QWhat things I should look out for when viewing a property?

AAs well as general issues such as the electrics, plumbing, damp and the energy efficiency of the property it is important to consider the

more abstract aspects of a house when viewing. Check if the double glazing of the house is intact. If there is condensation in between the panes this is usually an indication that they have burst. It is common practice to enquire about the hot water system in a new property but don’t stop there. Is it big enough? If you have a large family you may need a larger tank than a couple would require. Make sure you visit the house at different times of the day and consider the way the light falls into the house - you don’t want to find that your house is cast into darkness from the early afternoon onwards. Consider how much storage space there is in the property, is there an attic or a garage? Otherwise you may find you struggle to store those miscellaneous possessions such as the vacuum cleaner and suitcases in your new home. Also, take a good look at the garden and consider the height of the fences and the spacing between the houses to ensure you aren’t overlooked by neighbours.

QI don’t want to have to pay for a home removal firm, can I move house myself?

AYes, it is perfectly feasible to organise a DIY home move, however it is important not to underestimate the scope of

moving without professional help. Doing so can be an exhausting and time consuming process and so be prepared for a long day - removal firms are highly experienced in the logistics of moving and stacking vans and so are likely to be quicker and more efficient. If you do choose to move house yourself why not get your family and friends on board to help with the process? Hiring the right size of van is key as you really should try to move your belongings in one go as multiple trips can cause problems for the people waiting to move into the house you are vacating. Despite this, self-moves have many benefits such as ensuring peace of mind about fragile and valuable items as well as allowing you to have full control of where all your belongings are put at the other end, not to mention the obvious savings you will make by not having to hire a firm.

QI hear the phrase ‘gazumping’ a lot. What does it mean and how can I avoid it?

AThe term ‘gazumping’ describes a situation where the seller accepts an offer and then discards it in favour of a higher price

from another buyer. This practice, although dubious, is considered legal and so it is important to ensure that a property is taken off the market once an offer is made to minimise this risk. Another key way of avoiding this is to enter into a contract after the offer has been made that ensures the seller will not consider any other offers meaning if you are ‘gazumped’ you can sue the seller for breach of contract. Also, ensure all the necessary arrangements are in place for a swift transaction - the quicker this happens the less time the seller has to change their mind.

QWhat is the new Green Deal Scheme and how has it been revamped?

AThe new Green Deal Scheme is set to be much simpler and far more rewarding than the original version launched in 2013. Buyers

who undertake energy saving procedures within the first year of moving into their new home are eligible to claim grants of up to £1500 to cover the costs of installation. This consists of a £500 payment for home owners who undertake approved energy efficient practices within the first 12 months of moving in as well as £1000 cashback for those who undertake any two energy saving improvements from an approved list. This second offer applies to all homeowners regardless of when they moved in and includes fitting a condensing gas boiler, installing double or secondary glazing, cavity wall insulation, fitting replacement doors, fitting floor, flat roof or room-in-roof insulation, replacing warm air units and storage heaters and installing flue gas heat recovery units and waste water heat recovery systems. The government has assigned £120 million to the project with funds being allocated on a first come first served basis so sign up soon to avoid missing out.

QHow can I find out what is being built in the area I am moving to?

AIf you don’t have time to visit your local planning offices there are many websites that allow you to explore the proposed building

plans in your prospective area from the comfort of your sofa. Petty’s recommends planningportal.gov.uk/inyourarea which gives regular updates from local planning authorities allowing you to view local plans, applications and appeals. The convenient search facility allows you to pin point various locations with ease which is useful when deciding between multiple areas to move to. The site also directs you to useful links and contact details for more information.

New eating and exercise fads are everywhere; expensive shakes, potions, pills and different exercise plans and even menu’s in restaurants are now calorie counted for us.

The first step is usually the hardest however you have to take the first step to get to your destination - to your goal. “Don’t try…do” Trying is something we do before we fail, so stop trying to achieve what you have always wanted and go and get it, one step at a time the old fashioned way. Through commitment, taking that first step and a little bit of perseverance, soon this will be your habitual pattern and you will be smashing your goals.

Towneley Hall Thanks to Burnley Borough Council, we can all enjoy the stunning surroundings of Towneley Hall. From the Priest’s Hole to the attic, the Hall itself is fascinating with period rooms covering several centuries of life in residence. You can see the cat fast asleep by the range in the Victorian kitchen, stroll along the long gallery past bedrooms dating back to the 16th century, imagine the glamorous parties held in the Regency Rooms or have a quiet moment in the Towneley Chapel. A family home for nearly five centuries, the hall is now a permanent home to a museum and art gallery and is a must do day out for the family.

Browsholme Hall Our trio of historic halls is completed with Browsholme Hall. In keeping with our ‘H’ theme, Browsholme was originally ‘H’ shaped, having a central hall with the parlour wing to the west and kitchens to the east. With many changes afoot, an inventory was taken in 1591 when twenty-four rooms were listed including the ‘Schole Chamber’, ‘Paynted Chamber’ and ‘Maydens Chamber’ and further additions in the 19th century to the core building make the stunning hall what it is today.

Browsholme Hall is a building that is steeped in character and history boasting a unique collection of family possessions accumulated from the fourteen generations who have occupied the hall since 1507.

Gawthorpe Hall (Pictured above). Dating back to the 14th Century, this is an imposing house set on the banks of the river Calder in Padiham. To quote Charlotte Brontë herself: “The house is very much to my taste – near three centuries old, stately and picturesque.” Gawthorpe Hall is the final stop on ‘The Brontë Way’, a long distance route with strong associations with the writings of Charlotte Brontë and the family.

Affectionately referred to as the ‘Downton of the North’, Gawthorpe Hall was redesigned in the 1850s by Sir Charles Barry, designer of the Houses of Parliament and the ‘real’ Downton Abbey, Highclere Castle.

Nowadays, the Hall houses the North West’s largest collection of portraits on loan from the National Portrait Gallery as well as The Gawthorpe Textiles Collection, a wonderful collection of intricate lace, embroidery and needlework amassed by Miss Rachel Kay-Shuttleworth.

Your debut serial was on ITV, what has the local reaction been to Prey?It’s been fantastic. I don’t think many people knew what I did for a living, so it’s been great to have people come up and congratulate me and say how much they enjoyed the drama. And of course, John Simm is a local lad, so I think people felt they really had an ownership of it. What was your inspiration for Prey?I only became a full time professional writer in 2010, although I did write part time for about ten years before that, and was writing a lot of science fiction. I was working closely with Red Productions (Scott and Bailey, Last Tango in Halifax) and was brought in for a brainstorming session. The brilliant Nicola Shindler suggested I try to come up with something a bit more TV friendly, she explained that as an emerging writer getting a science fiction commissioned would be quite difficult if not impossible. I was a big fan of The Fugitive, so I suggested we developed something like that. The idea of a cop on the run happened during that meeting. How have you found being in the media spotlight since the wonderful success the series saw?It’s been great. It’s opened a lot of doors for me. I always say it’s taken me ten years to become an overnight success. Right now I’m having a lot of jobs offered to me, and have even had to turn some down which goes against the grain for a self-employed northerner! On the social side, I was a guest of the BBC at Wimbledon this year and also at the Soho House Summer Festival, which was wall to wall household names. I made a bee-line for Steven Moffat (the boss of Doctor Who) and casually mentioned what a sci fan I am!

Will there be a second series?Funnily enough, we are brainstorming ideas as we speak. ITV would certainly like one.

What has the highlight of Prey been for you on a personal note?Just seeing the words you’ve written spoken on screen, and by brilliant actors. To be honest I was so nervous during the shoot, and then during the edit, and then during the broadcast that I only started to really enjoy it once the final episode had been on and I knew it was a success. What advice would you give to an aspiring writer / director?Easy. Work, work, work... I see too many writers bemoaning the fact that their first script or idea hasn’t been commissioned. I had over eighty projects knocked back before Prey happened. It’s never, ever going to happen overnight. The other thing I hear a lot from aspiring writers is that TV is a closed shop and they won’t win a commission unless they’ve had something on before. This is a real paradox to me. No writer is born a writer, every single one of us at some point won that first commission. Prey was mine, but it happened after commissioning editors and broadcasters had seen dozens of other ideas and scripts from me. It’s not a closed shop, it just takes a lot of work to break in, and if you’re not prepared to do that work it isn’t going to happen. As for directors, I’m not sure. The writers always right?

You live in the area, what keeps you in the town?I was born in Horwich but my partner is from Briercliffe, and we moved here when we decided to have kids. I love it though. Before I was made redundant in 2010 I was commuting to Manchester every day and coming home was like going on holiday. Are you a Clarets fan and what are your thoughts on the team for the coming season? Can they hold their own in the Premiership?

Your Village Life magazine has had the privilege of interviewing many of the areas success stories but we have never had the honour of speaking to a BAFTA Award Winner...until now! We caught up with the very talented Writer and Director, Chris Lunt, who indeed is the proud recipient of a coveted BAFTA for his ITV drama, Prey starring John Simm.

I am indeed a Clarets fan and have been since 2006. I’ve no doubt that under Sean Dyche they’ll stay up. He’s just such an inspirational bloke, you know that everyone at Turf Moor is going to give him 110%.

We have so many wonderful areas and stunning countryside around Burnley and Pendle – do you have a favourite area and what do you like to do in your spare time?I love where we live in Briercliffe, I can walk around there for hours. I really enjoy visiting places like Wycollar, and heading down to Towneley Park. It really is a beautiful part of the world and easy to take for granted.

If you could choose any area within Burnley and Pendle to be the basis of a new series, where would it be and why?That’s a tough one. It would really depend on the drama, in fact I was talking to another local actor, Lee Ingleby (Inspector George Gently) about this the other day. The natural landscape would lend itself to something supernatural of course, but maybe it’d be cool to do a drama that celebrates the spirit of the town and challenges perceptions. I’ll have to think about that.

There are some great restaurants in the area – any favourites?I love Nino’s in Cliviger, it’s a real treat when we get to go there, great food and a wonderful atmosphere and I’d definitely recommended their beer festival. Carlo’s in Colne is wonderful too, and the Ram Inn, also in Cliviger for pub food. JJ’s in Colne is nice for a special night out.

What makes a home a home for you?Definitely the family.

What’s next for Chris Lunt that our readers can look forward to?I’m writing the script for a re-boot of The Saint which I’m really looking forward to, and no, I don’t know who’ll play Simon Templar. I’m also writing a BBC drama called Driven set in the world of 1970’s Formula One, and another ITV drama called Dreamland, which is a cop drama set in Margate in the 1920’s. These are all script commissions, which is the nature of the business. Add to that Prey 2, and it’s looking like a busy year.

Can you recall when you first joined Petty’s and in what role?

It’s not that long ago! I actually started in January 1989 at the Nelson office and I was an Office Junior. It seems very strange to look back now but my role was to type letters and reports, run errands, answer the phone and deal with clients. We also had the Britannia Building Society agency so I had to deal with the transactions, balance the books at the end of the day and do the banking. What first attracted you to Petty’s?

I had just finished working in Germany as an au-pair for a year and simply saw the advert when I got back. It sounded like something completely different that would be interesting and I had no hesitation in sending in my CV. However, I can honestly say that when I did that I never expected to still be here 25 years later! You must have seen it all, how has the business changed over the years?

The one thing that stands out is that we certainly didn’t have the technology that we do today! In ye olde days, it was paper diaries and typewriters! Progression into the 21st century was certainly welcome and I am now amazed at the tools we have at our fingertips which all go towards utilising our time better and offering the best possible service for our customers.

Has the property market changed over the years?

There certainly wasn’t social media back in the day! The fact that we have far-reaching databases, we can utilise websites, Facebook and Twitter which makes our job easier and these are now all taken for granted. Long gone are the days when we used to have to type property details onto stencils before being copied onto paper. I even remember having to order property photos to be posted back before we manually stuck them on to the property details! Where would we be now without digital cameras, email and I-phones? Have you enjoyed your time at Petty’s?

I literally feel like I have grown up with Petty’s. I started at a young age and have since bought a house (or three!), got engaged, got married and had two daughters! It sounds cliché but I have been here so long that Petty’s feels like a second home and family to me. What do you like most about your role now?

I am now the Admin Manager and that allows me to get really involved with training the talent of the future. I like to bring out the potential in people and to train apprentices is a rewarding part of the job. I enjoy being my own boss and training people up to my very own high standard!

It isn’t very often that businesses can profile a team member that is literally part of the fixture and fittings but here at Petty’s we are proud to reveal that Mandy Magill is just that; having been with the firm for the past 25 years!

To celebrate the 25th anniversary we met up with Mandy to cast our minds back to when it all began and the many changes she has seen over the years...

Where do you see yourself in five year’s time?

Without doubt, still here at Petty’s (unless I win the lottery!). I can imagine it hasn’t been all work and no play, has there been any funny highlights from your career?

Hmmm, a few that I can’t possibly say! What has been your proudest moment?

Raising money for charity is very dear to me and a few of us walked the Yorkshire Three Peaks a few years ago to raise money for Pendleside Hospice. We aimed to do the walk within 12 hours which I just about managed somehow!

The simple answer to this question is I suppose somewhat obvious... It can be. There are however many pitfalls along the way. When a

bid is accepted, the purchaser is required to lodge 10% of the purchase price with the auction house immediately. There is then a limited period of time allowed for completion to take place. As contracts are normally signed at auction penalties will apply if the proposed completion fails to take place so always check with your solicitor on this.

Other basic rules will always apply. Don’t get too carried away with the event. It’s easy to become involved in a bidding contest and before you know it you have paid more than you intended, or worse more than the property is worth.

Make sure you understand the condition of the property. What looks like small defects to you could lead to major expense? A survey is always a good idea.

All the above are important to everyone. However, if you are not a cash buyer and you are relying on mortgage finance the situation can become far more complex. It is essential to visit an independent mortgage specialist before attending the auction. An already complicated mortgage market was made even more so by the advent of the Mortgage Market Review which came into effect in April this year.

The most dramatic changes surround income and the lenders perception of this. Although all lenders have affordability calculators available, it is vital to understand which elements of income will be used and what deductions may be made. The old system of 3 or 4 x gross income is a thing of the past. Pension payments, student loans, share save schemes and even child care vouchers will all be deducted by many lenders. Lifestyle costs are now also scrutinised. Loans, credit cards, mail order accounts and any form of commitment may reduce your borrowing power.

Other factors can also affect the lenders decision. Multiple credit searches, contact lens schemes, deferred credit arrangements used by furniture warehouses and domestic appliance stores all make a difference. If you have ever used a pay day loan you will almost certainly be declined for a mortgage! Late or missed payments or exceeded overdraft limits are a nightmare!

In short, do your homework. It is not enough to put what you think is your income into a search engine. Take the time to speak with an expert, it will potentially save money but will certainly save heartache and disappointment.

At last the property market is beginning to recover and the market may see a further boost as investors review their portfolios

and begin looking around for new investment opportunities and homeowners seek a bargain. Sadly, not everyone has weathered the financial storms intact over the last few years and many have suffered the hardship of being repossessed. It is now incumbent upon the Lenders to sell these repossessed properties.

Lenders will often sell properties at auction. It is said that buying at auction means you’ll get a bargain but this isn’t necessarily the case. It has been known for keen bidders to get carried away, resulting in the winning bidder paying well over the true market value for a property. Even if a property is bought at a reasonable or even bargain price other issues, including structural defects or a defective title, costing significant sums to rectify, will push up that purchase price and may affect the saleability of the property in future. It has been known for properties to be sent to auction when there is a known defect in the title making it difficult to sell through the normal Estate Agents route.

When a property is bought at auction a legal commitment is made by the winning bidder to pay 10% deposit of the purchase price on the day and provide the balance usually 28 days after the auction. So don’t get me wrong auctions can be a great place to secure a good investment or, maybe the house of your dreams as long as you do your homework in advance.

Top tips for success when buying at auction:

• Always view the property and get advice from a professional on its physical condition

• Get an experienced property lawyer to inspect the legal sales pack and advise on title and any additional conditions

• Organise the finance for the 10% deposit and the balance of the funds – in case you are successful on the day

• Check the character of the neighbourhood

• Set a budget and stick to it… don’t get carried away on the day!

Alongside cycling fans from across the county, there was even a special appearance from the Duke and Duchess of Cambridge, Prince Harry and the Red Arrows. Needless to say, the crowds were filled with national pride during this amazing historic event.

CALLING ALL LANDLORDS!Relocation Agent Network, the national network of independent estate agents asked us and our fellow members whether the re-sale value of a typical two bed investment property has increased or decreased in the last three years. A third of us indicated the value has increased by up to 10% and another fifth reported a 15% rise.

The national survey also looked at what prospective tenants consider to be the most important factors when looking for rental accommodation. The majority of survey respondents (46%) cited location as the top priority, followed closely by the cost of a property (37%).

1. This walk starts at Foulridge Canal Wharf. On your left is the famous Foulridge Mile Tunnel. Walk up Warehouse Lane, keep the Hole in the Wall pub to your left and turn right at Croft Mill up Lowther Lane.

2. Turn right on the A56 and walk for a short distance towards the Parish Church. Cross the road and take the road which follows the line of the main road up the hill. This takes you to Foulridge Primary School. The footpath continues in front of the school and is clearly marked.

3. Just beyond the children’s nursery the path enters the field and turns at a right angle to head for the farm in the distance. When you reach the farm the path turns right again to join the lane.

5. Turn right on the lane and follow it between the reservoirs and up the hill taking the footpath on the left.

6. The footpath is clearly marked and follows the line of the top reservoir in this system. When you almost reach Lower Clough Farm you will need to take the path, provided by the land owner, up the side of the farm road towards Castle Road.

Distance: 4.5 miles (7km)

Time: 4 hours

Facilities: Some road walking and well defined paths. Generally easy walking. One steep area from Carry Bridge Public toilets in Colne. Cafés and pubs available in Colne and Trawden.

Transport: Burnley and Pendle Services 28 and 29 Eastbound and Westbound for Foulridge.

7. Cross Castle Road into the field opposite and make your way to the stile towards your left and take the path straight ahead.

8. Turn right when you reach the road. This is the turnpike road to Skipton and Haworth (via Emmott Lane, Laneshaw Bridge) and was one of the most important turnpikes in the area. There were many disputes between the toll bar owners in those days. The original toll house is the last house on the left before you meet the junction.

9. Take the road signposted Trawden and walk down the hill for about 300 yards before taking the footpath on your right. This path follows Colne Water and passes the bottom of Colne Cemetery which was opened in 1880 to ease the congestion in the churchyard.

10. When you reach the road Carry Lane, take time to look at the buttresses against the boundary walls up the lane to your right.

11. To continue our walk go over the bridge and turn right on the paved path just beyond the farm. This is known locally as the ‘Trawden flags’ from when the path was used by Trawdeners on their visits to Colne.

12. As you continue to walk towards Trawden notice the new stone erected by the Parish Council showing the original name of the village, ‘Trawden Forest’

13. Just past the cemetery take the paved footpath on your left. This short path is known as the ‘Priest’s path and dates back to the time when the first vicars lived in Carry Bridge and had to walk over the Mirage to take the services at Trawden

14. Continue to walk down the road turning left at the GIVE WAY sign to the old Sun Inn. Walk through the car park and take the cobbled path on the left. This will take you down from Back Lane to Old Chelsea. Take the path that passes in front of Clogg Heads and out to the Trawden Arms.

He was knighted by HRH Queen Elizabeth II in 1990 for his efforts in the arts.

PETER SALMONPeter Salmon was born on May 15, 1956 in Burnley. He is a producer, best known for the Wallace and Gromit classic - The Wrong Trousers; An Ocean Apart and Doctor Who Confidential. He is married to award winning actress Sarah Lancashire and they now have six children between them. Another career highlight was his appointment as the new Director of Sport for the BBC where he famously said: “Short of scoring the winning goal in the FA Cup Final it doesn’t come much better than this.”

NATALIE GUMEDENatalie is just one of our famous faces that became a household name in soap. Starring as Kirsty Soames in Coronation Street, she is one of just five actors from the soap who scooped the coveted award for Best Dramatic performance at the British Soap Awards.

NICOLA WHEELERLocal lass turned Emmerdale superstar, Nicola continues to play a character with her own namesake in the hit ITV soap. A firm favourite among Emmerdale fans, her character has graced our screens since 2001.

ALICE BARRYAlice was born the eldest of four children and not only did she grow up in Burnley but she still lives there now. After working as an extra she was spotted by a Director who encouraged her to go for larger parts where she found success playing leading roles in the likes of Coronation Street, Peter Kay’s ‘Phoenix Nights’ and most famously as the owner of the best little whore house on the Chatsworth estate in ‘Shameless’.

DAVE FISHWICK Locals may recognise Dave Fishwick as the cheeky chappy businessman with a successful company selling vans and minibuses to businesses throughout our area. However Dave rose to national fame when he took on the banks, creating his very own bank ‘Burnley Savings and Loans’ offering loans to local businesses who had struggled to gain finance elsewhere. Dave’s journey was captured on the Channel 4 hit TV series Bank of Dave which was so successful that he returned for a second series Bank of Dave: Fighting the Fat Cats.

JOHN SIMMAcclaimed actor John Simm, spent much of his childhood in Pendle, living in Burnley, Colne and Nelson, where he attended Edge End High School. John is probably best known for his role in the hit series Life on Mars, however he has also starred in popular TV productions including Cracker, the Lakes and Crime and Punishment as well as on the big screen in Human Traffic and 24 Hour Party People. He has twice been nominated for a BAFTA for Best Actor and also been nominated for a Laurence Olivier Award for his title role in Elling.

We have been doing some delving into the talent that has emerged from Burnley and we are proud to say that over the years a lot of the UK’s household names were born in the town. Burnley-born stars have gone on to be stars of stage and screen and many have achieved international recognition of their outstanding work. It’s not all work and no play as the Your Village Life team took to their seats on the side of court 1 at this year’s Wimbledon. With strawberries and cream in hand, the team enjoyed a great value day out with the opportunity to watch some of Wimbledon’s greats, including Serena Williams, Stan Wawrinka, Alize Cornet and Maria Sharapova. With many different varieties such as Monty Don’s personal preference, the Gariguette, which is a mid-season strawberry and the ‘Cambridge Favourite’ only at their best for about a day or two you are unlikely to find them in restaurants or shops as they simply don’t travel well. To enjoy these varieties, the only option is to grow your own and it really couldn’t be simpler. Growing the Gariguette and Cambridge Favourite alongside perpetual strawberries that produce fruit throughout the July to October season ensures you have the best of both worlds.

Strawberries grow best on rich soil but, whatever soil you have, the addition of garden compost or manure will improve both the quality and quantity of the harvest. Those new to growing strawberries with first time plants are best putting them in the ground in late summer, which will give them plenty of time to establish and produce their own crop the following June.

The young plants should be put in at 46 – 60 cm (18 – 24 inch) spacing to allow them to develop fully in clearly defined rows or blocks with the base of the central crown at soil level. The plants are at their peak in their second and third years but the chances of them developing viruses also increases with age. This is when you should consider taking runners and putting the plant itself into the compost bin. To take runners, simply peg the tendril that the main plant has sent out down into the soil and it will take root. Cut the tendril from the main plant a month or so later and carefully lift it into its own pot or plant it into a new bed.

Strawberries are also firm favourites with Blackbirds so please remember to use a net once any of the green fruits start to turn red if not before to be on the safe side. This can be as simple as using some canes and up turned pots so it is easy to remove when the all-important harvest is ripe for picking!

When you think of Strawberries, you often associate their limited shelf life to coincide with Wimbledon; but these days you can enjoy sumptuous strawberries almost any day of the year should you wish to.

Homebuyers and people looking to re-mortgage now face more stringent checks before being offered a loan under the new rules which are designed to prevent a return to the reckless lending seen before the credit crisis.

Mortgage applicants’ expenditure on childcare, travel and even takeaways will be taken into account by lenders and will reduce the amount they are allowed to borrow. Banks and building societies will also be expected to check that borrowers can still afford repayments if interest rates rise from the current historic lows.

So what does this mean and how can you prepare? The new rules are designed to prevent people delving deeper into debt holes they can’t afford to get out of and so this should be viewed as trying to help purchasers be realistic about their financial status and the type of property they can comfortably afford.

“We know it sounds daunting but we certainly don’t want this new ruling to dent consumer confidence as if all purchasers just put the microscope on their own spending every now and then and work with professionals to assess the figures appropriately, there is no reason why they can’t step onto or even move up the property ladder with no problems at all.”

If you answered yes to the first two questions and no to the last, here is some advice from Brent.

The 2011 Energy Act indicated that it could be illegal to let a property with an Energy Performance Certificate lower than an E by April 2018 and if you haven’t built that into the future of your properties, we are urging you to start factoring this in now.

What does this mean? It is unlikely that landlords of F or G energy rated buildings will be able to let them unless they take steps to improve the energy efficiency of those buildings. This accounts for about 1 in 5 UK commercial properties so, unless improved, around 20% will become ‘un-tenantable’. With an estimated 16% of England and Wales’ 1.3 million non domestic stock rated F and G, EPC specialists put the cost at refurbishing these buildings at around £30 billion.

What is not clear is how much has already been done. Many Landlords are addressing this issue and have been improving the sustainability of their commercial buildings since 2007 but how much progress has been made is not certain.

For those Landlords that haven’t reviewed their buildings, there is still time to act before too much time passes and larger,

unexpected bills are received. The market has begun to do its job and prospective purchasers are already using sub-standard EPC’s to chip away at prices, but the market can’t do it all. The government has yet to confirm how it will enforce the act but more importantly every property owner needs to ensure every one of their buildings is up to standard.

2018 is the latest that this can take effect but it is expected to come into force much sooner. In all buildings, thought must be given to assessing the costs of improving efficiency and what affect this will have upon the property’s value. The best approach may be to get rid of the property while you can. At present, only leases are affected not sales and it is still unclear whether these rules apply to long leases. Assignments do not appear to be covered so a tenant may be able to assign a lease but not sub-let it after 1 April 2018. There is still some uncertainty but it is clear that if you are affected by what is known now; steps need to be taken.

If you’re not familiar with the disposable barbecue grill it’s essentially an aluminium foil tray filled with lump wood charcoal and a light mesh cover. On top of the charcoal is a fuel impregnated mat which once lit is all that’s needed to get the grill going making them ideal when travelling light or for cooking whilst on a picnic. The big benefit to this piece of equipment is that it’s light and portable, it’s really quick to get going and also really cheap so for a few pounds you can really add a new dimension to your picnic.

They’re cheap and they can produce some great tasting food but in order to have a successful cookout on a disposable barbecue a little patience is required because you’ve no height adjustment on them so you’ve got to be careful not to create flames and burn the food. Remember it’s the fat in the food that melts when heated and drips onto the charcoal which creates the smoke to flavour the food. What we want is to hear the sizzle of the dripping fats but no flames because flames will char the outside of the food leaving us at best eating something semi raw and at worst in bed with food poisoning.

Having Fun

Having recommended trying one of these trays here are my essential tips for cooking on a disposable barbecue grill:

• Sometimes the lighting mat can fail so if satisfying your hunger is totally dependent on cooking then remember to take a firelighter as back up – and don’t forget the matches!

• Choice of food to cook is really important because there’s not much flexibility with the heat and it doesn’t last forever. Because of the lack of flexibility, avoid fatty foods such as sausages because these will simply spray fat onto the coals and cause flare ups. As I’ve already said, the flames will burn food but it’s not just that, flames are wasted energy and your charcoal won’t last as long. Try fish and steaks and other lean cuts of meat.

• It’s not an expensive piece of kit so don’t expect an enamel cooking surface, it’s just a foil mesh. The best tip I can give is to brush the grill with oil before putting any food on it and this will prevent it from sticking especially if cooking fish.

• One last point; It is as it says, ‘disposable’ so if you’ve just finished your cooking, please look after your environment and dispose of the wreckage responsibly and safely.

As the Summer hots up we’ll no doubt go out on day trips and some of us (like me) will still want to cook and if it’s over charcoal then why not try a disposable BBQ grill tray?
