Petty Lettings Agents @PettysEstAgents

The so called ‘high-end’ rental market has seen asurge of activity this year with Petty LettingsPrestige reporting a significant increase in demand

for executive properties to let. The ‘Prestige’ offeringhas strict selection criteria but which comes down to oneessential ingredient – the WOW factor!

Reporting a greater demand compared to last year, in the last few monthsalone, Petty’s has found tenants for six properties which collectivelycommand over £7,000 per calendar month. Simon Westwell, Director atPetty Lettings says: “With the unsettled market, when people do sell theirhome, they are prepared to rent until their dream home comes to market. With many large families not willing or not in a position to downsize intoa smaller rented property, they will actively seek a quality property andwill pay the premium rental price tag that is attached to it.

“Choosing a property to rent is also now very much a lifestyle choice andfor many is the best option to suit their needs. We currently have adatabase of clients waiting for executive homes to come to the market andwith average tenancies up to 20 months per tenancy, it is worth consideringand should give landlords additional food for thought too if they are lookingto increase their portfolio.”

However, Simon also has words of caution for current or future landlordsas some home owners considering renting out their high-end propertiesneed to consider the costs involved. Wealthy tenants can be demandinghe adds: “Tenants at this level have higher expectations so their wish listtends to be longer, meaning landlords may have to provide extra items orcarry out further works to suit the tenant’s requirements.”

Gordon Birtwistle, MP for Burnley has beenworking tirelessly for the residents, businessesand the overall well-being of the area since he

assumed his position in May 2010 when he won his firstseat with a 12% swing and a 1,818 majority over hisLabour predecessor.

Representing the area on behalf of the Liberal Democratparty for the past three years, Gordon lives and breathesBurnley and Padiham and we caught up with the manbehind the MP who shows no signs of slowing downanytime soon!

Your Village Life: Having had a successfulcareer in engineering and running your ownbusinesses as well as time spent as a localcouncillor and Burnley Council Leader, whatmade you become an MP in retirement?

Gordon Birtwistle: I think anyone who is involved inpolitics has an interest from an early age but funnilyenough, it was a personal experience with my own localcouncillor that made me think I could make a difference.I have always loved the area and we have lived here forthe past 37 years. There is a lovely field at the back forlong walks and not many people know this but theyactually started whippet racing on the field and our lovelySunday mornings were often interrupted by excitable, barking whippets about to race! We asked if they couldchange the route so we were the finish line and not thestarting line but to no avail. We complained to our localcouncillor at the time but again, nothing happened so Ithought to myself, right; I will stand against you! I stoodand I won and the rest as they say is history – includingthe whippet racing which we got moved!

YVL: How did you feel winning with such agreat majority?

GB: I campaigned really hard and I think people can seemy passion and determination for the town. I had actuallyonly been to London seven times before I won and Iremember vividly taking my envelope with my invitationin on the first day. To be serving and representing mycommunity and helping people every day is everything Iwanted to do.

YVL: Since becoming an MP, you haveinstigated many changes and seen Burnleyprosper – what are you most proud of?

GB: As I look back over the past three years, I canhonestly say there is not one achievement I can pick overanother. I have always been politically motivated and tosee Burnley thrive and establish itself as a leading forceto be reckoned with gives me immense pride. As aparty, we have secured £10 million for a new A&Edepartment following the closure under Labour, wehave £7 million for the completion of TodmordenCurve, £10 million for the new University TechnologyCollege, £2million for the Michelin Industrial estate anda further £7 million for the Burnley Bridge Industrialestate – all fantastic achievements which have helped putBurnley back on the map as a place to live, work and todo business.

YVL: As a town Burnley really has establisheditself and in contrast to the misleadingheadlines we sometimes read in the nationalpress it is a bustling town, particularly inmanufacturing.

GB: It really has. Burnley has recorded a 3.5% growthversus the national average of 1% which actually meansthat Burnley witnessed the second biggest growth acrossthe UK compared to other towns and cities. The recentinvestment has certainly boosted the local economy aswell as confidence and the fact that Burnley isacknowledged as being the best for manufacturing istestament to the calibre and skill set we boast in theregion. This is certainly something that I am personallyvery proud of and with the new investments andopenings yet to happen as well as other initiatives in thepipeline, I am feeling very buoyant about Burnley’sfuture.

YVL: What do the next two years hold foryou personally – any signs of slowing down?

GB: Absolutely not! I am 70 this year and plan to standfor election again in two years time. On a personal note,I am looking forward to riding on the first train and seeingstudents go through the doors of the new technologycentre where they train for jobs for the future. In my

role as the Government Apprenticeship Ambassador, appointed by Prime Minister David Cameron, I seeclearly that we punch above our weight in Burnley and Ihope that one day this will be recognised on aninternational scale with recognition as a leadingmanufacturing town not just in the UK but in Europe. If I did take a day off, it would be spent with the familyenjoying the wonderful sights and sounds we have onour doorstep with perhaps a walk around Clowbridgereservoir or Towneley Park.

YVL: You have also played a big part inhelping raise funds for charity too – anyplans for the coming year?

Supporting charities is something very close to my heartand we were thrilled to raise the £60,000 needed for anew scanner. That was back in 2003 when we raisedthe money to help raise awareness of prostate cancerand now, 10 years on, the scanner is getting old and withthe emergence of modern technology means there arenew scanners available. So, once again we are hopingto raise a further £60,000. Anyone wanting to help raisethat money or support our events, just let my officeknow!

This year is set to see one area of the housing market soar.Despite the press reports of doom and gloom and uncertaintythere lies one of today’s most attractive investmentopportunities and what is predicted to be a booming marketthroughout 2013 and beyond.

Interest rates that are historically lower than ever, andpredicted to stay that way for some time yet make the rentalproperty market even more attractive.

Still not convinced? Consider further...

Rents have risen by an average of over 13% in the last 12months. The average age of tomorrow’s first time buyer ispredicted to be somewhere in the region of 36. They have tolive somewhere, Mum and Dad won’t put up with them forever.

So, now everybody is listening let’s look at how to join thisgrowing market and how to join in the fun. First, some basicrules:

• You will normally require a 25% deposit per property. Remember, this could be raised on your current home

• Buy in an area you know

• Think about your target market (families, students, divorced professionals)

• Use a local reputable letting agent

Follow the rules and make sure you use local professionalknowledge where available – it is invaluable. Most people areeligible for a buy-to-let mortgage which generally ishomeowner with some kind of existing taxable income. Don’tbe fazed by the unknown process as the application is almostthe same as any normal residential mortgage you may haveapplied for in the past.

Although there is a limit to the number of buy-to-letmortgages you can have at any one time, the limit is generallyfar beyond the amateur investor’s’ appetite. The rates arefavourable but sometimes the fees can be a little ‘painful’!Always check with your independent mortgage adviser beforechoosing a provider.

Once you have found your property or properties, you shouldaim for an annual return somewhere in the region of 5% net ofall associated costs. Obviously the mortgage payments, landlords insurance, some maintenance costs andmanagement fees should all be considered. Remember tobuild in an expectation for some untenanted periods also.Better safe than sorry is a good motto to adhere to.

Finally, buy-to-let properties are like any other investmentand subject to taxation on the profit. Make sure you speak witha qualified accountant before taking the plunge!

Salt Pie Farm in Barley is an outstanding homeset in an idyllic location which oozes charmfrom the minute you walk through the door.

Katrine and Dave Hulse bought the property 13years ago when they had set their minds onrenovating a derelict property to create the perfectfamily home to bring in the new century.

Salt Pie Farm in the year 2000 was just a scatteringof derelict buildings and years of work needed tomake it liveable, but for Katrine and Dave thecombination of the breathtaking views of PendleHill and the Black Moss reservoirs and their visionof what they could create sold Salt Pie Farm tothem. They could see that any family lucky enoughto live in such surroundings would be creatingwonderful memories.

Unlike similar period properties, Salt Pie Farm isflooded with natural light and 360 degree views ofthe surrounding countryside. Of the propertyKatrine said: “What Dave and I saw in Salt Pie Farmwhen we first stepped onto the land has beenrealised. We have created a spacious family home, with large welcoming rooms and all aspectsmaking the most of the wonderful views.

“With five double bedrooms, reception roomsincluding a large lounge, dining room, familykitchen, family room and conservatory and anabundance of outdoor space. The Farm has fulfilledevery need of our growing family.

“Over the years many people have asked of theprovenance of the name ‘Salt Pie’ and it actuallyrelates to the ancient method of refrigerationwhen, before electricity, farming communitieswould need salt to pack their meat to keep it fresh. It was at Salt Pie Farm where the salt for thiscommunity was housed as ‘Pie’ is another word forstore, hence Salt Pie Farm.

“When we were renovating the property wediscovered many wonderful quirks but myfavourites include the animal feed receipts wediscovered embedded into the walls of the farmand rather than demolish them we have made afeature of them as a reminder of days gone by.There is also an unusually large window at the sideof the property and this was where the horses camethrough to collect the salt and now just enhancesthe view.”

Salt Pie Farm also boasts beautiful groundsincluding large gardens, parking areas and apaddock to the front with a babbling streamrunning through it. The paddock is also home tothe family’s two donkeys Tommy and Murphy whohave flourished in their surroundings. The spotattracts an abundance of wildlife and natureincluding a friendly deer that makes regular visits.

As well as Salt Pie Farm being a beautiful place tolive, the community is also a huge selling factor.Barley Village is a thriving village with a localhostelry and excellent schools nearby.

Katrine concludes: “We have been really lucky tolive in such a friendly and welcoming community.Salt Pie Farm has been the most wonderful familyhome and my children have been very lucky tohave grown up surrounded by nature and I feel thatwhoever next resides in Salt Pie will have similarwonderful experiences.”

Salt Pie Farm is on the market for £595,000 withpart exchange considered. For further informationor to arrange a viewing, please contact Petty’sBarrowford team on 01282 615900.

GETTING THATSMOKY FLAVOURBarbecue cooking is so distinctive to the

taste buds because of the smoky flavouradded to the food. Contrary to popular

belief the smoky flavour doesn't come from thesmoke of the fire, it’s the juice and fat drippingoff the food onto the heat source andvaporising that adds flavour.

Serves:- 6 people Preparation Time:- 20 minutesCooking Time:- 40 minutes Total Time:- 1 hour

Ingredients:-1.5 Kg boneless leg of LambSaltPepper2 cloves of garlic

Method:-Peel the cloves of garlic and cut into pegs.Use the point of a sharp knife to makeincisions into the meat and insert the garlicpegs.Massage in salt and pepper at the same time.Make sure your barbecue grill has settleddown because lamb is quite fatty and it cancause the coals to flare. When your barbecue is well settled then gofor grilling the fattier side first, this provides alayer of protection for the meat and adds tothe succulence. You will probably find that it isbetter to grill on this side for longer and thena shorter time for the flesh side - I find thatthis works well if you like your meat rare andwant to be particular about how well it iscooked.Grill to your liking of course, I’ll do mine pinkso about 40 minutes in total (dependent onthickness), step that up to 50 if you like it welldone.

Paul Yates is an alfresco chef with alifetime’s experience cooking onbarbecues. As “Que Fresco Ltd” Paultravels with his barbecues offering anexclusive personal outdoor cateringservice for private parties and businesses. He also cures and hot smokes his ownrange of “made in Lancashire” delicacies.

That said, in addition to the smoke from themeat juices you can further enhance thebarbecue flavour by adding more wood smokeof your own.

Hardwood chips are now readily available inmost stores where barbecues are sold and

BUTTERFLY LEG OF LAMBThis is my favourite way to cook lamb on thebarbecue and what makes this easy to do isthat the cooking time is pretty uniformirrespective of the weight of meat you need.Get down to the butcher and ask for a leg tothe weight you need and ask him or her tobutterfly it. He / she will remove the bone andthis creates one big slab of meat about 2inches thick. You can just slap the slab of lamb on the grilland enjoy watching it sizzle. A few soakedsprigs of rosemary on the coals work wondersfor adding a smoky flavour. If you are on a gas grill, just wrap the sprigsof rosemary in a foil parcel, puncture it a fewtimes and throw it onto your flavour bars orlava bricks.

Recipe

some of the popular varieties include hickory, mesquite, oak, apple or cherry. You can ofcourse use your own, all citrus woods aregood as are most hard woods; the ones toavoid are softwoods and birch.

In order to get the most out of wood chips theyare best soaked for 30 minutes or so beforecooking commences and they can just besprinkled directly onto the charcoal fire. Forgas barbecues take the soaked wood chipsand wrap them in foil, make some punctureholes in the foil and then rest the pack on theflavour bars.

Other options for adding flavour include:

• Dry twigs from fruit trees or vine cuttings

• Woody stalks from herbs such asrosemary, thyme or bay (perfect fortoday's recipe)

• Leftover almond, walnut or hazelnut shellsthat have been soaked for 30 minutes inwater

• Seaweed (when cooking fish or seafood).

A recent property market survey, conducted by estate agencyorganisation Relocation Agent Network, reports an increase in thenumber of properties coming onto the market. A staggering 87% ofsurvey respondents have seen the number of sellers entering the marketincrease by up to a fifth so far this year, when compared to the sameperiod in 2012.

This is great news for prospective home buyers who will be using theupcoming Bank Holidays to house hunt. For those thinking of selling,as a member of Relocation Agent Network, Petty’s can offer sellers anadditional channel of buyer - one that no other local competitor is ableto offer.

How? Relocation Agent Network is a national network of independentestate agents and invites the very best agents to become members.Network members work together to provide a unique referral service totheir customers, so if for example, our fellow member in Newcastle isselling a property for a couple moving to the Burnley or Pendle area, wecan help that couple find their new home. It costs the buyer nothing andsaves them time, effort and money in looking for a new home, in anunfamiliar location.

Director, Ian Bythell said, “As Relocation Agent Network’s appointed‘Local Expert’ in Burnley and Pendle, we can guide you through theselling process. Our Network membership means that we have accessto potential out of town buyers moving into the area, providing anadditional avenue for you to sell your home.”

Your Village Life caught up with Burnley FC’s newGoalkeeper, Tom Heaton following his move into the area. The 27 year old joined the Clarets on 1st July from Bristol

City and is feeling very positive about his move to the Club andto the region.

YVL: Welcome to East Lancashire! How has the move ‘up North’ been?TH: My wife and I moved here in early summer which gave us plenty oftime to get settled ahead of the football season and thankfully it has beena really smooth process so now I can concentrate on getting geared upfor the season ahead. One thing that was immediately clear is the loyalfan base the Club has and it has been really encouraging to see so manyBurnley shirts out and about!

YVL: Have you had a chance to experience the area yet? TH: We have a German Shepherd called Taylor that needs lots of walkingso we’ve certainly moved to the right place in terms of local countryside! We’ve mainly stuck to the marked routes for now and ventured down thePennine Bridleway a couple of times, which was well worth it. I’ve orderedan OS map so once that’s arrived we’ll be able to be more adventurouswith the routes.

I’m looking forward to trying out more of the local restaurants in the areatoo, I’ve heard lots of good things about the dining-out scene. We’ve triedNino’s up at Cliviger which was great so I’m going to enjoy venturingfurther afield too.

YVL: What do you look for when setting up home for your family? TH: Whenever we move my wife and I sit down and make a list of whatwe think we’ll need from a property. We tend to be able to achieve abouthalf of this dream list, so it’s good to be flexible. We take differentapproaches, I like to go off the feel of a property and often know if I likeit before I even step inside, however my wife likes to consider how roomswill be used and if the space is practical. We always take a mix of eachother’s views, and thankfully agree!

YVL: What are your thoughts on renting?TH: Being a footballer sometimes means you have to make quickdecisions and so when joining a new club and moving into an unknown

area, we find that renting worksreally well for us. It means thatwe can try out different propertiesand figure out what we arelooking for in something morepermanent before we buy. It alsomeans that we can enjoyproperties and different areas forwhat they offer in the short termbefore deciding if they offer whatwe need in the long term.

YVL: How did you find theprocess of finding a propertyand working with Petty’s?TH: We saw the house on theinternet and were driving past for a closer look when we happened tosee Simon from Petty’s standing outside. So I took the bull by the hornsand introduced myself and within the hour we’d had a viewing! Thetransition from that original meeting through to signing on the dotted linewas fast and smooth, which was key for us as we wanted to ensure thatwe maximised the time that we had to settle in ahead of the footballseason starting.

YVL: How have you settled with the new team?TH: The move to Burnley FC was unusual in that when I have movedpreviously I’ve often found myself playing alongside people I’d alreadyplayed with, however I’d only played against the lads at Burnley so it wasa bit like the first day at school, but they’ve all been really welcoming soit’s been great. We are all keen to make the most of the season andeveryone’s hoping to improve on last year’s finishing position and ofcourse the ultimate goal is to rejoin the Premier league.

YVL: What are your thoughts on football’s impact on the community?TH: I think it’s really important that clubs get involved with thecommunities around them and engage particularly with young people toinspire them. The team are role models so it’s important that clubs are ahub of the community and it’s something that I have always been involvedwith at my previous clubs and which I look forward to doing here too.

Landlords now face that dilemma for their rented propertyfollowing a change in the rules regarding tax relief on arenewals basis.

Prior to its scrapping, tax relief was given for the renewal ofitems such as cookers and fridges by deducting the cost ofreplacing them as an expense (but not the original purchase),which was allowable for both furnished and unfurnishedproperties.

Relief is also available as a wear and tear allowance of 10% ofnet rents, regardless of whether items were replaced or not –but for fully furnished properties only.

The scrapping of the ‘renewals basis’ element means thatunfurnished properties no longer gain relief for replacingfree-standing items, such as carpets, curtains, cookers andfridges which do not in themselves give property ‘furnishedstatus’.

What does remain is income tax relief on integral parts of thebuilding, such as kitchen units and bathrooms, as long as theyare replaced on a like-for-like basis.

Upgrading and installing a Jacuzzi in place of yourbog-standard tub, for instance, would negate the relief withan ‘improvement to the property’ leading to capital gains taxrelief instead when the property is sold.

The upshot is that landlords of genuinely unfurnishedproperties will not miss out due to the loss of the renewalsbasis as they can still claim relief on like-for-likereplacements of integral parts of the building, and will havenothing else to replace.

But landlords of partially furnished properties will feel thepinch with the scrapping of the renewals basis, as no taxrelief will be available when it comes to replacing any itemssuch as washing machines, freezers and anything else that isnot an integral part of the building.

For them, it may be necessary to consider buying extra items,so the property qualifies as a furnished let, meaning they areeligible to claim the 10% wear and tear allowance. Thismeans it needs to be “capable of normal occupation withoutthe tenant having to provide their own beds, chairs, tables, sofas and other furnishings, cooker etc”,

The choice, as they say, is yours.

HOW ENERGYEFFICIENT ISYOUR HOME?

Tel. 01282 421 489info@lowcarbonenergycompany.co.ukwww.lowcarbonenergycompany.co.uk

Solar PV

Solar PV is gaining in popularity and currentlyoffers the best return on investment of therenewable technologies. As long as thethought of having panels fitted to your roofisn’t a concern then bills can be reduced quitedramatically.

Heat Pumps

Heat pumps are an alternative to a boiler andwork very effectively in well insulated homesand in particular with under floor heating.Heat pumps are more expensive than gasboilers but have significantly betterperformance in the right environment.

Solar Thermal

Solar thermal systems can provide up to 60%of your hot water and are relatively easy toinstall but will probably require you to changeyour cylinder.

At the Low Carbon Energy Company westress to all our clients the importance ofunderstanding why there is a need to changetheir behaviour and that by doing this they willget the best out of the changes they aremaking to their home or the technology theyare investing in.

Start with the simple measures like LED’s andinsulation and work towards the larger ticketitems once a full understanding of theprinciples is gained.

There is no point spending a lot of your hardearned money on a heat pump for instanceand not understanding that it operatesdifferently than a boiler. If you try and run aheat pump in a poorly insulated home you willend up with a much bigger electricity bill.

When appointing a designer or installer do avery thorough check of their background, experience and references. As a minimumyour installer needs to be MCS accredited.

Energy efficiency is very important and I amcertain that in the next couple of years thevalue of a home will definitely increase basedon its energy performance. There is a bit of amyth that it’s very expensive to be energyefficient. If you choose the right option, theright designer and installer then it’s a verycost effective way forward.

What should you do if you are extendingor renovating your property?

If you are planning a re-design or extensionof your property then make sure that you lookat introducing additional insulation in yourplans. For example, use triple glazedwindows rather than double glazed, use LEDlighting and make sure that any white goodsyou buy are the most energy efficient.

If you are using an architect make sure youuse one that has a track record of deliveringenergy efficient construction. Our experienceis that there are a quite a large number whouse traditional designs because it’s easierand cheaper for them but not always the bestsolution for you.

Sign up to the ‘Green Deal’The ‘Green Deal’ is the government’s flagshipprogramme to deliver energy efficient homesfor the 21st Century. The UK is committed tosignificant Carbon reduction targets andlegislation is making all new build propertiesmore energy efficient. The problem is wehave a large stock of old very inefficienthomes that need bringing up to standard.

The Green Deal is an attempt to assist theprivate individual in upgrading their homes byoffering loans that are paid back by thesavings made by introducing the energyefficient measures.

At this moment in time the scheme has got offto a very slow start and the loans availablevary in value up to £10,000 based on themeasures you undertake.

Incorporate Renewable Energytechnologies in your homeRenewable Energy technologies include, solar photovoltaic’s or PV (electricitygenerating panels), solar thermal (hot water),heat pumps (ground or air), biomass boilersand wind turbines .

In a domestic situation, the most appropriatemeasures for a home are solar PV and heatpumps or solar thermal.

With energy prices continuing to rise,we speak to Ged Ennis, OperationsDirector from the Low Carbon EnergyCompany who brings you some toptips and recommendations on how toimprove the energy efficiency of yourhome.

Recent reports suggest that improving theenergy efficiency of your home can add£25,000 to the value of your property. That isprobably an extreme example but there will befew people who deny that reducing theirenergy costs wouldn’t be a good thing. Notforgetting that to sell your home you nowneed an Energy Performance Certificate(EPC). The higher the rating of the EPC themore energy efficient your home is and themore desirable it will be to a potentialpurchaser.

Dependent on your situation there are anumber of things you can do to improveyour own energy situation:

Make sure your loft is well insulated, introduce LED lighting, and make sure yourradiators have thermostatic controls. Theseare simple and cost effective measures thatdon’t cost the earth but will significantlyimprove your EPC.

Hall That Meets the EyeConsidering the responsibility that hallways have

in making that first impression to a potentialbuyer, it’s a wonder that they aren’t even given ‘room’status. However in reality, the hallway is the first roomvisitors to your house will see, so it’s important toensure that it provides a warm welcome.

Here are our top tips:

Coat & Hat Standin Bronze/BlackPrice: £63.70www.melodymaison.co.uk

Storage bagsFrom £14.99www.pinsandribbons.co.uk

Clear the clutterIt’s funny how porches and backs of doorways can be likemagnets for miscellany such as plant pots, junk mail and caraccessories, but be ruthless. Find a permanent home forthese items or throw them away as they are blocking thenatural flow of your home.

Spruce up the paintworkPaintwork just inside the door is more likely to get bashedand marked so wash it down carefully using warm soapywater or sugar soap on tougher stains. Remember to try atest area first and consider if it is worth repaintingcompletely if the marks won’t budge. If your walls aredivided by a dado rail, then consider using a darker colourof paint or patterned wallpaper which are best for hidingscuff marks.

Accessorise to create lightMirrors are always great for giving the impression of lightand space in darker areas and are also useful for that allimportant vanity check before leaving the house! Equally,an interesting light fitting will brighten up the area whilstadding interest and drama to the space.

Be SelectiveNaturally you are going to want to keep coats and shoesclose to the front door but be selective and only keep itemsthat are used daily in the hallway and select a stylish coathook or shoe cabinet to keep them neat and tidy. Items thataren’t seasonal or only worn on occasion should be stored ina wardrobe out of sight.

Richard FarnworthSolicitor

“Popping your clogs” may be a strange expression, but usingeuphemisms when we talk about death is quite common. It is moredifficult to eulogize about the consequences of not making a Will.

So what happens if you die without making a Will?

If you die without making a Will you die intestate and in thesecircumstances there are rules that dictate how your assets will beallocated. These are the Intestacy Rules, where the Law and not youor your surviving relatives get to decide who should inherit yourassets.

It’s not always who you might think! This may not be the way that youwould wish your money and possessions to be divided out.

UNMARRIED PARTNERSUnmarried partners and partners who have not registered a civilpartnership do not automatically inherit from each other unless thereis a Will. If you have been living with someone to whom you are notmarried or in a civil partnership, they would not have an automaticright to inherit any of your property.

Worst case scenario, your partner might lose their home. In thesecircumstances, the death of one partner may create serious financialproblems for the surviving partner.

It is hard to imagine the unnecessary confusion and distress causedwhen people die without making a Will and these circumstances areoften an ideal breeding-ground for family disputes.

THE PEACE OF MIND WHICH COMES WITH MAKING A WILLWith all the potential for problems in not making your Will, just thinkabout the warm glow of satisfaction and peace of mind you canachieve by making your Will.

You can make arrangements for your family or dependants; giftspecific items, make gifts to charity or other deserving causes. Youcan make sure that only the most capable and trusted peopleadminister your estate and carry out your wishes. This could be yourspouse or partner, your solicitor or your best friend.

If the worst happens and you have young children who survive you,you can indicate who you would like to look after them.

Let’s not forget tax reasons either as ensuring your Will is as taxefficient as possible will keep the long arms of the Government awayfrom your assets and reduce your liability to Inheritance Tax.

If you have children from a previous marriage or relationship andmost of your estate is the value of your property you can ensure thatall of your children inherit by providing a clause in your Will.

Making a Will also reduces the risk of disputes after your death.Writing down your wishes in a clear and unambiguous Will can avoiddisagreements amongst family members after your death.

And surprisingly perhaps for all the benefits of doing so making aWill is not as expensive as you might think, and wonderful value formoney for the peace of mind you will feel.

Farnworth Rose can assist you with all your legalrequirements when purchasing a property justtelephone 01282 695400 or [email protected] for furtherinformation.

Local boy Harrison Phelan from Nelson hascricket in his blood and at the age of 15already has an impressive career behind him.

YVL speaks to Harrison to find out what got himstarted and what his aspirations for the future are:

YVL: Who do you currently play cricket for?HP: It’s quite a list! I play club cricket for theNelson cricket club under 15's and also for theunder 17's, the Nelson 3rd team and the Nelson1st team. I have represented Pendle District sinceI was 7 and currently I’m captain of the under15's.

I also represent Lancashire in the under 15's squadand recently I represented the Lancashire / NorthEast under 16's in a cricket festival.

How did you first get the cricket bug?HP: Some of my earliest memories are of runningaround at Nelson cricket club and catching tennisballs while watching my dad play cricket.

I played in my first proper cricket match around theage of 6 playing for the under 9's. My mum says Ilooked funny as my cricket pads were nearly biggerthan me!

15 Year Old CricketSensation HarrisonPhelan Talks CricketWith Your Village Life

YVL: Does your cricket affect your educationand school life in any way?HP: I go to Park High School in Colne and after thesummer I will be going into my final year. I’m luckybecause my friends are very encouraging and giveme plenty of support and are always asking meabout my cricket matches. My teachers are verysupportive and they give me time off to attendtrials and games for both Pendle District andLancashire. Of course, I do have to catch up withthe time I miss as I think it is important not to leteducation suffer when people train so hard for asport.

YVL: What are your biggest achievements todate?HP: My biggest achievements so far are beingselected for the Lancashire cricket squad at the ageof 11 and keeping my place in the squad year afteryear. Every year I have a trial to ensure I keep myplace in the squad and every year the standardsare higher.

When I was 13 I made it into the first team atNelson, and I was one of the youngest ever to doso.In 2012 I was one of only 5 boys from Lancashirechosen to represent the North Counties against theSouth Counties at the Dennis Compton Oval inSurrey. When we were playing there was a weddingtaking place in the grounds, I hit a six and nearlyhit the bride!

YVL: Harrison, you still have many great timesahead but what are your best memories so far?HP: My best memory so far has to be when I wentto Barbados in 2011. I went with the Lancashiresquad for two weeks and our families came too, somy parents were quite happy! I really enjoyedlearning about a different culture and playingagainst the boys from Barbados, I’d love to returnthere in the future.

YVL: Who are your sporting heroes?HP: My sporting heroes are cricketers Chris Gaylefrom the West Indies and Sri Lankan MuttiahMuralitharan I would like to be as good as themone day; Muttiah because he is a spin bowler likeme and Chris because he hits the ball really hard!

YVL: Do you have time for any other sports?HP: I love most sports and am in the school teamsfor badminton, basketball, football and rugby.

YVL: What are your aspirations for the future?HP: In the future I would really like to reach 1stclass county cricket and hopefully even higher! Iknow this will only come with hard work anddetermination, but I’m willing to try my best.

YVL: Let’s talk to your Mum and Dad - howdoes it feel to be parents of such a talentedcricketer? As a family we are very proud of all of Harrison'sachievements. It can be very demandingorganising transport and time off from work takinghim to matches all over the Country, but we wouldnot miss it for anything. Harrison’s Grandparentsare a godsend too as without them we wouldn’tbe able to fit it all in.

We have another son Spencer who is 12, he alsoplays cricket for Nelson Juniors and is a member ofPendle Athletics club. He’s currently in the top 5 inthe North West for some events. So between themthey keep us very busy!

Finally we would like to thank Pendle Council fortheir generous cheque donation early this year; thishas gone to good use buying cricket equipment forHarrison.

It’s widely agreed that Burnley and Pendle are some of the UK’s best kepthidden gems but it seems that BBC1’s Antiques Roadshow had got windof that fact too, paying a visit to Towneley Hall to film an episode!

The show’s team of 22 experts is made up of some of the country’s top antiqueand fine art specialists including ceramics expert, Eric Knowles. Eric, who is aregular face on the show, was born and bred in Nelson and readers will bepleased to learn that he is a keen Clarets fan!

The show has previously been filmed in Accrington, Blackburn and StonyhurstCollege, but it was the first time in the history of the show that it was filmed inBurnley so it was great to learn of their plans to broadcast from Towneley Hall.Hundreds of people turned up on the day with their own hidden treasures, family heirlooms, and charity shop bargain finds, with one visitor being told thata collectible plate that he had bought for £4 was worth around £100!

But nobody was more pleased with their valuation than Sue and RichardHutchinson from Cliviger. The couple had brought along a decorative vasewhich they had rescued from collecting cobwebs whilst clearing out the garagebelonging to Sue’s mum. Not realising its worth, they had planned to throw itin the skip but Sue decided to keep hold of the vase after all, and the piecebecame a family heirloom.

Curious to know its value, they brought it along to be viewed by an expert, onlyto find themselves in front of Steven Moore being filmed with the vase itself, which dates back to 1902 and created by the House of Amphora, being valuedat an astonishing £1000!

To hear the full and complete story, keep your eyes peeled and your Sky Box setfor the episode which airs as part of the new series of Antiques Roadshow inSeptember.

Your Village Life: How long have you been a rallyco-driver?

Daniel Barritt: It seems like yesterday since Istarted but I have actually been a rally co-drivernow for 17 years, I started as a professional in2002.

YVL: You’re in a profession that most boys dreamof as a child! What made you make that dream areality and become a rally co-driver?

DB: For three generations there has been a verykeen interest in rallying in my family. MyGrandfather used to be a navigator in the 1950'sand my Dad started in the 70's. I used to followmy Dad in the rallies and the interest just grewfrom a very young age. I think I watched my firstrally in my carry cot! When I was 16 and oldenough to compete I co-drove for my Dad on theTour of Mull Rally in Scotland and from then on Ihad the bug!

YVL: There are many to choose from but whathas been the highlight of your career so far?

DB: There have been a lot of good memories thatI will keep forever, but probably the highlight waswhen I got my big break in 2002. I had beencompeting at a good national level for about 5years and through a friend of mine I wascontacted by David Higgins; a well knowninternational driver who asked me if I wouldco-drive for him in the British and Americanchampionships. Three days later I was inAmerica doing my first international rally whichwe won!

YVL: What has been your best result?

DB: I have been lucky enough to win quite a fewrallies so picking a best one is quite hard. Froma pure enjoyment point of view I enjoyed winning

the 2008 Tour of Mull rally with my friend PaulMackinnon. All my rallying is quite serious so togo to a rally for pure fun and win, that is the onethat I remember the most.

YVL: Where is your favourite rally course?

DB: I really enjoy Rally Finland as this is probablythe most technically demanding and fastest rallyin the world, It takes a great deal of concentrationand bravery to have a good result there. I also loverally New Zealand as the country is spectacular.

YVL: Are there any courses you’d like to rally andhaven’t yet?

DB: I would like to go to South America to do theDakar rally, It is a very different principal ofmotorsport than what I am used to but thechallenge of 20 days driving through some of thehardest conditions would be something I wouldlove to do when my career finishes.

YVL: Rally driving is such an unpredictable anddangerous sport – how do you prepare yourselffor that?

DB: Unfortunately crashes are part of the job, some are worse than others. You have to try andnot think about it too much because if you did youwouldn't do it! I have had far too many accidentsto remember but luckily I have mostly been ok.

YVL: What does the next year hold for you?

DB: This year I am competing with Elfyn Evansfrom Wales, who is the current Junior World rallychampion. We are competing in one of the WorldRally Championship support categories, WRC2.Hopefully we can build on the good start to theyear we have had and work on trying to competetogether next year in the main rally. My goal is totry and stay in the world championship next year.

YVL: How do young aspiring rally co-driverssucceed and what tip would you pass on?

DB:When you are starting out you have to have areal desire for the sport because it takes overyour life; you have to really want to succeed andbe willing to make some sacrifices to get there.Never stop being willing to learn and listen toeveryone as you will never stop learning. Andnever say NO to anything. Always YES, you canworry about how you will do it at a later date! Inthe sport experience is the key to moving forwardbut for a young co-driver with no experience it ishard but you just need to do as many rallies asyou can with different drivers of different levels.

YVL: Has being from the Burnley area helpedyour career in any way?

DB: For sure this area is quite big on motorsportnot just rallying; there are famous bike racers andstock car racers all from the Burnley area. Thereare local motorsport clubs that help people getinto the grass roots of the sport which helped mewhen I first started out.

A charity football match organised by Petty’s own Peter Davis andheld at Turf Moor has raised £500 for one of our adopted charities,Pendleside Hospice and a further £500 for SANDS, the stillbirth andneonatal death charity.

The match saw Clarets legend Frank Casper return to Turf Moor’sfamous dug-out for this special charity match between supporters ofBurnley FC and a team of supporters from Sheffield United. Theformer Burnley Manager was in charge for the game and it was thefirst time he had been back in the hot-seat for 22 years. The resultdidn’t go Burnley’s way as the Clarets fans fell to a 5-2 defeat to theBlades but in what was a hard-fought and enjoyable match.

Peter Davis who organised the event along with Daniel Wilson andChris McGowan was thrilled with the day and the support theyreceived. Peter said: “It was absolutely superb to see Frank Casperback in the dugout and the players certainly felt that it was great tosee him on the sidelines with us. Frank said that it was a really goodgame and the atmosphere was great – despite the result!

“Over 180 people came and watched the event so it was a really greatturnout and I just want to say a big thank you to everybody whohelped make this all possible.”
