Toronto and Region Conservation Authority (TRCA) staff has reviewed the applications and offers the following comments: Background It is our understanding that the purpose of the above-noted application is to request the following variance: 1. To permit a fl oor area of a maximum of 72.1 o sq. m for the accessory building, whereas a maximum floor area of 67.0 sq. m is permitted; 2. To permit a maximum lot coverage of 12.85% (10.96% dwelling, 1.89% accessory building), whereas a maximum lot coverage of 10% is permitted; 3. To permit a maximum driveway width of 18.55 metres, whereas a maximum driveway width of 9.0 metres is permitted. It is TRCA staff understanding that the requested variance is required to permit the construction of an accessory structure and extension of house. Recommendations Based upon the comments noted below, TRCA staff provides conditional approval to the above noted Minor Variance Application, subject to the fo ll owing condition: 1. The applicant submits the vari ance appli cation fee of $315.00 payable to the Toronto and Region Conservation Authority. 2. The applicant submits the outstanding payment of $300.00 for TRCA's review of Mi nor Variance Application #A217 /1 2. Appli cable Policies and Regul ati ons The subject property is located within the TRCA's Regulated Area of the t"J umber River Watershed. In accordance with the Ontario Regulation 166/06, development, interference or alteration may be permitted where it can be demonstrated to TRCA's satisfaction that the control of fl ood, erosion, dynamic beaches, pollution, or the conservation of land will not be affected. In this regard, TRCA must be contacted prior to any works taking place in the regulated area. In addition, The Li ving City Policies fo r Planning and Development in the Watersheds of the Toronto and Region Conservation Authority (LCP} describes a "Natural Systemn made up of natural features and areas, water resources, natural hazards, potential natural cover and/or buffers. The LCP recommends that development not be permitted within the Natural System and that it be conveyed into publi c ownership for its long term protection and enhancement. Appli cati o n-Specifi c Comments As noted above, a portion of the subject property is located within TRCA's Regulated Area of the Humber River Watershed. It appears that these proposed works are located outside of the regulated portion of the subject pr operty. As such, a TRCA permit pursuant to Ontario Regulation 166/06 is not required for the proposed works. However, please be advised that TRCA staff has an interest in any future works on the subject property and which may be subject to TRCA permits pursuant to Ontario Regulation 166/06. This letter will acknowledge receipt of the above noted applications. Toronto and Region Conservation Authority (TRCA) staff has reviewed the applications and offers the following comments:

Fees By copy of this letter, the applicant is advised that the TRCA has implemented a fee schedule for our planning application review services. This application is subject to a $315.00 (screening assessment} review fee. The applicant is responsible for fee payment and should forward the application fee to this office as soon as possible.

Additionally, please note that the applicant is responsible for submitting an outstanding payment of $300.00 for TRCA's review of Minor Variance Application # A217/17. The applicant is advised to submit the remaining payment and should forward the fee to this office as possible.
