get to meet, talk to, and work with the greatest people. After work, and on weekends, I

love doing my errands around here as much as possible-people of Tatum Ranch seem happier and friendlier then anywhere else in the valley. This is especially evident at SaddleCreek Coffee Company. SaddleCreek Coffee Company is in the Shops at Dynamite Creek, next to Ace Hardware. Walking into SaddleCreek Company is what I imagine walking into Cheers would be like. They greeted me by name, ask me how my day was going and actually paused while they waited for me to answer! Everyone seemed so happy, so I was glad to sit down with the manager, Heather, to learn more about SaddleCreek Company.

Heather told me the story about the owners, Jim & July Prendergrast and how they purchased SaddleCreek Company with the intention of donating their profits to the

community. They believe in buying as many locally sourced ingredients as possible. They are all about our community. Heather talked about various outreach programs they are involved in as a business and some of their plans for the future. They encourage feedback because they want to be able to give as much as they get.

Summer is approaching rapidly and it is time to check your irrigation controllers to make sure your watering times are set for

the warmer weather. Cacti and Agave should be watered every 4-5 weeks. Your desert plants: Lantana, Birds of Paradise and other such plants should be watered three (3) times per week, 1 to 1 ½ hours each time. Trees, if still on drip, should be watered twice a week for 2-3 hours. Use a complete fertilizer such as Turf Supreme or Turf Royale and water grass at least three (3) times per week. LIVING WITH URBAN WILDLIFE IN OUR COMMUNITY.

We have quite a few different types of animals that live within our community. We have seen Coyotes, Javelina, Owls, snakes and more. Our spot light animal this time is the Rattle Snake. I enjoy the warm weather so I can wear my sandals, go bare foot or spend more time outside in the sun. Rattlesnakes can be seen “basking” in the

sun throughout the year. I have heard of resident’s finding rattlesnakes laying in front of their homes, in the garage by their water heaters or see them at the edge of the home. Rattlesnakes are especially venomous! Did you know that we have fifteen species of rattlesnakes in our area? All these snakes have rattles on their tails. Many snakes vibrate their tails when nervous, only rattlesnakes can produce the characteristic buzzing noise so often heard. When you get the surprise of startling a rattlesnake, usually it’s the rattle you hear first to warn you. They are just as scared of you as you are of them. If you startle one, move slowly and deliberately when close and back away to a safe distance. Usually, the snake will either hold its ground or move away from you. They will not chase you, rattlesnakes don’t crawl fast. A rattle-snake traveling at top speed would have trouble reaching 3 mph. The strike speed, however, is impossible to match. The distance of the strike can be up to two-thirds the length of the snake. A distance equal to the length of the snake can be considered a safe distance; however, 6 feet is a better idea. Rattlesnakes are most active from March through October. In the spring, they are active during the daylight hours. In early May when the weather is hot, they become more active at night and spend the day in the shade or cool spot. So watch your step, where you place your hands and use a flashlight at night! All snakes are carnivorous so they eat rabbits, small mammals, lizards and birds. If you don’t want rattlesnakes in your yard, then eliminate what attracts them such as small mammals. Snakes don’t dig for a home, instead they use rodent holes, woodpiles or piles of junk. If you see a rattlesnake, even if it looks dead, don’t pick it up. Reflex bites are still poisonous and can occur for several hours after death. Our mornings are perfect to walk your dog. Friendly reminder, we have doggie stations for your convenience to assist you in picking up

after your pet. “THANK YOU” to those homeowners taking the responsibility for their dog. We highly encourage those of you who are not picking up after your dog to please pick up after your pet. Your neighbor(s) and the association will appreciate your attention to the duty.

A BIG, THANK YOU, goes out to all of those volunteers who take time away from their busy lives and

family to help our community stay great.

Our volunteers are those who sit on our Board of Directors, Architectural Committees and alternates. I would like to introduce our

Board Members: Tom Callahan, President; Rick Nowell, Vice President; Don Townsend, Secretary; Lee Eichman, Treasurer and Les Horvath, general member. They volunteer their time by collaborating on various decisions using their knowledge and wisdom throughout the year. They address many issues at the Board meetings that help keep Tatum Ranch a community people want to live in. I would also like to introduce our Architectural Committee: Anna Delle Donne, Diana Turner, David Ronald, John Burghoffer and Cheryl Bess. They also volunteer their time to help make sure that your improvements meet the guideline standards. You are invited to attend the meetings. Welcome to Spring!!!!Ahhh!! How we’ve waited for this. From here on

out, for the next 5-6 months we can complain about the HEAT! Or, we can enjoy it. Isn’t that why we moved to Arizona?

There are probably a number of things around the house that we have put off doing (using winter as the excuse). Now it’s time to get going: “Head ‘em up, move ‘em out”…

Clean that house, clean that garage, and then: Pull or hula hoe those weeds away.

Take a look at those gates (are they looking like they were made from a dilapidated, rustic barn) and refresh them with paint or stain. Guidelines For Community Living #17

One of the most costly items associated with owning a home is PAINTING IT!

Since it is so costly…walk around the perimeter of the home and if it appears somewhat faded, blotchy or streaky; it is best to assume that it will need to be painted in the not too distant future. With that in mind, you might want to start setting aside funds to cover the expense (or hope to win the Lottery).

A piggy bank is more likely to get filled. When your piggy bank is full and you are ready to paint, come into the Tatum Ranch office and look at all the colors that are offered. You can also go to Dunn Edward’s website, find Community and Property Manager to see the color scheme’s available. It is important that you check to make sure your chosen color scheme has not been discontinued. Go for it, Picasso!!! Don’t forget to send in the Application of Design Review Application with your chosen color.

Building Repair: Refer to Tatum Ranch Declaration of Covenants, Conditions and Restrictions (CC&Rs), Article IV, Section 2, paragraph (g), Repair of Building: “No building or structure on any area in Tatum Ranch shall

be permitted to fall into disrepair and each such building and structure shall at all times be kept in good condition and repair and adequately painted or otherwise finished.”

Guidelines for Community Living #19. House Painting (Architectural Approval Required) Prior to painting, an Application for Design Review identifying the colors selected must be

submitted to the Architectural Committee for approval. House paint colors must be chosen from the current approved color schemes that are available for review at the Association office. Colors chosen must be from only one color grouping from the Tatum Ranch color palette. Homeowners may choose to use any combination of the three colors of the scheme for the body, garage door, trim and pop outs (if applicable). As of 09/21/11, the original color palettes are no longer available to be used in repainting the home. The body of the house must be painted with a flat finish and garage doors may be painted with a semi-gloss or satin finish paint using one of the three colors from the color scheme chosen. All walls must be painted at the same time the house is painted. Wing walls (attached to the right and left side of the home) must be painted in the color of the body color of the house. Perimeter walls must be painted Dunn Edwards color Brown Owl #Q5-19D. Houses painted with unapproved colors must be repainted with approved colors as described above.

Tis the season for camping, boating and traveling:Just a few things you should know in regarding to campers, trailers, boats and motor homes in Tatum Ranch:

In order to stay within the Guidelines there are a few rules that we must follow in regards to loading, unloading and parking:

Refer to Guidelines for Community Living - # 44. Vehicles, Trailers, Campers and Boats (CC&Rs, Article IV, section 2, (t). Maintenance, repair or storage of any

motor vehicle classed by manufacturer rating as exceeding 3/4 ton, mobile home, travel trailer, utility trailer, camper

shell (attached or detached), boat or other similar equipment or vehicle is not permitted on any lot or on any street in Tatum Ranch. Boats, motor homes, trailers or other recreational vehicles are permitted to park on the driveway or in front of a member’s residence to allow loading or unloading of supplies for no more than 48 hours in any one week. Guideline for Community Living #16 - Entry through double gates is approved for occasional use only and does not permit the area in front of or behind the double gates to be used as additional parking areas for vehicles, boats, motorhomes, etc.

Board Meetings are held the third Wednesday of every other month (except the November meeting) in the community room at the Association Office. Start time of the general meeting is dependent upon any appeals to be heard at the meeting. The appeal portion of the meeting begins at 6:15 pm. You will find the meeting agenda on the home page of the Tatum Ranch website, www.tatumranch.org or on the Association bulletin board a few days prior to the meeting date.
