Your Village Life: It does appear that confidence in your seller is one of thekey factors people look for when choosing an agent, how can this bemaintained?

IB: “Confidence is certainly the key – as long as you can substantiate thatconfidence! We have a dynamic team who not only have considerableexperience but more importantly they have an acute understanding of theproperty market. Combine that with comprehensive data of the local and regionalmarket place and we have a winning formula as they are quickly able to identifysuitable properties for clients in order to meet their personal needs and canmarket properties effectively too.”

YVL: In such a wavering economic climate, how do you keep on top of yourgame and differentiate yourselves from any other agent on the high street?

IB: “We do work in a sector which is fast paced and constantly evolving – weneed to ensure we are keeping up with that and I like to think we do. As membersof the Home Sale Network and the National Network of Independent Agents, weare best placed to take advantage of their distribution and reach. Locally, we areone of the few agents to move with the times in terms of marketing – we doeverything from the bread and butter floor plans, advertising and customer galleryin each of the offices, through to virtual tours, interactive website and bluetoothmarketing – we leave no stone unturned in marketing a property for our clients!”

YVL: I can see how this differentiates Petty’s from many mainstreamcompetitors, but isn’t this what we should all reasonably expect these daysfrom a professional agency?

IB: “I agree, but this is where our levels of customer service really make us standout as we do look to ‘go the extra mile’ for our clients and on each instruction adedicated team create a bespoke plan to market that property. It is imperativethat we also keep our clients and the public informed of market conditions andtrends, whether privately or through the media and by doing so, we are forginga relationship based on confidence and trust that they can rely on.

“We have retained traditional values yet have adapted and embraced newtechnology too. Our investment in staff and our marketing / advertising of ourproperties is what keeps us at the fore and that is where we intend to stay!”

YVL: With more buyers surfing the internet to shortlist their properties, isthis something you see as becoming more common?

IB: “Yes, I think so. Time is so valuable these days that not everyone has theinclination to ‘window shop’ anymore. It is a shame but I guess is a sign of thetimes. That is why, it is imperative we utilise portals such as our own website aswell as having a strong presence on those such as Rightmove and Home SaleNetwork – people can access our properties at any time of day or night and from

anywhere in the world. The important thing is to ensure when they do visit theoffice or call for more information, we are prepared and that our levels of customerservice and knowledge shine through.”

YVL: You seem to have a very clear idea of what makes your agencydifferent and the standards you expect from your team. How do you goabout maintaining them?

IB: “As a company, we set ourselves very high standards and targets. Our aimis to stay one step ahead of the competition and to continue to keep our clientsas a number one priority. We always hope to surpass their expectation on serviceprovided and this is recognised and rewarded by the levels of referrals we seemto receive.

“We are also just as committed to our staff as we are to our clients – at the end ofthe day, our investment in training, education and development is reflected in thelevels of service and quality of advice given to all our clients. At a senior level, weare also constantly reviewing ourselves and as a member of the Advisory Councilfor the North West region for the Home Sale Network, I am able to bring newinnovations into our business.”

YVL: Judging by the success of Petty so far, these are all obviously effectivestrategies, so how would you sum up Petty’s for me?

IB: “Petty has a reputation for personal service, a practical approach andobjective advice, which has culminated in a respected reputation we are veryproud of. Your Village Life: Why did you choose to move back to the North?Zilpah Hartley: “I always thought of myself as a Northerner even though Ihad lived and worked all over the world for the past ten years. So often peoplewould ask where my ‘Place in the Sun’ would be and there are of course partsof the world I would dream of owning a home but for a long time I dreamt ofmoving back and buying a place close to where I grew up. When theopportunity came up to make the move back to Lancashire I jumped at it.”

YVL: Why choose Pendle?ZH: “I was at a stage in my life and career where I wanted different things. Iwas recently married and my husband and I were based in Ascot and workingmainly in London with frequent jobs abroad but we wanted to start a familyand for me it was important to be close to my family who are all based in thevillages and towns around Pendle. With the planned move by the BBC toSalford and the implications that would have for the television industry in theNorth, with an untapped corporate production market in this area, and theability for us to continue our broadcast work from anywhere in the country we

felt it was a good time to move and bring the business with us. We just neededto find the right house.”

YVL: What is it that makes Pendle a good place to live?ZH: “There are such outdated prejudices about Lancashire and Pendle beingthis poverty stricken, dark, glum place rooted firmly in an industrial past buteven though we have our problems like any county these unfair assumptionscouldn’t be further from the truth. Lancashire and Pendle are rich in historyand culture with breathtaking scenery, Michelin star restaurants, fabulous localproduce, great shopping, wonderful pubs and places to stay and a greatquality of life. There is a reason that world class manufacturers run theirbusinesses and base their families in the area. For me Pendle and itssurrounding area is the perfect place to raise a family and run a business.”

YVL: What was it about your house that you loved?ZH: “I did the usual thing of scouring the internet for properties on a dailybasis and spotted our house which was being marketed by Petty almostimmediately. I lined up viewings on this and several other properties and weheaded north for the weekend. We love old properties and this was Grade IIlisted and in a good location for transport links, pubs etc. and with a goodneighbourhood feel. None of the others we saw that day compared and assoon as we walked in and spotted the old fireplaces and flag floors that wasit. There were a few hiccups along the way but three months later we movedin and though there has been a huge amount more work than anticipatedhaving lived in old properties all my life I know that they need constant upkeepanyway. We aren’t quite there yet but hopefully by the summer it should beexactly the way we want it.”

YVL: How did you find the experience of using Petty?ZH: “Great, the sale of our house went through really well and when we didhave problems in the weeks when it was all being sorted out there was alwayssomeone there to answer questions etc. Lots of people I know use and haveused Petty for both residential and commercial properties and I have neverheard a bad word said about their services.

“I would love to see more estate agents using simple short videos and virtualtours though. I was trying to find a property here whilst living in the South andit would have made the whole process easier and taken up less time which Iam sure any busy house hunter would appreciate whether they live locally ornot.”

YVL: On a personal note you also brought your business withyou – is it a good place to run a business from?ZH: “So far so good! We are the only production company in this area withthe wealth of experience and knowledge which we apply very cost effectivelyto every project we take on, whether it’s a short web presenter clip, a 30second promotional video, or a full corporate film. It’s my aim to show peoplethat they don’t need to go to London, Manchester or even Preston to get thehigh quality, creative end product they want.”

YVL: What TV projects are you currently working on?ZH: “I am coming to end of a property series for The Discovery Channel calledHouse Wreck Rescue and then I have another couple of series in the pipelinewhich are all very exciting but need to keep quiet about them for now.” •
