CIVIL ITEMS FOR ADDENDUM NO. 1 NOTICE TO PROPOSERS:
A. This Addendum shall be considered part of the contract documents for the above-mentioned project as though it had been issued at the same time and incorporated integrally therewith. Where provisions of the following supplementary data differ from those of the original contract documents, this Addendum shall govern and take precedence.
B. Proposers are hereby notified that they shall make any necessary adjustments in their estimate on account of this Addendum. It will be construed that each Proposer’s proposal is submitted with full knowledge of all modifications and supplemental data specified therein. Acknowledge receipt of this addendum in the space provided on the proposal form. Failure to do so may subject Proposer to disqualification.

GENERAL SITE GRADING NOTE
· AS PART OF THE BASE BID THE CONTRACTOR SHALL PROVIDE/IMPORTALL SELECT FILL AND TOPSOIL MATERIAL NECESSARY TO ACHIEVE FINALGRADE PER PLAN.
· ALL AREAS WITHIN CONSTRUCTION LIMITS NOT COVERED WITH ANIMPERVIOUS MATERIAL SHALL BE COVERED WITH TOPSOIL. THETOPSOIL SHALL BE IN CONFORMANCE WITH THE TOPSOIL NOTES LISTEDIN THE PLAN SET AND SPECIFICATIONS FOR THIS PROJECT.

STRUCTURAL ITEMS FOR ADDENDUM NO. 1 NOTICE TO PROPOSERS:
A. This Addendum shall be considered part of the contract documents for the above-mentioned project as though it
had been issued at the same time and incorporated integrally therewith. Where provisions of the following supplementary data differ from those of the original contract documents, this Addendum shall govern and take
precedence. B. Proposers are hereby notified that they shall make any necessary adjustments in their estimate on account of this
Addendum. It will be construed that each Proposer’s proposal is submitted with full knowledge of all modifications
and supplemental data specified therein. Acknowledge receipt of this addendum in the space provided on the proposal form. Failure to do so may subject Proposer to disqualification.

A. This Addendum shall be considered part of the contract documents for the above-mentioned project as though it had been issued at the same time and incorporated
integrally therewith. Where provisions of the following supplementary data differ from those of the original contract documents, this Addendum shall govern and take
precedence.
B. Proposers are hereby notified that they shall make any necessary adjustments in their estimate on account of this Addendum. It will be construed that each Proposer’s
proposal is submitted with full knowledge of all modifications and supplemental data specified therein. Acknowledge receipt of this addendum in the space provided

SECTION 23 0923 EXPANSION TO EXISTING DIRECT DIGITAL CONTROL SYSTEMS
(BY OWNER’S ALLOWANCE)
PART 1. - GENERAL
1.01 GENERAL
A. Refer to Section 23 0500 - GENERAL REQUIREMENTS FOR MECHANICAL Work.
B. Refer To Section 23 0501 for Warranty and Quality Assurance Requirements.
C. Refer to Section 23 7440 for ROOFTOP PACKAGE – GAS HEAT requirements.
1.02 SCOPE OF WORK
A. Expand existing building automation system as required for the installation of a complete electronic system of temperature control for heating, ventilating and air conditioning exclusive of temperature controls specified and furnished with packaged equipment as indicated in the mechanical plans for the addition areas. . The temperature control contractor shall furnish and install all temperature control equipment as described in this specification.
B. Provide system expansion components as required for the full expansion including enclosures, expansion cards and related devices and components.
C. Remove existing control system components and wiring, and install new system devices, temperature sensors, wiring, power supplies, enclosures and all other required system components as needed for a complete system in renovated areas as shown on plans.
D. The system shall be complete with all required wiring, conduit, electric actuators, control dampers, control valves sensors, relays and all other temperature control devices required for a complete and operating system.
E. All controls and accessories shall be installed by the temperature control contractor with the exception of valves, dampers, thermowells, and water taps. Electrical starters and disconnects shall be furnished and installed by other trades per Division 26.
F. Personnel in the direct employ of the temperature controls contractor shall perform all wiring required for the operation of the control system. Supply complete wiring diagrams for the control system and perform all necessary set-up and calibration labor. This work shall include the interlock and control wiring as described herein. All wiring shall conform to the methods and materials described in Section 16 of these specifications and comply with all NEC, state, and local codes included by reference herein.
G. After completion of the installation, the temperature control supplier shall adjust damper actuators, linkages, and other equipment provided under this section, place them in complete operating condition, and demonstrate to the architect and owner that the controls are working satisfactorily. The contractor shall provide 8 hours of instruction for the owner’s personnel in the proper operation of the control system.

H. All products used in this installation shall be new, currently under manufacture, and shall be applied in similar installations for a minimum of 2 years. This installation shall not be used as a test site for any new products unless explicitly approved by the owner's representative in writing. Spare parts shall be available for at least 10 years after completion of this contract

1.04 QUALITY ASSURANCE
A. System Installer Qualifications
1. The Installer shall have an established working relationship with the Control System Manufacturer of not less than five (5) years.
2. The Installer shall have successfully completed Control System Manufacturer's classes on the control system. The Installer shall present for review the certification of completed training, including the hours of instruction and course outlines upon request.
3. The Installer shall provide 24 hour response in the event of a customer call.
B. Codes and Standards: Meet requirements of all applicable standards and codes, except when more detailed or stringent requirements are indicated by the Contract Documents, including requirement of this Section.
1. Underwriters Laboratories (UL): Products shall be UL-916-PAZX listed.2. National Electrical Code (NEC) - NFPA 70.3. Federal Communications Commission (FCC) - Part J.4. ASHRAE/ANSI 135-1995 (BACnet).
1.05 SUBMITTALS
A. Contractor shall provide shop drawings or other submittals on all hardware and software to be provided. No work may begin on any segment of this project until submittals have been reviewed by the Engineer and Owner for conformity with the plan and specifications design intent. Six (6) copies are required. All shop drawings shall be done on AutoCAD, and provided to the Owner on CD-ROM.
B. Project Record Documents: Upon completion of installation submit three (3) copies of record (as-built) documents. The documents shall be submitted for approval prior to final completion and include:
1. Project Record Drawings - These shall be as-built versions of the submittal shop drawings. One set of magnetic media including CAD .DWG or .DXF drawing files shall also be provided.
2. Testing and Commissioning Report and Checklists.3. Operating and Maintenance (O&M) Manual - These shall be as-built versions of the
submittal product data. In addition to that required for the submittals, the O&M manual shall include:

a. Names, address and 24-hour telephone numbers of Contractors installing equipment, and the control systems and service representative of each.
b. Operators Manual with procedures of operating the control systems including logging on/off, alarm handling, producing point reports, trending data, overriding computer control, and changing set points and other variables.
c. Programming Manual with a description of the programming language including syntax, statement descriptions including algorithms and calculations used, point database creation and modification, program creation and modification, and use of the editor.
d. Engineering, Installation and Maintenance Manual(s) that explains how to design and install new points, panels, and other hardware; preventative maintenance and calibration procedures; how to debug hardware problems; and how to repair or replace hardware.
e. A listing and documentation of all custom software created using the programming language including the point database. One set of magnetic media containing files of the software and database shall also be provided.
f. One set of magnetic media containing files of all color-graphic screens created for the project.
1.06 WARRANTY
A. Warrant all work as follows:
1. Labor and materials for control system specified shall be warranted free from defects for a period of 12 months after final completion acceptance by the Owner. Control System failures during the warranty period shall be adjusted, repaired, or replaced at no charge or reduction in service to the Owner. The Contractor shall respond to the Owner's request for warranty service within 24 hours during customary business hours.
2. All work shall have a single warranted start date even when the Owner received prior benefit due to early start-up. If the work specified is split into multiple contracts or a multi-phase contract, then each contract or phase shall have a separate warranty start date and period.
3. At the end of the final start-up/testing, if equipment and systems are operating satisfactorily to the Owner and Engineer, the Owner shall sign certificates certifying that the control system's operation has been tested and accepted in accordance with the terms of this specification. The date of Owner's acceptance shall be the start of warranty.
4. Operator work-station software, project specific software, graphics, database, and firmware updates shall be provided to the Owner at no charge during the warranty period. Written authorization by owner must, however, be granted prior to the installation of such changes.
PART 2. - PRODUCTS
2.01 COMMUNICATIONS NETWORK, PC, AND MODEM SUPPORT
A. The Communications network between buildings systems must be achieved by utilizing the existing Ethernet TCP/IP infrastructure.
B. Each facility will have a global controller with the communication network.

C. Coordinate with the Owner to obtain a computer (PC). They will provide the PC with a current operating system installed. The PC shall be located at the site. Location shall be as indicated on the plan. The DDC contractor shall install the PC and establish communications with the Global Controller (GC). The GC shall communicate with the stand alone Unitary Controllers (UC) located throughout the facility.
1. Software Configurationa. Remote authorized personal computers shall have access to the automation
system, and shall be able to communicate with and control the remote site even if the on-site PC is turned off or not functioning.
b. Upon failure of the LAN to communicate information, each controller will retain the last legitimate value of its imported network points, and continue to control the systems based on those values. Failure of any controller or any part of a controller on the LAN shall not affect the ability of the LAN to communicate among the remaining controllers.
2.02 GLOBAL CONTROLLER PANELS
A. Provide an independent, stand alone, microprocessor based control panel (Global Controller) for each facility. These panels shall communicate with the operator via the Main Communications Trunk – EIA-232C and/or EIA-485 and/or Ethernet (IEEE.802.2) with TCP/IP, using PC/Graphics Interface Software.
B. The controller shall reside on and communicate on the main LAN using either Ethernet (IEEE.802.3) with TCP/IP and/or EIA-485
C. In addition to main LAN communications, the controller shall support EIA-485 subLANs, PC, modem communications.
D. The controller shall have at least two ports (other than the PC port), which can be configured to BACnet conformance class 3 using TCP/IP or EIA-232 point-to-point communications for interface to other BACnet products
E. The Global Controller panel (GC) shall contain the necessary hardware and firmware to interface the building Unitary Controller Devices with the PC over the Main Communications Trunk, modem interface, existing Ethernet and the Internet (WWW) infrastructure utilizing IEEE.802.3 specifications with TCP/IP for off-site access to data and programming functions. Simply put, the GC controller plugs into the existing 10BaseT Capable Ethernet backbone. Configure the GC with customer provided masking, TCP/IP routers and addresses for each GC; the system works.
F. Each Global Controller panel shall be stand alone in a standard NEMA 1 enclosure. Any panels in cooling tower areas or that are located in chemical treatment areas shall be of stainless steel construction (Fiberglass enclosures rated for outside applications are acceptable). The electrical requirements shall be identified and coordinated by this Contractor. Any 110 VAC requirements are to be coordinated with Division 26 Contractor. 110 VAC power circuits to each panel shall be provided by the division 26 Contractor. Control panels shall be clearly identified by labels (1” lettering). Provide as-built wiring diagrams to indicate the control points on all equipment.
G. Each GC panel shall have a clock with battery back-up. Where there are multiple GC panels, the respective clocks shall be synchronized by the PC or a designated GC.

H. As many GC panels, as required, shall be furnished to provide the monitoring and control functions and capabilities specified. The panel shall be strategically located in areas of the building that are easily accessible for maintenance and repair.
I. The GC panels shall be directly interfaced by the main communications trunk using a peer-to-peer communications protocol or IEEE.802.3 with TCP/IP. The GC panel shall communicate without requiring a PC or remote modem device.
J. The GC panel shall have at least two digital inputs.
K. The trend log, schedules and alarms shall be located in the GC not the PC. The GC should have the capability to log all the information.
L. The GC shall have automatic protection from any power failure of at least twenty-four (24) hours duration.
M. During a power outage situation, the real-time clock continues to operate and the GC automatically restarts upon restoration of power.
N. Any Input, Variable, Schedule point shall have a user-definable, unique, system-wide logical point mnemonic.
2.03 UNITARY CONTROLLER PANELS
A. The manufacturer shall have multiple unitary controllers (UC) specifically designed for HVAC applications. The devices shall be stand-alone. The UC devices shall be able to interface with an operator and interface/room and/or zone sensor devices. The operator interface device shall allow the operator to adjust set points, initiate push-button actions, and receive feedback of temperature and/or status.
2.04 INPUT/OUTPUT (I/O) INTERFACE
A. To gather sensor data and interface with controlled equipment, the UC devices shall use I/O types consistent with the application for which it is designed. This design shall allow different types of points using any of the following input/output options:
B. Input Options (universal; analog or digital) - monitor the open/closed status of dry contacts, monitor analog values of voltages, current and resistance from temperature, pressure, relative humidity, CO2 sensors, etc.
C. Digital Outputs Options - control on/off, start/stop relays.

2.05 UNIVERSAL INPUTS (UI)
A. The Unitary Controller devices shall accept isolated contact closures (either normally open or normally closed contacts).
B. The Unitary Controller devices shall accept analog inputs (DC voltage, DC current, resistance).
C. Analog inputs can be linear or non-linear. Points shall include an A/D converter and an analog power supply. All points shall be wired to the UC device using #18 AWG twisted, shielded pair cables (Belden 8760 or equivalent) or larger or as recommended by the Control Manufacturer.
2.06 DIGITAL OUTPUTS (DO)
A. The digital outputs shall control on/off, start/stop relays which have low voltage coils. Dry contact, two position pilot voltage (0/12vDC), or triac outputs are acceptable. Common ground outputs are acceptable.
2.07 ANALOG OUTPUTS (AO)
A. The analog output supplies voltage or current to the control devices (i.e. damper actuator). All output points to valves and dampers shall read as a percent open. Signal types shall include 4-20 ma (into 1,000 Ohm load), resistance (up to 1,000 Ohms), and voltage (0-10 VDC).
2.08 GC AND UC OPERATOR CONTROL LANGUAGE
A. The Operator Control Language (OCL) will support the concept of output-oriented code allowing many small individual programs to be written and connected to graphic screens. Each output and/or calculation will have its own dedicated program and not be part of one larger program.
B. The DDC system shall have the capacity for timed start/stop on daily schedules, as well as the capability for the owner to develop and run user written application programs. For this, the DDC system shall have a proven OCL which shall be capable of reading the value and/or status of all system points and initiating both analog and digital control actions from any user defined combination of calculations and logical expressions, which shall at a minimum include:
1. Addition, subtraction, multiplication and division.2. Square roots, summations, absolute differences.3. IF THEN ELSE statements.4. Logical “not”, “and”, “or”, “less than”, “greater than”, and “equal to” or their
equivalents.5. Time delays in seconds, minutes or hours.6. Ability to imbed comments in system generated documentation.7. Ability to use time-of-day and day-of year in algebraic calculations.8. Ability to filter continuous small changes in input signals to prevent equally small
increment in output signals from occurring.
C. All of the above functions must be accomplished via software. FIRMWARE BASED FUNCTIONS WILL NOT BE ACCEPTED.

2.09 FROM WITHIN THE OCL PROGRAMMING EDITOR
A. Provide full screen editor to enable editing of the OCL programs source code down to character-by-character changes.
B. Provide the capability in the editor of accepting programs from ASCII files that have been created on other text editors and word processors.
C. If a point name is changed, all occurrences of that will point will automatically be changed, regardless of where the occurrence exists.
D. Provide cutting and pasting functions within editor, such that sections of OCL code from one program can be easily cut and pasted into a different OCL code on residing in another controller.
E. Provide debug utility that will indicate line of OCL containing structural or syntax error.
F. If OCL contains line number, provide automatic renumbering feature to sequentially renumber lines.
G. Provide the capability to automatically view value and/or status of points used within OCL code without exiting editor.
H. Provide at least TEN (10) unique local variables that can be declared for each individual OCL code.
2.10 SOFTWARE
A. The graphic software shall be based on Microsoft Windows 95, 98, ME, XP, 2000 and NT 4.0
B. Basic Interface Description
1. Operator workstation interface software shall minimize operator use and through the use of English language prompting. English language point identification and industry standard PC application software. The software shall provide, as a minimum, the following functionality:a. Real-time graphical viewing and control of environmentb. Scheduling and override of building operationsc. Collection and analysis of historical data and dynamic data (trend plot)d. Definition and construction of dynamic color graphic displays e. Editing, programming, storage and downloading of global controller databases
2. The software shall have a “simulator” mode that allows controllers to be fully programmed off-line without the need of any controller hardware.
3. Alarm reporting, routing, messaging, and acknowledgment4. Provide a graphical user interface that shall minimize the use of keyboard through the
use of a mouse or similar pointing device and “point and click” approach to menu selection.
5. The software shall provide a multi-tasking type environment that allows the user to run several applications simultaneously. The DDC software shall run on Microsoft Windows 95, 98, ME, XP, 2000 or NT 4.0. Other Windows applications shall run simultaneously with the DDC software. The mouse or Keyboard shall be used to quickly select and switch between multiple applications. The operator shall be able to work in Microsoft

7. Report and alarm printing shall be accomplished via Windows program manager, allowing use of network printers.
8. Provide a security system that prevents unauthorized use unless the operator is logged on. Access shall be limited to the operator’s terminal functions unless the user is logged on.
C. Each operator Terminal shall provide security for 124 users (minimum). Each user shall have an individual password. Each user shall be individually assigned which control functions and menu items the user has access to. All passwords, user names and access assignments shall be adjustable on-line, at the operator’s terminal. Each user shall also have a set security level that defines access to displays and also defines what individual points the user can control.
D. Operator Activity Tracking - An audit trail report to track system changes, accounting for individual user logons shall be printable and archived for future use. The operator activity tracking shall be in a tamper-proof buffer file.
E. Reports shall be generated on demand and directed to Computer workstation displays, printers or disk. As a minimum, the system shall allow the user to easily obtain the following types of reports:
1. A general listing of all or selected points in the networka. List of all points currently in alarmb. List of all points currently in override statusc. List of all disabled pointsd. List of all points currently locked oute. List of user accounts and access levels f. List all weekly schedules g. List of limits and dead-bands h. Excel reports i. 1. Scheduling and override2. Provide a graphical spreadsheet-type format for simplification of time-of-day scheduling
and overrides of building operations. Schedules reside in DDC Global Controller to ensure time equipment scheduling when PC is off-line; PC is not required to execute time scheduling. a. Display of Weekly schedules shall show all information in easy to read 7-day (week) format for each schedule. This includes all on/off times for each day along with all optimum start information.
b. Holiday schedules shall show all dates that are to be holidays. Holidays shall be shown on the terminal in a graphical calendar format showing all scheduled days for a given month. User shall be able to easily scroll through the months for each year. Each day assigned as a holiday shall display as "All Off" or show "Scheduled" for that day.
c. Event schedules shall be shown in the same graphical calendar format and manner as Holiday schedules. Event schedules allow for scheduling of special events. After an event has elapsed, control returns to normal schedule.
d. Operator shall be able to change all information for a given Weekly, Holiday or Event schedule if logged on with the appropriate security access. This includes all information that has to do with optimum start including assignments such as sensors to use and heating/cooling factors.
e. Operator shall be able assign any unit to a group (i.e. classroom wing(s), administration, gym ect.) within the time scheduler. Operator shall also be able to initiate an override for any individual unit from the time scheduler graphic screen regardless of its assigned grouping.
f. Astrological Clock to optimize and control Exterior and Parking Lot Lighting.
G. Collection and Analysis of Historical Data
1. Provide trending capabilities that allow the user to easily monitor and preserve records of system activity over an extended period of time. Any system point may be trended automatically at time-based intervals or change of value, both of which shall be user-definable. Trend data may be stored on hard disk for future diagnostics and reporting. Additionally, trend data may be archived to network drives or removable disk media for future retrieval.
2. Trend data reports shall be provided to allow the user to view all trended point data. Reports may be customized to include individual point or predefined groups of at least six points. Provide additional functionality to allow predefined groups of up to 250 trended points to be easily transferred on-line to Microsoft Excel.
3. A minimum of six points may be graphed, regardless of whether they have been predefined for trending. The dynamic graphs shall continuously update point values. At any time the user may redefine sampling times or range scales for any point. In addition, the user may pause the graph and take “snapshots” of screens to be stored on the workstation disk for future recall and analysis. Exact point values may be viewed and the graphs may be printed.
4. System software shall be capable of graphing the trend log point data. Software shall be capable of creating x-y graphs that display up to 6 points at the same time in different colors. Graphs shall show point value relative to time.
5. Operator shall be able to change trend log setup information as well. This includes information to be trend logged as well as interval at which information is to be logged. All points in the system may be logged. All operations shall be password protected. Setup and viewing may be accessed directly from any and all graphics point is displayed on.
H. Alarm Indication
1. System Terminal shall provide audible, visual and printed means of alarm indication. The Alarm Dialog box shall always become the Top Dialog box regardless of the

application(s) being run at the time (such as a word processor). Printout of alarms shall be sent to the assigned terminal and port.
2. Provide log of alarm messages. Alarm log shall be archived to the hard disk of the system terminal. Each entry shall include point descriptor and address, time and date of alarm occurrence, point value at time of alarm, time and date of point return to normal condition, time and date of alarm acknowledge.
3. Alarm messages shall be in plain English (or specified language) and shall be user definable on site or via remote communication. System shall provide a minimum of 20 user definable messages for each zone controlled.
I. Controller Status
1. Provide means for operator to view communication status of all controllers connected to the system. Display shall include controller, status and error count. Status will show if controller is communicating or not.
J. Configuration/Setup.
1. Provide means for operator to display and change system configuration. This shall include but not be limited to system time, day of the week, date of day light savings set forward/ setback, printer type and port addresses, modem port and speed, etc. Items shall be modified utilizing easy to understand terminology using simple mouse/cursor key movements.
K. Dynamic Color Graphic Displays
1. Create Site Layout Color graphic including building penetration Icons, building floor plan displays with room temperatures and other building sensors values dynamically displayed. Icon links on the floor plans will allow penetration to the building Mechanical equipment. Provide System graphics for each piece of mechanical equipment, including air handling units, chilled and hot water systems as applicable, with dispersed dynamic data as indicated in the system point I/O summary of this specification. Points required by the sequence of operations shall also be displayed even if they are not defined by the I/O schedule to optimize system performance analysis and speed alarm recognition. All points associated with a device shall be able to be changed from its associated graphic screen (set points, time schedules etc.) Provide as a minimum the following graphics.a. Site layoutb. Building Floor plansc. Individual Heat Pump graphics, clicking on the device will display all data
associated with the device.d. EF shall be shown on the floor plans, clicking on the device will display all data
associated with the device. e. All space temperatures (all space temperatures for the entire school will be

commands. Graphics software shall permit the importing of *.BMP or *.TIF drawings for use in the system.
j. Dynamic temperature values, humidity values, flow values and status indication shall be shown in their actual respective locations and shall automatically update to represent current conditions without operator intervention and without pre-defined screen refresh rates.
k. Analog values displayed in 3 color conventions shall be available for monitor and control of analog values; high and low alarm limit settings shall be displayed on the analog scale or available and displayed separately. The user shall be able to “click and drag” the pointer to change the set point.
2. Provide the user the ability to display blocks of point data by defined point groups; alarm conditions shall be displayed by flashing point blocks.
3. Equipment state can be changed by clicking on the point block or graphic symbol and selecting the new state (on /off) or set point.
4. Colors may be used to indicate status and change as the status of the equipment changes. The state colors shall be user definable. (Example: Red-Alarm, Green-OK).
5. The windowing environment of the PC operator workstation shall allow the users to simultaneously view several applications at a time to analyze total building operation or to allow the display of a graphic associated with an alarm to be viewed without interrupting work in progress.
2.11 TEMPERATURE SENSORS
A. ELECTRONIC SPACE TEMPERATURE SENSORS
1. Electronic space temperature sensors shall be microprocessor based and shall be calibrated to less than or equal to a 1/4 degree F resolution for the specific application.
2. Electronic space temperature sensors shall have a minimum of six programmable buttons and two dedicated buttons for set-point adjustment and a LED display.
3. Electronic space temperature sensors shall have a built-on RJ11 connector that will allow access via laptop computer to the host network.
4. Electronic space temperature sensors shall have the ability to have up to 16 sensors connected to any global controller with all buttons on sensors fully programmable.
B. ELECTRONIC TEMPERATURE SENSORS
1. Temperature sensors shall be thermistors or transducer based and shall be calibrated to less than or equal to a 1/4 degree F resolution for the specific application. The Engineer must approve substitutions. All sensors to be field verified as correct.
2. Provide twisted pair lead wires and shield for input circuit or as otherwise required by the manufacturer.
3. Use insertion elements in ducts not affected by temperature stratification or smaller than one square meter. Use averaging elements where larger or prone to stratification. Sensor length 2.5 m or 5 m as required.
2.12 CO2 SENSORS
A. Electronic space CO2sensors shall be microprocessor based and shall be calibrated to less than or equal to a 5 ppm resolution for the specific application.
B. Electronic space temperature sensors shall have a built-on RJ11 connector that will allow access via laptop computer to the host network.

C. Electronic CO2 sensors shall have the ability to have up to 16 sensors connected to any global controller.
2.13 DAMPER ACTUATORS (Furnished by Controls Contractor, installed by Mechanical Contractor)
A. Damper actuators shall be of the electronic type as manufactured by Siemens. Size actuators for smooth operation and fast response. Where required for the application, furnish spring return actuators.
2.14 PRODUCT OF COMBUSTION DETECTORS (SMOKE DETECTORS)
A. Smoke detectors shall be furnished and installed as part of other Divisions scope of work.
2.15 WELL FIELD WATER TEMPERATURE AND PRESSURE
A. Provide immersion temperature sensors to monitor supply and return water temperature per well field loop.
B. Provide pressure sensors to monitor supply and return water pressure per well field loop.
PART 3. - EXECUTION
3.01 SEQUENCE OF OPERATION (See Part 4)
A. The sequence of operation shall be used in conjunction with the attached Point Input/Output Summary. Points not indicated in the Input/Output Summary but described in the sequence of operation shall be provided.
3.02 SYSTEM PROGRAMMING
A. All programming shall be coordinated with and approved by the owner.
3.03 INSTALLATION
A. Upon completion of installation the temperature control contractor shall make all final adjustments to the system as may be required by actual operating conditions. All throttling range adjustments shall be set as narrow as possible without causing “hunting”.
B. Setpoints and setup amounts shall be such to provide satisfactory operation under load conditions.
C. The operating personnel shall be instructed in the preventive maintenance procedures and in the operating of the control system.
D. The temperature control contractor shall submit a letter stating that the system has been installed under supervision of the temperature control contractor and that the system has been properly adjusted, tested and is fully operational in accordance with the desired sequence of operation.

E. Upon completion of the work and acceptance by the Owner, factory representatives under the direct employment of the temperature control contractor shall provide sixteen hours of instruction to three of the Owner’s operating personnel who responsibility for the mechanical and control systems. Training shall include walk thru focusing on controller locations, a graphic page orientation, as well as an introduction to the project’s specific addressing and scheme and database.
PART 4. - SEQUENCE OF OPERATIONS
1.01 ROOFTOP UNITS
A. Unoccupied Operation: In the unoccupied mode the unit shall be shut off. If the space temperature as sensed by the zone sensor falls above or below the unoccupied set point, the compressor, fan, and reversing valve shall be energized based on the need for either heating or cooling until the unoccupied set point is reached. Outside Air Damper shall be maintained shut at all times during Unoccupied Mode.
B. Night Set Back: Change of operating set points at night/Unoccupied periods when larger extremes of space temperature shall be tolerated to save operating expense. If the zone temperature exceeds either the Unoccupied heating or cooling set point by the allowable deadband for that setpoint, the unit shall attempt to satisfy the unoccupied conditions.
C. Zone Temperature: Each zone sensor offered shall have a microprocessor type element to measure the actual zone temperature.
D. Transition from Unoccupied to Occupied: When the HVAC unit units transition from the Unoccupied mode to the Occupied mode, morning warm-up or morning cool-down and random start programs shall be activated.
E. Morning Warm-up: When there is a call for heating and the zone temperature is 20° F off setpoint, a morning warm-up shall be initiated. The compressor and the fan shall be turned on. When the zone temperature reaches the heating setpoint, the unit shall operate in the Occupied mode.
F. Morning Cool-down: When there is a call for heating and the zone temperature is 20° F off setpoint, a morning cool-down shall be initiated.
G. Random Start: Random start of the unit on electric power up is intended to prevent all units in a building from energizing major loads at the same time. The fan and compressor start shall be delayed from 3 to 32 seconds when power has been either restored after a loss or outage, or after the unit is enabled. If there is no call for cooling or heating, or if no fan operation is required during the delay, the time delay shall be allowed to time out. A random number generator in software shall be used to generate the delay.
H. Occupied Heating/Cooling Operation: The unit shall operate to maintain the setpoint. When there is a call for cooling or heating, the zone temperature shall be compared with the outdoor air temperature.
I. Heat/Cool Setpoint and Mode: The space temperature cooling setpoint shall be determined either by a local setpoint, the unitary controller default setpoint, or BAS control. If the BAS is not communicating, the local zone sensor control. (verify set points with owner)

J. The cooling setpoint shall be limited by adjustable parameters in the unitary controller or the BAS to prevent it from being set too high or low. The heating setpoint shall be a unitary controller calculated setpoint and shall be limited to a value less than or equal to the cooling setpoint. The transition from heat to cool shall be based on the time between setpoint changes. In the Unoccupied mode, the setpoints shall be widened to accommodate night setback and are adjustable. (verify set points with owner)
1. Multiple Units Serving a Single Zone:a. One (lead) unit is in 1st stage cooling, and the other is in fan only.

K. Fan Operation:
1. The supply air fan shall operate at the appropriate speed (on, high, or auto) in the Occupied mode. During the Occupied mode if on, low, or high is selected, the fan shall operate continuously. When the fan switch is in the auto position, the fan shall be cycled with compressor operation and shall be turned off 30 seconds after the compressor shuts off (for both Occupied and Unoccupied mode). Units equipped with the fan status option shall shut down the unit and indicate an alarm at the BAS if the fan output and fan status do not match after a verification delay of 30 seconds.
L. Outside Air Damper Operation:
1. Unoccupied Mode: Remains shut at all times during unoccupied mode.2. Occupied Mode: Open when fan is running (energized), closed when fan is not running.
M. Modulating Outside Air Damper Operation: (Cafeteria, Gym, Auditorium Units)
1. Unoccupied Mode: Remains shut at all times during unoccupied mode.2. Occupied Mode: Energized when fan is running (energized), closed when fan is not
running. Damper shall modulated based on signal from CO2 Sensors to maintain level of 1200 ppm (adjustable) maximum in space.
N. Compressor Operation:
1. Compressor operation shall be cycled based upon load conditions as sensed by a zone or discharge air temperature sensor.
O. Reversing Valve Operation:
1. A contact closure output shall be used to control the reversing valve state. The reversing valve shall be energized in the cooling mode. Once the valve is energized for cooling it shall stay energized until a heating cycle is initiated and/or once the valve is energized for heating it shall stay energized until a cooling cycle is called for. The reversing valve operation shall be delayed after compressor shutdown to reduce noise due to refrigerant migration. In the event of a power failure the reversing valve shall fail to the heating mode.

P. Unit Protection: The following shall be provided integral with respective unit, by equipment manufacturer, as standard unit protections as listed:
1. Compressor Cycle Limit a. The compressor operated with minimum 3 minute on and 3 minute off cycles to
maintain oil return for extended life of the compressor.2. Reversing Valve Delay
a. The reversing valve delay is inherent due to the compressor cycle limit. The delay prevents the reversing valve from changing positions against the large differentials in refrigerant pressures during the change from cooling to heating and visa versa, eliminating the noise normally heard due to refrigerant migration.
3. Low Pressure Cutout a. The low-pressure switch is a normally closed switch that opens to lock out the
compressor under low refrigerant circuit pressure conditions (7 psi). On multiple circuit units each circuit has a low-pressure cutout. If a circuit is locked out due to low pressure the remaining circuits shall continue to operate.
4. High Pressure Cutout a. The high-pressure switch is normally a closed switch that opens under high
refrigerant circuit pressure conditions (395 psi), which shall lockout the compressor. The high-pressure switch is wired in series with the compressor contactor coil. On multiple circuit units each circuit has a high-pressure cutout. If a circuit is locked out due to high pressure the remaining circuits shall continue to operate.
5. Freezestat Protection a. The freezestat protection is intended to sense and prevent water coil freeze up for
low water temperature conditions. A low temperature condition is intended to stop and lockout compressor operation until a manual reset of the control is done.
6. Condensate Overflow a. A condensate overflow means the switch in the condensate pan has sensed the
pan is full and requires servicing. When opened, the condensate overflow switch shall lock out the compressor and fan.
7. Compressor Time Delaya. Compressor operation shall be overridden by a preset 3 minute minimum on/off
time delay in order to maintain oil return when the unit is either initially energized, manually reset, switched between modes, or cycled within a single mode.
4.01 EXTERIOR AND PARKING LOT LIGHTING
A. The Exterior and Parking Lot Lighting shall operate on time schedule optimized by an astrological clock.
